This is one of the worst building companies I have dealt with. They are misleading and seem focused solely on making money. They lack flexibility, vision, and genuine interest in meeting the client's needs. As a first-time builder, I expected guidance and honest advice, but none was provided. Instead, reasonable requests are altered without proper explanation, and then you are told they are "not in the contract." I will never again utilize this company for further home building projects. I am advising any prospective buyers to deeply reconsidering investing their time and money into a company that lacks professionalism and exhibits evasive unaccountable behavior. Since my closing in November 2019 there have been numerous faults found in my newly constructed home. I have made uncountable attempts to reach out to project managers and builders in my subdivision to no avail. I am sick and tired of having people come in to "take a look at what's wrong" then "promise they will send contractors out to fix things" and NEVER GETTING ANYTHING DONE. I am at the brink of my patience with this company in what should have been a smooth and professional home building experience. The following is a list of items that need to be fixed in my home: 1) following the February 2021 freeze I had several busted water pipes in my outdoor kitchen. After no help from partners in building with whom I have a warranty I had to resort to hiring another outside professional to patch up the damage. HOWEVER, all he could do was patch is up, there is still no finishing on it. I am missing the stonework and stucco and hardy plywood in the ceiling from those areas to completely reseal the area. I spoke to Steve the builder I'm charge of this area who vouched he would send out contractors to complete the area and we are now in October 2021 with no follow ups. Pictures are attached below. 2) Downstairs guest bathroom bowl sink has been leaking and loose since I initially moved in. It has been replaced 3 times and the problem still persists. 3) Main kitchen cabinets have gaps and several "ghost-drawers" which were supplied via Harbinger Cabinet Company. Once again Steve and John who are in charge of this area have looked at this problem several times but never send anyone out to fix the problem. I HAVE TAPE HOLDING THE DRAWERS OF MY 1 million + dollar home together. This is not the quality of finishing I am expecting at this price point. See pictures below. 4) Main home door has gaps and is not sealed properly. Upstairs balcony double door same problem. There were several other problems including an upstairs bathroom that had reoccurring leaks which is still not 100% resolved. I have made warranty requests via the mypibhome.com My point is I am exhausted of having to reach out back and forth over the course of the past 2 years to get work finished around my home. This is completely unprofessional and evasive behavior on behalf of this company and it's representatives. The things listed above are just the tip of the iceberg. There were many red flags even during the consultation and construction process that should have had us rethinking our commitment. Don't make the same mistake we did. read more

We were strongly considering PIB to build a custom home for my mother in Chambers Creek. We toured the model they have on site and were appalled at the shoddy workmanship; the baseboards in the master bedroom alone were enough to make us reconsider (seriously, I can't believe anyone signed off on this and as a representation of their work quality for prospective clients no less!) but the icing on the cake was that the PIB on site representative refused to even acknowledge us. When someone is considering contracting with you to build $1M+ home, you can at least have the decency to say hello. We immediately eliminated them from consideration; building a home always comes with some challenges and when the experience is already starting out poorly, it will only get worse from there. read more

They are your typical run of the mill home builder and not a custom or upscale builder by any measurement. we have owned several new homes in our lifetime and have never had as many quality or warranty issues with other builders as we have had with PIB. Greatest mistake we ever made was buying a home from PIB. If there quality of work on their trac homes is any indication of the "custom work" then buyer beware. We encountered cracked window installed, torn window screens, chipped shower door, improper shower floor drain that would not drain, HVAC ceiling vent falling from ceiling, non insulated piping in attic, hole in sheetrock above window and several more, but the big deal has been how undersized the wiring has been with constant tripping of breakers if one tries to run more than one appliance. Absolute the worst builder yet they project themselves to be top end customer builder. They are far from that. A complete lack of project management combined with sub-trades rushing in not really knowing what needs to get done resulting in an enormous amount of building faults. We tracked them and a total of 997 issues were logged and handed over to the builder. Constant follow up and pressure to get them to build a reasonable house was needed. If you pick them you will need to be on site EVER SINGLE DAY to make sure things are done correctly. One would have thought it couldn't get any worse, but oh no. Once closed and the house came under their appraised 2 years warranty, insanity kicked in. Their inspector came out upon request and had worse eye sight than a blind person, even when admitting something wasn't right, even code issues, they still didn't want to fix it. In particular, the Manager Kevin Barnet was rude, obnoxious, and straight out unprofessional. The son of the owner, wasn't much better. We spent $18k on double refrigerators, and when requested to install them so they line up next to each other, we were told my him that they didn't care and asked what we would do about that. We should have sued them, but elected to fix things on our own and move on. It was so much hassle and disappointment dealing with this company we rather never deal with them again. I have purchased 4 new builds in the last 35 years. All purchases were made from " high end" builders. I have to say this is the worst experience I've ever had. They lied to me about having internet and it took two months to get it installed. I was fortunate enough to have a relative who was able to influence the process. Apparently P&B never coordinated with united communications. My neighbor had to wait 6 months to get internet installed and P&B knew it and didn't say anything other than it was ready to go. Make sure you both sign the repairs list and have them give you a copy. They tell you they are men (and woman) of their word, but don't be fooled. Don't trust them! Customer service is awful. They never get back to you because they are too busy. The website is a joke. I still have problems accessing it and I have a background in IT. I can't get them to respond Unfortunately, due to timing I had to pick from existing inventory. The quality for a spec homes is not the best. They are still building homes in my neighborhood. I continually have dirt and mud coming down into my yard. Street lights are broken and the roads are filled with potholes. Rocks continuously come down from the road and they don't maintain the empty lots which is resulting in a big mess read more

