There are many aspects to selecting a place to live. Location, neighborhood, and neighbors. Avalon Oak Creek apartment homes is the ideal combination of all 3 with the added benefit of a truly dedicated and conscientious administrative and maintenance staff who daily show pride in their work. I moved in late February 2020. I had to call maintenance twice, everything was back in order by the next day. Special shout out to Maintenance Supervisor Victor Gonzalez, whose professional skills will qualify him as the "Swiss Army Knife" of maintenance, was very diplomatic and kind in explaining how I got myself stuck in the handicap lift. I have secured parking plus plenty of guest parking. I have easy access to the Ventura Freeway without the noise and smog. Unlike the Los Angeles basin Agoura Hills provides fresh clean air and a sense of community with an emphasis on healthy living, education and family. My neighbors, of all age groups, reflect those values. I was originally looking into a 55+ community where I could maintain a home office and be close to my grandchildren. Then my son asked, "So Papa, what do you plan to do for the next 30 years?" As long as they are able to maintain the resort atmosphere and excellent staff, I can see myself living at Avalon Oak Creek's truly apartment homes 30 years from now. read more

Horrible place to live. Constant loud construction from 8am-7pm and on weekends. Ants everywhere. Told they were "normal" here. Maintenance team is wonderful but they are backed up and take a while to make it out. Admin isnt there regularly. They are there random days and times. Calling their office is directed to a robot operator and there is no way to directly contact someone. Just have to hope someone is in the office. At midnight when your "moisture sensor" is going off leave 10 emergency requests on the phone through the robot for an hour until someone might respond. Looks nice until you live there read more

I've lived at Avalon Oak Creek Apartments since 2020, and if you're considering a downstairs unit, I strongly recommend thinking twice. When I first moved in, the upstairs apartments had carpet, which helped reduce noise. Since then, the carpet has been removed and replaced with hard flooring. Unfortunately, the staircase leading to the upstairs unit runs directly between the downstairs living room and bedroom, which means every step is loud and unavoidable. If you enjoy constant thumping, footsteps, and hearing your upstairs neighbors move around their apartment all day, then this might not bother you. But if you value any level of peace and quiet in your own home, this setup can become incredibly frustrating. What makes it worse is management's response. They are quick to say they "understand" the concern, but nothing actually gets done to address the issue. The responses feel more like deflection than real action. Just something to be aware of before signing a lease--especially if you're offered a downstairs unit. read more

Management at Avalon is the absolute worst you could hope to encounter. But this particular location definitely takes the cake. They are exceptionally rude, and have not a clue in the world how their own system works or what you as a potential tenant need to do during the application process. If you aren't already aware, Avalon has a class action lawsuit against them for illegally withholding tenant security deposits and overcharging on rent. Please don't make the same mistake I did and give them the benefit of the doubt- listen to the bad reviews and avoid this complex. I would instead recommend checking out Country Oaks Apartment Homes which is not even a 5 minute drive but in a much better location, with wonderful staffing! As a first time Avalon resident, I had applied to one of the townhome units March 17th with the intention of taking advantage of the leasing specials, both the half-month free and $150 security deposit. On their website, they promise your application will be either approved/denied within 24 hours of submission. I did not hear back until March 19th, and after acceptance, their portal showed a $1000 security deposit instead of the $150 special. You have 24hours to pay the deposit shown before your application times out and you lose your application fee. I called 3x, and never received a call back. I stopped by the office and after a half-hour of them trying to figure out what was going on, I was told it had been fixed, but checked back on the portal to see it hadn't. I had to return to the office again, and was instead informed I would be contacted by the specialist, Danielle who would fix the deposit on Monday. When they had "fixed" the deposit, it now showed $650. After another several dead calls and ANOTHER visit to their office, we were told it was because we had dogs. No problem, we provided the ESA letters then and there for the staff. Staff assured us there was no issue with the ESA letters and that the deposit would be fixed, and that we could stop by Tuesday (a full week after my initial application) to complete all paperwork and provide the deposit then. I then receive an email from Danielle, their application specialist at 4:48PM Monday informing me that I need to pay the security deposit by 5PM that night or else I forfeit the unit. I explained the issue to her, and was then told that the ESA letters need to go through an approval process that takes a week and may or may not even happen before our scheduled move in date, April 1st. Nobody in the office had mentioned this to us during our 3 visits, nor had anyone on the phone mentioned this. At this point, we have exactly a week to our move in date, and have no guarantee that the ESA letters would be "approved" by then. The next day I then hear back from Danielle that the letters had actually been rejected because one of them was "expired". Which is fascinating, because we were told by the agents in the office that there were no issues with the ESA letters. What followed was a string of several useless email complaints simply asking for my $100 application fee back. Considering they kept tacking on extra steps and hoops we had to jump through for these "specials" that were NEVER mentioned to us, I felt it was fair. They refused to refund me, even though this whole process is nearing 2 weeks without a resolution. When I didn't answer their phone call because I was at work, they even went out of their way to call my mother on the phone and yell at her. I don't even bother trying to call back at this point if I miss their initial call, you won't get anyone. Stay far, far away from this complex, and all Avalons if you can. My mother who has lived at Avalon complexes for 6+ years was hesitant to move in with me here as she has had awful experiences with Avalon in the past. I now regret ever attempting to give them the benefit of the doubt. Evidently, this is how Avalon swindles people out of money. Please do your research and look into the many lawsuits they have against them, and check out the other communities in the area. I promise you will not regret it. read more

