The only reason we moved is because we needed to be closer to work. We were very sad to leave our little community! Avignon is not perfect, but the things that we had issues with were mainly out of the management's control. I will share my honest review below: Unit: The units are basic but overall updated. It had everything we needed and plenty of closet/storage space. The only issues we had were in the beginning with the kitchen sink and the internet. Our unit had some problems with the kitchen sink backing up, but maintenance fixed that quickly. Also, our unit for some reason had problems connecting to Spectrum. We had to have 5 different workers come in to inspect. Finally one worker said he knew about our specific unit and realized there was a broken outlet our internet was plugged into, so there was a second outlet it was supposed to be plugged into. Not sure if I'm explaining that right, but he had to drill holes into our wall to get the wire to go straight into the bedroom. But, no problems since then! Community: The community was pretty quiet and safe. There are kids who play outside during the summer, but they're not loud. Neighbors are friendly and keep to themselves. The addition of the small dog enclosure has been nice, and most owners are responsible. There are a handful who never clean up after their dogs, which is frustrating to see. But, the community is well-maintained generally. Parking: There is plenty of parking along Basque Ave. We've never had a problem finding parking, although there are occasionally events with the school or library, and then it is packed! But, this does not happen very often. The train track area can be a little sketchy at night, but the gates of the community keep trouble away most of the time. My husband's car has been broken into once before, so just keep any bags or belongings out of sight. As for the garage, the only frustrating thing has been sharing it with irresponsible neighbors. He has already moved out, but we had a garage neighbor who would never close his garage door, so I had my wedding decor and mementos stolen from my side of the garage! Very sad and frustrating, but it was out of our control. Laundry: Similar to the other complaints we have, some neighbors are just dirty or inconsiderate. For the first 5 years, we didn't really have any problems with the laundry room aside from the occasional broken machines or excessive pet hair in the machine. But lately, there has been a noticeable difference. The machines seem dirtier and smell, probably because someone didn't use enough detergent? There has also been a resident who leaves their clothes in the washing machine for 1-3 hours before moving it to the dryer, and then leaving it there for another 1-3 hours! I counted. Just one (maybe more) inconsiderate person that affected our quality of life. Maintenance does their best to keep things clean, but they can only do so much. Management: Matt is the nicest property manager! He is always quick to respond. He is also very understanding if you ever have problems you need to bring to his attention. He seems like he genuinely cares about his residents and always greets us warmly. We had no problems with our move-out inspection and getting our deposit back, too! Maintenance: Maintenance has always been great. There used to be a maintenance man that was AMAZING. He was so amazing that he got promoted and moved to another location, which was sad for us. The newer maintenance workers are also nice and quick, just not as quick as the first one. But, they've still been able to help us with anything we needed fixing or replacing. No complaints on this front! Overall, although there were a few frustrating aspects of Avignon, I feel that these are common issues that could arise in any complex as long as you live and share things with other people. It really depends on who is next to/near your unit. Again, we were very sad to leave, but Avignon will always have a special place in our heart!

We have been living here for a month and have had multiple maintenance requests from how the…read moreprevious tenant left the apartment. Most recently, we had to get our refrigerator replaced because it was leaking. Jose let us know we would have to wait a few weeks to get a new one in. He called and said they had them in early and came that day to install! Jose and Arnulfo were WONDERFUL and so quick with the exchange. Jose even installed an ice maker before they brought it up because he remembered we had a problem with the other one that needed to be replaced :)

Some things I have learned about the community that would be helpful are the following: If you rent an apartment with the outside patio facing a courtyard and are on a lower level be prepared for early wake up noise from the landscaping team, squirrels everywhere and skunks. Apparently this area has alot of skunk activity and though it is better than last year you will still wake up to that awful smell during the spring time if you have your windows and sliding door open and are on the ground floor. The AC units in the older buildings (I'm in the 297 building) are very loud where the newer ones (closest to Anaheim stadium) are smaller and more efficient and quieter. The older buildings are cheaper and most spacious - they were purchased by Irvine Company and were built by another builder - but you pay the price in utilities. My electric bill in a 2 bedroom last year was over $300 a month. I think next lease renewal I will move to the newer side of the complex for energy efficiency. They put in new smoke detectors this year that are so sensitive you can't get them to turn off for at least 15 minutes. You have to cook with both your AC fan and over the stove fan if you want them to not go off. The office has had a lot of turnover so I don't feel as connected here as I did in Irvine at both Promenade and Westview and emails aren't answered as efficiently but if you stop in they are very nice and helpful. It's just hard to get attached to one person since there is the turnover of staff. Maintenance is the best and I can't say enough about how efficient and caring they have been. The only complaint I have is that we don't have access to the AC filter as I have had in the other communities where you can just change your filter whenever you want (at Promenade you just put the old filter in the hallway and they bring you a new one). Parking is garage parking and is okay but neighbors aren't great. I parked in the wrong spot early on and instead of checking with the office my neighbor had me towed at a grand total of $300 and damage to my brand new electric vehicle. Not a good neighbor for sure. I would have just put a note on their window. EV chargers - the most are in building 297/291 garage. Amazon delivery is the best benefit here that you don't get anywhere else. They deliver packages directly to your door instead of the package lockers which is awesome to have when you live alone or can't lift something heavy. Very pet friendly, two dog parks kept pretty clean. Fireworks from Angel Stadium every Friday night during the season can be seen from the back parking lot. All in all, I'll stay here for a while but thought it would be helpful for others to have some information.

It really makes a difference when management is both professional and personable. Maintenance has been just as reliable. Jose, Francisco, and the rest of the team are consistently quick to respond and handle everything efficiently without cutting corners. Every morning, I see them out cleaning - scrubbing the grills, mopping the floors, and keeping the hallways looking and smelling fresh. That level of care doesn't go unnoticed. The community feels well-kept and comfortable, and the level of service from both the office and maintenance truly sets this place apart. I truly enjoy living here and would absolutely recommend it to anyone looking for a well-managed and cared-for community.

Rosie gave us a tour of all the spaces available, was incredibly helpful, and patient answering any questions we had. The entire process from start to finish went smoothly. Maintenance requests are done in a timely manner, which we appreciate tremendously. We're grateful for the storage spaces offered, the amazing amenities, and that it's dog friendly. Since living here, we've enjoyed the community events they host too such as taco night, pizza, and most recently they had a coffee/matcha cart. We've also utilized renting out the clubhouse for a joint birthday celebration. It's been such a joy living here and I hope we're able to stay for a long time. I highly recommend Amplifi if you're looking for a safe, gated community, that's beautiful, and close to downtown Fullerton.
