I've never felt much of a need to actually go and leave negative reviews on a business but this is just absolutely necessary and if I could give 0 stars I would. My building is infested with cockroaches and this company has done nothing to assist/ find the root of the issue. It is INFESTED. Also, multiple leakages from the ceiling and maintenance does not come to assist. Horrible horrible experience and I hope no one ever has to go through what we are going through right now. Had numerous problems with my apartment, unfortunately the timing has continued to be difficult to move out when my lease expires (though this is likely the final year I will rent with this apartment). The only positive is that the rent has not gone up much year over year. The first three years I lived there I had to have my apartment repainted three times, first due to the woman above my apartment flooding her bathroom (the super asked me not to report the woman because she might lose her lease) then the following two years almost like clockwork the pipes had issues and leaked heavily. It wasn't until my fourth year in that apartment that the company fixed the pipes. Should also note that the painter did a mediocre job, not removing the old paint just painting over. I suspect some of the wiring has been affected, some of the light fixtures burn out bulbs fairly often. Every time I've made a complaint I was told it's an old building and the company isn't quick to respond to complaints Very difficult to get anything fixed, they do things at their own pace and unless you leave the super a key it's unlikely you'll get anything fixed because of their schedule. Second year I lived there the starter on my oven died, took the better part of the year for them to stop thinking I didn't know how to light the pilot light and eventually they replaced the stove with a refurbished one (there was about a four month period where I ended up either buying microwavable food or eating out because it was far easier than getting the pilot light to stay lit for more than ten minutes at a time). In addition over the years I've had bug infestations, peeling paint, tiles falling off the walls, etc - many of which I've come to the conclusion either deal with on your own or live with, far less hassle than trying to get them to fix anything. Only recently with some issues I'm dealing with did I finally check their Yelp profile and see that their problems are widespread - so I decided to share my own experience with them. read more

My wife and I lived in one of their buildings for about 2 years. During that time, we had 5 or 6 building managers who were varying degrees of responsive. The only time we asked for work to get done and it was was when it was something the superintendent could do himself. Otherwise, nothing was done. The building was poorly maintained and disgusting; the super did his best, but he was a one-man crew for maintaining a building with almost 100 residents, which is ridiculous. Our apartment, the hallways, and the laundry room were inundated with pests, and the front door of the building never closed properly, which made getting packages delivered all the more stressful. Even if you put in a request with the building manager to do something and he actually seemed willing to do it (which was a big if), turnover at Parkoff was so high that he would be replaced at a moment's notice and your issue would be dropped. I began my moveout process a month early so that I could do it myself and not have to hire movers...I paid my $1,650 rent, but didn't visit my apartment for a week as I had moved the majority of the things into my new apartment. When I return to get the rest of my stuff (still in my lease) I get there to find Parkoff changes the locks and STOLE my belongings. I went back and forth for weeks trying to get my items back or my rent back. Nothing. Extremely rude service--constantly would hang up the phone on me, or call me a liar. It is now November, I've been trying to get in contact with someone for three weeks to get my security deposit returned. They refuse to respond to emails, voicemails or any form of contact. I was told that my application was being processed, and then 10 days later they told me they actually never started processing mine, but someone else's. They just straight up lied. Do NOT rent from them! Luckily we realized something wasn't legit when the broker wanted us to give a deposit before we were even accepted!! We went to see the apartment and it was AMAZING, it felt too good to be true. After he said to send all the paperwork, which we did, and then he said we needed to pay the 200 for the application ( two of us) and then put a deposit down, known as a "Good Faith Deposit". He wanted to meet us on the street to give him the money, and at that point we told him we would not be proceeding with the apartment. Horrible awful company. My son rents an apartment from them and cannot wait until the lease ends. No upkeep at all in the entire building. He has asked for the broken tiles, clogged drains and hot water issues to be fixed for a year and no one has answered his requests. The building is rented to kids who blast music all day and night and he has had the police come to solve the issue. When the Super who lives at the building is called, he doesn't speak English, so cannot do anything. When my son's rent was 10 days late, they started court proceedings immediately and he had to pay for their lawyer fees! The online rent paying option does not function and there is no outgoing mailbox in his building to send mail. He has to walk OUTSIDE HIS BUILDING to throw out garbage in the garage. He was told there was plenty of parking when he started his lease, but of course there isn't a spot to be found. Disgusting people. read more

