From the first time I met with Jim Sandoval at my house I was I knew I had made the right decision. When Jim came to my house on a Sunday night for our first meeting, he was completely prepared and dressed professionally. Jim had an entire presentation both on screen and one for me to view on my own time about the process, his team and his fee's. I decided to go with Jim because he listens, walks your house, makes suggestions, and gives an honest opinion of what your house is worth, and what he and his team can do for you. I was told that anytime I call, if he wasn't available, a member of his team would be. Jim had a professional photographer come to my house and take some amazing photos that would be used for a flyer that was handed out in the neighborhood as well as online with Zillow and other home search sites. My home was put on the market on Monday, and 2 days later, an all cash offer came in. We did an open house the first weekend, but I did decide to take the all cash offer. There was a 15 day escrow and my house sold. The entire process was professional, easy, and well he was worth his percentage. Jim is a hard worker, gets results very quickly and is an expert in the West Hills area. He knows the market and he knows what to price homes at. Sunday morning, May 3, 2015: My wife received a cold call from realtor, James Sandoval. She told him that we were already going with another realty and he wouldn't stop talking so she hung up on him. Hours later he showed up on our doorstep. I told him to leave. He kept trying to talk to me so since he wouldn't take "no" for an answer I told him to get the fuck off my property. Why would I hire someone that doesn't listen? If he, or anyone connected to Park Regency Realty contacts us, we will file a complaint with the realty board. read more

They don't even deserve the 1 star that I'm giving them. They listed our house with promises of marketing, yada yada yada.... The materials and brochures that they produce are sub-par, their own company website is less than average, and the realtors reflect that. Our agent has not done anything for us. He has other agents in the office sit the open houses -- hell, he doesn't even have his own business cards or brochures in our house -- it's all his co-agents. We have been unhappy for 2 months, and finally, we called the head broker, Patrick, to get out of our listing agreement. His response?? They don't terminate contracts -- EVER. What kind of business wants to MAKE people work with them who are clearly unhappy? It's a business based on word of mouth, yet they MAKE you stay with them. Apparently, it's the only way for them to make any money is to force people to work with them. We regret our decision to go with them. Don't make the same mistake!!! Run!!! Please keep in mind that this happened 2 years ago and I am not sure if these "realtors" are still working there. (You can tell how upset I still am by the length of my review) Even going back to re-read my emails it infuriates me. I am a really calm person and I could have taken legal action. I was a first time home buyer and had no idea what I was getting myself into. I started with Angelica (realtor)and they mostly show you homes that they (their own location realtors) are selling or have listed. They show you homes that they or their realtors or their partners have purchased and are refurbishing themselves. One thing for sure she was very determined to sell me a house. She was very nice and helpful in the sense that she would go and drive to obtain signatures etc. I was so fascinated with obtaining my first house and oblivious to all the things I should have watched out for. The house I placed an offered for I later found out was a house Angelica's partner; Daniel Regner's brother was selling. When I was taken to see it the house was still under many repairs. The floor had just been placed, light fixtures were still missing and the house had a new cement drive way, all the broken up cement from where ever it was on the property was in the back yard all over the yard. The property is over 8k square foot. There was plenty of junk besides the broken up cement (I am talking about so much that we would need to rent a metal bin to remove all the crap). There were bottles of oil, scrap counter tops, there was also a shed in the middle of yard. This was a huge shed, almost like a little barn to get a better idea of the size. I was assured that all that mess would be cleared once we close if we wanted the house and we were also told that the little shed would be moved to a location of our choice. Remember I mentioned that light fixtures were missing? Well the front entrance light and the back entrance light fixtures were missing and we were told by Angelica that they would not be placed in until the closing of the house as they might be stolen if placed. I have my emails where over and over I asked about the debris and light fixtures. All the emails until after we closed state that the debris would be cleared and the light fixtures would be placed by the owner. At the final