Watch out for the $500 cleaning fee in the leases at this complex. I was told by a judge that they can't have you singing off on an automatic deduction at the start of your lease, there has to be a basis for any security deposit deductions. Keep your documentation when living here: during my lease I went without A/C for 2 months because they didn't make it enough of a priority for my entire floor - and the windows barely open since it's a very tall building. I moved into the Panorama Tower apartments one month ago and my experience has been phenomenal. It starts with the management team who are extremely professional and helpful. The building and surrounding area is always clean. It's a bonus that I have such an amazing view with these big huge floor-to-ceiling windows. It's such a pleasure waking up to see the mountains on the horizon. There's a sense of community in this building, and the team here is quick to assist. I absolutely love it here! read more

Initially this review was only posted on Google. Because of the unprofessionalism dictated in their response, I decided this needed to be on all platforms. In retrospect, I probably wouldn't have contacted them if I saw all of these reviews first. Included is a photo of their response. Just called to request a tour after having spotty communication via email over the last couple of days. Today is Friday. I requested communication last week. Didn't hear back until Tuesday. I responded back on Tuesday and didn't hear back again until Thursday. I was told that my move in date is close, which I am obviously aware of as I am the only person packing up my current apartment. Then I was told they are "doing [me] a favor" by offering me a tour on Saturday because I work during the week. I immediately said "It's okay. I don't need any favors" and hung up the phone. I'm doing you all a favor by having a job that will pay my rent. If this is the first line of communication before I even see the property, I don't want anything to do with this building. EDITED FOR RESPONSE: I never requested a night tour on Sunday so I don't know where your record of such a request comes from. Please email that to me so I can see. What I did request was a tour on Sunday, if you couldn't accommodate a tour on a weekday evening. The defensiveness in your responses is beyond tacky and disgusting. I'm not sure who is behind these responses, but you should be ashamed and replaced. For people to spend the money they spend in your building, they shouldn't be spoken to as such. If proper attitude is the concern, I think some internal work needs to be done at your establishment according to the other reviews I see below. You repeatedly show you are incapable of taking responsibility of any issues and that goes against all CUSTOMER service guidelines and quite frankly, against the term itself. There are plenty of customer service training courses offered ONLINE for your COVID concerns. What you lack should not be taken out on your current or potential tenets. The AC issue has now been ongoing for over 6 weeks. Management has not contacted me in the last 4 weeks nor did they respond to a complaint submitted to the BBB. Notice that they pay to add the "satisfaction guaranteed" and "luxury" highlights on this page, despite having no intent to honor either. After applying at a different apartment, the leasing agent of that apartment could not get ahold of anyone in the leasing office after several attempts to verify my current residence. Oddly enough, she had another applicant living here and encountered the same issue. read more

Panorama Tower - Inadequate AC System. - Apartments Near Me - Los Angeles, California

Avoid at all costs! I'll start from most important reasons why you should never move in, and progress to less important reasons: The management company is terrible. Terrible. They absolutely are lacking a customer service mindset. The management company is supposed to exist to serve tenants, but if you bring up an issue to Amy, expect to be presented with all the reasons why you just need to be patient and "work with her." I have patience in abundance, having served in the Army for 5 years, but I have no patience when it comes to inhospitable living conditions. For us, our A/C unit was inadequate to cool the apartment. It blows 55 degree Fahrenheit air, but the interior temperature of the apartment has exceeded 85 degrees Fahrenheit every day for the past week. And that's after installing blackout curtains on the entire west-facing wall (floor to ceiling windows, amazingly beautiful, but we had to cover them entirely with curtains). Additionally, we have borrowed a 14,000 BTU portable A/C unit from a friend. All of that, and it's still over 85 inside. Amy has known about this issue. Her solution was to offer us a fan--as if a fan would do anything more than blow 85 degree air around. To be fair, they have changed the air filter, but give me a break. Furthermore, after attempting any kind of fix, they don't bother to follow up, that's on the tenant. To me, this is indicative of their attitude towards tenants: only squeaky wheels get attention. This is in contrast to previous management companies that are proactive, actively follow up, and are dedicated to fixing the problem. But who knows... maybe you'll land in one of the apartments that doesn't have any issues and you won't have to deal with them. I informed Amy that I would be making complaints (BBB, building owner, etc.) and received a reply email saying such actions were "despicable." Sorry to be "despicable," Amy, but I'm paying $2,100/mo... I expect to have a working A/C unit during summer in the valley. Additionally, their enforcement of parking rules is ridiculous. The parking lot is nowhere near full, and i had a friend over for a couple hours and I asked if he could park in the spot next to mine (vacant, and has been for months), and I got told no. To be fair, this is in accordance with their parking policy as posted and in the lease agreement, but give me break... They set an adversarial tone from day one. For the building itself, we like the modern look of concrete and glass. However, the building was not insulated properly between floors. It sounds like your up/down -stairs neighbors are in your apartment. Even as I type this, I can her my upstairs neighbor's spoon clink against their cereal bowl. You get to be a part of your neighbor's every daily moment: intimate moments late at night (if you catch my drift), fights, etc. I usually know what shows they're watching because I can hear the theme music. There's no denying the apartments are pretty, but the lease agreement is nuts. She says you have to provide 60 days written notice of intent to vacate, but CA law says only 30 days is required. They also tack on this super-nifty $500 cleaning fee that comes out of your deposit when you move out. I totally understand the purpose, but a little research will show that this is unusually high. If you move in here, definitely know your rights. I sat down with a copy of CA Civil Code in front of me and the lease agreement and combed through it and marked it up with a red pen. stay away read more

