4 days ago I posted a review on yelp and google about how Twelve31 incentivizes reviews from residents. Since then, I noticed a new influx of 5 star reviews on their google, one of which was from someone named Kim Sok. A quick google search pulls up someone on LinkedIn who also goes by the name of Kim Sok, who lists themselves as a current community manager at Fairmont Management, the company who manages Twelve31. I really hope they are not the same person, as employees writing reviews for companies they work for is prohibited by both google and yelp. Having to question things like this really does chip away at the public integrity of a company /: I did raise this concern in a google review, to which I have posted T31's response. They did not deny the person writing the review was their employee, and mentioned that they revised my move-out charges in good faith, and stood by their handling of the move-out process. I was honestly a bit surprised that they would stand on that, after trying to relieve themselves of responsibility for the failed inspection, by Cassandra telling me it is the tenants duty to schedule it. Unfortunately I did have to cite civil code 1950.5 which puts responsibility on landlord, not tenant. I'm not sure if they were genuinely misinformed on the law or if they were attempting to mislead me and hoped I would retract my challenge of their charges. They were originally going to include charges on my move out for full replacement of bedroom carpet. I have included photos from the beginning of my residency, as well as photos that Cassandra took herself, so everyone can see what T31 will try and say needs FULL replacing. They did remove those charges, which I feel were wrongfully applied to begin with. It seems that T31 does not take my claims regarding their failure to inspect seriously, nor do they take claims of misleading reviews seriously. I find that odd considering throughout my entire residency at T31, Cassandra and the property made it known that residents need to behave lawfully and obey T31 rules, or they WILL face consequences. T31 you can keep replying generic customer service paragraphs or trying to lie about who's responsibility the inspection was all you want lmao. But after treating residents with such deep and unforgiving scrutiny, you should absolutely expect to be held to the same levels of lawfulness. read more

I lived here for almost two years. Everything was fine until pipes burst from the upstairs unit and flooded my unit downstairs. That's when the roaches appeared and they never left. This happened 9 months into my lease, so I had to deal with the roaches for quite some time. Management acted surprised that I had large roaches coming into my unit and up the drain from the bathtub but maintenance said they are drawn to the water and more likely due to the pipes bursting. Maintenance even said the roaches are everywhere on the property and will even fly into the units from outside but management denied the complex having roach problems. As far as the pipes bursting, they had a company come in to dry out my unit from the water damage but they used my electricity to plug in their fans. I was charged $300 from Edison for my utilities which management refused to pay for since they were covering the repairs which was not my fault. The complex was built in the 70s, so the water had to be shut off every Wednesday as they had issues with pipes and wear and tear. The dumpsters were overflowing with trash which attracted more of the pests. I'm glad I finally got out of there. If you fear roaches, then this is not the place for you. read more

I made my initial review when I first moved in. They had a promotion at the time where if you left a review and spin the wheel you'd get a gift. My move in process was smooth and the office staff were kind and accommodating, hence my 5 star review. That is more than likely what these other 5 star reviews are and I hope these people update their reviews with the truth about living here. After living there for a little over a year I can honestly say it is ridiculously overpriced for the quality of the apartments (inside and out). The buildings are very old and they slap paint over everything, then charge you for the run down paint job they have to do at the end of your stay. Typical predatory apartment complex behavior so I wasn't too mad at that, but it was annoying considering how this place was overpriced and disgusting anyways. The biggest thing I will say is these buildings are dirty & they have moisture/mold issues due to poor ventilation. There were two windows total in my apartment and one set of sliding doors. No central air. AND they are infested with insects & roaches. The only way I could keep my apartment clear of roaches on top of already being very clean was getting it sprayed by a private company I paid for every 6 months. If you are considering moving here I urge you to do what I wish I did. Check out all the cabinets, cracks, the tracks that drawers are on, etc and what you might think is rust is more than likely roach droppings. I'd also check around and see if I could find any moisture/mold structural damage and i guarantee you'll find some that has been painted over. Within the first week of moving in, before I even brought in a single item of furniture the roaches were seen at least once a day. The office told me they would have their guy spray that Friday. But I couldn't wait for Friday, which is why I brought my own guy out. He told me, seeing multiple roaches within a week means you are dealing with a bad infestation and I hated to know I was bringing my new furniture and my new baby into such a run down environment. The outside trash cans are always full, roaches, humungous spiders and so many other bugs are always in the halls/outside the windows, in their trees and bushes outside the windows, and in the laundry room that was legitimately always filthy. Every so often they would clean it & not even 24 full hours after they cleaned it, it would be back dirty. This community was full of dirty tenants, it was hard to have shared space with these people. As much as I have an issue with management, I also know they can only do so much when it comes to having sooo many inadequate and dirty adults living in a complex. When I noticed mold growing in my bathroom, on the window stills in the kitchen and other areas they told me it's just mildew, to wipe it off, and open my windows. Again, another cheap and pathetic way to avoid properly handling a bigger issue at hand. Mildew ~is~ a type of mold and it still kept coming back no matter how long I left the windows open or how often we wiped it off. You can tell by looking at the paint in the bathrooms and other areas that there was a moisture issue they didn't feel like addressing. I wouldn't recommend my worst enemy to live here. Keep your $2200 and go literally anywhere else. read more