walk thru Angelica couldn't be at there so Daniel went to complete it. Before then I hadn't met him. To our surprise the debris was still on the property. When I asked Daniel about it his response was that I had to talk to Angelica since he didn't know what she had told me. When we received the keys to the house and everything was closed I asked Angelica again. She assured me that she would take care of it as she promised and would stop by after thanksgiving to take pictures so she can obtain an estimate. Angelica did show up as she stated and took the pictures of all and told me to go purchase the light fixtures of my choice from Home Depot and she would reimburse me. We did purchase the light fixtures. I believe the light fixtures were $200 for 2 main light fixtures that go outside the house. It took about 2 months to get reimbursed and they send it a few dollars short of the receipt total. During this time I would send emails back and forth to Angelica since she was my realtor. She then would email them to Daniel, and they would reply to each other. They started off with apologies and progressed to "you should have gotten it in writing when signing the docs". Talk about Customer Service and Realtor Loyalty. More like "I got my money so see ya!" I never knew what happened to the pictures Angelica took in order to get an estimate to remove the crap left. I had to pay someone to move the location of the little "barn". I got an estimate of $500.00 to remove all the cement debris left on the property. Please, please ask many questions when purchasing a home. Again, I was stupid and actually believed their word when I was told it would get done. Its all about the mighty dollar and everyone only cares about themselves. I wish I can post pictures of the emails. Maybe I will. Its no lies, and it actually happened this way. I give them negative Star! They don't deserve any star at all! This realty office is a fraud. Run while you have a chance!!!! Everyone in this office are unprofessional! They will promise you everything but come up short, all they care is to get their commission. Our realtor here is Bill Rose. he is the most unprofessional person we've ever met. He'll charm you with honesty bullshit but little you know he is just misleading you. He promise us our cash for keys from the 1st day we hired him. everytime he call us needing for signature or paper work we bring it to him right away! He'll call thesame day and expect you to get out of your job just to deliver what he needs. Everytime we talk to him or see him we ask how's the cash for keys? He'll response we're working on it! Until the day we are about to hand out the keys, he still says they are working on it. the night we hand out our keys he decided to show that he could care less about getting our money. he decided to forward us to this lady he hired to do his paperwork. He said we should contact her personally to find out what happen. I told him that we hired you to communicate with us and you hired that lady to communicate with him on details of how's our request coming thru. He said he's done with us and we should call that person he hired! Since he got his commission already he all of a sudden don't care of what he had promise us till the day we gave our keys! we end up calling that Lady and doesn't want to entertain us too! She said that she's hired by Bill Rose & that we should get the truth from him! we then call our Bank and found out that 2 Months before closing Bill Rose already know that we are not getting "Cash for Keys" and they don't know why our Realtor is still promising that we will get something?! In short .... Please don't do thesame mistake we've made! Park Regency is a fraud! all they care is their commission!!!! Run and don't look back. This review is for Steve Neuman at Park Regency and our home buying experience. Steve was really good at finding us homes to look at, he was great about taking his time, setting up appointments, getting into homes and really was on top of everything that was available in the market at the time. He left no stone un-turned. He found us an amazing house. I did want a little bit more of his personal opinion about some of the houses we saw, but I totally understand that he wanted us to make up our own minds and opinions. ONE NOTE: we had a really bad experience with his financial partner, Marti. I thought that using his person to secure the loan would make things smoother. I'm not going to go on and on about it, but one example (of many) was that we were being made to prepay about 6 months of taxes, etc into escrow, AND had to show lots of cash leftover after the purchase. When we switched lenders last moment, we didn't have to do any of that. Marti is smart, but difficult to talk with, as apposed to being talked at. we did not feel comfortable with that situation, BUT Steve was very supportive of our decision, and I feel that speaks well to his character. I would surely use Steve again. read more