About 2 and a half years into my new home, the drawer faces of all my white cabinet drawers in the kitchen and bathroom have paint blistering along the edge where was excess paint had accumulated and was never noticed. PIB claims it is water damage and will not warranty that. I guess they think that I hose down my cabinets in my kitchen and master bath frequently. They showed a photo to their cabinet guy and made the water damage claim. I had someone physically inspect them and said it was too much pain that built up on the edge when they sprayed these cabinets. There is no sign of water damage on the wood. My lawyer will be preparing a lawsuit soon. PIB is terrible. I hope this review will give you pause if you are considering them. read more

I would give a zero if possible. Fought with builders constantly during construction. Cheap framing lumber used, shoddy workmanship, constant errors noticed that we would mention, and they would just say, we will catch all at the walkaround and repair. Why do it wrong and have to fix again and again, just do it right to start with. Now current issue, we moved in in October of 2016, last year we had to replace an entire a/c unit at the cost of nearly $8k because Lennox said was "out of warranty". Now just now, we are having to replace yet another evaporator core and a compressor, at another $8k. Two out of three already bad after just 6 years. We lived in our previous home almost 25 years and had the same HVAC unit. PIB uses inferior parts. I could not recommend them to anyone. read more

If you know anything about construction, you will 100% regret building with Partners. It truly pained my husband and I to watch and see the poor quality of work from start to finish, which for us has been a 3 year process. You are paying a premium price to build with Partners, which is the worst part of all. They call themselves custom builders but that is certainly not the case. You can design your floor plan but beyond that, everything is standard. After living in our home 1 year and 7 months, we still have a list of warranty items that need to be completed. They can't get anything correct the first time, it takes two, three and even four times. This is not an exaggeration. The quality of their work is poor and every time these guys show up to complete warranty work, they don't know what they are there to do, communication between our PM and their workers is the worst. The building process sucked up over a year of our life and warranty items are approaching the 2 year mark. We have sat and waited for subs more days than I can count on 2 hands. All of our exterior window caulking around the house has mold and we are being told this is not a warranty item and they don't have a solution for it. It looks disgusting against our white window trim. So upsetting (see pic). We discovered a water leak after 1+ living here. Their stucco guys hit a nail through our water pipe in laundry room and it leaked through the walls, etc. They did correct the problem after months, but their workers damaged our brand new washer and dryer and told us this wasn't a warranty issue. Awful. So now we are left with our scratched and dinged w/d (see pic). Other items, all of our cabinets that we paid extra for in the office (floor to ceiling), coffee bar, lockers, and island in master closet had to be taken our and replaced. They used the wrong paint, everything stuck to it, papers, etc. What a disaster. Our driveway had rebar coming through and after months of arguing with them, they demo'd the driveway and re-poured. The quality is still really poor (see pic). Really the list goes on and on. The PM has more houses than he can handle and the quality of work, level of service is just not there. But again, you pay a premium. And when I say premium, I mean it! Beware, they will want to rush you to get in your home before the house is completed but I warn you, get the items done before you move-in or this will be your reality as it became ours. This company needs to be reported to the BBB. I don't know how they have been in business this long and how they continue to work the way they do and get away with charging what they do. It's a shame. And I just hope we get the money we sunk into our home out of it one day. read more

We built our home with Partners In Building a year and a half ago. We had an amazing experience that I'm surprised to see all these negative reviews. From sales, to design center, interacting with our builder, finishing on time, having a clear timeline, meeting our expectations and going above and beyond, closing on time and on budget. Not only that, the warranty was a very pleasant experience. Response was Quick and things fixed right away if need be. If things were not under warranty coverage they would get out of their way and hook us with the right contractor to get things taken care of. If I had to repeat this experience again I would definitely go with Partners In Building. I am a physician in private practice, I am not affected by this review as my warranty is almost over the two years will be coming up to an end in few months, but this is a true review of my personal experience. Do not build with Partners. What you see is not what you get. We have so many unresolved issues after building our home. They are absolutely the worst builder we've ever dealt with. We spent our hard earned money on many upgrades at the design center only to have them installed poorly by their contractors. Our kitchen backsplash is not leveled and the tiles are crooked, tiles in our master bath is not leveled and sticking up in many parts and not straight, stone around the fireplace not stacked properly. These are just a few examples. I can go on and on... They are not willing to fix things and have an excuse for anything and everything you bring up. This builder is suppose to be Luxury home builder, but they are using low quality contractors that build on my new home. The new custom house is only 8 months old and it already leaked on the roof. Tom frank has been contacted on several instances and Jim (last name forgot) has been out to tell us nothing covered. Partners in building is a home builder building in Nashville who's corporate HQ is in Huston. Having built a house with PIB I can't think of a more awful experience that I have had. Most of not all of our neighbors have experienced the same issues. Missed deadlines, nickel and diming and just plain poor customer service during the build process. If you are working with the principals in Nashville you are bound to have an awful experience. This seems to be due in part to lack of established subcontractors in the area. The way they seem to treat subcontractors and in general lack of communication between the local office here and the Houston HQ. Almost all houses have missed closing deadlines and some of the house are mounting lawsuits as a result of issues post closings that PIB refuse to resolve. The project managers on the projects are very good. They are great customer service people as well. The finished product seems to be good. Building with PIB will be the worst experience of your life. read more
