Patrick helped me buy my condo and did an exceptional job. He spoke to us about what we were looking for, then took quite a bit of time showing us a range of places within days. The very first place he showed us looked promising, but we weren't sure at the time. Then we looked at others nearby and asked to return to this first location. We realized it actually was perfect for a whole bunch of reasons: Curb appeal, condition, within a few steps of walking trails, a few minutes walk to market and shops...just perfect. In the meantime, Patrick had learned the entire history of the home, it's owners and transitions, prior agents, etc. selling prices over the years. and of course the comps. Patrick had gotten it right even before we realized this is what we actually were looking for. It was the first place he showed to us. Spooky, I know!:) We were going to put an offer on it and Patrick advised us to wait just about one month. He came back and let us know that if we could agree to a 21 day escrow, we could be very aggressive about the price. Turns out he was able to help us negotiate a price that was a full 10% below the asking price, and below the market price. Amazing. But it didn't stop there. Patrick has engineered, with his colleague Dylan Heikens at NEO loans, a rapid process for inspection, review, loan marketing, feedback and approval. Loan was approved at a market rate and reasonable loan fees within days. Then issues of transferring title, utilities, etc., all the details. Patrick would call me if something needed attention right away, and Dylan's team had it all down to an online checklist. Within 21 days everything was done smoothly, patiently without hassle. Several people were working behind the scenes for them, and it was perfectly coordinated. The process of buying a new home is complex and there are a lot of stress points. Patrick and Dylan simply eliminated most of these into key decision points, providing us clarity, simplicity, options and time to consider and make our decisions. We didn't have to hunt down anything or anyone to get through all the stages. Where there were questions, they had complete answers and returned calls and messages within one to two hours. And where we were lapse in doing something, Patrick and Dylan were reaching out to us in a friendly way immediately. It was an amazing process. We met Patrick two years ago when we decided to move back to CA. Our first attempt at moving fell through last year and finally happened for us this year.
