Our friends who lived here many years ago before they moved to buy their homes told us how much they loved living here which meant the world for us to hear. So what do we love? The management team and maintenance team respond quickly to inquiries through the Resident App for general help and also for maintenance needs. The maintenance team here is friendly, professional, communicative, and always have time to listen to what the need is. Wow! Way to go team! Another thing we love is the atmosphere here. The grounds are beautifully kept and generate a feeling of peace and relaxation. Some places in the complex are sunny while others are shady. We love the oak trees that are framed against the blue sky by day and the pink/golden sky at sunset. Speaking of peace, this is a quiet complex, well with the exception of one dog who misses his owner when he is left alone. We used to live in a noisy neighborhood, so we welcome the quiet. At night we hear Great Horned Owls call to each other. Such serenity! Lastly, we want to thank Jenny for her professionalism and also her positive attitude. Jenny is instrumental in making the transition to a new residence very smooth. She makes sure that the new residents get a "lay of the land," so to speak. She is passionate about helping others, and this is reflected in how she interacts not only with the present residents, but also with folks moving in. If I could give 0 stars, I would. I've lived here for over 2.5 years, and my experience has been a constant cycle of unresolved issues, poor management response, and living conditions that no tenant should have to tolerate especially at the price this property charges. To be clear, everything I'm sharing below is based on my direct experience and documented communication with management over time. Major ongoing issues: * Severe noise problems due to poor construction: The building has little to no soundproofing. Everyday activities from neighbors walking, dropping objects, opening doors are amplified to an extreme level. Recently, new tenants moved in next door with multiple animals, resulting in frequent, prolonged barking early in the morning and throughout the day. Despite repeated complaints through the official app and direct communication, there has been little to no effective resolution. Windows and doors might as well be open all the time. It makes no difference to the sound coming in from outside. That's how old and cheap these windows are. * Excessive number of animals in neighboring unit: At one point, I observed multiple dogs and cats being kept in a small 2-bedroom unit next door. The noise and disruption from this has been constant and significantly impacts quality of life. This has been reported, but enforcement appears inconsistent. * Water intrusion and mold concerns: There have been recurring issues with water intrusion around windows, which led to visible mold buildup. I was advised to clean it myself with household cleaner, despite having a child with severe asthma. This is not an acceptable or safe long-term solution. Please note photos and videos of different events. * Pest problems: There have been multiple instances of rodents causing damage, including wiring under appliances. This has happened more than once, indicating an ongoing issue rather than an isolated incident. Twice I've had to repair my car due to rats chewing out all the electrical under the hood. Each time costing me around One thousand dollars. I wouldn't recommend putting any plants on your patio, squirrels will tear them apart almost immediately. * Maintenance and safety concerns: Frequent problems with lighting being out, general upkeep, and delayed maintenance responses contribute to an environment that feels neglected. Parking and all walkways were pitch black for over a month. I have video of me tripping over pavement and falling into bushes hurting my arm while trying to document it. This was at 9:35 pm! * Parking and general management inefficiency: Parking issues are ongoing, and communication with management often feels one-sided. Requests are acknowledged but not meaningfully resolved. The system in place (including their app) gives the appearance of organization, but in practice, it has not led to timely or effective solutions. Once I was forced to park my car in the Kaiser parking lot for over 2 months until they were finally able to get the neighbor not to park in the middle of 2 spots. The bigger issue: What's most frustrating is not just the problems themselves it's the pattern. Over 2.5 years, concerns have been raised repeatedly, documented, and followed up on, yet meaningful, lasting resolutions have been rare. This review isn't based on one bad incident it reflects a long-term experience of feeling unheard and dealing with issues that directly affect daily living conditions. Final thoughts: If you're considering moving here, I strongly recommend doing thorough due diligence, asking current tenants about their experience, and paying close attention to how management handles ongoing concerns not just initial leasing. First off I dont even live there yet. I want to go take a tour and talk to the manager of the complex and find out there is no manager on site to talk to. No one on site on a Saturday when people want to visit the complex