This review is far overdue. In short, you should stop looking now, Eric and Tony are the best choice for either selling, buying, or managing your home. I first tried selling my home in 2015 using the same real-estate agents that had helped me purchase the condo back in 2011. As well meaning as they were, they were hopeless bunglers. Between hap-hazard marketing, low rent staging (without any remodel/refresh), and delegating open houses to the barely anointed in their office it was clear that nothing good would come of the 3 months they spent "trying." We resorted in the end to rent the condo out and bide our time (a good choice it turned out $$$). In the years after that debacle and years of utter incompetence from the property manager I hired for my condo, I basically lost all respect in real estate agents; feeling that the whole species was composed of white collar castaways (those who were either too clueless or unlucky for any other gainful employment). There were just two exceptions to this: Tony and Eric. I had met them at a few of their open houses and each time left completely impressed by their professionalism and knowledge. So, when the time came to try to sell our condo again I decided to give them a shot. Selling your home Eric style: 1. Deliver a bound sales plan with schedule for updates/remodel, listing, multi channel marketing etc. 2. Execute that plan flawlessly. 3. My effort in this? Basically nothing. In fact, I was out of town on business throughout the majority of the process and when I returned I just had to sign the paperwork. The whole thing took a little more than a month closing on an offer that was more than what we had estimated (with selling costs under budget). WOW. Buying a home: Eric and Tony will literally save your ass(ets). Time and again I would find places and get all excited, request disclosures and then they would inspect them with investigatory skill that would impress Sherlock Holmes. Countless times Eric would find clues, details, and deduce fatal flaws that saved me from making horrible mistakes; heed my advice, do as they say and you will always be better off. In one example, Eric found out that the HOA was close to bankrupt and that dues would likely skyrocket in the coming years... super sleuth! In the end Eric helped us purchase a move-in ready home, under our budget, under asking price (even in 2019's market!), walking distance to amazing schools, that literally checked all of our boxes. Even after purchase, their follow-through is awesome. I cannot recommend them enough. As a former property manager, if you told me I'd ever leave a review for another PM, I'd have laughed you out of the room. They are hands-down the best company I'm aware of. My manager, Kathleen, was genuinely interested in making every aspect of my tenancy easier. From the start, we were given an information-rich, bullshit-free, packet of important need-to-know items such as how to reserve parking for the moving truck, specific nuances of the building important to that operation, and local utilities to call. Yes, I can gather that information myself, but she took the time to do it and it made my life profoundly easier. During the tenancy, there has never been an occasion where it's taken more than a couple hours to return an email or call. And yes, she even gave me her personal cell to text. Every maintenance concern was addressed quickly and with zero inconvenience for us. Literally, in every way possible, this company made it a pleasure to be a renter. My experience with these guys was extraordinary. We wanted to buy a bigger house but couldn't afford it without selling our own first. But that's hard to do in this market as no one will take a contingent offer; you generally need to sell into cash, move into temporary housing until you find something, and prey you can still afford a new one. Here's what happenned to us. We found our dream house but we didn't have the money without selling our current house. We told Eric. Tony brought us a cash buyer in a matter of hours with an offer materially higher than was ever offered for any condo in our unit before. Materially higher. Our house never hit the market and we crushed it. Then Eric negotiated a sale contingincy with our buyer, giving us time to close our own buying transaction before risking the loss of our condo. Then he negotiated a fair rentback so we had time to move. With Eric's guidance we placed an offer on our dream home, but the sellers were flaky. Wouldn't negotiate or even communicate; perhaps they were using our offer to pressure other potential buyers. So Tony hit back, he rushed us to find comps so we would feel less desparate to cave under the pressure. If worked. Eric acted as if he were buying with his own money. Fantastic negotiator and never punted. They could have induced us to just cave, but they didn't. They pushed and pushed. I suspect most realtors just want to close. They wanted us to win. Again and again they talked us through how to pull out of either deal if we were getting squemish. They had two big deals intertwined and they were 100% willing to walk on both and start over with us at every step. That's just the beginning. We couldn't find homeowners insurance due to fire risk where we were moving. They helped us find it. Then they found innovative and selfless ways to help us make it affordable. They handled every inspection, found us contractors, found lawyers, found the brokers, and dealt with problems way beyond what a realtor should ever have to do. They even helped us negotiate with these third parties. Sometimes they met inspectors, contractors and even ran errands for us! I cannot imagine how they could posibly be any better. Eric