I lived here for two years. Because its a smaller complex than some others around, I think that's what makes the management great at what they do. Whenever I've had a service request it's always been done either the same day I called or the next. I usually call with more than one thing too- and I love that they do it all at once. It's only been minor things- lightbulb changes, garbage disposal stuck, and fixing a shelf. They also shampoo the carpet once every other year for free, and give plenty of notice when they are doing this type of thing/ other little mass maintenance things. The pool area is nice as are the locker rooms, and I really really like the gym. It has 2 elipticals, two treadmills, a stationary bike, yoga balls, free weights, bench press, and a full body weight machine. There's also two nice flat screen tv's too, a water fountain and plenty of space for flor work. I like that their office hours fit working people's schedules 0900-1800, and they are very quick to return calls. Onto the apartments themselves: the floor plans are open and every type has at least one bedroom with a walk in closet. They already have a FULL washer and dryer and have a shelf above (perfect for storage). The bathrooms are clean, but nothing exceptional unless you're in a 2 bedroom/2 bath place as one tub is a big jacuzzi tub. The front closet in every floor plan is nice and big- seriously deep and I've been able to fit a lot of crap in there! The storage area on the porch/balcony is pretty nice too, big enough to store some decorations or a small BBQ. You're also allowed to paint no problem, you just have to paint it back when you leave. The walls aren't sound proof, but the only ones I've found in the Omaha area that are, are out west/downtown/and usually townhomes. I haven't had too many issues with sound, and after the first year the front office realized I'm a quite person so all my newer neighbors the second year were older couples. I like that the location is right next to Omahas system of walking/biking trails- bonus if you love the outdoors or like to be safe when walking your dog and not have to worry about traffic. The grounds themselves are nice, they have plenty of doggie poo bags/trash cans for residents with dogs. My only issue is the dumpsters are always full except on trash day itself, over flowing full, and I wish they would invest in putting in just 1-2 more dumpsters as there is only one per complex now. Not a big deal, unless your apt is looking right at it- mine wasn't but still unpleasant to try and fit your trash in when it's overflowing 90% of the time. read more

These apartments suck!! The buildings themselves are nice, but maintenance and management are awful. If you plan on living here during the summer, just a heads up your AC will not work and they won't fix it until you complain 20 times! The AC was out for at least a full month total throughout the summer. Our OPPD bill got racked up to over $600 in one month due to their shitty ac system and shitty maintenance!!! Not to mention we stayed at a hotel at least 5 times over the span of the summer due to our apartment being over 80° CONSTANTLY. We tried everything to keep the apartment cool with fans and keeping windows covered and even setting the ac to higher temps so it wouldn't over work itself. Management was contacted numerous times about this and we were always told "it's everyone's apartment" which 1, was not true and 2 not helpful!! After telling them we needed compensation of some sort (because we now could barely afford our last few months of rent after paying OPPD and hotel expenses) they magically were able to fix. On top of maintenance being lazy, they are also total creeps and rude. My roommate had put in a work order for her bathroom sink. The office told her they would give her a heads up when they would be by to fix it, a couple days later the 2 maintenance guys just come walking in to our apartment with no notice or anything! Mind you we are 2 young women living by ourselves, and it was her BATHROOM sink needing work!! She could have been in the shower or in her bathroom getting dressed!! We had absolutely no heads up about a day or time that they were coming so she was completely unprepared and had to rush to clear everything off of her sink for them. Not to mention they shut our water off with again, no heads up, right as I was fixing to shower and brush my teeth. I then was late to my plans I had that morning because there was no communication whatsoever. My other complaint is that we got blamed for smoking in our apartment numerous times because of neighbors complaining. I will admit, we did occasionally smoke on the balcony (as did MANY of our neighbors I've seen) however, they only physically "caught" us one time, the other time we got charged with a fee was just because of complaints that weren't even about us!! Overall just shitty experience living here for the one year that we did. Any time I've ever been to the pool, all you ever hear is people complaining about management and the apartments- rightfully so!! Nice complex but not worth the arm and the leg that they charge for shitty quality. Rent will increase over $100 each year as well. Glad to be out of this place before they drained our pockets even more. read more

Hidden fees everywhere. Poor response and slow maintenance. Buyer beware, or better yet look elsewhere.