This apartment building is under investigation bc the management won't treat / address the rampant bed bug issue that has persisted since December 2015. Tenants are moving out, and building management are not disclosing the bed bug problems to brokers and future tenants. First I've not had cooking gas since May2016 it's currently 12/27/16 and it's supposedly being turned on tomorrow. My apartment and shared hall way with one other apartment, were left with holes in the wall from which rats and mice started to come out of. The heater in my bed room sounds as if pots are constantly being banged and I'm not able to turn it on due to the unbearable noise. The two of the porters are rude and argue right next to my bedroom window starting as at 6:30am at times and do not let me sleep. The building mangers are rude, unresponsive and treat people as if they're being bothered when asked to do their jobs. Please Note that they only responded when I filed 3 complaints with 311. They're simply inhumane. If you wish to keep your sanity and peace of mind do not move into a Parkoff building or a realty in management as it's the same company. They are trying to steal a portion of our security deposit for Painting on normal wear and tear. NYC code clearly states you can not charge for painting beyond normal wear and tear. Not to mention, my old apartment is on the first floor and you can view the inside on a sunny day with no problem. I went to look in the window and the apartment wasn't even painted yet. They suck, literally I have lived the same building for many years and the service is horrible. The super is not actually the super, but her husband who comes do to half ass repairs (makes things worse than they were before) and then claims thats the way it is to management so that management does nothing! This is absurd! All the while her and her husband live rent free and do nothing to get things done correctly or promptly. I have waited over 9 years to get a new door knob and over 6 months to get tub varnished. They don't replace broken screens and don't reply when the super fucks up by doing a half ass job to replace the bathroom faucet only to break it and put in a broken piece from some other persons apartment. They refuse to fix it properly. He was in and out of my apartment numerous times, only to make sure the hot water now turns on backwards and when I asked to have that fixed, nothing was done. He put a new light fixture in upside down like the impossible he is also. The buildings look beautiful but once you become a tenant the neglect starts , the exterminators that they hire and the contractors to repair appliances and do repairs beyond the supers' capacity are scam artists , Forget it if you get bed bugs it will be months before they are taken care of properly meanwhile the landlord will blame you for bringing them into the apartment so they try to charge for the exterminator which they are obligated to pay for . These people (especially Scott Kiaer) are incredibly rude and do not understand customer service at all. The prices we pay for apartments in Manhattan are ridiculous, yet their buildings have roaches, the locks don't work on the doors and the hallways frequently smell like urine. When repairs need to be made these people find every excuse not to perform them, and then refuse to compensate for inconveniencing tenants. I have been living in this building for over a dozen years and they wouldn't give me a single upgrade. The bathroom tiles are cracked and the grout is moldy. The kitchen floor is disgusting and no amount of cleaning will make it better. These things need to be replaced, but this company is refusing to do so. Originally I came to parkoff wanting to take an apartment "as is" from a friend who was moving before her lease expired. After waiting several weeks for my application to be passed along to the main office (turns out it was just sitting on the property managers desk) I was allowed to take over the apt. I repainted the walls myself and lived in the apartment for two years before moving out and leaving it in immaculate shape. I was told their policy was to return the security deposit within a couple of months however it took four months, countless calls , and visits to the office before I was told that I would be receiving the return of my deposit. Their main office treated me well however, both the manager and one of the secretaries in the smaller office talked down to me, at times yelling and treated me as if I was a delinquent tenant who owed them money. Finally I thought my nightmare was over when I received an envelope containing my deposit. However, when I opened it I discovered that they had shorted me $275. They explained that this was to recoup the cost of repainting the apartment before and after my stay. However when I explained that the apartment was never painted prior to my move (as I took the apartment "as is") the began to ignore me again. There are several reputable property management companies in the Bronx and should you want to be treated like a human I would go with one of them. read more

