My friend's building is undergoing a riser replacement. This is the most horrid experience. Bad enough that they turned off the AC and closed the roof for the entire summer - and god forbid they should reimburse for depriving them of amenities....the leaks and delays are constant and they are always being hit up for a new project or more money. read more

I had the pleasure of working with akam/metro management during the merger phase i worked very close with Tom Russo who handled all my accounting for the development I live in as the board president i was in constant conversation with him and the president david baron tom answered all my financial questions and was very attentive to what my coop needed and was always keeping on top of everything I can't say enough great things about him there were many days he talked me off the ledge!!! read more

She has been incredibly helpful, patient, and responsive throughout the entire process, always taking the time to answer my questions. I've lived in this building managed by Akam for over seven years, and it's been a consistently positive experience. The rest of the team, including William, Hanley and Andrew, have also been wonderful to work with and extremely supportive throughout our time there. Typical management company that doesn't respond to anyone who isn't on the board. I've been trying to get reimbursed for work that I was wrongly told was a unit owner responsibility for over a month and have been ignored by our manager, Bebe, and her assistant, Ann, by email and phone. Finally got a curt response from our manager only after reaching out to the board president for help (no apology from the manager for ignoring me for over a month, of course). Now I'm still trying to pry an answer out of the manager about how to actually get reimbursed without Akam treating me as though I'm a vendor, but she's OOO for a week. read more

Extremely disappointing experience with AKAM's NYC office. I called the New York City office with a simple, general question -- to ask for contact information for the attorney's office representing a building they manage. The receptionist's attitude was shockingly rude and dismissive. When I said, "Ma'am, I don't think my question about the attorney's office contact information is personal information," she replied sarcastically, "Well, if it was public, you wouldn't be calling me now, right?" That kind of tone and lack of professionalism are unacceptable for a property management firm that deals with clients and residents daily. A company like AKAM should ensure that their front-line staff treat every caller with basic courtesy and respect. A group of homeless gentlemen set up an encampment against our building. Just hanging out and partying all day, and into the night. I contacted AKAM (they never replied to voicemails left) - but when i finally did get ahold of someone in person (after repeated calls), they seemed unconcerned, said it wasnt their problem. I can't think of a bigger issue than a budding homeless encampment on the property, but to them it was no big deal (they even told me i was overreacting). Bad smell of carpet which I can't clean since issue not fixed. Property Manager never replies to email. Did today after I told her I will contact CEO. AKAM has been the worst management company there ever is. From multiple experience too. If I could give them a negative star I would. If you are buying a place that is managed by Akam, I recommend you reconsider. I had to deal with them at two different buildings. At the first one, the board decided that they were so incompetent that we ended up switching to a different management company. At the building I'm residing now (The Bindery Building), they have been the least responsive and most leeching people I have ever dealt with, and also misogynist. First of all, we moved in May of 2025 and they still haven't changed our names on the intercom or the mailbox. Secondly, I co-own the unit with my husband, both our names and our emails were on the deed and sent to Akam. However, the communication emails were only ever sent to my husband. I have asked on multiple occasions to include me on those, but they never did. Next, We are being charged a bike storage fee that took us months to be at their asses to be answers what it was and after 7 months now, we still don't know how it was supposed to operate and we'd like to give it up but one email a month is clearly not enough for them to answer. In addition, they sent us a large bill regarding some roof repairment. We asked around and realized it was billed May last year, an entire year before we purchased the condo. The amount was not a monthly payment but the total sum. Instead of asking the previous owner, they now ask us to cover the entirety of it. After we told them that this was last year and we shouldn't be responsible for it, they disappear and never respond to that. Now there is a new facade work that they'd like to collect money for. We once again ask about the other fees etc. But again no response! It's like they knew what they were doing and the moment you called them out, they dodge by not responding. They are completely unresponsive via phone and email and it takes weeks of following up to get a response for the simplest things. Penelope Davis and Brenda Bernard in particular are extremely incompetent and it has been a nightmare to be in contact with them. Mark, who Penelope replaced, is truly missed. Managing a massive New York City co-op is a Herculean task, and my husband, son, and I are especially grateful to Property Manager Arturas Ragauskas for his consummate professionalism. Arturas immediately responds to and swiftly resolves any and all concerns. Arturas takes his job very seriously, and we know that we can rely on him to maintain an excellent quality of life. We are also pleased with the professionalism and quick response from Administrative Assistant Kevin Megnath and other AKAM staff who have been helpful in the past. AKAM was the management company for a building where I was buying a co-op apartment. The building's co-op board had decided to change management companies because they were not happy with AKAM and that changeover was due to happen 2-3 months after I made an offer. In that 2-3 months, AKAM and their transfer agent never did their job - to simply process my application. They would not respond to emails or return phone calls for about 10 weeks. And eventually once we spoke to someone, AKAM consciously decided not to do their job and just pass it on to the new management company - running out the clock. The whole experience was horrible and unprofessional. Avoid! read more