First off, I don't particularly enjoy doling out harsh reviews of businesses. I ran a business for years and I would always be irritated when I was given a negative review when the customer never allowed me the opportunity to rectify the situation. However, in this specific instance, I gave Twin Creeks Pavilion every opportunity to resolves problems/issues and every time I gave them the opportunity, they utterly failed. The apartments themselves are average, maybe slightly above average (the newer buildings have faux wood floors and modern fixtures). We had the cops show up on a couple of occasions, and teenagers being loud and drinking/smoking in the parking lot at night. I called the first 2 times this happened, but the staff was unhelpful in any resolution so I just lived with it. Often times they would leave fast food trash, burnt cigarette buts, and alcohol bottles strewn about the parking lot. Other than that, the amenities are average... there is a pool, small gym, and a pool table in the office. The problem with Twin Creeks Pavilion is the management. If you have ever dealt with bad management, take heed, Cindy (Apartment Manager) and Jamie (Office Manager) are the yard sticks with which bad management is measured. Jamie runs the office and is nothing but rude, sarcastic and unhelpful. If you are looking for a warm, helpful and kind staff, this place is NOT for you. I was charged lease termination fees of $2500+ by Cindy while deployed overseas after being told I would be allowed to end my lease with proof (orders) of my deployment, only to be charged exorbitant fees by Cindy while overseas because she determined after reviewing the contract, my deployment was 12 days too short to qualify. Imagine being deployed overseas trying to make international calls to Cindy with a pregnant wife at home crying, and you get the picture. If you are military, sympathetic to the military, or simply are looking for reasonable staff, then STAY AWAY! read more

My husband and I were victims of the March 2019 flood and we had to start over completely because we lost everything. We found Pavilion at Twin Creek and it was the perfect choice for us and our pet. Cindi, the property manager, was helpful at every turn. Her maintenance staff: Mike, Taylor and Edward were wonderful to work with when the need arose. I would recommend this complex if you are looking for a caring and prompt property management team. read more

I suppose my review is pretty spot on, and I don't even live here; but it's based on the short time I spent with staff, in the hopes of moving into one of their 15 available "The Loop" apartments. First off, when being familiar with floor plans, pricing, what's currently available, and really just knowing your job - and it's your ONLY job - I think it's fair to expect that. The agent at the trail side, is unfortunately not well versed in said items above, plus some, and she's been there since November. Be familiar with what you do so you you can assist people accordingly. Secondly, the price you see online is not at all, anywhere close with what the office will quote you (yes I know the market changes daily, and it drastically changes here) when you request to see a model. Even when you do same day quote, it's DRASTICALLY different and although one may say one thing when you call; is not the same when you show up in person. Plus, they aren't willing to work with you especially when the apartments aren't in demand; there's literally 15 available. Any review I've read, management is the number one complaint, and I will not be apart of rude/condescending/judge mental/ women. As beautiful as the apartment is, I would rather have management WANT people to be there than not. If you want a complex to live in, let me know; this won't be it! read more

Would give zero stars if possible. Worst apartment complex I've ever lived in. The staff was generally rude, condescending and inattentive. We had frequent maintenance issues that were not addressed (ex. our garbage disposal didn't work for weeks despite contacting management multiple times). When the issues eventually were addressed, they usually brought about new issues (ex. when a water leak in the apartment above us caused our ceiling damage, they ended up painting the ceiling with wet paint landing on our dog, furniture and carpet). The facility itself is what you pay for - cheap. Wouldn't recommend the apartment to anyone. The only good thing about the complex was some of the other tenants, whom were very nice. read more

This was probably the worst apartment complex I've ever lived at. The rent was extremely over priced for what you got. There seemed to always be something that we'd get notices for; having our bikes on the deck, noise complaints from moving in, etc. The maintenance was pretty useless. A lot of the time we fixed things ourselves. Upon move out I was unaware of the rule (which was later found in the lease...on the last page in a comments section) where you're supposed to hire a professional carpet cleaning service. We ended up owing them money because of that. After we'd turned in our keys I went online to reprint our lease only to find it had been deleted from my user profile. When I had called to get an email sent over it seemed to be a total shock that it wasn't there. Don't worry, I got that email a week later. DON'T MOVE HERE! read more