Updating my review from 4-star to 1-star. My apartment is completely INFESTED with cockroaches. They have taken over the cabinets, the oven and the fucking wall. All of my neighbors I have spoken to have been having the same problem. Also, since the building is not very clean, I have seen roaches on the walls in the hallways, dead on the floor in the stairs and hallways for days (more proof not cleaned regularly). There was clearly a problem with the tenant before me, because there are random areas of the apartment covered with tape, over cracks and openings; didn't get what that was at first, but now I know. For the past 3 months, I have an ongoing issue that I do not feel the building is addressing properly. They first sent an exterminator, who spend nearly 2 HOURS going through my kitchen. He said he would talk to the building manager and have them send someone from the building to fix some other issues (that were letting the bugs in, i.e. the giant hole under my sink). The exterminator also said my apartment would likely need to be fumigated, and he would be scheduling a 2nd visit with the building in 2 weeks. No one came. I talked to my super and said I needed to schedule a follow up with the exterminator, as my problem isn't going away, and he told me no. That "everyone has roaches". I didn't pay $4800 with an "$80k salary minimum" to move into a slum. Attached is a picture of the current infestation running the length of my kitchen wall, under the molding. If I spray that, at least 10+ roaches will run out in every direction. Like I said: infested. PLEASE NOTE: When I say "roach infestation" I mean that half of my kitchen cabinets remain empty, because there are SO MANY roaches. Those cabinets are filled with boric acid and traps. We keep the lights on at night because if we don't, there will be roaches on every surface (wish I had a picture - it is seriously a horror movie) Turn on the oven, and roaches run out for the next 5-10 minutes. Open the cabinet, roaches everywhere. I'm currently dealing with roaches living in my kitchen walls, under the lip of molding with 80 years worth of paint drippings that have created a tiny tube-like nook for the roaches to live. My kitchen has a distinct roach odor that I wish I knew what that was when I moved in. We will be leaving when the lease is up, if I cannot break it sooner. read more

Dan and his office in Rego Park, NY are scammers...they tried to take our deposit and application fee and never submitted our paperwork but had his agent Alexandra with Contact Realty tell us the apartment went to a "stronger applicant".. My fiance and I have good credit, good stable careers, and nothing negative on a background check. This realty company had 6 agents listing this same apartment and will tell you that they went with someone else just to keep your $200.00 application fee. That forces you to either loose out or continue having them show you something else that you dont want. This is a MAJOR SCAM...we found out they never submitted all our documents in the first place!! My fiance is a total New Yorker and went back to the office in Queens and demanded ALL money back. I have also reported this to the BBB....do NOT RENT ANYTHING FROM ANY OF THESE AGENTS..PARKOFF REALTY OR CONTACT REALTY. They work in a close relationship! read more

When complaining to our building manager about peeling floor and chipped paint, all he said "move out if you don't like your apartment". Seriously? Now we are buying a house in a different state and are ready to move out but guess what - we are still responsible for all the remaining months of rent (despite the faxes, emails, phone calls, letters we sent notifying them in advance). In the middle of December (prime nyc real estate time, lemme tell ya), my bf and I found the apartment we had been looking for in a Parkoff bldg in Fort Greene. Within a couple days, we had submitted all of the requirements to secure the apt: applications + fees ($100 each - stiff rate!), all supporting documents, and one month security deposit. We knew without a doubt this was the apartment for us. The leasing agent that handled our application was Evelyn Jaco along with her leasing manager Allison Foldvary. How long should it take someone to look at an application + documents and run a credit check? It took Evelyn Jaco over TWO WEEKS. She was completely unhelpful and inept, unresponsive to our calls and emails, and when she finally responded two weeks later, it was to say that they couldn't find credit report for me. Within minutes I paid for my OWN credit report online and sent it to her. No response. Eventually she told my bf that we were unqualified for the apartment, but