Having purchased a home, I recently moved out of Park View Apartments after residing there for over seven years. My lengthy stay at this lovely and well-maintained complex is testament to the awesome experience I enjoyed over the years. From the first time I met Rich, the owner, and toured Park View, I immediately felt I found a place that was well suited to my needs. Just strolling around the complex with its gated entrance, Tuscany-theme design containing European-style fountains and a mini piazza, along with a beautiful swimming pool and lounge area, make Park View such an inviting place to live! The apartments themselves are spacious and structurally sound with tasteful Berber carpeting, engineered wood flooring, and high-quality kitchen cabinetry and appliances. Alejandro, who oversees the maintenance of the complex, was always very quick to respond to requests I submitted, often the same day. He ensured everything was in perfect working order. He always made it a point to greet me whenever our paths crossed. This place is so special to me :) don't let any negative review persuade you otherwise! My husband and I have lived here for 3 years now and this place has truly become our home. We now have a 4 month old and feel so blessed to raise her in such a friendly and cozy environment. When I first applied, I was a little difficult working with and Rich was nothing but kind and gave us the benefit of the doubt and rented to us! Thank goodness! This place is quiet, always clean and well kept, never has there been a problem, everyone is friendly and respectful, and Alejandro is always a text or call away to fix any of your problems or answer questions! Bright Living Spaces The living spaces are generous in space, and are LIGHT & BRIGHT. Fast Maintenance Tickets The online portal provides an easy way to request maintenance on any fixes that may be needed, and the property manager is very friendly, skilled, and performs work FAST. Awesome Pool & Spa The community has a fantastic pool and spa area which has PADDED lounges & furniture, picnic tables, cabanas, and a fire pit area where my neighbors and I have enjoyed get-togethers at. Long story short, the owner of this apartment likes to play games with prospective tenants. His intentions are unclear, his communication is not transparent, and it is clear that his apartment complex is not on the path to future success when his spirit is rotten. All details are reported to the best of my ability. Skip to the bottom to read the strange experience I had with the owner, Rich Katz, where he threatened a third party, as though taking a hostage, and resorted to unsavory threats towards me when I told him I must leave an honest review. Update: the owner (Rich Katz) threatened to sue over leaving a bad review. Thankfully, he cannot do that for honest opinions over real experience. Anti-Slapp laws. -- "Strategic lawsuits against public participation (also known as SLAPP suits or intimidation lawsuits),[1] or strategic litigation against public participation,[2] are lawsuits intended to censor, intimidate, and silence critics by burdening them with the cost of a legal defense until they abandon their criticism or opposition." Slander is defined in this context as "a false and unprivileged publication, orally uttered, and also communications." When a post concerns the apartment over the internet and provides concrete examples of bad things, this counts as legal and proper criticism, protected by them first amendment. Were I to have placed any baseless claims, such as "that there is a rampant rat infestation" which I have not verified in real life, then it would be a form of defamation.-- Rich Katz did the following things to a prospective tenant. When an appointment was to be set up with the property manager, he flaked. When information was asked concerning what direction the open apartments received sunlight, he found the question irritating, and ceased communication. He promised to take my deposit for an open apartment, yet gave it to a customer who called afterwards. When I told him that this experience was negative to me, that I would have to leave an honest review, he made huge threats. Read here: I had learned of Parkview by staying at an AirBnB. The host, J, lives above the complex manager. When I told Rick about the review, he threatened to kick J out and to harm J's livelihood in whatever way he could. J is a man with a wife and children who depends on his Airbnb business. A person with integrity cannot abide by this. As a young adult, I have had to learn the meaning of integrity. I had wanted to live in this apartment complex so much that I even apologized to Rich over the review, when he made those threats. I did not want J and his family to be affected by Rich's power and influence. Nonetheless, Rich said he forgave me, yet blocked me afterwards. Furthermore, he had kept me blocked, but suddenly spammed me with all sorts of nonsense, that he would sue me for writing reviews, that his family was powerful and well connected to excellent lawyers in the community, who were family friends. These apartments have served me well! I recently moved from San Diego out to the Thousand Oaks area for work. The process was already extremely stressful so I was not looking forward to figuring out my living situation. However, I took a leap of faith and started the process with Rich and Alejandro. It was a smooth transition and they got my place ready in no time. Not only are the apartments extremely spacious, they're also incredibly clean with new and modern appliances. It's in a great location with many stores and businesses not too far away from it. On top of being located in one of the safest and quietest neighborhoods, it's also gated! They have a cozy outdoor area, some sidewalk to walk your dog, and a pool. It's incredibly family friendly and a beautiful place to live. I would recommend it to anyone. read more

