    I lived here for two years. Because its a smaller complex…read morethan some others around, I think that's what makes the management great at what they do. Whenever I've had a service request it's always been done either the same day I called or the next. I usually call with more than one thing too- and I love that they do it all at once. It's only been minor things- lightbulb changes, garbage disposal stuck, and fixing a shelf. They also shampoo the carpet once every other year for free, and give plenty of notice when they are doing this type of thing/ other little mass maintenance things. The pool area is nice as are the locker rooms, and I really really like the gym. It has 2 elipticals, two treadmills, a stationary bike, yoga balls, free weights, bench press, and a full body weight machine. There's also two nice flat screen tv's too, a water fountain and plenty of space for flor work. I like that their office hours fit working people's schedules 0900-1800, and they are very quick to return calls. Onto the apartments themselves: the floor plans are open and every type has at least one bedroom with a walk in closet. They already have a FULL washer and dryer and have a shelf above (perfect for storage). The bathrooms are clean, but nothing exceptional unless you're in a 2 bedroom/2 bath place as one tub is a big jacuzzi tub. The front closet in every floor plan is nice and big- seriously deep and I've been able to fit a lot of crap in there! The storage area on the porch/balcony is pretty nice too, big enough to store some decorations or a small BBQ. You're also allowed to paint no problem, you just have to paint it back when you leave. The walls aren't sound proof, but the only ones I've found in the Omaha area that are, are out west/downtown/and usually townhomes. I haven't had too many issues with sound, and after the first year the front office realized I'm a quite person so all my newer neighbors the second year were older couples. I like that the location is right next to Omahas system of walking/biking trails- bonus if you love the outdoors or like to be safe when walking your dog and not have to worry about traffic. The grounds themselves are nice, they have plenty of doggie poo bags/trash cans for residents with dogs. My only issue is the dumpsters are always full except on trash day itself, over flowing full, and I wish they would invest in putting in just 1-2 more dumpsters as there is only one per complex now. Not a big deal, unless your apt is looking right at it- mine wasn't but still unpleasant to try and fit your trash in when it's overflowing 90% of the time.

    My parents have lived in these apartments for 21 years and in that timeframe there haven't been…read moremany alarming issues. That was until today. Summit needs to be more careful of the character of those they hire for their maintenance team or anyone for that matter. Recently, my parents had called maintenance to fix the AC because it was blowing heat. It was fixed. Yet, today, my mother - who has dementia - accidentally had it on heat so they thought the AC was broken again. This is an understandable mixup considering the state of her health and especially since it was just fixed. A new maintenance man showed up to fix the unit and realized it was just on heat. He proceeded to mock and make fun of my elderly mother, who again...has dementia...and he did so within earshot so she heard everything. This is extremely damaging to her and she is devastated. I'm infuriated that more care and consideration has not been done to vet respectful employees and that extension of an apology is all that was offered. If he was reckless and derogatory this way in their home, he certainly will be that way in other homes. He felt extremely comfortable to be unprofessional and disgusting when he felt no one was watching. He needs to be fired. Period. This reflects poorly on the brand and has been extremely damaging to my mother and her current state. Neither of my parents deserves to be subjected to treatment this way, especially after being loyal residents for over 20 years. In fact, no resident should be subjected to this kind of treatment at all. An apology is not sufficient. If this man isn't removed it really reflects on the true character, nature and brand of this rental property. Unacceptable. If you're looking for a respectful property where you will be treated with dignity, maybe looking elsewhere might be a good idea.

    If you like potholes, the smell of weed & cigs, mold problems, overpriced apartments & horrid trash…read moresystem management, this is the place for you! They list it as "luxury apartments/property" but it's not close. The apartment lay out is decent, but for example the showers are too close to the wall & there's almost always a mold problem in mine & other neighbors units. They don't change air filters & don't bother asking them to either, they won't come or fail to even answer any maintenance requests. The front office staff use to be decent & helpful, now there's a whole new property management & some are very rude & have a constant attitude. They claim the place to be "non smoking" but never enforce anything. They'll just send a "reminder email" that it's non smoking & to follow their policies. Also the compactor for their trash is always broken, someone is always breaking it down & the trash just piles up outside of it like it's some kind of wasteland. Don't get me started on the potholes, you will need new tires periodically due to how atrocious they are. They're all over & they claim to have "filed an insurance claim to fix the issue" but nothing has been done & that was about 4-5 months ago. Their pet fees are also ridiculous. You have to pay $300 to even have the pet & on top of that $35 dollars a month extra for pet rent. These people are leeches who are just trying to suck any extra money out of you that they can. I've lived here for over 2 years now & I cannot wait to get the hell out. Would rate lower if possible.

They will DNA test your dog doo though because they don't like it when the grass dies so that's nice because it helps keep up appearances.
