    They will take out a big chunk out of your deposit no matter how much you clean. And if you have a pet deposit, just say goodbye to it as it will be used for "fumigation"- you will not see that receipt. Also, if you leave baking soda in the refrigerator as a courtesy, even though it is deep cleaned, that will incur you $250. Carpet cleaning - due to traffic even if due to normal wear and tear, will be taken out. Here's a sample of what they will take out of your security deposit when you move out. Just lower your expectations of what you will get back. They will use your security deposit to maintain the apartment. You're welcome.

    I wish I had read the reviews before renting from this company. I could pick any of them from the last few years and say wow, that's exactly what happened to us. The biggest one being - They will take money from your security deposit and never give you the receipt for any of the work done. We moved into an apartment that was completely disgusting. Not only was there a massive ant infestation, but also urine on the toilet seat, mold in the washing machine, cob webs everywhere, dirt and grime in the shower and behind the fridge. They said just to put it all on the apartment condition form and we wouldn't need to worry about our security deposit. We spent an entire day cleaning before moving out and in the end were still charged a cleaning fee for "dirty window sills". When we pressed back saying the apartment was dirty when we moved in (as stated on the Apartment Condition form we filled out upon move in), Joseph Snell said it was cleaned to their standards. So I've included a few photos taken when we moved in to show what they consider clean.

    Crap awful. Don't rent from here. All they do is ignore your maintenance requests and increase the rent every single month. I get home today and a random car is full on blocking my parking spot in the parking garage I pay money for every month. I call the police non emergency line and they tell me I need to call the property managers because it's private property. So I call and call and call and no one even answers. It is three PM on a working day!!!!!!!! Truly I cannot grasp why a business would not be answering the phone right now. I call the emergency line and the lady on the phone 8/23/24 at 3 PM cannot help me at all. No one answers the main phone, no one answers the maintenance phone, and this woman who doesn't know how to do anything, least of all her job, tells me she can't help me because it's not an emergency according to her standards and starts trying to lecture me on my manners. The car owner finally comes out and IT IS THE PROPERTY MANAGER. THE SAME ONE WHO RECEIVED MY CALL AND WOULD NOT HELP ME. How you become a property manager without learning to park a car is beyond me! How you answer my call and refuse to help me when it is your car blocking my parking spot is beyond me! Absolutely insane.

    This is how they "fix" a problem. Inside there are rats eating through mold. It stinks. Kitchen sink disgusting!

    Heads up for all interested in renting with these fools. If rent is cheap, you get what you pay for obviously. There is no great deal. When we moved into our 4 bedroom spot in Alameda it came with rodents and roaches. We had no idea that all came with the rental agreement! And I'm pretty sure the heating systems and pipes are gross and very old. It has been over 7 years that we have been renting here and there are major repairs that have been long overdue to be repaired and fixed. We dont have a dishwasher but our neighbor has one which doesnt make sense. As tenants we feel the discrimination, and we felt it today on our visit to the office. The ridiculously rude staff on webster street are terrible. They looked at us like idiots when we came by to speak with the repair person - Jeanine. Jeanine has been helpful since I met her in person when she inspected how miserable the place we live in is inhabitable. One repair is yet to be completed but its something over nothing. We just cant believe GALLAGHER & LINDSEY & STAFF have been avoiding our calls and not providing us with basic needs in an appropriate and legally timely manner. Matters are becoming worse, and I understand they are busy with other calls but I cant believe how little attention we get when needed help with repairs and upgrading our stove. We paid out of pocket for our stove. We paid out of pocket for our shower heads and paid out of pocket for our door locks for privacy and main door lock because it was old. Roaches are gone because we figured that part out. Rodents are still crawling in the roof all through out the day and night. Dont even ask us about the heater. We dont know nor have we tried to turn it on. Its disgusting. The opening in our kitchen and laundry closet room hasn't been completely repaired and thats what only has been worked on thus far since I met with Jeanine 2 months ago. It is covered with wood but still not complete. It only prevents the rodents from coming through that opening. She is better than the person who was in her seat before. We are outraged and have been documenting every piece and story we have shared with these people. Not much progress and effort to make their tenants happy and satisfied. And to be honest I dont enjoy speaking negativley about my landlord. This is just the honest truth. There's more but dont rent from them if you want a reliable/dependable and accountable landlord. This company will get into some major trouble because they dont follow-up as they should. So just document everything everyone!