of all days. They want me to do my own tour through an app. and I am not tech savvy. There is no manager on site period. Well this went downhill super-fast and I really wanted to see one of their one-bedroom apartments. I have visited a few other apartment complexes and they are on site and more than eager to show me an apartment. What a waste of my time. So I will stay where I am now until something interesting pops up. Reading all the negative reviews here is a big warning sign. To start the apartment was amazing we loved it but after spending just one month there we were starting to realize this was not the best place to live and the longer we lived there the more we hated it. the noise from the other apartment drove us crazy playing music from 9pm to 8am we called so many times for help and we spoke to curtesy patrol and they did nothing they stated they sent an email to the apartment but the issue was not resolved and we kept complain still to no avail. the gym gets a quick wipe down at the end of the night but you will have company on you work out with all the spiders in the corners of the windows. Also if your a fan of MOLD in your area move right on in the laundry room on our balcony was falling apart with damp and mold. our fire alarm would go off constantly even when using a microwave and when we had someone look at it they said of that's just what they do. one night i was taking out the trash and to my surprise there was a homeless man in the trash who then tried following me back to the apartment. oh you want to have a nice stroll in the park area and sit on a bench well you can but look out for all the bird poop that is never cleaned. The apartments are so poorly made that when there was rain it would collect at the top of the stairs and one day we are going to work and my boyfriends foot goes straight through the floor yes they patched it up but there was no compensation for this at all. i wasn't going to leave a bad review as i spoke with the community and they helped us end our lease early without too much fuss for only one month later sent us a statement for 538 dollars because they didn't charge it during our last statement that's not our fault your forgot to add it to the statement. and when calling to figure something out or get answers the lady who answered the phone was rude and blunt overall DONT MOVE HERE. rent is constantly changing and never in a good way. I have been residing in eaves Thousand Oaks for a full year. The grounds are beautiful, apartments are spacious, and the on-staff maintenance team is kind and responsive. However, I would strongly advise against living in this complex secondary to administration. I have faced numerous issues associated with communication. After weeks of attempting to contact somebody I was informed that the email is not being monitored anymore. Additionally, administration is not in the office. (Phone is monitored by external service). The only way to get a response from anybody is via resident app, which is not communicated or posted anywhere. I have spoken to many residents who additionally feel like the communications is severely lacking. Many have chosen to move away. My ultimate issue has been attempting to get pest control to arrive. My original request was placed 5 weeks ago and to date no service has been completed. My reimbursement request for dog accommodations was apparently from higher up leadership and the verbatim response I got was "we did not ask you to board your dog and it is your responsibility to be present or give permission for your apartment to be entered." It's astonishing to see the lack of empathy by this team for working single professionals. Think twice before renting from this apartment complex. read more

I rarely leave low star reviews. I would rather put more good out into the universe than focus on the negatives. But after receiving my latest rent renewal offer to lease my 1 bedroom unit for $2,800 a month (base), while the vacant unit I SHARE A WALL with is advertised for $2,483, it was the final straw that broke the camel's back. The cons have now outweighed the pros of living at Eaves. But first, the good. The property overall is quiet, green and well kept. It's pet friendly and the community is nice. The pool is lovely. The maintenance staff is great and super responsive. Over the years they've replaced our thermostat, water heater and washer; unclogged our sinks and bathtub; fixed our toilet; fixed our leaking dishwasher; and replaced our patio blinds. The site managers host resident events and scavenger hunts, and one year when I won a turkey and they accidentally gave it away, they took $50 of my rent that month. Now, the bad. RENT INCREASES Our first lease in 2019 was for $2,050 a month for a 1 bedroom. Now, in Sept. 2023, the proposed rental agreement, with the $55 pet rent and $80 tech package, is $2,937 a month for a 1 bedroom unit (the same one we've been in the past 4 years). State law allows landlords the opportunity to increase rent up 10% each year. So I looked back at Eaves' history raising the monthly rent on our unit: 5% during the height of the pandemic ($102/month); 8.5% year three ($183/month); 9.9% year four ($183/month); and now a proposed 9.1% increase for year 5 ($232/month) while the same vacant