So far experience not good at all they aren't in the office when they're supposed to be I've showed up probably five times in the past week they told me that it was a possibility when I was setting up my Internet that the previous resident if they didn't cancel it that they would have to call that was the case so at least I got some warning there but I've left multiple voicemails trying to get them to make a two minute call so that I have Internet because it has to be through them in this complex no one has called me back no one has made the call I've checked with AT&T I work from home this is ridiculous I have submitted the request in the stupid portal and everything that I was supposed to do they can't even make a two minute phone call so that I have Internet and can do my work read more

One of the worst apartment communities I have experienced. The office staff do not seem to prioritize residents' comfort, as concerns about loud children, community issues, and even maintenance or utility-related problems often go unresolved. There are also very few community events or efforts to engage residents. Due to the lack of support and responsiveness, I would not recommend living here. read more

If I could give negative stars I would. They do not maintain their units and they have issues with mold. My situation is not an isolated incident. I know one other person that had to move units because of mold. I have been dealing with health issues for years and I recently tested positive for mold inside my body after spending thousands of dollars trying to find the root cause of my health issues. I asked the company to test for mold inside my unit and they refused. They sent in someone to test for moisture, not mold. That person couldn't test the HVAC or the vents for moisture, they also completely missed a ton of moisture located under my dining room floor. I paid to have a mold expert come in to test surfaces and the air, and it cost me over $1,400. The mold and moisture specialist I paid for found moisture under the dining room floor. It was from the leak from the HVAC. Mold was found in the HVAC closet and a massive ongoing leak from the HVAC. In the 5+ years of living here, no one ever came to clean or check the HVAC for preventative maintenance. The inside of the HVAC was disgusting. The mold inside my body matches what was found in the HVAC. The response time from the Avalon team has been horrible. They take a week or two to respond to an email. We don't have heat or ac and our unit is not safe. It is uninhabitable, and they don't care. They don't care that we have been dealing with health issues or that all of our soft goods are contaminated. They never offered to send in an HVAC specialist and a plumber, per my request. My renters insurance did so and found the leak. Avalon is not taking responsibility, they are terrible with communication, and they do not care that my family and I have been dealing with health issues. They have not reimbursed me for the cost of mold testing, they won't pay for moving expenses, they have not responded to the fact that all of our soft goods need to be replaced due to contamination, they have completely avoided the conversation around the health issues my family and I have faced. My dog has been having seizures. We are trying to relocate, and they won't pay for anything to help. They cannot guarantee another unit won't have mold and they refuse to test a different unit to ensure it doesn't have mold. We have been left to deal with everything financially and emotionally. They haven't responded to my most recent email. It is so difficult to get a human being on the phone. The rent is ridiculous, and if you have an issue in your unit, it takes at least a week to get a response from human (even if it's an emergency). I had a toilet that was leaking and it took almost a full week for someone to respond. There are light fixtures all around the complex that are broken and rather than fixing them, they place an orange cone over them. The grills are not well maintained and you can't have your own. There are leaks all the time. Don't let the exterior fool you. What you see is not what you get. Steer clear of this place. read more

