When we first started the process of selling our home and buying a new one it was on a gut feeling. But as we had only ever bought our home and had never sold one we weren't quite sure where to start. We got three different evaluations on our home from three different agents. Halton Pardee immediately stood out to us as the most professional team. They had their presentation in order and looked so comfortable talking about their business it was clear that they had the background. The most interesting thing is that they have "Buyers Agents" and "Sellers Agents." So while we were working with the wonderful Jonathan on the sale of our home we were working with Matt & Tamara on the purchase of our new home and all teams were able to work together in making sure the timing was perfect. And of course I have to shout out to John Dowd who hooked me up with this fantastic agency he works at and made sure we were getting the greatest the greatest team ever!! Another interesting thing about Halron Pardee is that none of them make commission as they are all on salary and the commission goes back to Halton Pardee. Breaking it down: - Jonathan was our seller agent. He was so easy going, but professional at all times. He was honest about what he thought and we had to lean on his professional opinion a lot. He responded to text messages and answered his phone immediately all the time and put up with all our stupid questions and even our mild panic attacks and fears about selling. He was like a therapist half the time!! We had 1 open house! 1 open house and he got us asking price and helped us to lease back our home for 30 days so we could finish the buying process. He literally sold our house for us in one weekend. He got everything to us fast and walked us through anything we didn't understand. He came through with every promise he made us and even found us a buyer that we are happy to know will be living in our old home and loving it as much as we did. - Tamara and Matt were our buying agents. Halton Pardee is based in Venice and we are on the East Side. They took the extra time to do tons of research in the area and sent us homes every night they would find good options. The East Side is still turning over and if you aren't familiar with it you could end up in a bad area. They really really paid attention to that and looked for neighborhoods they thought we would like. We put in offers on two different houses and they got both of them for us (we had to drop out of the first one after inspections turned up a lot of hidden problems). They know how to write an appealing deal and so we got our home for less money than the asking and beat out several other higher offers both times! But after they got us in the door, then the teeth came out. Tamara is a shark and will get you everything you want during escrow (within reason of course). She was even making ADT throw us in free stuff when we were installing our security system just because she happened to be at the house when he was there! As a business woman myself I was thoroughly impressed and truthfully glad she was on MY side!!! Even after we moved in and we found out our water heater wasn't working she called the company who sold us the home and made them replace it with a bigger one. She was physically and emotionally here for us every step of the way. Matt has been in the business for a long time and we did end up in the neighborhood he picked out for us. He read us well and he knew the home that we found was right for us. He was tough on the deal and made sure we got into our dream home. He knew we loved this home even more than we did and made sure we got it. Now we are here and we are so thrilled to have found our forever home. We were not easy. We had fears and anxiety about the whole thing from start to finish. Occasionally unrealistic expectations, and total breakdowns, family arguments. And all of this through the busiest and most stressful time of year, the holidays. The people at Halton Pardee were simply fantastic and never made us feel stupid through any of it. I've actually never written a Yelp review before, but my experience with working with Pardee was so awful that I am compelled to do so. My fiance and I had been searching since January 2014 for a place in Marina Del Rey. It just so happened that Pardee represented many properties in the our favorite neighborhood, so we decided to join their mailing list. We had been searching Pardee property listings for 6 months (obviously not their fault, it's a tough market) until a cute property finally came through. Because we were so anxious to move, I was the first to turn in my application/financial documents. They moved forward with our application, and unfortunately I now had to work with the realtor representing the property- Kate F. She said the deposit was 2.5 months rent, and on top of that there was a $500 pet deposit. It's worth noting that pet deposits are not a separate deposit, they are to be lumped in with the overall deposit. What she was demanding of us is ILLEGAL. "Unfurnished rental unit: The total amount that the landlord requires as security cannot be more than the amount of two months' rent." - California Dept of Consumer Affairs At the time, I was completely agreeable because I didn't know my rights. Anyway, although the monthly rent was well within spec for us, the deposit was just ridiculous. Especially since we are well versed with renting in LA and two and a half months rent + pet deposit was not the "norm" as Kate put it. (Actually it was illegal, but that was an after thought). So I reached out to Kate for a time to meet at the property so we can go over things, and I figured I would negotiate the outrageous security deposit by offering to buy the furniture from the owner of the property. At the meeting, I pitched Kate F. my deal: 