unit next to us is advertised for more than $300 less. It is my opinion that being a long-term tenant is not valued here. PARKING When we first moved here, we had 1 assigned parking spot but access to dozens of visitor parking spots. Eaves decided to take away most of the visitor parking near our unit (nearly 20 parking spots) and turned it into "assigned" parking that we could pay an additional fee for. Street parking is limited due to overnight parking restrictions. And even with the few spots where you can park on the street overnight (about 4 near my unit), my car was egged twice. NOISE FROM UPSTAIRS UNITS We live on a ground floor unit. It's awesome during the summer because our unit generally stays cool and we rarely turn on the AC. But the noise from the unit above us can make you want to snap. In general, our neighbors have been respectful, but you can literally hear every single footstep above you. I don't know if they removed a carpet and the flooring amplified the sounds, but it's terrible. There have been three different tenants living above us over the past four years, and we've been woken up in the middle of the night by music, furniture moving around, shutting windows (sounds like a bomb going off) and loud sex at 2 a.m. Not ideal if you need to be at work by 8 a.m. (Or if you work from home. I literally hear EVERY footstep above us, 24/7). GYM They remodeled the gym after the pandemic and put in great new equipment. The cardio machines are on the 2nd floor, in front of beautiful windows overlooking the pool. However, my schedule only allows for me to work out on weekends and evenings after 7. The air conditioning was not on when I went at those times. Remember those windows? They turn the gym into a greenhouse during the summer without the AC turned on. Some people may like working out in 80 degree temps, but I'm not one of them. Also, the wifi there always disconnects, so be ready to eat through your phone's data usage. IN SUMMARY Overall, it's a lovely place where I could overlook the negatives if the price was right. But the fact my rent was increased AGAIN when the unit next door is listed for so much cheaper just reaffirmed that their bottom line is money. ALSO - they are in the process of building ADUs on the property. They took away the parking spots below a building by the pool to build housing in its place. So I'm sure the parking issue will only be exacerbated in the future. I am predicting that we won't see a penny of our security deposit back, and will probably be billed for more charges beyond that since money does seem to be the top priority around here. For example, normal "wear and tear" of an apartment unit covers paint. But the majority of our walls are covered with a matte-textured white paint. After four years, the whole interior just looks dull. There was a chip in the bath tub that I discovered after we had already moved in. I didn't even bother to contact Eaves and report it because it didn't seem like that big of a deal to me. But knowing what I know now and all the ways they've extracted money out of tenants (rent increases, paid parking spots), I have a feeling I'm going to regret that choice. I'll update my review with the final bill that we receive so that potential future renters can have an honest appraisal of the total costs you can expect from being a long-term tenant here. read more

So the GOOD first. Maintenance are really great guys and very professional and always timely. The apartment had a nice spacious kitchen. The pool is nice. The BAD. Very expensive. Very noisy. I could hear everything my upstairs neighbor was doing. Also, the parking lot at night got noisy. Lots of disrespectful dog owners not picking up after their pets (not Avalons' fault I realize) but that is a huge factor for me in where I choose to live. The gym is nice but very warm inside and they would never get the A/C up to a comfortable temperature. Many tenants complained to no avail. You will also pay $75 for Spectrum which I believe is now a requirement. Their is never any managment in the center. You have to call and hope to get a response. The WORST, be aware when you move out NO MATTER how much you clean your apartment, they will charge you up to $300 to clean the apartment to "their standards". I was also charged some other menial service fees and they charged pet rent on my certified service animals. I've reached out for that to be corrected but not holding my breath. So basically you can not count on getting your deposit back. Just know that ahead of time. All in all I would not recommend living here as their are so many lovely places which charge less rent and offer equal or better options. Good luck with your search. read more