My family has lived at Avalon Oak Creek for more than five years, and my early experience was high. The quality of management took a turn about three years ago, and I advise anyone interested in living here to explore Better Business Bureau reports against AvalonBay properties. It is in line with what I've encountered. I will not get into the extended closures of the lovely facilities, or the high turnover here. In five+ years, they haven't once washed the exterior windows of the units. Almost constant works and projects, mostly on things that don't need improvement, seem to serve as justification to raise rents at every given opportunity. Several neighbors have mentioned it, some ahead of leaving. About two years after having shifted into a month-to-month tenancy at AvalonBay, I received an email from them on 11/15/24, giving a heads-up that I should keep my eyes open for a lease renewal offer by email and standard mail (which was never sent to me and on this note I've since learned that they have not once followed service guidelines in five years). On 11/22/24, the renewal offer came, and I was instructed that if I didn't want to sign for another year I would have to give my 30 days notice to vacate by 12/2/24. Ten days notice seemed short to me. In the few days provided, I wrote to AvalonBay customer care and they assured me that it was normal. I also received numerous emails from the management, "reminding" me of the 'approaching deadline' for my notice to vacate. Scrambling to figure out whether I could somehow make an unforeseen move in a few weeks, I was concerned that I would be facing an eviction notice if I didn't sign one or the other. I ended up signing the lease under what I would describe as duress. In late March I spoke with the leasing manager and explained that it seemed unlawful what had happened, and she acted like it was normal. I asked what it would cost to get out of the lease, was provided with a figure of nearly $15k. In June I requested permission to sublet and transfer my lease on different occasions, both were rejected. Evidently the only way out of an illegally obtained lease is to pay AvalonBay a significant sum of money. Seeking legal counsel, I have learned that Los Angeles County requires that a landlord must provide any tenant on a month-to-month (for more than one year) with 60 days notice of intent to end. I was given 10 days. In our email to the leasing manager, I explained and provided a link to the county website and requested that the coerced lease be voided with a month's lead time to vacate, without penalty. Three days later, I heard back that she would be looking into my account and documentation. I responded with an outline of the situation and emailed again with urgency several days later but I was ignored. It has been eleven days and I haven't heard a word. I was counseled to report to Avalon Bay customer care once more and did so today. They are sending a letter to local staff and don't seem concerned with whether their management teams are following local laws. I would rate the hardworking maintenance crew here higher, despite the response times having gone from four hours to three days since we moved in, and that isn't an exaggeration. When they make it, they're efficient, very nice and I'm guessing based on what I see that there are fewer of them now. There is a bigger picture at play here, and sometimes money is the sole mission. I'm not sure whether quotas and commissions apply to lease signings, but it's been suggested as a possible motivation for why a long term tenant might suddenly be faced with coercion into new lease (alternatively, vacating suddenly over the holidays). The management at Avalon Oak Creek fails to abide by local laws, and their violations of tenants rights are worsened by an absolute lack of accountability when it is brought to their attention that they have done so. Fairness is of no concern. Unethical, immoral, unresponsive. Please watch yourselves if you choose to take up residency with this company. read more