she was unable to provide an answer as to why. Evelyn kept saying she did not know why we aren't approved, we're just not. My bf and I have good income, good credit, good references, everything. But it took her over two weeks to tell us NO, just because she didn't want to do her job and was discriminating against us. Even the manager, Allison Foldvary, could not provide a reason why we weren't approved. I requested (and didn't receive of course) my application fee back since I did half her job for her. Crooks! As a NYS licensed real estate agent, I have dealt with TONS of mgmt companies. The longest time a mgmt company has ever taken to give any of my clients approval notice has been five business day, max. Do yourself a HUGE favor by staying away from this terrible mgmt company; Evelyn did a great job living up to all off the terrible Parkoff reviews by showing herself to be a completely incompetent Parkoff employee. read more

I rented a studio last year at 25 e 67th st -- first of all the apt was a dump when they have it to me -- half of the Apt's are offices which is not legal -- they made me pay 3 months upfront I'm sore cuz they knew about the mold in my kitchen -- I loved in May and July the mold showed it's head behind the kitchen cabinets -- they came in and said they fixed it -- well , by oct it came back with a vengeance !! Black fuzzy mold on top of the marble in the kitchen. -- all they did was paint over it -- I was getting sick -- they played games and lies and said they were getting. Mold test which they never did -- so I payed for the test which of course came back positive -- they refused to remediate the mold -- they were told to take down cabinets and make a new wall -- they painted over the mold --- I couldn't live there it was toxic but they had my money upfront ! I couldn't live there for 6 months -- DO NOT DO BUSINESS with these people --- they are HORRIBLE!!! While I was living there people left die to red ants falling from the ceiling while they slept -- I can't say enough ! Basement is full of garbage and roaches and big as an orange -- disgusting building -- and most of the building is offices which goes against the building code -- ask the doormen -- they will fill you in ! One of the WORST management companies in NYC. Renting currently in the Bronx. Building is beautiful, super is wonderful, but management company is THE FUCKING WORST. We've lived here for 2 years, that's 2 winters with a LEAKING ROOF. Belongings ruined. We are to the point of not being able to keep anything in the corner of our livingroom because if it rains or snows, there is a 95% chance the roof will leak and our things will be destroyed. The super is wonderful and has had the ceiling of our apartment aesthetically fixed a few times, but it has proven to be a waste of time as the management company has refused to fix the roof of the building. Tired of our ceiling leaking. LITERALLY 3 inches of water in a bucket in the last 10 minutes. And they know about it. They just don't care. They are one of the worst management companies in the city. And we've dealt with some really, really shitty property management companies. Do yourselves a favor and look elsewhere for a place to live. yup all your comments fit this company.....I have worked for them several years ago for a short period of time...only because I was pushed out by my minority co-workers...or should I say I was the minority.....all due to bullying...yup...I have seen all the behind scenes of this place....and everything I'm reading here is about everything that goes on, on a regular basis...his corp office is a complete mess...with everyone cursing and yelling all the time...one really needs a pill to handle all of that under one roof......I worked in the leasing dept. in the corp office....I can make a list of what I know...but will only tell a few, since there is not enough room.....Mr. P himself abuses everyone in the company....especially his manager who is 500 pds and never gets up out of her chair, except to go to the lunchroom.....not sure if she is still there....been with him many years....so odd their relationship....who can endure such emotional abuse....though he is generous...buys a catered break feast for the staff every morning....bagels, coffee etc....as for the property managers...not sure if they are all there.....I think some new ones are now on board.....the ones I worked with were sneaking as hell...especially with money and handing it over to the office after they have collected the rents....and no you never do get your security money back only if you make a big thing out of it, like using the words sue and lawyers etc...they use some shady real estate agents from other sources, who claim to be licensed agents, but I never did see their ID'S when they came to the office to do a cash deal...so odd.....um....oh....they will never rent to a lawyer or the military....the military will get up and leave last minute if deployed, which means Mr. P losses his money.....millions of what he already has....an as for renting to a lawyer, well they just know too much....so they are a no no....they are strict about background checks.... Mr. P bought his next door