They are effectively nonexistent-- in fact they only seem to exist to place extra charges on my account and when I tried to question the charges and simply speak to someone, there's no way to get a hold of anyone in the office. They reply over email about once a week to close my concern and there is somehow not a single phone number to call or physical person to speak to. I'm shocked by what a scam this appears to be. They have added unwarranted late fees on my accounts despite me paying rent on time each month; no one ever reached out to me about any unpaid charges. When I reached out about the extra charges, they told me their office doesn't handle billing anymore, and they recommended I pay the amount I am disputing before anyone would look into refunding me. My review is going to be a negative review for eaves Thousand Oaks. But before I say that, I want to simply thank and point out that the best thing about this complex are the maintenance workers who have worked efficiently, professionally, and who have always had a great attitude and personality. To them I say thank you. This is the main point of my review: I have been living at eaves Thousand Oaks for the past 14 months. In that timeframe I have never missed a payment, I've never paid late, I've never needed payment arrangements, and I've never had extensive work done to my apartment. Even through the pandemic I always made sure that I was immaculate with paying my rent on time. As of a few weeks ago, I received a lease renewal that highlighted an increase in my rent of almost 10%. The state of California states that the most your rent can be raised at a given time is 10%, however, that DOESN'T mean they HAVE TO raise it that high. I called the leasing office and tried to get a better deal given my history as a tenant here. The only deal they were willing to do was to give me a largely insignificant $17 off the price they had quoted me for. Other apartments have been vacant for a minimum of 3 months and some renters have left in less than a year. I want to stay here and have shown my commitment for the long term and yet they only were willing to give me that bogus deal. We are in a pandemic; gas prices are skyrocketing, cost of groceries and everyday essential goods are going up. I was hoping that they would agree to my proposed 6% increase given our relationship history for the past year and my commitment for the next year. They never even responded. They truly have shown me no sense of loyalty. This is really sad and distressing; it's callous and disregards the financial struggles and prolonged effects to renters everywhere because of the COVID-19 pandemic. So, beware if you're looking to rent at eaves in Thousand Oaks, they do not care about your relationship with them and will try to get as much money out of you as possible every year. If eaves Thousand Oaks reaches out to me and is willing to negotiate a better lease renewal than what they offered, I will change my rating and review, and I will sign the renewal; otherwise, I will potentially leave. read more

Good location, terrible management and over priced. Would NOT recommend this place. All went downhill after Zachary left. Marjorie was completely unprofessional upon move out. Not to mention rude. We scheduled a pre move out walk through and NO ONE showed up. When we contacted Marjorie she said she "accidentally" scheduled it on a day maintenance is off. On final move out day no one showed up either. We left the place SPOTLESS and were charged "pet damages" when we never had a pet nor were notified during our tenancy that they suspected we had a pet. The maintenance crew does nothing but drive around in their carts. They budget more for useless renovations than investing in keeping their tenants happy. FYI: they call them Apartment Homes when they are quite literally just a small apartment but they charge for ALL utilities including trash. So far so bad...I began my lease on 7/26/22. I was instructed to provide a cashier's check for the balance owed - which was not a small amount - and I personally hand delivered the cashier's check it to Marjorie Lindo (as instructed) on 7/26/22. The amount included the prorated rent for July, part of the security deposit and the entire rent for August along with the tech connect stuff. Also as instructed, I registered in AvalonAccess for future payments and when I log in I see the entire amount is still due. How is this possible since I had delivered the cashier's check in the exact amount on AvalonAccess over 7 days ago? I started to send messages via the AvalonAccess app on Monday, Aug 1 - no response, then again on Tuesday, Aug 2 - no response. Today I called "customer care" and they informed me that cashier's checks take 7-10 business days because the leasing office has to mail them - this is the first time I heard that. Additionally, no matter how many times I call the local office here in Thousand Oaks NO ONE ANSWERS and NO ONE RETURNS CALLS. I'm furious right now. Moving into The Eaves seemed like a dream to me. Sure, the rent was higher than I could reasonably afford, but I was willing to give up certain luxuries to accommodate my housing. There were hiccups here and there, to which the maintenance crew kindly attended to. However, towards the end of my lease, I got a strange note on my door that informed me our apartment would be "inspected for construction" first I freaked out, having no idea what this meant. Then when contacting the office, they informed us that they would be re-doing the cabinets in the kitchen. Absolutely strange but I thought maybe there were proper grounds for this. Once the construction manager arrived, he informed me that ACTUALLY, they would be ripping out our kitchen. They took the measurements and left. The next time they came around, they informed me that NOW they'd be redoing