I didn't even use one of bathrooms and one bedroom was used to store my boxes. Aston Management team with Clara was always there to help solving issue whenever something comes up. It's always fun chatting with her. And they came up w lots of creative events for residents. I'm gonna miss them!! I left the unit super clean w professional cleaner and now is waiting time for them to come back w my deposit. There are rumors that you won't get your deposit back if living in Greystar Properties but we will see how Aston team does their job. I still have my friends living there, so would definitely stop by the office to say hi and thank them all!!

Good things: amenities are great, neighbors and the building are quiet, and maintenance is highly responsive. We had no problems with getting things fixed. Some things you need to be aware of: The airplanes from San Gabriel airport fly about 600-800 feet above the building. The noise is constantly throughout the day sometimes exceeding 68 decibels. Closing the windows help a little bit. Worked with the airport management, and they are doing their best to educate pilots on the noise abatement in place. Unfortunately, there are no policies or potential improvements to the apartments (i.e. good quality double pained windows) If you can tolerate the noise, then you should be ok. But for those who especially work from home, it can become unbearable. Management is difficult to get a hold of. After moving in, I sent about 5 emails asking for answers to questions, but received no responses from any of them. For those urgent questions, I actually had to go to the management office and wait for them to arrive to get help. Not a very good use of time to be blindly waiting for someone. If you decide to move in, please ask about customer service.

4 days ago I posted a review on yelp and google about how Twelve31 incentivizes reviews from…read moreresidents. Since then, I noticed a new influx of 5 star reviews on their google, one of which was from someone named Kim Sok. A quick google search pulls up someone on LinkedIn who also goes by the name of Kim Sok, who lists themselves as a current community manager at Fairmont Management, the company who manages Twelve31. I really hope they are not the same person, as employees writing reviews for companies they work for is prohibited by both google and yelp. Having to question things like this really does chip away at the public integrity of a company /: I did raise this concern in a google review, to which I have posted T31's response. They did not deny the person writing the review was their employee, and mentioned that they revised my move-out charges in good faith, and stood by their handling of the move-out process. I was honestly a bit surprised that they would stand on that, after trying to relieve themselves of responsibility for the failed inspection, by Cassandra telling me it is the tenants duty to schedule it. Unfortunately I did have to cite civil code 1950.5 which puts responsibility on landlord, not tenant. I'm not sure if they were genuinely misinformed on the law or if they were attempting to mislead me and hoped I would retract my challenge of their charges. They were originally going to include charges on my move out for full replacement of bedroom carpet. I have included photos from the beginning of my residency, as well as photos that Cassandra took herself, so everyone can see what T31 will try and say needs FULL replacing. They did remove those charges, which I feel were wrongfully applied to begin with. It seems that T31 does not take my claims regarding their failure to inspect seriously, nor do they take claims of misleading reviews seriously. I find that odd considering throughout my entire residency at T31, Cassandra and the property made it known that residents need to behave lawfully and obey T31 rules, or they WILL face consequences. T31 you can keep replying generic customer service paragraphs or trying to lie about who's responsibility the inspection was all you want lmao. But after treating residents with such deep and unforgiving scrutiny, you should absolutely expect to be held to the same levels of lawfulness.

I was able to walk around freely in the lobby area and in the mail room. It seemed like a red flag that the packages are not locked up and that anyone could walk into the mail room. I had called multiple times but no answer. The time I did get someone on the phone it was someone remote who couldn't help me at all. I had emailed as well but I just got back automated messages. They finally did get back to me 30 minutes after the initial time of the tour saying that their leasing agent had something come up, which is totally valid but I wish another leasing agent had called much earlier once they knew their coworker was attending to another matter. It was just a really bad experience over all.

Secondly,there are frequent loss of delivery at the lobby entrance.if you ever order a delivery from Ubereats or DoorDash, your delivery might be gone when they leave at lobby entrance as delivery man cannot enter lobby. I have lost the deliveries three times and asked the leasing office for investigation but never heard back from them so it leaves me nothing but assuming this community is not safe.Theft exist. Third, trash has to be sorted or you could be fined with 100 dollars.That means,if you ever receive packages like from amazon , the paper box has to be folded and taken all the way to the first floor even when you live on the third floor with extremely long hallway. Besides,if you have a boyfriend/girlfriend who visit you often, they would ask to do background check applications. it's a nonsmoking community so you are not allowed to have cigarettes even in your trash (somehow they search in your trash ).In addition, my rent is 3050 dollars per month but I paid around 3400 dollars per month as there's additional costs every month like fine, new stickers and once they just charge me 110 dollars out of mistake. If you don't double check the bill,you might result in financial loss. In summary , They put efforts in having strict rules against their residents instead of working for them . I am very disappointed at Avalon Monrovia and this is the least apartment I would recommend.

Nearby lots of Shopping Montebello shopping center, costco and many Alhambra shopping places. Issues are very diligently addressed all the time. I lived there almost 18 months. I would give high rating mainly due to the Manager (Ernest Haley) and his support person (Joey Catalano) of the property, both are very kind and reachable all the time (I mean literally after office hours also). I highly recommend this apartment to anyone seeking to lease a new home. As long as these guys are there you can live there happily with out any worries. Both are warm, giving building management a human face. I would love to see him train others in this profession and can envision him working for a huge real estate investment company, supervising many employees.
