Pros: Staff is very friendly, and always willing to help with whatever issues I may have. Security is good, and you never worry while coming home late. It's simply a beautiful building with a very interesting past. It used to be a club that would play some real headliners. My apartment is spacious and bright, with original floors and all. Cons: It's very noisy on weekends (but of course it would be as any place would that's surrounded by bars) The windows (this is a personal issue, and not something that is really a complaint) I'm short. Opening those windows were a real struggle and now I can't close them because I can't reach. This mean's I'll have to call maintenance for a ladder each time I want them opened or closed. The food dispenser was clogged and the washer was filthy, again a personal problem because they offered to clean and fix everything before I moved in but I chose to move in sooner rather than later, not giving them time to fix the issue. The only real issue I have is that there are fruit flies in my apartment and they are PERSISTENT. Having worked in the bar industry for five years, you'd think I would be able to get rid of them but they just keep breeding. I don't know if this is a maintenance issue that I can call them on, or if I have to call some form of pest control. The only reason it bothers me so much is because my kitchen is always clean, and yet they are just here. I hate that they keep getting into my cat's food when I leave it out for her. ALL IN ALL, I would def recommend the peerless building for anyone wanting to be downtown.

Everything is always very well maintained (hallway carpets are washed several times a year, walls repainted when scuffed, etc), the concierge services are very pleasant and have your packages ready when you walk in, they host great social events including local brewer tastings and holiday parties, pool, jacuzzis, gym and theater you can rent out, plus garaged parking. Although the prices are creeping up for providence unfortunately, the city as a whole is growing and that is true anywhere. At least here amenities help to compensate that price increase. Not to mention being central to everything-walking distance to the mall or downtown, plenty of guest parking for overnight visitors and a great group of people who are generally respectable in the building.

In 2023, unit owners at The 903 exercised their right under the condominium bylaws and Rhode Island law to petition for a special meeting concerning gas metering and billing. Evan Lemoine was President of the Association at the time. The first petition, signed by 25 owners, was not acted upon. A second petition was subsequently submitted by more than 25 owners and included specific proposed business for the meeting. Rather than sending the owners' proposed notice, Lemoine and the Association's Secretary substituted their own notice and removed the specific items of business. The matter ultimately went before the Rhode Island Supreme Court in Song v. Lemoine. The Supreme Court vacated the portion of the Superior Court judgment that had ruled in favor of Lemoine and the Secretary and held that the unit owners had satisfied the requirements for calling the special meeting. Most importantly, the Court stated plainly: "These unit owners were entitled to the meeting they sought." The Court also noted that the notice sent by the defendants did not meet the statutory requirements. According to the public record maintained by 903 unit owners, the dispute did not end with the Supreme Court's May 2025 decision. The President and Board continued to resist sending the meeting notice, and a court order issued in January 2026 ultimately required the President to do so. Whatever one's opinion of Lemoine personally, these are not merely allegations about his leadership. They are events documented through litigation and a Rhode Island Supreme Court decision. For someone serving as the president of a condominium association, I would expect transparency, respect for unit-owner rights, and compliance with the governing documents and applicable law. The public record raises serious questions about whether those standards were met. Residents and prospective buyers should read the court decision and the underlying documents for themselves before forming their own conclusions.

Are you masochistic to the point of overpaying for your physical and mental trauma? Are you deaf or saint enough to be not bothered by loud noises from the unit above you? If your answer is yes to any of the above questions, you have found a home! Please let me give you a little verbal tour of what your experience is going to be. You will likely be considering Providence as a new home. Since you don't know much about this town yet, why not just live in a nice place in a central location? Makes sense! So you will come in, get a beautiful brochure for Nightinmare Apartments. You will look at swanky amenities, modern-looking apartments, nice enough view from the rooftop. You will also have a great conversation with Will from the rental office, who is super-nice and friendly. Let's do this! What could possibly go wrong? Well, I'll tell you. First, you will notice water- and sewer charges on your rental bill. It's completely legal for them to do it, it will be on your lease but weird, right? Second, depending on how sensitive you are to the noise, you will soon realize that there's ZERO floor-to-floor insulation. I have spoken with a few neighbors and everyone has had a similar experience. They responded to my Google review describing how amazing of a job they have done with insulation and carpets but 1. Carpets are only in the bedrooms, not living room where most people spend most of their time and 2. If people are still having noises issues despite amazing insulation, that is a bigger problem. In my case, there was a little kid above me running wall to wall and banging on the floor all the time. Let alone working from home, I have not even been able to enjoy a nice show on the TV without constant banging and running noises in the background, which I didn't sign up for. Granted, not much the neighbors can do about, but that may not be your situation and you will get no support from the management. Just to get one response to my email by Derrick, the very nice but incompetent property manager, has taken anywhere from a week to ages (and still counting). And mind you, these are VERY expensive apartments relative to Providence average. Generally, places might at least offer carpeting, swapping apartments, rent discount, or early termination for such issues; not Nightinmare. They will milk you for every last penny. If I were to say two nice things, I guess the gym is nice and Will from the leasing office is nice and responsive, but none of these things will pay your rent or protect you from trauma. My two cents- Go live elsewhere. A place on Craigslist may not be as fancy and might be equally noisy but you will at least save money. If you have had mom and pop landlords, you know that it's in their best interest to keep you for as long as they can if you are a good tenant. Nightingale / Nordblom are corporate monsters and they DO NOT have your best interest at heart. They are looking to get you out as soon as possible so they can jack up the rent as they know they will find someone else. Needless to say, I escaped Nightinmare even before my lease was up. It will take me a while to recover from this near-PTSD experience but you have a choice and you can do a lot better.

The staff are polite and competent, some are excellent and dedicated, but turnover and absenteeism are high. Assisted showers are possible but the standard is at most once a week. The food is not the worst institutional fare I have ever had, but when combined with poor service and a toxic social atmosphere in the dining room the result is very poor. There have been at least a dozen cooks in my time, and none of them were capable of cooking a Brussels sprout . Waitstaff were nice but oblivious and untrained. The facility is clean and quiet .

She was the person handling my case and answered the phone when I called, but then denied that she was the person I had been dealing with. That was extremely frustrating and unprofessional. I want my $20 refunded and I want to speak with a manager about how this situation was handled. I am also considering seeking legal advice because of the time, money, and inconvenience this situation caused me. I would not recommend this experience to anyone looking for an apartment.