the entire kitchen, the flooring (which had been previously updated before we moved in) and even the bathroom. I asked we would be compensated for the time we were unable to live there, to which they claimed the conditions to be livable. My boyfriend and I were informed that this would take six days, but that it would be livable while this happened. Already, I was trying to fight them on this because we would be leaving at the end of our lease in August but they informed me that they had to do all of the apartments at once while they had the workers. Upset and appalled, my boyfriend's family looked into the legality of it and asked a young woman in the front office, if anything could be done. She had said that it could not that "they have lawyers" and "she's ____ months pregnant so if she could do it, so could we." The hostility and moot point about her being pregnant was absolutely unprofessional. Once we accepted that we would have to move out for six days, we were told that because they were starting in the middle of the week, it'd actually be 8 days until they would be finished. Once they had began the construction, we had the entire apartment packed up and decided, ya know what? Our crap is packed, might as well get the hell out of this scam of a complex. We were removed from our rental contract, and moved to a much more friendly and affordable apartment. I would strongly advise against living here. While it may look like a clean and tidy place to live, you don't want to be throwing your money at the parent company, Avalon Bay. We had trouble with our washer and AC unit with in the past couple months Rudy and Jesus did an amazing job. They we are able to install the washer very quickly. Also with the AC unit there was a clog in the sink and outside that was causing it to leak which they fixed again easy and quick. They are always so nice and polite even when seeing them driving around on the golf carts and always make a point to wave hello or stop and chat with my husband. read more

I have lived in several Avalon communities and this one is terrible. We have had nonstop problems with our apartment since moving in November 2016. We had water damage in our unit due to a broken water line in an adjacent apartment. That was bad enough, but then the community manager (Jason) wouldn't call us back for 4 days to tell us what the situation was (meanwhile we were staying at a nearby hotel trying to figure out what was going on and paying out of pocket). We had to stay in a tiny hotel room for 12 days over Christmas. They rushed to get us back into the unit on New Year's Eve and didn't clean any of the mess they made. We spent hours cleaning filth and dust from all of the repairs. Weeks later they still haven't cleaned the carpet. We were told by the Maintenance Manager (Robert) that they would clean the carpet for us where the crew was working and the walkway since we had several workers in and out of the apartment for 12 days. Also, we still don't get hot water in the second bathroom and the wall in our second bathroom is soft from moisture (possible water damage) and we were told several times by the maintenance manager that it "was fine." It's not fine. My boyfriend worked as a plumber and has construction experience. Drywall is not supposed to be soft. The less they fix things, the bigger their bonuses are. I'm glad they are getting bigger bonuses at the expense of their residents. Also, most of the positive reviews are fake. I know from previously working for another Avalon property that they paid employees bonuses to get their friends and family to write 5-star yelp reviews for them. I had a great experience at Avalon Oak Creek before moving here. The property manager there is (or was, I don't know if she is still there) amazing. She takes care of resident issues and is on top of her game. I hate writing this review because the girl at the front desk is nice and so is the maintenance technician. I have lived in Archstone Thousand Oaks for nearly two years. It was my first apartment when moving to California and I have to say it has been an amazing experience! The apartments are nicely painted and cleaned before move in and have a high quality, almost luxury feel. They contain features that some apartments do not have, like in unit washer/dryer, available hardwood floors (I highly recommend: all you need is a swiffer, lol), online rent pay, etc. The area is perfect for getting on the highway quickly for work, or driving locally to the Oaks Mall, Ralphs, and other businesses. I will miss the ability to get anywhere in T.O. relatively quickly. Thousand Oaks is also one of the safest places you can possibly live in the US. The response of the repair staff is very quick. Leave an online repair request and it is usually done the next day before you get home from work. What impressed me the most is the quality of the staff. The leasing agents, and maintenance staff are friendly, polite, and professional during your entire stay there. My favorite leasing agent was Alyssa Anderson. She made sure all our questions and paperwork were addressed and she was always a blast to talk to! For a great, quiet and modern place to live in Thousand Oaks, I recommend Archstone Thousand Oaks with flying colors! read more