made the home buying experience as pleasant and clear as it can possibly be. He spent a lot of time patiently explaining the home buying process, showing us a number of different homes, gathering what were our priorities for our desired house, and then selectively showing properties that he felt met our requirements. When he met us to look at properties, he was always on time and well prepared with property research he did the night before. As we would tour properties he highlighted both the positive and negative features of the house, and could assess what home modifications could and couldn't be realistically made since he has some home improvement background. We have been using Silicon Valley Lofts & Condos to rent out our condo for about 3 years now. My wife & I were originally planning on selling our condo, we had to move. But the value had dropped significantly, and we had enough money to afford keeping it. But we knew we wouldn't have time to manage it, with 2 kids, 2 full time jobs, and we now live in San Mateo. So we looked around for a good management company. We wanted a reasonable price, but more importantly, someone who (a) will do pretty much all of the work, and (b) was very knowledgeable. I hired an agent for property management after moving away and I decided to switch to a different provider after less than a month. Here's why: - no Craigslist ads after 2 weeks of availability. When asked, he told me to look up my own address on Zillow and that he got a good response. I doubt many or any renters look on Zillow for rentals. I asked about his process before hiring and he mentioned there would be ads on Craigslist and other free sites. - did not return attempts to contact for almost a week - simply blew off many of my instructions after acknowledging them. - bad attitude: questioned me at every turn, such as wanting to be able to answer specific questions for potential tenants. He simply told visitors he didn't know the answers to their questions (parking, surroundings) without referring back to me. - ordered services without my permission and paid double the rate previously discussed. - preoccupied with other activities, would postpone a 1 minute task for later and then forget. - after agreeing to release me from the contract, refused to hand over my keys for 4 days, only saying he's busy and "be patient", causing more losses due to vacancy for me each day he's too busy to simply hand the keys to someone. - General sloppiness: wrote the wrong address on the contract, posted an ad with 2 sentences and 2 dark low-quality pictures of the interior, had no idea about the rental market. Overall there was quite a bit of wasted time and an extra half month of losses due to inactivity. I have worked with Eric Woodward and Silicon Valley Lofts and Condo's for over 3 years, both as realtors and property managers; Eric, Tony, and Kathleen are extremely professional and knowledgeable in both areas! Silicon Valley Lofts and Condo's has managed a single family dwelling in Sunnyvale as well as 2 condos in Park Townsend, downtown San Jose. They did an outstanding job pricing each place to lease quickly with screened tenants who pay their rent on time. I highly value SVLC being the on-going contact for the condo tenants and the HOA management, when needed, so I don't need to worry about anything. For example, the unit below us experienced water dripping from the ceiling and contacted the HOA management to gain access to our unit to find the leak. Kathleen worked with the HOA while they explored the causes and made necessary repairs; she kept me and the tenants informed of what was being done, when repairs would be done, etc. Turns out the leak was caused by a unit above us; but, this necessitated repairs to our unit. Without Kathleen's capable managing of the process, I would have needed to deal with both the tenants and HOA managers - YUCK! I find the peace of mind worth the management fee! In the case of renting the single family dwelling that had been neglected for years due to aging parents SVLC took care of planning and executing necessary updating, at a very reasonable cost, to make the home rent-ready; all their vendors did a great job. They also quickly and economically took care of on-going tenant requests for repairs that emerged in a 60 year old home that had not been maintained, relieving me of the stress associated with me needing to find a repair person, since they have developed professional relationships with MANY repair vendors. When it was time to sell this house, Eric came up with the creative idea of accepting bids due at a specific date and time which resulted in $50,000 over asking price! With Silicon Valley Lofts and Condos as my property managers, I am completely free of any extra work related to being a landlord. I never think about my properties because SVLC takes care of them. I found their services invaluable, even when I lived in SJ. Since moving out of state 14 months ago, I have been even happier that I engaged SVLC as property managers! I think the professionalism and engaging personalities of Kathleen, Tony, and Eric are another invaluable asset to their property management (and real estate) services. I had a loft/condo in downtown SJ that I wanted to sell in a down market quickly so I could buy something bigger. Eric and Tony represented both my sale of my loft and the buy of my NEW townhouse and they were great. They helpped me to price the loft competivity to sell when there was alot of other similar new properties on the market. Work was crazy and I didn't have much time to devote to getting my loft ready to sell and Eric and Tony jumpped right in to help me out. They are a full service outfit.