neighbors house, because he didn't want any neighbors....he owns practically every building there is around queens and the city...some on Long Island too....he is actually neck and neck with Trump...who he hates....Mr. P's whole family is employed under himself and well taken care of... ..lucky lucky people....oh...btw. I have never had a bad experience living in my building. The super is great, porter keeps the building very clean. Anytime I have an issue, it always gets addressed by the office staff. I've been living at Presidential Apartments for 1 1/2 yrs and I only have had good experiences. The office staff of Fatime & Candice have always been super helpful and friendly. They helped me transfer from a studio to a 1 bedroom and get a parking space. I wasn't able to sign the lease during the day so they helped me out and came in late to accommodate me. Any time I have an issue in my apartment Roland the super is available and rushes to fix it. I don't have too many issues, but it's nice to know things get fixed quickly if I do. The building is always clean and well kept. The outside of the building is always well kept also, including the landscaping. Beautiful flowers are planted in the spring and holiday lights and decorations are installed in the courtyard during the winter. I'm proud to call Presidential Apartments my home and recommend it to anyone looking for a place to live! Good job Parkoff!! read more

Then one hour later my real estate agent said she got a text from Parkoff saying they said "we made a mistake" they don't make enough money and they need a second guarantor. My daughter and I combined make over $130K and credit score over 700 and they wanted A SECOND GUARANTOR - ARE THEY OUT OF THEIR MINDS!! I'M RENTING NOT BUYING -- STAY AWAY FROM THESE CROOKS!!!! The representatives of and for this organization are less than helpful who do not care about their residential tenants nor the "Quality-of-Life" issues of the neighborhood. They apparently maintain a "hands-off" policy and defer complaints about their commercial tenants to other city organizations, i.e the Police or Community Boards. Apparently commercial tenants can and will continue to disrupt the lives of the residential tenants as long as Parkoff gets their rent. There is a double standard for lessees... commercial tenants can openly disrupt the well being of the residential tenants, do whatever they want at any time of the day or night without retribution from the Parkoff Organization. At the other spectrum: the residential tenants are "bound" by their leases and can be penalized if they make noise that may be perceived as a disruption to the other tenants. We cannot even securely close our windows to block out some of the noise that is generated by the commercial establishments well into the night mainly due to the poorly insulated and obviously cheap windows that are installed. read more

Horrible. We live in Forest Hills for about a year and received our lease renewal. They want us to pay an extra security deposit for the next year. What? I have never heard of that. They do absolutely scam in terms of rent stabilization stating that there is a "preferred" rent price, which is like $500 more than what you are actually charged. However, they make it clear at lease signing that if you become a problem, they will hike the rent up on you. They probably have this higher rent to get out of rent stabilization, which I am sure they did with our apartment. This building also has a roach issue. The super is generally helpful, which helps the whole evil-management issue, but she is in denial that there is a roach issue in the entire building. Overpriced apartments. Very pretty and very pretty building, but the apartments and building is very old and not worth the price, despite the space. We rented out of desperation since NYC renting tends to breed that because no one wants to talk with you before 4 weeks of your move date. Ugh. Stay away from Parkoff, for sure. This is so weird. I had such a wonderful experience today with the management company I looked online to write something and cannot believe my eyes. I know every company has their ups and downs but, I have lived in a Parkoff building for 10 years. I just recently moved from Queens to The Bronx but I am still in a Parkoff building. I have had nothing but good experiences the whole time. I went to see the apartment through a broker. I had a couple of questions he couldn't answer. When he called the office he got someone right away on the phone to help. My move in process was wonderful. Living there I only had one problem with my kitchen sink. The super came right up and took care of it not problems after. Then when my lease was up last year I asked if I could move into another unit in the Bronx since I was now going to be working at Montefiore, they helped me get a new unit. I did have to sign a completely new lease with new security and everything but, I received my security back from my old apartment in less than 60 days. I hope when people are searching they realize this company owns tons of buildings, this is just the opinion of the couple that probably weren't pleasant to begin with. read more
