Building a house is stressful - especially at 1,000 miles away. One person in particular was our guiding light. Our super, Dale, was amazing. He answered every question I had and advocated for us with the trades. He is a true craftsman and has an eye for detail. We have been in our house for about three weeks and it feels like a home already. My wife and I contracted with Palmwood to have them build our home in mid-2022, at a time that might have been the worst time to do so. COVID was raging, the supply chain was challenging, and workers were hard to find. I'm happy to say though that Palmwood came thru for us! We broke ground in Feb 2023 and we were able to move into our new home in January 2024. Through all the challenges and delays, Palmwood built us a beautiful home in less than one-year!! This is a Year update of my Palmwood house build. Palmwood had a todo list that the say is required to be completed as it's part of the contract but never completed it. I have tiles in my master bathroom that were suppose to be replaced to match the rest of the tiles and never got finished. The grout between the tiles on the floor has popped up throughout the house because they didn't push the group in between the tiles good enough. Nails are popping out of the walls. The weather stripping for the door in the garage and the front door fell apart within a few months. Roof has holes in the corners that still haven't been permanently fixed. The garage has a large crack running across it and I was told the crack is not wide enough for it to be covered. I put in a claim for all these issues before the year ended and not one item was fixed. read more

It is now 07/2025. At the day of closing/walkthrough, it was hectic, because laborers were gluing the flooring, still painting the FP mantel, people all over trying to finish their task and it was a rush, because Palmwood stalled the work over and over and this 1300sf home took them over a year to build. By time of that walkthrough the bank was going to foreclose the very next day. I was handed a stack of paperwork, certificates of occupancy etc. NO ONE TOLD me I needed to register my Lennox HVAC. Here it is 07/2025 and the AC went out at 7 years old. So the coil split and the repair was $1234. But, it had a 10 year warranty that I couldn't claim, because it wasn't registered and i was not informed it was my duty to register it. Stay away from Palmwood . read more

Very rude to customers, never follow through on anything they say they will do. They will take your money and find every way they can to mess the job up and hurt the buyer. If I could rate them negative stars I would. They take advantage of people that are building a house from out of state. They are over priced for the subpar job that they do. Chris Glover is the owner and he is the most rude individual I have ever had the displeasure of dealing with. The communication skills of the owner and employees is incredibly poor. If you have an option between building with this company and being homesless, go with being homeless. The stress of building with this company is not worth it at all! read more

My Husband and I decided to build a home on our beautiful, peaceful lot. We new it would come with many challenges as supplies and staff were limited after coming out of a pandemic, We continue to move forward and chose Palmwood Constructions. We had our ups and downs, as any new construction would, however, Palmwood not only build a beautiful home for our family, but was on our corner when things got tough. They worked diligent ( literally on and off hours) to get us our home before thanksgiving. They went above and beyond to get us in our home on a short week, as they knew the County and bank would be closed. Stay far away from this builder. They are nice and very helpful up until you sign the contract with the title company. After that the customer service is horrible. They extended the finishing date multiple times that lasted a year later than the original date. They say it was from delays with materials. That was always the excuse. Communication is horrible. The only time I could get a response from Chris (VP) was after multiple emails and getting angry, that is the time he would respond. I had 4 superintendents throughout the build, and that communication was not there. I found out weeks later. Chris and the superintendents didn't have the same story on delays, so what was really the delays. I was told items were ordered and a months later I found out that materials were not ordered yet. I was understanding for most of the build up until the finishes were done as I know that some delays do happen. Here comes the worst parts. When it comes to the finishing, it is a fixer upper once they are done. I told Chris and my superintendent this and they said the finishes were acceptable. Floor tiles are uneven, not straight, not level, grout lines are thin then thick throughout the house, and chipped. My shower tile job is horrendous (chipped, gaps in the corners are large, grout color should be grey and in 2 spots they used white grout) transition between tile and wall is unfinished. Multiple electrical issues (wiring ran to wrong places, outlets not working, switches wired wrong). I did some of my own tile and electrical work before this house and the electrician and tile companies Palmwood used on my house are missing the basics in the trades. It seems that they are just hiring anyone that they can, and the quality of work doesn't matter. I brought up many of these issues with my superintendent and Chris, I was informed they would not be fixed as the finishes are acceptable to them. My final walkthrough was rushed as this is when Palmwood agrees to fix items found before closing. After closing I found more items that were broken (damaged floor tiles) and they refused to fix them saying I didn't put it on the final walk through and they would not fix them. I have found many more items (tube was not calked to the wall, trim not painted, front doors weather stripping/door do not meet up allowing bugs to get in the house. All these items I must fix on my own as Palmwood will not fix them as they were not on the walkthrough. My old neighbor was going to have Palmwood build them a house but during the color sessions, they were yelled at, as some items they wanted to do themselves. They ended up ending the contract with Palmwood. My sister was going to have Palmwood build them a house and had bad experiences with them and moved on to a different builder. I had 2 friends that went with other builders. My sister and friends didn't have these issues with the builders they chose. They found items after moving in and the builders stood behind the work and made sure it was right. The finishes of the houses were done with quality in mind. I have walked through a couple of the houses and the finishes are done very well. You can tell that those builders work with trades that know how to do the job they are hired for. My friends and sister were delivered quality houses, and I got a fixer upper. I picked the wrong builder and wish I could go back and pick a different one. If you have already signed a contract, do not close with Palmwood until everything you want is fixed and don't let the superintendents rush the walkthrough. Once you move in and find items, they will not fix them as you have already moved in, and you didn't say anything in the final walkthrough. They are not behind the products they build. They are all about the money and not the quality. read more

