When I moved out, the apartment management attempted to charge me nearly $3,000 for a full flooring replacement, claiming "odor damage." A few important facts: My pet was limited to the living room, but management is charging me for the entire apartment. I had already paid pet rent every month (over $2,000 in total) plus a deposit, which should reasonably cover pet-related wear and tear. The evidence provided shows no subfloor damage -- only general photos of the apartment -- yet management is insisting tenants cover the cost of what is essentially an upgrade to the unit. Flooring naturally depreciates over time and eventually needs replacement as part of standard property upkeep. It feels deeply unfair and unethical to make long-term tenants pay for property upgrades that should be the landlord's responsibility. I am happy to cover reasonable cleaning costs, but forcing tenants to fund capital improvements is unacceptable. Future renters should be aware of this practice before signing a lease here.

Every location I have requested this information from besides this one were more than accommodating and even would provide a telephone number in which if we chose to make it easier we could call or text them directly. This unprofessional P.O.S. agent that responded to me after an obvious copy paste or automated response was initially sent to me had the nerve to cope an attitude with me when they completely ignored all my questions and requests and when I listed specific details of information I was mostly concerned about they snapped an attitude with me and told me to not apply with them or any other location as I wasn't obligated to do so and terminated the conversation with me. I have screenshots of this conversation but this app isn't allowing me to upload them for some unknown reason. Do not bother with these people because if this agent is in any which way or form a reflection of the type of professionalism you expect to face with the complex then you're wasting your time....

This place is terrible when initially first reviewed and over the year got better…read more The apartment did not seem to be properly deep cleaned between tenants and the apartment manager is not on site most of the time so when things need to be done properly, it took many reminders just to get something repaired or completed. There were several times that the garbage was overflowing and the furniture from previous tenant not given instructions on what to do with their furniture and how to properly dispose of it through the City crew, was a health hazard in this place for the first few months, and eventually got better after sending instructions on how to manage these types of issues. Simply, things like that need to be resolved within 2-3 business days. This neighborhood apartment complex is in Japantown after all and there is a standard of cleanliness this neighborhood requires. After auditing their tenant payment system called Appfolio which seems to not be properly managed or watched, there were several overpayments that some tenants were being debited for that goes unchecked so this was brought to the attention of the property mortgage holder to make sure their automated system did not just take tenants money from their linked bank account considering there are a lot of elderly and families that are in this community. I hope they get that audited and properly watched soon because people work hard for their money and the last thing people need is the automated payment system called Appfolio to go unwatched or unmanned daily taking peoples' money from their bank accounts when not looking. That is illegal and problematic so their management really needs to step up to actually be on site and do the job of what properly managers actually do: watch the software and stop the machines from taking the peoples' money when not looking. There were some issues with some units like the management refusing to repair the doorbell upon moving in, and also the ventilation system in the kitchen is not properly installed because there is not a kitchen chimney vent so if a tenant makes a hot plate, it sets off the fire alarm because of the improper installation of the appliances and the lack of proper masonry construction with the basic things. There was some painting that is incomplete and so some of the units look very tacky and under construction still although it is already completed. So I'm unsure of the people that have done the work at this place but their main mortgage holder needs to check this place in person for a monthly inspection just to keep up with the zipcodes' quality standards for real estate quality control. Just look at who the neighbors are down the street. This place needs to be on par with the businesses on the same street because those people are very clean and tidy and their buildings are meeting and exceeding the building standards. This building was built before the 70's so there is still no reason why simple fixes like a doorbell repair would be refused or not repaired other than being lazy. Some people like old world charm and don't want to get one of those wireless doorbells from the electronic store because that is not really the same as a wired traditional doorbell. Over a few months, this place have gotten better after raising serious safety concerns regarding the homeless encampments and the wanderers considering this place is right next to an elementary school and very certain that parents do not want their children exposed to people suffering from street drugs and other things to stay safe. Let's hope they got the services that they needed and pray that this place keeps up with the basic standards of quality especially with making sure that this place stays kept well quality. There are some great things about this place, one is that that the entire landscape was redone and looks better and newer. There were some immediate safety enforcement when tenants raised concerns so that was really nice to know that the staff and the mortgage holder does actually care for the tenants and their concerns to sleep better at night. Other than this, the only thing that made it a 3 star and not a 5 star is the fact that Appfolio needs to be watched for to make sure it does not act like an automatic ill machine that eats the tenants' money without notifying the tenant what the reasons that it is doing so. The property manager would need to review this and make sure that it does not take any more than what the agreed upon amount is per the agreement.

Face it the Bay has crazy prices. In the midst of all this negative I stumbled upon this place. Truly a hidden gem I was surprised at how nice these apartments are. The layout and style really is beautiful. The prices are high but it's a great complex with spacious amount of room. The most amazing thing about this place is not the complex and style but Alla the apartment manager. I have never in my life had EXCEPTIONAL and I mean EXCEPTIONAL customer service like hers. She is the sweetest lady with an old school Ukrainian Russian accent and she makes you feel like your at home. She assisted me with all my questions and paper work, and has been an absolute angel. Her presence alone is enough to sell anyone to live her. There's not many people in the world that have the patience, care and genuine quality that she has. Thank you Alla for being an angel. You make finding a new home pleasant, easy but more importantly you make people feel like Appletree is home.