I pay almost $2k for a small studio here. Management has always been rude and unresponsive. A few months ago I complained about the windows leaking and nothing was done. I come home from work yesterday and my place is flooded. They say they are not responsible because they "knocked on my door" to let me know - while I was at work! Management are slum lords advertising this rundown place like a luxury building. read more

Looking forward to the rest of my time here. This is the only building in the area that can give you that big city vibe and great views of the surrounding area all at an affordable price. Panorama tower definitely has the best views you can find in any apartment. I reside in a studio and it's very spacious doesn't even feel like a studio. It has a huge bathroom and a big full kitchen. Beautiful apartment - modern and chic, new appliances, spacious, apartment manager is very helpful and responsive whenever we need assistance. They will always notify residence if there will be some sort of renovation, cleaning, etc in advance so we can plan accordingly. I feel safe in the apartment- security guard, parking gate, and cameras to keep residence and their property secure. Highly recommend. read more

This is the worst apartment I have ever lived in. Management, Amy, is a truly disgusting person from her disrespectful tone, yelling, and constantly getting in altercations with tenants (some involving the police), she makes living here an absolute nightmare. Not to mention she told maintenance staff to take tenants laundry out of the laundry room without our consent and put it into a storage room, without telling anyone, and for months we thought our stuff had been stolen, when in reality it was in garbage bags in a storage room. Once we located our belongings there were thousands of dollars in missing items she refuses to replace and when we asked for her supervisors number she said she doesn't have one and slammed and locked the door in our face. If that's not enough the thin walls, broken AC most of the summer, and bugs make it a nightmare to live here. read more

I really enjoy staying here, I never had an issue with any neighbors, the staff are friendly and welcoming, any issues I ever had they were resolved quickly by management. The security is superb and that's very relieving knowing it's in panorama city. The view is phenomenal, definitely a downtown la vibe right here in the heart of the valley. Very bad service: people in the leasing office are extremely rude, it is impossible to call them or you're gonna wait for the response forever. Just talk to someone you need to call them literally for a week, like a few times a day. I absolutely love Panorama Tower. I've been living here for 2 years now and it's been a joy. One of the main things I love is how secure the building is. We have a secured gate surrounding the premises and a 24 hour security guard. I love my unit. It's super sleek and very updated. The view is also amazing. Last but not leave I love my Leasing Agent. She is so helpful and sweet. Always greeting me with a smile and it makes the stay here that much more great. read more

The lobby and surrounding common areas are always cleaned, and well maintained- which I greatly appreciate. My favorite thing about home are my friendly, and easy-going neighbors. I didn't have any expectations going into this building. But I was more than pleased with everything I experienced. The rooms were simple and clean, and the security of the building was great as well. The price is reasonable compared to other buildings like it. The leasing department, especially, was AMAZING!! Kelli told me they had a studio for 1345, I show up today and this other lady told me it's 1700.

The photos look nice and trendy, but they skimped out on a lot of things when you really look at it. They also use the "industrial" look to avoid having to do things like clean the floor - there are paint splatters all over the place in the hallways and in the apartments from when they painted the walls and ceilings. They leave them there because it's "the look." I had a deposit down on a 1br unit and each time I toured it, there was trash in the apartment from the employees - water bottles, wrappers, etc. It is also the most unprofessional management I have ever dealt with. It was truly mind blowing speaking with these people. They pushed my move in date 3 times - over a month and a half total, because they weren't meeting the city's codes for their certificate of occupancy. Luckily I had a place to stay in the meantime, and they baited me by saying I would be reimbursed for my expenses during that month and a half. When my move in date finally arrived, they told me I would only have a prorated rent amount for the month of my move-in and acted like they were doing me a favor when that is what every apartment does. I explained that I wouldn't pay rent for the time I didn't live in the building anyway, and literally wrote down what the agreed upon reimbursement should be and they wouldn't budge. Instead the manager just kept saying, "why would I pay for you for time we couldn't let anyone move in?" I tried to call the corporate management to explain my concerns and that guy just gave me a story about how he wanted to move into the same building....why do i care? He then called the manager who put him on speaker in front of me and said, "There's a resident who's complaining. Take care of it," while I was sitting right there. Then she said the same thing, "I'm not going to pay you for your time living somewhere else." And then told me how I shouldn't have called corporate because she used to be corporate and she knows everything. And then tried to give me a sob story about how she wants to cry every day because she's so frustrated that the city of Van Nuys keeps changing their occupancy code on her and that's the reason they can't pass. Essentially wanted me to feel sorry for her and forget about the reimbursement I was promised. Needless to say I backed out and it took them 3 weeks to give me my deposit back. I followed up the following Friday and they said, "You'll have the check by the end of the week." To which I responded, "It's Friday." This is just the tip of the iceberg and I could sadly continue with more examples of why you should avoid this building and I have email chains to prove everything. If all that isn't enough, the surrounding area is horrible. It's a new building but your view is rundown, old, dirty streets and buildings. There are PLENTY of apartments in LA. Every single one is a better choice than here. read more

Not recommended, it takes forever for anyone to fix anything! Tenants often do not clean after their pets and let feces rot on the pavement which gets stuck to my expensive shoes. The windows also leak heavy water which got onto my wardrobe/trunk I leave near my windows and stained my rug, but thankfully missed my electronics. There are much better apartments in the city. Not much is offered in terms of community events. read more