Never, ever use Jim Sandoval or any staff at Park Regency that is associated with him. FIRST, he put our home phone number in the listing. We got calls at all hours of the day and night, it was horrible. SECOND, he informed us that HE DOESN'T WORK WEEKENDS.What real estate agent doesn't work weekends???? So he set up an Open House and he didn't show and no one else from the firm was there to represent us, either. One woman from that office came to recruit unrepresented buyers so she could show them her listings but clearly wasn't there to help with ours. So instead of my husband and I being able to leave and take our four little dogs off the property, we had to stay and show the house all day. I ended up having to put all the dogs outside in my cars all alone all day so that people viewing the house and yard didn't accidentally let them escape. THIRD, we had to do all the negotiations with potential buyers ourselves, as Jim and his staff were completely unresponsive. We actually had to hire a second real estate agent to respond to offers, draw up the paperwork, everything that Jim Sandoval and his people should have been doing to represent us (AND PAY TWO COMMISSIONS!) because Jim and the other staff there weren't answering phone calls, emails or handling the paperwork. FOURTH, when it was time to close the sale, Jim and his people were MIA and our second real estate agent had to do all the work with the buyer's agent to get us closed successfully.This was the WORST representation you could imagine. I would NEVER recommend him.I wish that there was some way to get a refund on the commission he was paid, and on a house that sold for over 1 million, that was a big commission. But we didn't have the stomach for a protracted battle since were were moving out of state. read more

My parents were the original owners. It was my childhood home and meant a great deal to me. Jim and his team are unbelievable! No one knows this neighborhood like Jim does, and I really, really know it well. His energy, professionalism and efficient strategy to present the home in the best way possible made everything go so smoothly.  Top notch photography job for the MLS and other listings. I am so glad we followed his advice along the way both for the interior and exterior of the home. We got multiple offers in the first three days and sold the home for well over the listing price. His marketing strategy is incredible and his team of associates are delightful, professional and always available to answer questions. I cannot recommend Jim Sandoval highly enough! He is the BEST realtor in the Valley. I would recommend him to anyone selling their home anywhere! He goes over and beyond what other realtors would do. He's not only have a strong real estate background, but a pretty strong foundation in finance as well. From day 1 he found us a home, and the very next day he convinced the sellers to show it to us late at night since I have a pretty busy schedule. We loved the house, so we went straight to a Starbucks and prepared an offer, his treat btw. He was aggressive from day 1, which is what you want from a realtor, and he was on it from there. He would call me for status updates and to educate me on the process as we went through it. When I went to go sign the escrow papers, they complemented Carlos for being pro-active and efficient on all their needs. We ran concurrent with the sellers escrow as they were also purchasing a home, their agent was no where near as good and experienced as Carlos was, so he was advising her along the way as well. Stay away at all costs!! I had the unfortunate experience to deal with this agency during the purchase of our home and I warn anyone reading this to stay away!! The listing agent of the home, Bill Rose, was the shadiest person I've ever met in my life. We found the home by chance through a friend that lived in the area, and Bill Rose was the listing agent. We didn't have an agent and he offered to represent both us and the sellers promising to work out a better deal for us if we agreed. I WISH WE HADN'T AGREED! He consistently lied through his teeth to both us and the sellers to get the escrow closed... with a smile on his face no less. It was a nightmare! He tried to strong arm both the sellers and us against each other to agree on a price and close the escrow as quick as possible. He didn't even put the house on the market until they accepted our offer. He then lied about the condition of the house to us and falsely threatened us that the other party was going to pull out if we don't rush the escrow. We spoke to the sons of the other party and they never considered that. He even threatened our loan agent, after working on our loan for two weeks, to produce the loan as quick as possible or we would would go to another loan company... we never said that and would never do that to someone. I've never met a bigger charlatan in my life. Finally, when we asked that the sellers make some repairs on a broken window and old fuse box, he offered to take care of it on behalf of the sellers as they were an elderly couple and had already moved out of the state. However, he kept delaying the repairs