People are outraged here! This place WAS a nice place to live... however, they SURPRISED us with a sudden email that they are building ADU'S in 48 hours. Management are all liars. They looked at multiple people in the eyes (ie: Jonathan is a good example) and when asked, he said NO. STAY AWAY FROM AVALON. They are Dishonest and immoral company. I can't believe how poorly I was treated. I recently toured and applied for a 1 bedroom. My application was declined. I was given three different reasons from three different people. I tried calling the property and never got through to anyone. No one returned my calls or emails. I had to physically go to the property where Jonathan in the leasing office offered no help. Don't get fooled with how nice the property looks. If this is how they handle issue like this how would they handle any maintenance or safety issues? Edwin in the office said I was welcome to post this. I've been putting in complaints about the massive amounts of rodent droppings around my apartment and my neighbors. They had an inspector come who supposedly provide recommendations but none of that included spraying or cleaning up the area. When I was shown the apartment Edwin did not caution me about the rodent problem. I pay over $2,500 a month for a one bedroom. That's good money not to have to live in squalor. He also said it is a big problem around the complex. Yet another detail missing when I rented. There are ways to mitigate or at least clean up this rodent crap for the safety of residents. The staff here get high marks for doing the best they can with short staffing and a changing business model. This rating would have been higher, yet the Avalon personal touch it once had by reducing staff and having an office staff that is only available through an app or email falls short. Is it too much to ask to negotiate my lease on-site with Jonathan or Nermine? The off-site leasing specialist is not what we all want for the premium rent prices. My husband and I have been living in Avalon for almost two years. We enjoy the environment and the community as everyone is nice and respectful, and we made many friends who take care of each other. I understand there have been a lot of staffing changes and constructions in the past year, which I didn't fully appreciated it, but I noticed the team worked hard to put efforts to maintain the area. Made an appointment virtually to see a couple two bedroom units through their AI assistant tech, showed up a few minutes early and was told after some time waiting that they couldn't find my reservation (even after showing them the confirmation email). We then proceeded to wait for at least ten or fifteen more minutes before asking to see the units and if the gentleman there could show us where to go or show us the apartments who claimed he couldn't show them due to regulations from fair housing about walking people around in the rain. I'm not sure if that was a weird excuse or made up but was really not helpful for me and my elderly parents. We attempted to find the unit and had a difficult time locating it and since we were running late at this point for another appointment, we returned to get my ID back and leave. It felt pretty discouraging to not only have to wait and keep asking for help but also to not have someone working in customer service and residential services (and supposedly wanting to rent their units?) not be helpful or show us the available apartments and go to the extent of continuing to state that they couldn't find the reservation I had made again and couldn't show us the location in the rain. If I had to sum up in a single sentence why I loved living at Avalon Oak Creek it would be the following: It felt like home!! From the moment I first visited, I knew it was different than anywhere else I looked because it felt like a home, a neighborhood, not apartment living. I would have loved to stay longer but my job took me elsewhere! I only had a few minor facility issues during my year and a half there, and they responded immediately. It's a beautiful, safe community with access to many local amenities. I loved being able to walk to Trader Joe's or be hiking on a Trail in the Santa Monica Mtns in minutes. You're right off Kanan and that takes you straight down to the PCH and Malibu, all the beaches, etc. It was such a convenient location! read more

I love this place! I have become completely spoiled by living here and if I ever have to leave it would be hard place to beat! I have been here for about a 1 1/2 yrs. The location is prime, close to my favorite Trader Joe's, The Habit and most importantly the freeway, among other places. PARKING: The place has plenty of it! All the spots above ground are free for all, then you are assigned secured garage parking. You get 2 spots for a two bedroom and one for a one bedroom. Regardless I have never found an issue with finding a spot. GYM: it is clean and located in the main office building, it can get crowded but is really never too bad. I would say the only downfall is when there is a trainer that is there because they tend to take up a lot of space. POOL: Can definitely get crowded during the summer season, I do wish they have more than one and if they had a tennis court maybe? But the pool itself is always clean. I only have trouble sometimes with teens hanging out sometimes late at night, it can get a little loud (the curfew is about 10? I believe but we know that it is not something that can always be regulated). But honestly it is never a huge problem overall, the apartments are pretty well insulated. MAINTENANCE: They are so quick with their maintenance issues! I have heard horror stories from other complexes around the area and by far this place beats them all! Within 24 hours (*unless they need a specific part) they always fix within the following day). We had issues with our microwave vent staying on and after fixing it once, the second time it happened they replaced it completely. APARTMENT: Clean! Love the fact a two bedroom has the two rooms separated by the living room and kitchen. There is a laundry room in the apartment which I love! We have the 1200 sq. ft. apartment and it has plenty of space! The larger room has a smaller bathroom, but still quite spacious. LOVE my closet, walk-in (both rooms are). The only downfall is the air conditioning that the larger room tends not to get as much air as the others, but I know that it because there are so many vents throughout the place. In addition, the smoke alarms work WELL! Maybe a little too well, in which it can make it hard to cook anything on the stove. We have to turn on the air conditioning, it helps. I especially love the overall Customer Service and staff. The staff, specifically Jason Blue is the amazing! He very helpful and knows his stuff! We can always count on him. I also like the fact that the community keeps up informed of what is going on i.e.: holiday events the put on for the kids, we just had a red cross event, any security thing we need to know to keep us safe etc. PRICE: it is a bit pricey, I know we couldn't afford this without a roommate, even a one bedroom can be steep. However, it's hard to put a price on such efficiency and safety. read more