Due to the large Oak trees outside the unit, my 20 year old daughter who is in college and her roommate have been dealing with rats in the apartment! There is a hole under the sink and they are getting into the apartment that way! Pest control has set traps up in their attic and sink....so now they are listening to rats die! My sister and I are about to renew our Lease for a 2nd year! When we first visited "eaves" we were greeted by ZACHARY PAGAN, the personable, warm and friendly Leasing Manager. Zach helped us through the online application process, and then emailed the Lease for "esignature." We created a "Punch List" of items that needed to be repaired, and once again it was Mr. Pagan that made certain that the work was completed! Because we moved in at the peak of the Covid 19 pandemic, the Maintenance Department was understaffed due to some personnel absences. However, we were also extremely fortunate that JOSE JESUS MARTINEZ from the Maintenance Department was assigned to complete the necessary repairs within our Unit! Mr. Martinez has an exemplary Work Ethic! He worked diligently, tackling one task after another. Some of the tasks were Major, and really should have had two people working side by side: however, because of the manpower shortage, Mr. Martinez efficiently handled these two-man jobs singlehandedly‼ He removed a broken Waterheater and also installed the new Waterheater by himself! He also removed and replaced every hinge on every single cabinet door throughout the entire Apartment, since the original subcontractor had inadvertently installed the wrong hinges in the kitchen, pantry, powder room, and master bath! The totality of the repairs took several days, but Mr. Martinez arrived precisely on time morning after morning, with a Professional attitude and a smile! In trying times like these, an extra bit of professionalism, courtesy, diligence, and warmth goes a very long way! Everyone here was five star quality! When we first moved in we had an issue with the washer. Within one day we had a brand new washer! The maintenance staff is excellent fast and super friendly! Shout out to Rudy!!! Leasing staff always positive and helpful. Loved our stay here. I was not paid or given any benefit whatsoever for posting this review. For the price, you can't beat the eaves Thousand Oaks. I have lived in the complex for almost three months now, and don't have much to complain about. The maintenance technicians, Rudy and Jesus, are AWESOME. Always courteous, kind, and helpful anytime I've seen them. I've had a few minor problems during my time here, and they have been here within 12-18 hours each time, sometimes within a couple hours. The staff here is amazing and the property is extremely well taken care of. The only downside is that I wish they had used a higher-quality paint on the interior of the apartments and cabinets. All-in-all, however, from the vaulted ceilings to the wooden floors and location, it is a great place to live and I wouldn't pick any other place in Thousand Oaks for the price. EDIT: 7/12/2018 - I had been having problems with my washing machine recently. Rudy and Jesus worked with me to try to resolve the issue, but unfortunately the problems were irreparable. They installed a brand new digital washing machine the next day fresh out of the box, and I couldn't be happier. I'm giving two stars for 2 reasons: The location is nice, and the two maintenance guys are awesome. Otherwise, I would not recommend living here. The parent company of Eaves is horribly in the wrong for what they put us and its residents through. In April and May 2019, they decided that they would renovate WHILE we were still living in the unit. They did this to every unit in the entire complex, not just us. Almost any other apartment complex would wait until the tenant moves out before beginning any construction, but Eaves decided to spend 7-10 days 8am-5pm every day, renovating (completely gutting the kitchen, bathroom, and floors) against our will and without ANY compensation whatsoever. We had to pack up our entire kitchen, bathroom, living room and anything on the floors that they were going to replace. It was like having to move all over again. Not only this, but the construction crew had the air conditioner running the entire time. I don't blame the crew for that, but having the AC on from 8am-5pm every day for 7-10 days AND having to pay for it despite the fact that we weren't even in the apartment during that time is unacceptable. How did they get away with this without having to provide compensation for the hassle, dust, noise, glue fumes, electric bill cost, and making the apartment unlivable? They had their lawyers determine the fine line of what was considered "livable." That fine line was that "we would have a working stove and a working toilet after 5pm." That was it. That was apparently "livable." We could not unpack all of our stuff before the renovations were over. We were not even allowed to be in the apartment at all for some of the days they renovated. That is NOT livable. But "technically" it was, according to their lawyers. We had to go live with family for the week because the apartment was simply unlivable. If you have work, school, pets, children, or really any responsibilities, this kind of intrusive ordeal