Park Place Finance was so great to work with! The staff was very professional, fast to respond & informative of the entire mortgage process. This was our second property we have purchased, so we needed a refresher of how the processed flowed. We worked with Justin & Kim specifically who helped process our loan. First, they were SO quick. We first filled out the application towards the end of February (Feb 24 maybe) and we were closed by the end of March with Keys in hand. They really work hard for you to get you the best financing option for your situation along with they are always there to answer any questions or address any issues. Its not like working with a bank or a large internet company, where you are just a number to them and its black & white. They provide a more personal experience where you can actually discuss your options with someone in person/phone/email & they work with you through the whole process from the time you apply through the closing. On May 11th, I received written loan terms from Park Place Finance stating that if a luxury property I am investing in appraised at $4.3M or above, the loan terms would not change. They basically begged my broker to allow them to fund the deal. Their own appraiser valued the property at $5.3M -- a full million dollars above that threshold. They still refused to fund. After weeks of responding promptly to every document request, paying out of pocket for appraisal fees, and producing additional photos and video documentation they requested, they reversed course at the eleventh hour with no substantive explanation. Their COO's response essentially said that written terms are not commitments -- they're just "preliminary indications subject to underwriting." That's not what was communicated to me, my broker, or the seller's broker throughout this process. The cost of their reversal was real: appraisal fees I will not be reimbursed for, a seller who had already reduced the price to accommodate their funding structure, and a financing contingency deadline put at serious risk after I deliberately passed on other capital partners based on their written terms and verbal assurances. Luckily I was able to pivot and received "Clear to close" today by a reliable investment partner! Before working with Park Place Finance, I strongly encourage you to check their BBB profile. This pattern -- pre-approvals they can't deliver on, appraisal costs absorbed by the borrower, and last-minute reversals after written commitments -- is not unique to my experience. Multiple other investors have reported the exact same playbook. If you are a real estate investor considering Park Place Finance for a new construction or luxury asset deal --Make sure you have a back up lender in place, get everything in writing, and even then, do not rely on it. I represented the buyer in this transaction and can confirm firsthand everything described in the accompanying review -- and then some. I do not recommend Park Place Finance. This was one of the most disorganized, unreliable lender experiences I have encountered in my career. Beyond the written commitment they ultimately failed to honor, the competency issues were glaring from the start. The comparables they submitted were not even in the correct vicinity of the subject property -- a basic, fundamental requirement in any appraisal-driven lending decision. They disregarded their own appraiser's valuation of $5.3M, which came in a full million dollars above the $4.3M threshold they had put in writing as the condition for unchanged loan terms. None of it added up, and their team was consistently all over the place throughout the process. My client did everything right -- responded to every document request promptly, paid out-of-pocket appraisal fees, produced additional photos and video on demand -- and was still left at the eleventh hour with a reversal and no substantive explanation. Thankfully, we had a backup lender who stepped in and delivered. We received our Clear to Close and were set to June 23,2026. I have called three times and have not received a call back. The receptionist taking the call sees the history of my calls. When I asked for a supervisor, she said she doesn't know any. Michael and his team were so kind at first. The initial approval was very fast, and nothing seemed unusual as far as what I needed. Keep in mind my credit is 850 and my verified income (not including any self employed income) was well over what was needed, and my cash reserves were 6 figures, despite the loan payments not even totaling half of that. Just like other complaints, 24 hours from CLOSING TIME, they 1. said the appraisal went from 1.15M to 1M, 2. said they needed more reserves THREE times, 3. made me buy separate builder's and risk insurance DESPITE THE FACT that my BUILDER already showed all of that. And NOW, they are radio silent, despite me asking several times for updates, offering multiple solutions, and even asking for my file so that I can go to a new lender. Unanswered calls, texts and emails for 72 hours. BEWARE of this. I don't know if it's the underwriters or someone made up, because the people I dealt with seemed to be very kind, but then to still not respond? That is just horrible customer service. And this doesn't even mention to money I am losing because the house will be delayed another month, and not ready during prime rental season. read more

I've flipped 25+ homes in Austin, and I've used Park Place for almost all of them. They are great guys to work with - Justin and Dustin have a great team. They're constantly improving the process as well (you can use an app to call in all the construction draws now which makes it a lot easier than having to have an inspector come out). We've closed sales in as quick as 7 days with them too, not many places can get things done that quick. read more

Horrible! Don't do business with them you will regret it. I agree with Russ P's review. I wish I would have looked for reviews before I tried them. They waited until THE DAY of my scheduled close, then dropped my LTV from 70 to 60%. Horrible communication, lack of ANY sense of urgency. Lie after lie after lie. Fumble after fumble after fumble of documents and follow through. Attitude problem when you have the nerve to question why they are taking soooo long to do any little thing or communicate. They lurk on the FB groups for customers but i'm warning any investor to NEVER use them, they are the worst experience i've ever had with a Financing company. I would give them zero stars if I could, you are just wasting your time, because at the end of the day they are going to try to take most of your money and only partially finance your deal after promising you much more. read more

Justin Hubert will promise you anything you want to hear. It's the old bait and switch game. Lies, stalls and incredibily inept people combine for a sickening experience. When you get your paperwork, which will arrive weeks beyond what was promised after numerous excuses,...be sure to read the fine print. He will sneak in changes, extra charges and details which put more money in his tight little pockets and steal from you. Character is definitive. I wish I had seen the BBB reviews before working with this lender. My experience is quite similar to those who left poor reviews. Park Place could not deliver on my client's new construction loan, despite them jumping through every hoop presesnted. Seems like they can approve anything, and don't mind stringing borrowers along throughout the process. Four months later, after the loan sat in final underwriting for over 5 weeks, we were told that their capital partners "had no appetitie for the loan." The lender rep, Zane, and his team lead, Evan, were very unhelpful throughout the process, and when I requested to speak to someone above them in the company, my request fell on deaf ears. When I asked them to send my borrower a denial letter, Evan said "Why? I just told you the reason." Unbelievable. In seven years of brokering loans, I have never had a worse customer service experience. Don't waste your time or your money with this lender. They are extremely unreliable. read more

*Avoid this lender at all costs!* I have never had a more horrible and expensive experience than dealing with this lender. Not only was my "loan officer" (Austin Bunkers) completely incompetent, but he was also incapable of completing the most basic tasks, such as responding to emails or returning phone calls. ZERO communication from this lender once you get about 5-7 days out from closing. They even stop communicating with the title company on the day of closing when they're waiting on loan docs. The lack of communication from this company caused my real estate deal to fall through on the day of closing. Park Place Finance has been the absolute WORST lender I have ever dealt with, hands down. Even after contacting the President of this company, (Justin Hubbert), he provided no help. (I've never wrote a bad review before. I'm only hoping to save others from the costly mistake of choosing a poor lender like I did. I recently purchased my first home and was referred to Justin at Park Place for my financing. Justin and his team were very helpful in this process and gave me helpful advice from the beginning until my closing. I initially was a bit nervous but Justin took the time to explain everything thoroughly, and eased my concerns. He even took the time to take my calls on Sundays. It meant a lot to know that every time I called with a question either big or small, Justin was right there for me. This by far has been the best home buying experience I have ever encountered. I recently closed on my house and it only took 1 closing date! My previous home we attempted to close 15 separate times (due to the incompetency of the leander/broker) I worked with Amy and Kim throughout the process and they made it damn near idiot proof. They were always quick, knowledgeable and if for some reason they didn't know something 100% Justin would hop on the phone and answer everything in detail along with the reasoning.