Pros: Good location, close to the freeway. Cons: Ridiculously expensive for a small apartment. The garage door openers don't work half the time. We've had ours replaced multiple times so it's not a battery issue. But the biggest con is maintenance! If you put in a maintenance request for one of the many things that WILL break (leaky faucets, plumbing issues, air conditioning not working during the scorching hot summer) don't expect a prompt reply. You can call the office (you'll get their voicemail) or you can submit the request online. Either way. Prepare to be ignored. Even when they give you an appointment time and you plan your day to accommodate them it doesn't matter to them, they'll show up late full of excuses. Rude! We won't be renewing our lease due to the constant disappointments. Once again maintenance disappoints! Seriously, every single time we submit a maintenance request and they call to set up a time it's completely pointless because the only thing that's consistent is that they won't show up on time. I have lived here for almost half a year now and I'm planning on moving out soon. The rooms are nice, so is the view. They allow dogs, there is a hill where you can play, and there is a very nice pool area with a hot tub! I forgot to mention, there is a gym just upstairs in the office which is good because me myself and a lot of other people like to work out. The location is great, too, with schools, restaurants, and stores nearby. Ever so often, they host events, like the Easter Egg Hunt with prizes. The kitchen is really small, though. That's means I can't bake very much, and I LOVE baking! The appliances aren't all that good, either. The Internet Connection is not the great, too. In the actual apartments, it is small and there is not much room for furniture, the colors are bland, but prices are pretty nice. But, the community almost ruins it all. Where do we begin? Smokers, mean dogs, inconsiderate neighbors, complete freaks, and DOG POOP. Ah, dog poop. I'm sick of it. There have been at least 6 times I've had to scrape dog poop off of my shoes with a stick. And, when I walk out the door. There are little pieces of dog poop on the sidewalk! Although it's not their fault that the community sucks, they can still enforce the rules better. And for that, this apartment complex is a solid 3.5 stars ( I put 3 stars because you can't do fractions of a star). Pros: Price is nice ( that rhymes!) I have lived here for almost a year and absolutely love it. The first 6 months I lived alone and felt completely safe in the community which was important to me. I have only had one maintenance problem that was fixed the next day without issue. The gym is spacious for apartment living. The units themselves have a washer and dryer which is amazing. Quiet community. The only complaint I have is that the pool has been closed for renovations (Oct to March I believe). It would have been nice to know this when signing a lease or it would have been nice to receive a small discount as the pool was one of my favorite parts! read more