It actually started out as the place we moved in to together as boyfriend and girlfriend, then got engaged and married in! Needless to say, it has a special place in our hearts. For starters, the location is great. It's walking distance to pretty much everything you need, including several great restaurants, a grocery store, gas station, pet store, Starbucks, bar, nail and hair salons, and a bunch of other little interesting shops. Downtown Campbell is also an easy walk, about 20 minutes. Westgate mall is just a 5 minute drive. In terms of the apartment complex, I thought it was great. Everything is always very clean and well maintained. There is security on premises at night. We never had any issues with packages getting stolen (even when they were left outside a few days) or any issues with our cars. The pool is awesome. We spent a lot of time in it during the summer and it is heated so it's never too cold. There is also the gym which is small, but does the job. The laundry room has 8 washers and 8 dryers and they take credit cards so you don't have to waste your time with quarters. The interior of the apartments are also very nice. We had a one bedroom in the corner on the top floor. In my opinion, we had the best one in the complex. It was very private and people were not able to see into the apartment even when all the blinds were opened. They look just like the pictures on yelp. Hardwood floor (laminate) through the living room, kitchen, and bathroom, and carpet in the bedroom. The cabinets are all very nice, clean white with nice hardware in the kitchen and bathroom. Storage space was great. There is a pantry in the kitchen that is enormous. I can't believe how much we were able to fit in there. There is also a large closet bu the front door and a smaller closet by the bathroom. The closet in the bedroom is the same width as the whole room. I have a lot of clothes and we had no problem with space. (In fact, we moved to a 3 bedroom home and still agree that we had more storage space in our one bedroom apartment.) We both absolutely loved the property manager Alla. She is so sweet and happy! Any time we needed a repair or had a request, it was completed within a day or two. We also have two cats. I believe they are also accepting dogs as well now. Honestly, I can't imagine finding a better place to live that also accepts pets. We found it very reasonably priced, well maintained, and an overall lovely place to live. The only reason we moved out is because we bought a house, otherwise we would have been very happy continuing to live there. One note is that they don't pay water and garbage. For the two of us, it was typically about $80 a month. Definitely recommended!!!

Jose is the nicest and knowledgeable maintenance person I have ever known. Management is awesome. The complex is well maintained, quiet and is gorgeous with tons of lush greenery and a pool. Dallas is the one maintenance technician and he works his butt off! He's always around to answer questions, swap out a fire alarm, and anything else you need. He is very efficient, thorough and even cleans up after himself after any job. Dallas is definitely one of the big reasons we keep renewing our lease! The community redid the laundry room about a year ago or so and added a fire pit and extra furniture by the pool as well. The complex is well taken care of and always feels safe. Anytime something breaks or wears out, the management and Dallas (or any specialists) are quick to fix it. Our neighbors host barbecues, holiday events, and more! It's a very friendly place and Dallas makes it extra special.

During summer time the pool was very nice to work on your tan or just refresh at the end of a long day at work. We moved out because we wanted to have a garage, otherwise we would still be there. We left in the middle of a month and decided to clean the apartment as much as we can to try to get the cleaning fees back. Not only the property accepted to give us back the cleaning fees, but also paid us back some of the pro-rated rent for the ongoing month. They have no legal obligations to do so and this is not something you encounter very often, so we want to say Thank You!

Wish I could have stayed, but I was transferred to San Francisco area. Palo Alto and this neighborhood are a perfect little bubble of comfort and convenience. When the whole world is going crazy, everything feels just fine here. Not so much as you get closer to the city. People aren't as nice and a lot a sketchy stuff is all around you. Even the unsheltered in Silicon Vally have RVs. It;s a special place!

My favorite part of this apartment (one of the tallest buildings in Palo Alto) were the incredible views of the mountains and greenery from my apartment (see photo). Additionally, the pool area/courtyard with blooming flowers, well-landscaped trees, and swinging hammocks was a relaxing oasis especially during COVID-19. The lush lobby has a Stockwell vending machine, luxury-style seating and calming wall waterfall. Lastly, Cathy at the front desk is always friendly, helpful, and warm, contributing to a great homey environment. Catalina and Marlon also do a great job maintaining and improving Tan Plaza. This apartment complex is a great biking (or driving) distance from campus and conveniently located close to San Antonio Shopping Center (Trader Joes, Target, etc). Additionally, Briones Park across the street and Arastradero Preserve and various walking trails were easily accessible as well. In addition to the secured parking area, overnight street parking on Clemo and/or Arastradero is also free and easy. There are a few minor inconveniences with slow elevators and occasional water shut-offs but these didn't bother me much.