My wife and I chose Palmwood to build our new home. Our home was completed and we moved in 8 months ago. When Palmwood broke ground on our home, supplies were limited everywhere so the building process extended longer than anticipated. Now that we've been in our home for a while, we can certainly claim it was very well worth the wait. We have experienced zero issues with our home; fixtures, faucets, appliances, everything works as expected and no surprises at all. Our home is very attractive, our lot is secluded and private, and Hildreth Sod made our yard look great too. Even when concerns came up during the build Chris Glover readily listened to my concerns, responded in a timely manner, and made certain the issues were addressed thoroughly. My husband and I made a life-changing decision to build a new home that would combine two generations of family under one roof. The Grand Harbor floorplan was the perfect fit for us. Of course, there were challenging moments during the build process (as this is the case with ALL builds), but our superintendent, Dale DeWeese, was absolutely phenomenal! He was always professional, responsive, considerate and communicative. From the beginning of the process I have had nothing but a great experience. I sat with other builders and the sales teams were pushy and trying to force me to sign. I almost gave up until I sat down with Palmwood. I told them the budget I had and they only gave me house layouts in my price frame, with wiggle room for upgrades I might want later. They allowed me to really make my dream become a reality. The building process took longer than I expected and there were delays along the way, but that's to be expected when there are many pieces to the puzzle. Palmwood Construction is the best! My husband and I checked out all of the local building companies in the area before stumbling upon the model home for Palmwood in Spring Hill. From the moment we walked in, we were impressed. Ann greeted us and took us through a tour. She also spent a great deal of time showing us the floor plans of all of their custom homes. We had been scouting the area for an acre lot to purchase and build our dream home on. Ann pulled nearby listings, went through the topography and found us the perfect lot! After buying the land, having it cleared and leveled, and waiting for permits, we chose our perfect floor plan, the Ashland. Wes was our project manager and has been incredible from start to finish. Our slab was poured in January, and we visited regularly to watch progress. Absolutely impressed with attention to detail and craftsmanship. Wes stayed in close contact with us and answered any questions we had along the way. We moved in on May 2nd and we are so happy we went with Palmwood Construction! read more