We stayed at this place for 3 months, and got stiffed with a hefty charge for carpet not being clean due to our 5 lb toy puddle. Which is BS since we did a final walk through and nothing was found. Front desk is good, but then they throw you in a loop for collections. I get calls from them every day! Its really annoying. Next step is Attorney General of California. -------------- BELOW IS LETTER THAT WE SENT ------------------- Hello Kevin, We are still in the process of disputing a charge of $1,100.00 for a carpet change. As you know, the final inspection was done in my absence, after I left the apartment in an immaculate condition, save for a small rug burn spot for which I was quoted a repair cost of $60 to 80. I am really upset that we were not notified about the proposed carpet change or given any proof of the damage. The "Customer Care" department is total joke because the charges were reviewed by the same department and deemed valid - big surprise! All the representative I spoke with were very rude and unhelpful. However, what disturbed me the most were reviews of Avalon Communities I stumbled upon on-line. Some tenants also complain of unauthorized, excessive charges. Couple of people even mention an inspection with a mysterious black light and that they were never presented with results of such inspections - our case exactly! This seems like an intentionally deceptive practices. Love it here! It's generally clean and quiet and I don't regret paying a little extra to face the creek. Chumash Park is a short walk away and has summer concerts. We have a gym and a pool and even food trucks every other week. Trader Joe's is walking distance, as is the wonderful Jinky's. There is also plenty of casual dining facilities with outdoor seating within walking distance. The local nail salon is good too. The leasing staff is always friendly and professional. They even put out dog and cat treats in the lobby. There are cute pet contests and holiday hunts and a holiday gift-wrapping station. The dog mess situation isn't great, but that's on the tenants. There are plenty of bag stations, just also a lot of jerks. read more

Wish I could give it a solid ZERO stars. I decided to move when, after 8 years their only response to my attempt to negotiate the rent increase was, "We're not rent controlled" and "We can rent your place tomorrow for $3200"...and (implied but not actually spoken) "Boo-Hoo...get out". First...$3200...really? (insert sarcastic tone here) A crappy little 1000 sq ft apartment with old appliances in the 101 freeway noise zone? Sure you can. Second...I was set to move out at the end of January. My move got tripped up by the fact that was POURING! I haven't seen so much rain in Los Angeles EVER. It was crazy. The movers showed up but it was hopeless. The next day I tried to move out in spurts between more rain. It was a nightmare. So I didn't actually get out til a couple days later. Gabby, in the office, was thrilled to charge me $155/day for the extra days. I thought that they might have some consideration for a long time tenant who was NEVER late with rent...and the ridiculous amount of rain we had gotten. Not at all. She smugly told me that 'people move in the rain all the time. What was my problem?' That's just complete BS. We never get the kind of rain we got that entire week. She did not care at all. She made sure I would not get a penny of my deposit back...and in fact, would be getting a bill from them. This place and it's people are horrible. read more

Iv lived at the Avalon oak creek property for over 5 years. I love the location the staff and the amenities.this morning the even served everyone breakfast on the go bags as i left the complex. Very happy to call it my home! read more

We've had our fair share of issues, not necessarily the complexes fault but this is for Lalo. He has gone above and beyond, multiple times to show how much he cares about the residents here. He is kind, caring, compassionate, and non-argumentative. Customer service seems to be non-existent now a days, but Lalo went out of his way multiple times. He should definitely be rewarded for his kindness, compassion, and stellar customer service. read more

My unit is awesome, great space, light, bright, modern and with lots of storage. All of that and excellent customer service. I have lived at Avalon Oak Creek for almost a year since selling my home in Three springs. ....and I love it here! The staff is professional, friendly, and efficient. Recently, I needed to request service on my oven and my washer/dryer. I emailed my request late in the evening and by 0800 the next morning, the service technicians were at my door. (There are three or four full time maintenance guys that are fantastic! --They are reliable, knowledgable, and best of all- they are really nice). They were able to fix my my dryer and found the oven thermometer to be off my 30 degrees. According to the manufacturer, 30 degrees (+/-) is considered "normal." However, because I was not happy (everything burned!), Avalon delivered and installed a brand new self-cleaning oven the very next day. And this week- I was impressed again....the pole lights along my apartments steps were not working due to some construction going on. I live in the back against the mountains and it was pouring rain. It was late and it was so very dark without lights. Again, I emailed Avalon a service request letting them know that the buildings lights were out and it is not safe. They called me to let me know that an electrician was coming out to look at it. They also followed up with me to let me know when the lights would be back on. Tonight I came home and not only were the original pole lights back on, but they installed three motion detector spot lights that go on as We walk up/down the steps. Running my own business for 26 years, I have learned to recognize and appreciate great customer service. Here at Avalon Oak Creek, the staff has exceeded my expectations. Thank you very much!