That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.

There is no way to connect with a real person. They use an AI system for absolutely everything. This is unacceptable and, also, Oak Tree, it's illegal. California law requires a live-in, on-site manager for all buildings of more than 20 units, which that building is.

Communication has been the biggest issue. Getting a response to emails or calls routinely takes days, and often I've had to follow up two or three times before getting any reply at all. Important updates about my property -- repair schedules, tenant issues, inspection results -- are rarely communicated proactively. I typically find out about problems only after they've escalated, and I'm left chasing basic information that should be provided as a matter of course. On top of that, the fees charged for repairs have been consistently inflated. Invoices come through with little to no itemization, making it impossible to tell whether the labor and materials charged actually reflect the work done. When I've asked for breakdowns or quotes before work is authorized, I've either been ignored or given vague justifications after the fact. More than once, charges for simple repairs have come in well above what comparable local contractors would charge for the same job. Between the lack of communication and the repair markups, I've lost confidence that this company is managing my property in my best interest. If you're evaluating a property manager, I'd urge you to ask upfront about how repair costs are itemized and approved, and to get a clear commitment on response times before signing anything. I have since moved on and work with another Management company a more professionally run company.

    SLUMLORD. Would give zero stars if possible…read more From the moment I moved into that apartment I realized I was in a slumlord situation. When I arrived on January 19th there was no working heat and it was in the 40s at night. I was provided with a very small space heater by the "property manager" (that term feels like a big stretch) and I was absolutely freezing all night. The only reason I didn't go to a hotel was because I had just driven for 5 days straight and was literally too exhausted. Additionally, the apartment was ABSOLUTELY FILTHY (I have photos to back this up). The apartment was vacant for months so it is unclear how they did not have time to check the heat or do a basic cleaning. When I complained, Pedram gave me a credit of like $70 for both those issues which is wild as a cleaning service and a hotel stay would easily total $500. Pathetic. I knew I was in for some bullsh*t based on this. From this point on, every time something broke or needed to be fixed, and there were a lot of things that were broken UPON MOVE IN (again, this place was empty and could have been repaired beforehand), Pedram ignored my service requests in the app and my emails. I fixed things with my own time and energy and had to hound him to be reimbursed for the supplies. The whole point of renting is so that I don't have to fix things. I literally had to have a friend fix my leaking kitchen sink because the person who "fixed" it initially didn't actually fix it and Pedram would not respond to my emails at all. I begged him for help. In addition to my actual unit being terrible, the general condition of the property was abhorrent. Overgrown weeds and bushes, filthy walkways that haven't been power washed in years, garbage all over the alley where the bins are, etc. It looked totally ghetto and therefore, people treated it as such. Also, we were told with literally ZERO advanced warning that we would lose access to the washer/dryer for at least a month due to the construction project taking place in the back parking lot (earthquake retrofitting). So then I had to start taking my clothes to a laundromat which is hard to do as a professional working 50+ hr weeks. Additionally, Pedram told us we had to park our cars on the street for this project despite the workers only being there during business hours. There was no reason we had to park on the street at night, other than his negligence with regard to understanding the actual scope of the construction project. My car and several others suffered vandalism/damage due to being on the street. It was completely unnecessary, but he would have known that if he ever stepped foot onto that property or put even the smallest amount of effort into managing it. I finally had to threaten him with legal action to be allowed to break the lease, as I could not continue living in that hell hole. He will not return my security deposit and states he kept it as the lease break fee, which is of course illegal under California state law. So not only did I lose my 2k deposit, I have to pay 1k to fix my car and I paid another 1k for moving expenses. Still very seriously considering taking him to small claims court. I had a completely horrific experience at this place and I have no idea who would write a positive review. I spoke to numerous other residents who all had similar experiences and were completely frustrated and fed up. Pedram, you take advantage of people and you know it. Absolutely disgusting behavior. You ought to be ashamed of yourself. You can say I'm disgruntled about the deposit or whatever you need to, to make yourself feel better, but we both know the truth.