My husband and I visited many apartment complexes and we were enticed by the looks of this complex and from what we were told, made it seem very lavish with lots of amenities. However when we walked down a few hallways, there was trash, the carpets were dirty and on one floor the smell of smoke was very heavy. When I asked about it, they claimed that it was a smoke-free community but I not only saw cigarette butts on the grounds but I smelled it in one of their buildings. A HUGE TURN OFF. Now, the agent who walked us around was less attentive to the questions I had and always skirted around my concerns. This too was a turn off. She did show us the model apartment and it was such a huge exaggeration from what you really get. I walked into one of the vacant apartments and it was just not what I expected. While in the leasing office, I just happened to have overheard one of the tenants complaining about their apartment so it makes me wonder if this is the norm? We decided to rent elsewhere. read more

In short, I've lived here for almost a year and I was excited to give my 30 day notice 2 months in advance. Now here's why The biggest problem is Jammie. She works in the leasing office and probably has the worst attitude, is rude and condescending, and even disrespectful. She is unpleasant to work with regarding apartment issues and her sarcasm is unbearable. But besides unbearable management, the price is insanely high for the apartments themselves. No microwave, cracked bathtubs, dirty appliances... Secondly, my water heater broke approximately 4 times and left myself and my roommate without adequate water for over a week. Every single day of that week, maintenance was called to fix it. When I told them we just obviously need a new tank, they didn't listen. But what do you know? When they finally caved and put in a new tank, no more problems. Overall, I wouldn't recommend this apartment complex to my worst enemy. Please do yourself a favor and look elsewhere in the area. read more

Ground floor units flooded, management has no plan to deal with emergencies. State "it is a mother nature problem, we will have to wait till it dry up to do something about it." All talk, with no substance or solutions. To echo a previous reviewer "staff generally unresponsive, inattentive" just on site till closing time then they get to go home. read more

MILITARY BEWARE! I am a field grade officer in the USAF and I feel obligated to warn you about this pathetic apartment complex and its management. I applied for an apartment and paid $240 for the application fee/deposit. After learning the US Dept of Labor has filed a complaint against this complex for unfair practices to military members at Offutt AFB, I withdrew my application within two business days (48 hrs). They denied my claim, saying they also counted weekends in their cancellation requirement. I did not sign a lease nor receive anything from them for my $240. I am now in the process of filing a formal complaint through the same channels (US Dept of Labor) as the previous military members did. Tell your friends to avoid this place at ALL costs. read more

We visited literally every apartment complex area within the Papillion-La Vista area because we wanted our children to stay in the Papillion-La Vista school district. we were shocked to learn The Pavilion is actually on the boundary between the Bellevue school district and Papillion-La Vista. We chose The Pavilion due largely to its open concept layout, amenities, location, and safety for our children. The rent is slightly higher, but worth it considering the conveniences of nearby grocery stores, restaurants, entertainment, and highway access. The grounds and club house are kept very nicely. There are pets allowed and I have a small dog of my own, but you wouldn't know it because the walls are well insulated! Major plus! The leasing agents are kind, accommodating and friendly - answering all our questions and requests promptly. There are four floors so having an elevator on either side of the building is great. Hallways are carpeted, clean and very well lit. Cabinets are real wood, washing machine and dryer are large and efficient, sliding door and windows bring in a lot of light, and matching black appliances make the kitchen homey. A new dog park was built on the grounds and brand new luxury units are under construction next door. I'm really particular about where I live especially for the safety of my children. There is a Bellevue police officer who loves on premises. From what I've seen, there are a large amount of military personnel and older folk who live here. We were so happy with the community that we signed a longer lease. read more

I enjoyed the apartment, the staff, as well as the amenities, but I personally wouldn't recommend any of my friends or coworkers to stay here. Due to a deployment, I had to break my lease early, but I had to pay back the military discount I received for every month I resided in the apartment, which Is a clause no other apartment complex in the area that I know of has. Plus I heard that it was near impossible to get your deposit back, which was a rumor I didn't believe, until I received my statement of charges after moving out. Once again, loved the staff and the amenities, but strongly disagreed with the way the contract is set up for deploying troops. read more