After a considerable amount of time, my wife and I decided to build a house in Brooksville. After visiting with many builders from Hernando and Citrus County, we decided that Palmwood would be the one. We met with Alan S. at the model in Weeki Wachee to look at floor plans. We wanted a wrap around porch but none of the models came with one. Alan said "no problem" we will add one. Then we wanted the master suite on the other side of the house and to add a corner fireplace. Again, Alan said "no problem!" When we were leaving the model center, Alan said to check our email for the changes when we get home, which was about a 45 min drive. We got home and checked our email and there were the changes! Just as Alan had said. Next we met with Chris Glover, VP of Palmwood, to sign paperwork and begin the process of having our dream home built. We went to permitting in Nov. of 2014 (pre-covid). We were assigned Tom Champion as our site foreman-what an outstanding man. He told us no house gets built without some hiccups along the way but know this, we want you happy. We asked if we could possibly have our house built on an angle to enjoy the view and Tom said :we will build it any way you want it, this is your house. We had some minor hiccups along the way that were corrected by Tom and Chris but nothing major. We moved in our new home June of 2015. Just 2 weeks ago, I noticed a wet spot in my master bathroom after being in the home close to ten years. So, I called Chris Glover. He asked me to send him some photos. A day later he called me and wanted to come out to try and find the source of the moisture. Two days later he came out and was here for 3 hours with me trying to find the source. He actually cut some drywall to get to the shower pipe but that wasn't it. After trial and error, we found that the wax ring on the toilet was leaking due to a toilet flange issue. Chris called Tom and Tom called me. They sent a drywall man out to repair what we cut and then sent a plumber out to fix flange and mount and set toilet. Folks, we've been in our home for almost 10 years. If that's not customer service at it's best then what is! Thank you Palmwood, Chris and Tom for standing behind your work and making things right. Value So there was a 17 month turn around time for our home. Once Palmwood got our money from the bank, communication stopped. When we called to check on the status of our home,no one called back and at one point we got in touch with our supposed project manager who didnt work for the company anymore and no one told us. They seem to blame their contractors for all of their problems. Ex. They blamed the pool contractor for taking too long to build the pool but my husband and I had to call the pool guy and he had no idea Palmwood was even ready for him to start. Another instance, was when the electrician was given the wrong blueprints so holes were being cut in spots they didnt belong. To continue, the AC in our house has given us problems and, initially, it wasnt even installed In one the bedrooms. The AC company blamed it on the fact that the supplies were stolen from the construction site so they didn't know where it was getting installed. This is hilarious because if it was stolen, apparently Palmwood didnt notice with the "fake cameras" they use at the constructions sites. We had signs on the windows of our house stating the builders used cameras to monitor the site but if that was true, they would have seen who "stole the AC supplies". So in other words, they advertise that they use security cameras but that's a lie. Where else to go with this review...back to the professionalism I guess...in the beginning, Palmwood tried talking us out of doing a VA loan. After doing research, we found out construction companies get a lesser percentage with VA loans vs a normal conventional loan. Again, once everything was approve and the bank started supplying money, communication with Palmwood went dead. The customer service provided by the office staff was horrible and they were very rude. We were told our home would be started 2 weeks after the bank gave Palmwood their first disbursement of funds (which occurred in November 2017) but then they didnt get approved permits until January 2018. Then apparently there were 2 turtles that held up the process until March 2018. The lot was cleared in April and construction still didnt officially break ground on our house until June 2018. The expected completion date the became October 2018 and then November 2018. My husband and I welcomed our child at the end of October and thanks to Palmwood, his bedroom was the living room of our 1 bedroom apartment because Palmwood didnt complete our house until March 2019. It should also be known that Palmwood scheduled and reschedule our closing 3 times from January to March. Upon doing the walkthrough, I pointed out a dent in our dishwasher that Tommy (project manager) said didnt matter. Additionally, the water pressure in our house is horrible but apparently that couldnt be fixed either and was deemed "not a big deal". What was done to appease us? Well after we filed a complaint with the Better Business Bureau, Chris the owner gave us $1300 worth of sod for free. Which was also a lie because we talked to the sod supplier who said it was $300 worth and it would only end up costing $1300 if they had to do the labor themselves. My husband was perfectly capable of laying the sod himself and we said that. We were told Palmwood builds great houses but if you look around ours, the grout is coming out of the shower in the master bedroom, outlets on the same wall are not at the same level, and baseboards are cracked despite being pointed out during our walkthrough. Our AC was installed upside down (how does that even happen? How were inspections passed with that). The thing would flood and shut off in the middle of the night. In fact, the first night in our house (keep in mind, we had an infant), our central air wasnt turn on like we were told. So we spent all day moving stuff into our house and at night, the house was 34 degrees and the heat wouldnt come on. In the end, building a home with Palmwood wasnt worth the headache. They care about money but not their customers. I'm assuming they delete their reviews since you can't see mine on google and they blocked me from their Facebook! read more

We signed the contract for our home in December 2020. It is now January 2023 and our house is about two-thirds complete at best. It is one excuse after the other and is always someone else's fault and out of Palmwood's control. Meanwhile they have completed several spec homes in the area. You can see where their priorities lie. The construction quality, as far as I can tell, is fair at best. They installed the wrong window in our house, which was not a deal-breaker as I don't really mind the window; however it was installed too low to the floor. It took them more than two months to move the window to the correct placement. All the while, they used the excuse of needing the window moved as to why they were not completing other work on the house. We have spent thousands of dollars flying in from Illinois to check on progress of the home as the communication from Palmwood is nonexistent. If you are looking for a custom home to be built within a 1-2 year timeframe with high quality construction, I urge you to look elsewhere! read more