AKAM recently took over our condo in Aventura as a new management company. Never announced or walked us through the transition except sending 1 email. They kept the same staff and the employees that used to poorly manage the building by the previous management company. They don't listen or follow up on condo issues they are just out there. They don't answer your questions related to the condo they are getting money from. Stay away. Not recommended. read more

Akam hires unqualify personal for building maintenance. Any work takes weeks to be done if not months to be done. Super does horrible job with fixes that usually cause more problem than it solves. Small fix, they would end up creating bigger leak that needed apt interior to be almost completely destroy. And they don't put things back properly after they do a crap job fixing what they broke to begin with. read more

Moving my dear friend into a nursing home, and later selling his apartment at Dunolly Gardens was quite a challenge. Stephanie Ciaramitaro-Cureton and Bobby Tolliver were extremely helpful. At one point, I was visiting the Management Office on a daily basis. They were always friendly and willing to help me with whatever I needed. These Akam employees are valuable. Ive had the pleasure of writing 29 Five Star reviews, and 1 one star review so far. This should tell you something when I write how AKAM earned its spot as the second one star review I've ever given in 8 years. AKAM operates a property and a subway station at court Square, in exchange for what I assume is a tax break. That subway station has had a pool of water under the turnstiles for over a month. It's the only entrance that's unusable and inaccessible unless you want to step in NYC subway slime. I called their helpline on the the AKAM placard to find it's been disconnected. I called HQ asking to be directed and was told the placard was probably placed by hooligans and ne'er do wells. Okay- you're telling me some high school kids had nothing better to do than spend some over a hundred dollars, machining a foot and a half placard with a disconnected help number and your company on it? Two more transfers of the most angry, bitter people and I have no one to talk to. No help figuring out what's going on. This wasn't one mean person on the phone. This was three horrible, soul-sucking people working for a company that built an ultraluxury building with tax breaks. A company who promised to operate a subway station, then left it a mess for months on end with a disconnected help line. Inexcusable. P.S. Please don't try to pin this on the MTA. I've already spoken to them at legnth. AKAM is responsible for this entrance. AKAM is responsible for the horrible way they treat people over the phone. read more

I am an out of town trustee for a co-op, managed by AKAM. It is the Dunolly Co-op in Jackson Heights, NY. Bobby Tolliver is the Assistant Manager of the property and has been an unbelievable help in our managing the property and getting all the paperwork needed. He is always upbeat and his follow-through is fantastic. He realizes how difficult it is for me to manage the property long distance. We now get updated bills, notices and communications from management. None of this would have happened had not Bobby assisted us and followed through on all the items we needed tending to. Lisa Zarrella is unresponsive, unprofessional, and ineffective. She dragged on a process that could've taken mere weeks, if that, and turned it into a 3 month+ ordeal. She took days, even weeks, to answer emails and never once returned a phone call. I strongly encourage her supervisors to observe and monitor her performance and behavior. I know for a fact that you will be hearing more complaints about her from others. She made this process a true nightmare. I have shed many tears and lost a lot of sleep because of the stress and madness she caused. Shameful. read more

I would not recommend this management company whether you are a tenant or owner. Horrible service when things go wrong. I am a tenant who had an issue that began on a Monday evening. There was a sudden constant vibration in my unit, that I could feel when touching my counters and other surfaces, as well as hear. Not only that, I can physically feel it in my body, almost like being next to drilling construction but less severe. It was giving my headaches, which I told every person I spoke with. The super was not helpful at all. He questioned the validity of what I was experiencing as if I haven't lived in this unit for 3 years. He dragged his feet for 3 days, avoiding contacting management even though I provided clear evidence there was an issue with one of the exhaust fans that run through the building. He tried everything he could to avoid actually trying to solve the issue. I ended up having to contact management myself on Thursday. They were slow to respond. And the issue still persists on a Friday night. I've called their after hours line several times. The receptionists were very helpful, and relayed the messaged to the on call person each time, telling me to call back if I didn't get a call within 30 minutes. The call never came, so what's the point of even having an on call person? This experience has caused me to want to move and I will be avoiding Akam-ran buildings in my next search. read more

We have a new property manager recently at AKAM. The prior property manager was ineffective and not responsive and it was hard to get any kind of issue brought to the table. I've been pleasantly surprised with AKAM from the very beginning. There was an issue with the maintenance payments, and the senior vice president got back to me immediately on the glitch and after that, I needed to get a deposit back for some alterations done, and I had had a terrible time dealing with the former Property manager just to get a status. . But AKAM specifically Christan Breedy was fabulous in that he was responsive got back to me on what was needed and processed my refund immediately and even dropped it off. I was so grateful to have this resolved so quickly. It's great to know if there are any issues that we are having as shareholders of the apartment they will be heard, acknowledged and dealt with promptly ! read more
