My water bill was $100 more than normal so I asked them to see if the sprinklers were connected to my unit. I have had to ask for an update 4 times because a tech was never sent out to confirm if the sprinklers are connected to my unit. I then contacted Jose (the owner) if he had time to talk about the issue. He simply responded "what is your address" to which I provided and then got no response. After, I received another email saying they have not been able to have a tech confirm or not. Today I get a call from a plumber asking when they can come out. The plumber let me know that they were contacted about the issue only this morning. Jose doesn't have any customer service skills and it baffles me that he does not care about his tenants enough to try to resolve their issues or talk to them in a way that shows he cares. I was not greeted with a hi or sorry about the issue not being resolved or anything. They clearly have not tried to schedule plumbers to come out until I reached out to Jose. Long story short, don't work with CZ unless you want issues consistently unresolved and love being ghosted by "professionals". Not even the owner responds to issues when CC'd on emails and never calls back when requested. They are unbelievably unprofessional and unreliable. Update: Jose responds more to bad yelp reviews than he does to tenants trying to get issues resolved. The response from CZ came a month after issue was brought up and they barely scheduled a plumber to come out after I had to follow up multiple times.

I took photos and videos showing everything was cleaned BEYOND the standard of normal wear & tear, which I sent to them after I saw the deductions from security deposit. They are actually responsible for ALL cleaning and wear & tear after 5 years, according the California tenant laws. They have some weird obsession with the blinds - so they can charge you for cleaning them - again, way past the 3 years the tenant is responsible for blinds. After asking for the receipts on what they charged me for, they sent one in the mail from Bubble Magic, which didn't even match what they deducted from my security deposit. I've asked for proof showing that the blinds needed cleaning, and one month later, still no proof. I finally get an email from Joe Snell, the property manager, saying he will send me the photos showing the dirty blinds to me once he has them, and insists I'm responsible for the cleaning. So, I got charged for cleaning the blinds, but you don't have the photos yet showing that they needed cleaning?!! After all this run a around from them, I've filed a claim against them in small claims court, I'm just waiting for the court date to be set. I'm tired of agencies like this one skimming off of peoples' security deposits, no matter what you do to meet the standards set by law. I think they are pocketing a lot of money illegally and getting away with it because they assume most people won't bother to hold them accountable. No more! They need to be called out and held accountable for what they are doing.