1 months security deposit and I buy the furniture from the owner for pretty much the amount of rent-- which I thought was a great deal. After that, it was all down hill for me and Kate. She basically said, "I thought I was getting a check today...." "The people who got their application in after you had much better finances. We are really worried about your financial situation." "You've wasted my time, I've already put so much time into closing this deal..." And so on. Dig dig dig. It's worth noting it had been 4 days, and if you were worried about our finances, you're an idiot for moving forward with a risky application. Business 101. Needless to say, we weren't a risky application, and she was just being obnoxious for negotiation purposes. Anyway, I've never been more insulted in my life, and it's especially charming that it came from a realtor at a rental property. Long story short, I'm judging Pardee primarily by my interaction with one of their realtors: unprofessional, pushy, rude, insulting, did I mention unprofessional? Let me start off by saying, I LOVE my new home. Couldn't have dreamed of a better place. Not only did Pardee get me my dream home, but they also got me a brand new Linus bike with a Pardee On sticker on the side when we closed. It was my first house warming present and sometimes, the little things can make a big move so much warmer. I met Sabine through a mutual friend and I started telling her about how I had been having trouble finding a home (after losing a house that I put in an offer for). Sabine is a tough cookie with a big heart and she just gets people. She will fight for you when you've found "the one," and it's rare that you can feel so taken care in such a stressful situation like moving. He even took a snapshot of them and texted it to me to show me they were ok. and the cherry on top.... they sold it for well over asking with the accepted offer coming in the day it was listed. At the end of 2016 my wife and I decided we wanted to sell our East Side home of 8 years and find a new place that better fit our work needs and lifestyle. As we all know over the period of 10 years in LA many things do change. My wife had been child hood friends with John Dowd at Halton Pardee and said if we were going to sell and subsequently buy, we should talk to him. That being said we did our due diligence and interviewed multiple realtors /companies. First off, why Halton Pardee? Simply put my wife and I are extremely busy. The idea that we would have a selling agent and a buying agent working with us to make the transition as easy as possible was a perfect fit. If a prospective buyer was at our house so was the listing agent. That is a luxury most East Side companies will lot provide. We were on the maker within 3 weeks and we sold after just 2 open houses. Signed contracts within 1.5 weeks! Jonathan Pearson and his partner Todd were absolutely amazing. Professional and always had our best interest at heart. He was never pushy and always put the ball in our court based on his personal experience and knowledge. Trust me you want to work with Jonathan. Now for the buying side! The is one of the best parts of Halton Pardee. While our house was going to market we were already looking for our new home. We had the joy of working with Tamara Mattox and Matt Freeman. I can tell you buying agents are not all alike. The last time I bought my first home in LA it was TERRIBLE. Absolutely the worst. My agent from Remax could care less and I was doing all of the leg work. Our must haves were laid out but our desired location was up in the air. Tamara/Matt started shooting us new listings within hours of them going to market. The first time we met Tamara was at a house in Highland Park. Very quickly my wife and I realized she was a great fit for us. Professional, funny and a complete advocate for what we wanted. The next day we met Matt and he set up a private tour for us of many neighborhoods to see what areas we liked and the "bang for your buck." Quickly we loved Eagle Rock. Tamara jumped to action and had a contract for us ready to submit that very night. After much digging and "discovery" safe to say it was not the one. A bad flip. Again every step of the way Tamara had inspectors lined up to make sure we were dotting every i and crossing every t. We pulled out of escrow and ran! Finally we found a home in Glassell Park. Of course it went into multiples and Tamara did everything in her power to make sure we won. We did! From helping us with the lender (who was just horrible) to every last detail Tamara made this home our new reality. To this day after close of escrow and just moving in she is constantly available to answer any questions that may have been overlooked by the sellers. She is our advocate and we are so lucky to have her! This is not to mention how great Matt Freeman was as well. The beauty of their team was a micro/macro perspective. Tamara was in the trenches with us (poor girl) day in and day out, but it was so great to be able to call Matt and say "hey we like this, what do you think?" He has been with the company forever and was a voice of reason and a depth of knowledge that only comes from experience. He wasn't scared to say "no not worth it." Or "you are overpaying by $15k but if it's the right home 5 years from now you won't care." Truth, honesty and unbiased educated information. It was a dream team. I wish I could have written this review in less words but I could go on for days about how lucky we feel to have had such great people to work with. Rachael is a 100-watt real estate agent in a box of 20-watters. When I decided to purchase a home in Marina del Rey, CA, I realized it was going to be an arduous process and I knew I'd need a great real estate agent that would understand who I am and exactly what I was looking for.