until the close of escrow and made excuses every time I brought it up. I knew he was trying to pull a fast one on me and finally told him no one will be signing the escrow papers until the repairs were done. He then quickly hired some unskilled laborers to do the repairs. Needless to say, it was garbage. When I complained about the quality of the work (leaking window, shoddy stucco, and dangerously botched electrical work) he cursed me out over the phone, like the gentleman that he is. Wanting the whole thing to be over with, we decided to just sign the papers and pay out our our own pocket to re-do the repairs. it cost double what it would have cost before. You'd think that would be the end of it... but no. Nearly two months after we had already bought the house, two of our friends friends and four family members called us to ask why our home is on sale. This jerk put our home on the front page of the Daily News homes section, so he can trick people to call him and lure them as customers. SUCH A SLEAZY THING TO DO!! I of course called him to ask what the heck is going on, he immediately throws every profanity in the book at me and hangs up. The stress Bill Rose put us through was unimaginable. Anyone looking in the North Hills / Northridge area, please save yourselves a horrific experience and learn from our mistake. read more

I retained Jim Sandoval to sell a house and would caution sellers thinking of signing up with him. First among the issues I had with him was his lack of communication. He did not respond to my inquiries on weekends which proved not only exasperating but actually resulted in a missed deadline on an offer. At one point, he took my house off the market, resulting in a flood of calls from competing agents looking to pick up our expired listing. I was confused, reached out to Jim to find out what was happening, didn't hear back, got more confused, and went so far as to explore terminating my agreement. He did apologize, but from then on out, I never spoke to him again (this was one month into the engagement). Second, he did not seem to be very aggressive in negotiation. When I was in counters, I sought out his input and his response was to settle on a lower price. I suspect he is not alone among agents in this regard as their commission will not change much. As a seller, you want an agent to make a compelling case to the buyer's agent, not simply wrap up the sale and move on. I had to rely on myself to save a large chunk of change at the end of closing, the same chunk he claimed earlier he routinely saved clients. Third, though he may claim to do open houses, he sends a buyer's agent who knows nothing about the house. He held two in three months. I can't speculate on how he does business, but I would caution sellers to be prepared. read more

We met Steve after another agent "dumped" us off to his associate. Steve worked his tail off to find us a house in a very tight housing area (Burbank). He was flexible and responded immediately to our ever-changing requests. And he was FAST to get on the phone and arrange showings. Really. He would have 4-5 houses lined up from day to day. We ultimately found the house that met our needs and Steve was quick to arrange the closing and deal with an after-closing issue with the seller who decided to steal the appliances when she moved out. I'd like to share my experience with one of Park Regencies valuable team members, Oksana Strand. A few months ago my family and I decided to sell our home. We have previously came to this decision numerous time. This time around, my goal was to find the right agent. I knew we had the property, we just needed an efficient agent. As I was researching, my dad told me about this agent who he used to know in our local area. He said he last heard of this agent over 15 years ago. He was able to remember her first name, Oksana. I got onto my computer the next morning and searched on Google Oksana real estate agent in the San Fernando Valley, and there she was, first link on Google, Oksana Strand. I called Oksana that same morning. She caught my attention on the very first phone call I had with her, she asked all the right questions, we ended up scheduling a face to face meeting two days later. Oksana's presentation to me was exceptional, she created a portfolio for my home, showing me how she would market, and what kind of figures she can bring in for our home. We signed a contract a couple days later. My home was on the MLS for five days, and Oksana brought us an offer on the house above the listing price. We accepted the offer, and the process was extremely smooth and efficient. During that time we were still planning to rent our next home. After going back and forth several times, Oksana started to show us some new homes in the Porter Ranch area. After looking for weeks, we found our new home in the older Porter Ranch area. Oksana presented our offer and it was accepted. The process yet again was smooth and efficient. We did go through some obstacles with the Lending company and escrow. Just be careful when selecting