We initially had some issues in the apartment but Alejandro and Rich were quick to help us with any problems we had. 6 year retrospective: After 6 years living here, my opinion has not changed. I would have stayed longer if familial obligations had not prompted me to move. Looking back, I can't think of a single issue that went unaddressed. Let's be real- You're going to have neighbors cause some issues no matter where you're at. If this isn't the case, you must be living in utopia. So, rather than trying to find the perfect place, what you're REALLY looking for is management that is eager and willing to quickly and persistently solve problems that arise for their tenants. I lived right under someone who decided it was a good idea to smoke cigarettes and marijuana in his bathroom daily. When the fan sucked up the lovely aroma, guess where it went? Straight into the studio apartment of yours truly. Rich and Alejandro really went to bat for me on this and took care of it, thus avoiding a new entry being submitted in True Apartment Horror Stories Volume IV. Broken lightbulb? Fixed. The cords on the blinds getting all f***** up? Untangled. Neighbors blasting music at 10:30 at night? Complete silence after a simple text message. I lived here for 2 years, and this was a wonderful apartment complex to live in! I liked that it was a gated community, and the grounds were well-maintained, safe, and upgraded, which made it feel really nice to live here. There were only a couple times I needed to call Rich or Alejandro for minor maintenance in the apartment, and they were extremely responsive and quick about getting things done. The apartments are super clean as well. In terms of safety, this place is super safe! I have even left packages out for days and I never had an issue. The two most important things to me were management, cleanliness, and safety, all of which are excellent here. read more

I lived a short period of oak park apartments and the stay was very pleasant. It is modern style with a friendly environment. It is a quiet but safe and friendly cute small neighborhood and gated. The maintenance on the property is very good. It is very clean and welcoming. Alejandro is a big help and reachable if you need help. It not only have modern look in the unit but also a very beautiful swimming and area with a fireplace, barbeque, and a nice sitting area. A wonderful apartment community! I wanted to wait several months before writing a review of Park View so that I would have some experience with which to draw upon. Park View is a great place to live. The complex was totally renovated in 2016/2017 so I am the first resident to live in my unit. The complex consists of 46 studio, one bedroom, and two bedroom apartments. My unit is a two bed/one bath configuration. Inside: My living space is gorgeous with two good-sized bedrooms, tiled bathroom, berber carpet, high ceilings, large kitchen with stainless steel Whirlpool appliances and wood-grain engineered flooring, large living room, full-size washer and dryer, several huge windows, and individual HVAC units located each bedroom and the living room. Outside: The gated complex is divided into two sections, the lower half consists of studio and one bedroom units and the upper portion contains two bedroom apartments. Each section is designed in an Italian piazza fashion adorned with beautiful European-style foundations and other tasteful decorations and landscaping with a variety of trees and plants. The grounds are dutifully maintained by a landscaping company. The spacious pool contains tented gazebos and lounge chairs throughout. Since the complex contains only 46 units, the environment is serene and peaceful and never crowded. While I don't mix much with my neighbors, they are friendly and respectful whenever our paths cross in the common areas. The community at night is very quiet. The owner of the complex is very responsive, accommodating, and shows genuine concern in addressing any issues I've had, which have all been minor. The maintenance person is very easygoing and dedicated to keeping the complex appearance and upkeep looking great. Park View is an awesome place to live! Beautiful, clean, well-maintained community. My apartment doesn't feel like an apartment; it feels like HOME. It is such a joy to live here! Out of all the apartments I looked at in the Thousand Oaks area, Park View outshines the others BY FAR! (so many options in Thousand Oaks are gross, tons of loud kids running around, cop cars at night, obnoxious tenants, old and gross with bed bugs and ants, etc.) It is the absolute opposite here! Here are a few things that continue to make me happy every time I walk into my place here . Separate climate control in each room. This provides TREMENDOUS savings on electric bill. gorgeous kitchen, new appliances are appreciable upgrades. The beautiful tile back splash, (try and find that in another apt. in thousand oaks!). Wood flooring in the kitchen and my favorite little perk, soft close cabinets, so cool. Slide out cabinet drawers. No more standing in a plastic walled shower. The large stone tile walls make getting ready in the morning pleasant rather than a chore. the brand new stack-able washer and dryer, the recessed lighting and burber carpet. AND, I cannot say enough about the grounds. As i tell all my friends, It feels good coming home walking up the paved and stamped concrete paths, past the cabanas and fire wall near the pool and then through the GORGEOUS gazebo with couches and bistro lighting. It may sound silly but there is alot of value to me enjoying the walk from the parking lot through the grounds hearing the fountains placed throughout and the well maintained plants and flowers. Rich, the owner is ALWAYS available by phone and is incredibly responsive. He is