is not manageable (even if they had given compensation). Any other place would wait until the tenants moved out of the unit. (Keep in mind, we hadn't even been there a year, it wasn't like our unit was outdated enough to warrant a renovation). These renovations were not necessary, and were not practical in any way; they were purely cosmetic. And yet somehow ripping out every appliance, counter top, cabinet, kitchen light and the flooring was considered urgent enough to impose on tenants without compensation in any form. I've rented multiple times and have family in the commercial and residential real estate business. Absolutely no self-respecting company or landlord would ever do this kind of incredibly invasive renovation while a tenant is living in the unit, and no decent company or landlord would ever do this without any compensation. Fair warning to any potential renters: if they did this once, they will have no problem doing it again. Whoever's decision it was to do a renovation this way is plainly motivated NOT by their tenants' quiet enjoyment of a living space, but by greedy shortcuts. Luckily, they allowed us to get out of our year lease early and we found another apartment somewhere else. Potential renters: do yourself a favor and do not even rent from them in the first place. As I said, if they did this kind of thing once, it is indicative that they will do things like this in the future. Do not live here, your tenancy will not be taken seriously and you will not be treated respectably (except by the 2 great maintenance guys). During our search, before we rented with Eaves, we had looked at other apartments in the area. I recommend looking into Charter Oaks Apartments, Wilbur Oaks Apartments, Stonepine Apartments, or any other complexes in the area. You will find no shortage of other options read more

Wonderful staff. Pej is a rockstar. She made sure our family was well taken care of during and post move. The maintanence guys are helpful and quick to respond. One evening, our boiler broke down and the guys came over at 8 pm, 5 mins after I called and fixed it. The complex itself is quiet and family friendly. I absolutely love living here!!!! The office staff is SO friendly and helpful.. they have helped me with all sorts of things, such as first aid for my kid, carrying packages, connecting a water filter to the faucet, you name it! They are always smiling, welcoming, and also super efficient. Maintenance works like a charm.. any little detail is fixed before you know it! The pool area is gorgeous, and I love the new 2012 landscaping, MUCH nicer than before.. The gym is small but great, the grounds are pretty for walking, and the new bicycle and rollerblading trail is only a few blocks away, taking you all the way to the TO library. I've lived here a little over a year. Yes it's pricey but well worth the money. I love that the living space is an open floor plan. My bedroom has an enormous walk-in closet and the bathroom is also spacious. The pool area is really nice and I like that it's a fairly quiet but friendly complex. The staff are fabulous. I submitted a service request for my dryer and less than an hour later, Amador came to look at it and just a few minutes later came back with a brand new one! And he's even looking into upgrading my washer. Never had a problem here. This will be home for quite a while. read more

We loved living here at Eaves Thousand Oaks, and are sorry we have to relocate out of the area. A beautiful setting among the oak trees, my wife fell in love with the community! I came in for a tour last week to look for a 2 bedroom apartment. I didn't have an appointment for a tour, but decided to show up anyways to see if they would be able to fit me in. When I walked up, I was greeted by the office staff. They were very nice and professional and let me know that they could indeed fit me in. The main guy asked me what I was looking for and what my time frame was. I told him and he took me to see a few different apartments that fit my criteria. While on the tour, we ran into a few members of the maintenance staff who seemed really nice. Unfortunately, they didn't have an apartment open in my time frame, which is a bummer because the property is gorgeous! I can understand why everyone wants to stay and live here and I would highly recommend them even though it doesn't work for me right now. read more

It's so pretty here. When I look out my windows or sit on my balcony I see trees, not stucco from the next building. The buildings are spaced apart and every unit is an end unit. Unfortunately, I am moving out early due to a problem neighbor. It's not a good environment for my young children. Management has been understanding and very responsive to this problem. If not for this unique situation I would still be living at the Eaves happily. read more

I've lived here for two years, and have signed on for another year. I love living here! My building location is quite, the complex is well maintained, and it's in a great location. The maintenance team is wonderful! Jesus and Rudy have always been quick to respond, even on Easter Sunday when the water heater leaked, Jesus was here in less than an hour. It was replaced the next day by Jesus and Robert, and they provided great customer service.
