What can you expect out of a low income tax based apartment complex. I lived here for a year and four months. I moved out because these apartments are not long term living arrangements. For the prices that they quote and what you actually get in the studio and one bedroom apartment is not worth it. Here is my experience with Palm Villas: the apartments are poorly fixed up, the paint is chipping because they don't even clean the apartment they just paint over everything. Depending on where your studio or apartment is you WILL have a problem with roaches. I give the establishment kuddos though for an effort to control them but some apartments are really bad. Most of the people are rude and super ghetto. Kids running around everywhere at all hours of the day! Security "patrolling" more like sitting on their ass playing with their phones! When I needed them they were no where to be found and at one point I had to call them FIVE times before he picked up! Seemed like I woke him up. No animals allowed yet a handful of my neighbors had dogs and cats. At one point I saw the manager walking her dog. IF you talk them up right you can have an animal and if you don't you get a letter stating you have 3days for the animal to vacate the apartment. Managers are nice but are inconsistent with property information. I've noticed nothing is at set price and depending on what day you catch them you might get what you need done and at a cheap price. Good luck getting your full refund back when you leave though. It's not the best place to live but if you need something right now and temporary (only year leases) then this would be a good find. It's close to the 10fwy and 60fwy and businesses. I think its great for single people due to the apartments being extremely small but I've seen families is a one bedroom. Endless amounts of roaches that got even worse after they "exterminated" (more like throw a bunch of bug bombs around). There's a convicted sex offender living in this complex and the apartments are extremely small with dated appliances. This is definitely not a place for a family. The move-out process was very disorganized. I received no checklist, no walk-through and no response to my faxes, phone calls or letters for MONTHS while i was waiting for my deposit. Some points are redeemed because it was easy to move in the same day that I had first called, the deposit is only $99, the parking and complex are heavily gated and it was adequate for me at the time since I was just starting in California on my own. Give yourself a 6 month lease or even less if you can. Once you get settled, get the heck out and find someplace better! You owe it to yourself. Also make sure to mention to the management that they legally have to do a walk-through with you during the move-out process before they decide to steal your entire deposit. read more

Don't plan to stay here longer than a year( I've been here 3 years now!!) They do have A LOT of roaches and staying clean won't help. they spray when u ask but be prepared to goto the office at business hours because they never answer the phone. they don't move the fridge or oven so I don't see how that helps and in 2 weeks they are worse than they were b4. The roaches don't even kinda go away when they spray. There are a lot of kids but I don't mind them they are good kids. but if u want silence? Good luck! It's nicer inside the complex than u would think from looking at it on the outside. There are fountains and green grass. But u can't walk on the grass so that leaves the halls for the kids to play. There are key accessible gates but those don't matter. Do u really think ur gonna tell that gang banger coming in behind u with out a key that they can't come in? Hahahahaha yeah right. security cameras and a guard at night. But that doesn't stop ppl from entering ur home if u leave ur Windows unlocked In broad daylight AND when the security guard is on duty!! Which sucks if u have a window ac because now u have to take the ac out of the window when U leave. I had someone pretty much set up shop inside my unit when I would leave for work every day. Management is rude! They do not answer the Phone at all and when my new apartment called to check rental history they didn't respond luckily my credit was enough to get me out of this place! I used to think for the price I could deal with it, but from the massive amount of roaches (and Trust me when i say massive amounts) and the multiple break ins I owe it to myself and my family to get free of this hell hole. Oh and plan on recording ur unit when u leave because they will rip u off for ur deposit. if i could, i would rate this place with 0 stars!! its extremely disgusting ! bedddd buggss and roaches everywhere !!!! i had a studio which at first i was comfortable since it was just me later down i started noticing the bugs! they sprayed and made me throw all my belongings including my bed out to the trash! the noise at late hours of the night.. they have homeless people hanging out in the parking lot blowing loud music..the inside of the complex is nice compared to how the outside looks..what i liked at first it is surrounded by markets, food restaurants, gym etc. i gave myself a year to save up and i got the hell out of there..is a low income aptment really worth living with bed bugs and roaches.im glad i got out when i did.management tried doing their job when they wanted. read more

Bugs everywhere! No matter how much you try to kill them by spending money out of ur own pocket it'll never kill them all cause of the dirty neighbors. From roaches to fleas.. Oh not to mention almost everyday the apartment filled up with smoke from neighbors smoking pot. Unfortunately I lived next to someone with a large dog and during summer these apartments easily reach over 110. So due to a dirty neighbor I could smell the dog s**t. The security here is a joke! They sit around talking to some of the lonely women that live there. All the cars near where I parked in back were drawn on and had obscene stuff written on them. Extra $50 a month to have ur car messed with ;) couples getting into fights... The cops are called there at least 2-3 times a month. Everyone talks about the security gate being so great but in reality it isn't. People tie the door so it will stay open for anyone or each time you leave you'll have a group of people just walk in when the door opens. There's two registered sex offenders that live in those apartments but it doesn't seem to bother anyone since they have their kids running around till 1am screaming and they'll even open ur door if is unlocked. management... Geez not much to say there because there really is none. The managers take 2 hour lunch breaks and once their kids are out of school good luck catching them in the office. You'll also love that when their kids are on vacation or on any school breaks they take most of those days off too. A school event? They'll be there and just open the office late :) one manager has dogs even if they're not allowed and if you have a problem with another tenant that's their friend then they'll gang up on you. They are very rude and unprofessional. I was in the laundry room when the managers and a friend we're trying to fix a washer... Their exact words "break it open! Pretend its one of those tenants faces that always bugs us or comes knocking on our doors!". The garden area of the apartments is the only nice part about this place. It comes at a price tho! 7 hours from the early morning of nonstop noise! Overall Im so glad to be out of this place :) 1 year here was too long. Fair warning... Save ur self!!! read more