a Lender and escrow company. If it wasn't for Oksana, I probably would have lost my patience with the Lending company as well as the escrow company, and probably would not have been sitting in my new home in Porter Ranch, Ca. Oksana made me feel comfortable throughout every single difficult decision I had to make. She made it easier for me dealing with an extremely difficult and unorganized Lending bank, along with a horrible escrow company. Oksana is not only my real estate agent who helped me sell my home and purchase my new home, she is also a friend, and a great person at heart. Oksana is very passionate about her business, and that is person I want to guide me when I'm selling or purchasing a home. She has an exclusive personality along with an intelligent mind. I recommend Oksana Strand to all my friends and family who are looking to sell or buy a home in the near future. Thank you Oksana for everything you have done for me and my family. I recently sold my condo and purchased a townhome. Richie and Marisol were my agents. I am very satisfied with Park Regency, Richie and Marisol. This was my 2nd home purchase, I still was nervous about the process of a sell and purchase. Richie and Marisol were great from the start to the end. When Richie and Marisol came to my condo to do an initial view and price eval, they sat with me and personally introduced themselves; this made me feel so much more comfortable. Staging my condo for photos/flyers, open house and visits was done with care and detail. The great effort that was spent on preparing my condo to sale, would make one think I had a million-dollar home. Richie made house hunting seamless. He picked me up from my home and was very organized with MLS listings. He quickly picked up on my preferences and within 12 townhomes we found the perfect home. I remember one home I was considering an offer to make, and Richie stated to me, "If I can talk to you as a friend, and not as an agent, I would advise you not to buy that home". I realized that Richie was not there make a "commission" but that he TRULY cares for his clients and their personal wellbeing. As we proceeded into escrow on both properties, my agents were consistent in their effort and honesty. I was happy that I had chosen to use Prospect Mortgage to handle my escrow for my purchase. Prospect quoted me approx 3 weeks to approve my loan; and it was true. When my escrow closed, the agents picked up keys and met me at my new property and presented the keys to me. That was such a noble gesture and a great way to end. read more

We highly recommend Steve Neuman for a real estate agent. We began looking to buy our first home in the San Fernando Valley in June 2011 and the real estate agent we were using was not knowledgable. We became frustrated and decided to try a different agent. We found Steve through the Dave Ramsey website in January 2012. He was an endorsed local provider. Steve is very knowledgable about real estate and he was familiar with the area we were looking to buy in. He always responded to our questions and worked around our schedule to show us properties. The market was very competitive during this time and he was able to refer us to a great mortgage broker who gave us a competitive edge when putting in offers on properties. Steve always informed us right away when new properties came on the market and we were first in line to see them. In May 2012 we got our offer accepted on a great home and Steve walked us through every step of the closing process. He put our minds at ease during this uncertain process. Even after we closed on our house, Steve still checks in and is a great resource for any questions or concerns which may come up. I had a difficult , long distance, estate management and ultimate sale situation for an elderly relative. My attorney recommended Bill Rose from the Park Regency agency as someone who could help manage the property and then handle the eventual sale. From the start Bill handled everything in a timely and professional manner. During my relative's boarding care stay, before his eventual passing , Bill took care of cleaning, maintenance, and repair of the property. The house and property had been in disrepair for many years. He hired real pros who brought the property up to appropriate standards, made it livable again (we thought my relative would return), and eventually acceptable for sale. He did many, many extra things during this time with no expectation of compensation. It was comforting to know all activities associated with managing the property were being taken care of even though I was located on the opposite coast. His communication was constant, timely, and my various trips to California (many unannounced) confirmed Bill's responsible actions. When the house eventually went on the market (some 6+ months later), Bill quickly brought in several offers and helped me choose the best one. Sale and closing were seamless, quick, and professionally done. I was more than pleased with Bill's service and would recommend him without hesitation. read more