We just completed construction on our new home from Palmwood Builders. From start to finish, their employees were great to work with throughout the entire project. From the beginning, Beth [our New Home Consultant] helped us get the right home that worked for our family and out lot. We made several changes to the floor plan at the beginning stage,Palmwood team patiently worked through all our questions and concerns. Tom [The Superintendent] that managed our project was great,- and kept us informed throughout the project. He was very responsive when contacted for questions or concerns with our new home. He resolved many of the issues very quickly. Tom is a knowledgeable project manager and managed the subcontractors very well. Cheri and Melanie were to "go to" people to contact in the office with any questions or if we wanted to add any extras- I was on the phone with them a lot and they were always great to deal with. We moved into our new Palmwood home in September 2020 and we are very pleased with the quality and curb appeal. All of the Palmwood staff were consistently courteous, knowledgeable and professional, which helps a lot when you're an out of town buyer. We were fortunate to have Mr. Logan assigned as our Construction Manager. He consistently and professionally addressed all our homeowner needs and concerns. His strong work ethic and attention to detail was notable during the several months that we worked with him. We had very few problems during construction, which was mostly due to his very proactive approach to homebuilding. In many cases, potential problems were brought to my attention before they occurred - allowing for effective problem resolution with minimal impact. I highly recommend Palmwood Builders. I've been working with Palmwood Construction for the last 6 months. My dealing with them have always been very pleasant. They spent the time to answer all my questions and helped me put my dream home together. The base price for the molded I wanted was 232K. It had a breakdown of what was included in the price and the other options available. I took multiple trips to Spring Hill from Broward County (a 5 hour drive) to clarify pricing and see the model. Like any large purchase, the sales cycle is long and exhaustingly. Shopping around for loans and purchasing the lot took time and money. Once I was finally ready to move forward, received pricing and obtained the loan, Palmwood at the last minute (literally) decided to Spring an "impact fee." This fee was never mentioned to me until the day we were finalizing the plans. The answer I received was that they had a price increase. Now do you think it is a good business practice to Spring a price increase on an existing customer that you have been working with for months? I asked the sales rep to speak with the owner/ builder but he refused to help. All of my effort and time was wasted. If you decide to do business with Palmwood, good luck! read more

I have been dealing with Palmwood for over 2 years now and it has been extremely disappointing and frustrating ever since we signed the contract. The lack of communication from the office to the field, misinformation and extremely poor craftsmanship, has cost me thousands in unexpected expenses, unending frustration and zero vacation time. What I am left with is a house that looks about 30 years old instead of 1. The biggest problem out of the many is that my drywall has cracks throughout the entire house. There have been about 8 repairs to the drywall and it has left me with bad patches looking like water damage and reoccurring cracks. The repairs actually look worse than the original cracks. I had a home inspection done that states they did not use enough mud at the seems and used fiberglass mesh resulting in these issues. The company wouldn't even refund me the $500 home inspection fee. On one occasion the owner of the company Chris, even told me that I was being too picky...my drywall was cracking all over my house! I'm currently waiting on repair number 9 but at this point it really doesn't matter. My house looks terrible read more

TERRIBLE! Our process began in September with choosing a floor plan, getting pricing and a contract together. Closed on our loan mid-December and a check was hand delivered by our bank the following day. After 3 weeks of no communication, we went to the model home to ask when someone would contact us. From that point to now (September the following year), Palmwood has caused us nothing but problems, stress and provided us with substandard quality while giving us attitude. We chose a small home as it is what fits our needs and it became evident that what matters to Palmwood was the dollar and not the opportunity to build someones dream. Fortunately, I learned very quickly to document ALL communications via email. The office staff never confirmed the final plans to the 1st plans that we adjusted and signed off on before sending to final. This led to problems occurring with trusses, water, plumbing, electrical, drywall, paint, doors, the list goes on...Office staff lost documentation for change orders, notations to color out sheet and mixed up plans and provided incorrect information to subcontractors. Having a home built by Palmwood has become an all day babysitting career! Several phone calls, text messages and emails sent to the staff at Palmwood including the 3rd generation owner Chris Glover. Unfortunately, Chris went into the wrong industry as he has no sense of what customer service or customer satisfaction is. Numerous accounts of him putting us down and indicating that the errors made by the office and subcontractors weren't their faults (despite documentation indicating otherwise) and complaints when we addressed errors made in a timely fashion to avoid additional costs on Palmwood's part. This company was recommended to us by an individual in the Realtors Association who cannot apologize enough for the recommendation. If you are looking for a builder in Hernando County or surrounding areas that will offer quality, craftsmanship and a sense of pride in what they build, Palmwood IS NOT THE BUILDER TO CHOSE!!! read more