great, nice and cares about his tenants. And he cares about making sure the apartment community houses quality tennants. Makes for good neighbors. His maintenance manager Alejandro is also super dedicated and helpful and wow, I needed help with one little thing and he had it done the next day. Informing me through email when he would be in the apartment and when they were done. These are the little things in apartment living that are HUGE things in reality. I cannot say enough positive things about my experience here. This is a real review, not one of Rich's friends. Ha. It's funny, I actually carry pictures of the grounds and my kitchen and bathroom on my phone to show my friends od cp workers how nice it is at Park View. Amazing complex overall, it is a fairly small complex divided into an upper and lower section. It's quiet and secluded, and is also right in the middle of Thousand Oaks. Banks, grocery stores, restaurants are all within 5 minutes of the location. There is also a park and dog park right next door. The amenities are second to none! The washer, dryer, and refrigerator is perfect, the set up complements the floor plan! In addition, they also have a pool, grill, and other things alike! Never had any issues with any residents within the community, everyone was quiet and to themselves for the most part. The units are also very spacious and up to date! Although I never had any issues the landlord was great in addition to an exceptional maintenance guy! I lived here for a year and it was nothing but a great time. What a great experience with Rich ( the Landlord) from the minute we called him to see the rental apartment to the last day we handed the keys to move back to our home state. We really like our new home at Park View apartments. First of all, the owner is a really nice guy who goes above and beyond to make sure everything is perfect. Him and his crew have done a great job renovating buildings and the grounds and making it look more like a resort than apartments. Here are few things that we really like about our new place: Huge kitchen with wooden floors. Everything is new and good quality. Washer and dryer inside. Sound proofing of the walls. We haven't yet to hear our neighbor upstairs. Large and good quality windows that keep the heat or cold inside. We like independently controlled AC in each room. The AC units are super quite and energy efficient. Every room and bathroom are VERY well lit. There are recess lights and fan with lights in every room. Energy efficient lights. Ventilation about kitchen stove and in the bathroom that blows air outside. Really nice court yard with places to sit and hangout. Nice pool area with cabanas and fire place. This apartment complex is truly a diamond in the rough. After an exhaustive search of one sub-par apartment complex after the next in the Conejo Valley, I stumbled upon this hidden gem. The newly constructed apartments feel more like a home than an apartment. The kitchen is shockingly large, and it's very clear that the owner, Rich, wanted to put home quality finishes on everything. The surrounding grounds are very nice, with an almost resort quality feel. There are water fountains, oak trees wrapped with lights, cabanas by the pool/hot tub, a fire pit, and the complex is completely gated as an extra bonus. I've submitted 2 service requests online since my time living here, and both were addressed within hours. Needless to say, Alejandro, the property manager, is attentive and on top of things! The beautiful landscaped grounds create a relaxing atmosphere, making it feel like walking in a garden. The neighbors are quiet and polite. Each apartment is very new, well designed, sparkling clean, full of natural light, and fully equipped with high-quality appliances, all of which make it feel more like a home than an apartment, basically offering anything and everything we could have possibly asked for. Alejandro the property supervisor is super friendly and helpful; he is available day and night and will be there swiftly to offer any assistance you may need. I had looked at so many apartments before finding Park View I had lost count. I was actually scheduled to sign a lease and had put a hold deposit on another property. As fate would have it, the day before I was to sign the lease, I met someone who had had a really bad experience and told me to go online and read the reviews for that place. The reviews were shocking to say the least but I'm SO incredibly grateful because Park View popped up in the Yelp lineup for apartments in the area and not only were the reviews spectacular, the pictures were gorgeous and the location was way better. I called to set up a time to see them and the person who got back to me was the owner! Yes, the actual owner not some management company. Rich met me at the property personally and walked me through all of the gorgeous amenities and spent time sharing all of the "extras" that you will definitely not find anywhere else; structural specifics he had taken the time to include that make each unit feel like an individual home. My father was a contractor so I have a little knowledge of some of the points he shared about the care that was taken in the construction. Also, the attention to the aesthetic detail is breathtaking. This coupled with the quality of the construction (It's extremely quiet. I have never lived in an apartment building that is this peaceful as you can usually here at least some tenant noise from the neighbors), the obvious "labor of love" care that Rich personally put into every detail of Park View and the genuine kindness and quality exhibited by Rich himself and Alejandro, the on sight maintenance manager, truly make this place feel like home. These guys go out their way to make sure you feel taken care of, which makes it possible to relax and enjoy this lovely community to the fullest.
