Man, what can I even say about James Adair? If you are reading this review wondering whether or not you should work with him, YOU SHOULD. HE IS AWESOME. I was an incredibly anxious, first-time homebuyer in 2014. I was terrified of the financing falling through because of a tight timeline. My husband and I were attempting to bump a contingent offer and everything was on the line. We were out of a month-to-month apartment, and if things fell through with our financing, we'd lose our dream home AND have nowhere to live. I was quitting the worst job of my life to start a new one, and was working a lot of hours. Long story short: James' team made the entire process easy and seamless. James and his team were very responsive and helpful throughout the process of obtaining a mortgage, answering our questions promptly and laying out our options clearly and concisely. Stephanie and Jessica kept us in the loop on where we were in the process timeline, and when there were moments of miscommunication, they promptly corrected them and got us back on track, allowing us to close 3 days earlier than expected. The team's focus on tech was really helpful, as well; it was so much easier to upload our documents securely and all at once than to fax/email them separately. And with the market being as competitive as it is, we needed to quickly get pre-approval paperwork 3 separate times (and for 3 different amounts), and their third-party mobile app made that quick and easy. And since they use DocuSign, the paperwork was all a breeze, too. James is a genius! We started out with another broker who had glowing reviews on Yelp.. and dragged us through 2 months of wrong information and heartache. Then we found James and he completely saved us. Not only did he get us approved (not qualified but approved) for 80k more than the other guy could, he was able to keep us informed and educated. He acted incredibly quickly when we needed him to, and I can't imagine ANYone else could have made it all happen for us. James was very personable and a great conversationalist in our first meeting. I knew straight away that I'd like him. As things progressed with the purchase of my house, he was available and easy to talk to when I wanted to change things, say convert the loan type to a fixed interest loan. Later, during the paperwork gathering stage, I had some problems with some of his secretarial staff. Confidential information was sent over email unencrypted. I was asked to send in redundant information. All of which seemed like a communication problem on the Mortgage Trust side. The final ding was that I asked multiple times for the house appraisal for the house after I'd signed and never got a copy. But James was available and knowledgeable. I first talked to James about refinancingin 2008, he asked me a few quick question and said "It really doesn't make financial sense for you to refinance at these rates". This same scenario replayed itself once of twice over the next year or so, until finally, in mid-2010 James got in touch to let me know that interest rates were finally where I needed them in order refinance. So we got things started, he locked us in to to a low rate right before they were going to rise again. Then I sat back over the next few weeks and basically did nothing, until before I knew it was signing papers with a notary, and my mortgage was way lower. Working with James was a pleasure. We were starting to stress about what type of loan to get, and how much to put down, so he came up with all these charts and graphs showing the benefits of each scenario we were considering, and then some alternate scenarios that made much more sense than what we had originally come up with. I cannot begin to tell you how terrible this group was to work with. As someone with a background in real estate I was stunned to see the complete lack of oversight after my initial meeting with James, which went so well. Watch every detail of every document they send you - do not expect them to be correct, or for the company to keep you in the loop of what is happening. Not one of my expectations was met in a very expensive refi loan process that stretched out for weeks and weeks. The final error - which I discovered in the closing docs and three days before the loan was to fund - would have cost me an additional $3,750. over an already extremely expensive refi loan. You are paying these people to communicate with you and help you through this process. Instead, it was just week after week of me supplying documents and then asking for updates, timelines, and final numbers - which I was given TWICE - and then were $3,750. off, as I had to point out to THEM the day before closing. Every time I had to call with a question on e-sign documents that suddenly arrived in my email - and which were completely at odds with our discussions and agreements - I was met with, "Well, that's a different department. Or, Oops! That's wrong - let me get back to you. Or, oh yeah, I meant to tell you..." Or they get back to you days later. Or there is some huge reason that completely changes the terms of the loan and initial agreement - and while perhaps understandable - should have been communicated to me via phone or email - not just a shock e-sign document in my mailbox. They were completely unable to come through on any of their original promises and I wasted weeks and weeks and weeks. Terrible. I canceled the loan the day before we were to sign closing docs. Thank God. Still waiting for the promised return of my $929. appraisal fee. read more

I've now used James and his staff twice now to get mortgages. First time was for my first home purchase, when I was new to Oregon. The second was my recent condo purchase, which ended up being a far more complicated and protracted transaction than I ever imagined. It was further complicated by the fact that I was buying with an existing mortgage still in place. James was able to find a way to make it happen, and walked me through what it would require. He and his assistant Jennifer exchanged literally scores of emails with me during the process, and made it as easy as possible to gather up all the necessary paperwork to get it done. When I come up with just barely enough cash to pull it off, he found a way to get the closing costs as low as possible to get the deal done. He pulled multiple rabbits out of the proverbial hat, and I owe him a debt of thanks. When the loan approval process started to drag on and on due to delays with the lender, he stayed on top of things and helped to push for the quickest possible close. They are also on friendly terms with lots of local realtors, and this also helps to expedite the process. They even recommended a great local insurance agent to me for my home-owner's insurance. I turned to James tell me to refinance a 4-Plex that I owned in Portland. For several months I had been dealing with another broker who assured me they could find a loan. He located a bank and had the appraisal done. On the date the paperwork were supposed to be signed off by your bank, I received notice that the loan have fallen through. I was fortunate enough to recover my appraisal money but I was without a loan and wasted two months of time. James came through and was able to find a loan given the difficulty of trying to refinance this type of property. We looked at several options and tried several different ways to get the refinining done but the banks were very problematic. I had just about given up and then was taken over by a serious illness. James however continued to work the loan though and he was able to secure a very favorable one with a great interest rate. He exceeded my expectations as to what the loan would cost and the payback period. Anyone looking for a loan in the Portland area should call James first. read more
