The live virtual tours made an impact the decision to move here. To that end, Andrew's follow up was expedient & more than helpful. The floor plans are spacious with modernized appliances, French doors leading to a deck overlooking manicured landscapes of greenery, plants & trees. The complex encompasses a diverse community with friendly, waving neighbors masks & all. The property is immaculate in boasting modern amenities - oasis pool setting with various lounging areas & fire pits, fitness, auto, & recycling centers, a nature walking trail with a few points of entry. The gated community is a five-minute drive off of I-20, & absolutely redefines luxury apartment living. All moved in & settled my relative is very pleased with their new place at Avonlea Tributary, which makes me joyful. There are no cameras to protect us. Rent is incredible high for these thin walls and floors. Maybe add a grass area where activities can happen, basketball court for these bored teenagers, and increase security. Maybe replace basic carpet with hardwood floors. We pay entirely too much for poor amenities and the only positive is the pool.

Everyone was friendly, welcoming in the beginning, but that immediately changed once an issue arose. I will not disclose the issue on this platform because it is still a pending issue, I will come revisit later with an update. Since the issue occurred, I have been given the run around. The property manager is never available, the property management company is impossible to even get someone live to speak with you can only leave a voicemail which goes unanswered. The one person that is communicative is (Jay) the assistant property manager. But the matter that I am dealing with requires me to speak with the property manager, however due to the sensitivity of the information I would also like to speak with the Area Manager. But again everyone is unavailable. Just highly disappointed that what I thought was an amazing place to live turned out to be exactly what I was trying to avoid. I chose this community out of all others mostly because it is gated and gave me a sense of some security, however during my short time here the gate had been broke more than operable, which puts the community at risk. The incident that happened recently is one that I will not overlook or allow to go Ignored because my safety is my priority. Just not happy with the handling and the dismissive behaviors being received. Lack of empathy or concern. Haven't lived in apartments in several years due to safety issues and I completely regret moving here and will never ever again live in another apartment moving forward.

I went to the office to express the numerous amount of maintenance request that has all been ignored just to be belittled in the office about my concerns. I've never in my life experience a property manager and employees and leasing office treat me the way they have done now that I have become, an agitated resident they are even more disrespectful and noncompliant I do not understand how this apartment is able to charge almost $1300 for a one bedroom one bath with no washer and dryer hook up and consistently go up every month first time moving to Atlanta and this was the apartment that I chose as my first start I've never been anywhere as this tasteful, rude and dirty then this place and I came from Memphis. I do not recommend this place at all. I would rather have waited and stayed in Memphis then to pay for a place that is not worse. The roaches that come with. The maintenance men are absolutely creepy so even when they do come to fix minor issues, you have to be weary of being creeped out in your own home and the amenities such as the pool has been cleaning for almost 3 months and the day that they said they would open it. It is now being pushed back for another few weeks, I doubt the pool will even be ready by the time my lease is up and by the time I sink actually gets fixed. I have two more months left in these apartment and my sink has been broken past five months of it. Please do not come here.

Fridge handle broken and is taped with duck tape. Carpets are old not dirty just old. Matted worn down from normal use. Bathrooms can get mold easily. We needed to buy a dehumidifier and leave it on most of the day to stop the humidity from rising since the built in bathroom fan doesn't seem to vent the bathroom correctly. The properties overall upkeep is great they make sure the outside is top notch. Repaved the parking lots, painted the buildings, power washed and cleaned our windows and deck maybe once but the inside updates, additions, updated appliances/ refreshes are non existent. Please look to refresh these units. Long term, on time paying, tenants are important and should not be ignored.

Our daughter lives here and we were visiting in the dead heat of summer. It was 97degrees outside…read moreand her thermostat was having a mind of its own. Long story short is the temp on the thermostat kept going to 80-82 degrees every time we tried to cook the alt down. My daughter put in a work order (has to be done through the portal) and hadn't heard anything. You basically have to wait for them to come and you don't know when that will be. Her dad is a senior and it was 97 degrees outside. So, I asked my daughter to call to see if we could do anything to help expedite the process or at least get a time frame so we could make hotel arrangements if we could not get it fixed. No answer (call three separate times). Since it was still business hours, I went down to the office. Found a lady in the back office "chatting it up" with someone about personal plans. I waited and politely explained the situation. I asked if there was anything we could do to expedite the process. She said no and suggested we just leave for the day. She was not concerned at all. Needless to say we were able to fix the problem but never heard back from the office or maintenance. Very disappointed. I will say my daughter likes her apt and hasn't had a need for maintenance before and likes color schemes in the public areas and the friends she has made. I really like the ambiance. They have a dog park which she loves taking her dog to. But most of it is a hill and hard to walk on. I have it a four stars with additional comments to take note of.

From the time I toured the facility to the time I dropped off my keys, I only experienced professional and courteous service from their administrative staff. Every maintenance issue was resolved in a matter of hours, I never had an issue getting mail, there were tons of community events and the property was alway well maintained. Of course, there are things I could complain about (thin walls vs noisy neighbors and random fire alarms), but overall the good outweighed the bad. They even gave me a nice going away box when I broke my lease! How sweet!?!

BEWARE!!!! By far, the WORST apartment complex I resided in. After a few months of living here, I…read morecomplained of water leakage coming from vents. Maintenance team came out and told me they saw nothing. I, then, informed maintenance of mold on my belongings. Maintenance came out, said it was mildew and not to worry about it. Mold spread throughout my entire apartment, from my belongings to my clothing to even the food my dogs were eating. I reached out to the leasing office demanding urgent reconciliation for this matter to which they responded their maintenance supervisor came out and did not find any moisture/humidity leaks. They sent maintenance men out (without my knowledge and hoping I wouldn't be home) to clean out my vents in which every vent had an ample amount of black mold, which they would've noticed months ago when I continuously complained of water leaking from vents. City View wanted to be cheap and not spend money on an actual mold company to come out and evaluate the condition of my apartment and how extensive the mold damage had gotten. As an asthma patient whose symptoms deteriorated beyond inhalers and to a biological injectable medicine because of the mold neglect, I hired my independent mold inspector and property development company who provided me with a report of how many mold spores there were in the apartment and how they in fact DID stem from the moisture in the vents. Fast forward, I demanded being let out my lease after hearing several other neighbors complain of mold to which they responded by giving me a Release in Full paperwork. This paper basically said I wouldn't sue them for any prior, past, or future mold issues. I refused to sign that document because it took me mentioning my health was deteriorating and I was taking legal action (I had already retained a Personal Injury lawyer at this time) for them to release me. Long story short, they sent me a hefty move-out invoice to which I am suing them in small claims court for Constructive Eviction and they are attempting to counter-sue me accusing me of negligence and improper notice of mold. Thank God I kept all maintenance requests, videos, documentation, reports, and medical summaries resulting from the negligence caused by this disgusting and greedy company. My personal injury lawyer and I will be teaching this company how to properly care for concerns like mold early on so things don't have to go this far. OVERALL, PROTECT YOUR BELONGINGS, HEALTH, AND PEACE OF MIND AND STAY AS FAR AS POSSIBLE FROM THIS APARTMENT COMPLEX. BEWARE!!!!!