We have been here for five years- in the last year we were no longer able to use our own Internet with spectrum and were told no other providers would service the complex- which meant we had to get in unit WiFi that the complex offered. It's the worst wifi we have had, and if you work from home or need internet for whatever reason, this may not be the best option. The speeds are awful. There is service interruptions all the time. We have gone full days without internet and for someone who works from home, this is really frustrating and inconvenient. It's extremely slow. I've lost several days of work due to this. I know management doesn't have control over it. But it's been an on going issue for the last year- we planned to be here long term however Internet is a big necessity for us. I don't recommend unless you can get your own home Internet which to my knowledge we were told no other Internet services are offered at this complex once the change took place and we were required to get the in unit wifi. I noticed some residents are able to get Tmobile or Verizon. Now that I know we can do this I plan to get it soon if possible. This complex is nice. It can benefit from a little TLC but overall we have always liked it. Plenty changes over time we adjusted to. It's not a luxury complex but nicer than ones around this area. I know management is working on improving all the time. Bathrooms in the one bedroom apts are very small. But overall the unit is spacious. For us the internet has been the most frustrating issue. It's been hard to know when it would be restored too. We never really know how long it'll be before they can fix it. Every day i anticipate having disruptions during work, and I don't get paid for that time off. It's unprotected, unpaid time off. Hoping to be able to get off of the Tmobile home internet waitlist so we can grab that instead. read more

We've been living here since 2020 and truly enjoy being part of this community. However, there are a few ongoing concerns we hope can taken into consideration.Besides yearly high rent increase one of the main issues has been with the laundry services. They often don't provide enough water, leaving detergent residue on clothing and requiring a second wash which leads to waste of money and detergent. We understand this may be out of management's direct control but we need a change. A laundry services change was mentioned during last year's community meeting but it never happened. Tenants pay high rent so I feel its fair to be provided with quality laundry service. read more

I've been living at Twelve31 apartments for over 3 years and I was presently surprised about the quality of service and professionalism by the staff here. Whenever I've any issue, I've contacted maintenance and they arrived pretty quickly. I was having an issue with my refrigerator and they showed up within 39 mins and took care of the problem fairly quickly. Such an excellent experience. read more

Dishonest Management, exorbitantly high rental rates for dated, damaged units. The application process is "Cassandra's" way of filtering out tenants she simply doesn't like. Was met with rude behavior from Saji, as well. They were reluctant to tour or answer any questions related to the state of the units (falling apart, yet they cover the units in paint to hide this fact). They demand a holding deposit and then will not return it when you ask (which is quite illegal). I feel that the management here is unchecked and poorly trained. We have friends who live in the property (who we thought we would like to live close to) however after our application was denied we told our friends who said it "was for the best" as this place treats their tenants quite poorly. read more

I do not recommend renting in this area if you have a large family or frequently entertain guests, as the parking is located outside. It can be quite challenging to find parking on one of the busiest streets in West Covina. One of the issues with 1231 Apartments is the absence of guest parking, which means that your car may be towed. I hurriedly intervened to prevent the tow truck from taking my car.
