She stated this was the cost for all the things she would do in order to sell my home (I sold a home two and half years prior and those services were also provided but I paid a three percent commission). Her fee did not include the buyer's relator commission. I declined her offer and she bombard me for several weeks and lowered her commission rate to two percent. That's right from five percent to two percent. I told her that I was not the right client and did not believe she should drop her commission rate; instead, find a client for whom it was acceptable. The whole experience traumatized me. I knew that I had to find a Relator because I would be moving out of state in less than two months. I researched the Realtor who sold the home across the street in a matter of a few days. It was Melissa Husak. I knew from the first meeting, this high energy, take the bull by the horns, very experienced, local and homegrown Peachtree City Realtor was the perfect fit. She came prepared with research in hand, marketing strategy, home assessment, and could explain market demand and potential changes to the interest rate in the coming weeks. My sale was a little unique because I had a buyer but wanted an actionable backup plan just in case. Melissa represented me on my sale and my buyer on their home sale. I have never, never seen a human being move so fast. She accessed their home; suggested changes and got their home on the market with the suggested changes in seven days and had an open house that weekend and their home was sold!! It was a whirlwind experience. We had a glitch at the end with a supposed, improperly signed disclosure report. Melissa handled it; she explained the issue that she already faxed the report, and rescheduled the closing for the next day. She explained that we needed an all clear by 7pm or 8pm before closing date and we would be all good. She was going between the mortgage company, other Realtor, buyers, etc. and kept everyone apprised every step of the way. I have never seen such transparency or energy. It was like watching a tennis match with only one person playing both sides of the court. She is a phenome. Everything was resolved and the closings were held the next day. Melissa also has a soft, warm, gentle and kind side. She is wife, mother and armed with personal stories to support you along the home sale/purchase journey. This move was a scary experience for me because I was relocating out of state for the first time in 20 plus years. She understood the sensitivity needed to get me through the process. I cried more than once because I would, in a way, be starting over. This was more than a simple move for me. Melissa held my hand through the process and has checked on me a few times after the sale. It has been two weeks since the sale of my home and I can say, without a doubt, that Melissa has been the best Realtor that I have ever worked with over one home build, two home sales and two home purchases over the past 30 years. We did all the search work ourselves, visiting many sales offices and websites. Since this was our first home purchase, we wanted to hire an agent to help us with the purchase. Preferably, one that would give us a partial rebate of the 3% buyer agent's commission. After many web searches, I came across Ronnie Orston at Hoffman International Properties. Her website detailed a program where if you bought a new construction home through her, you would get 2/3 of her commission (generally 2% of the home's value). I called to get details and discovered it was totally legit. Her feeling was that you were entitled to part of the commission since you did all the work finding the home. And with the web, it is quite easy to find all new construction homes in your desired area. We decided to sign with her. Since she would only be getting 1/3 of the buyers agent commission, I wasn't sure how much attention I would get. Well, she was amazing! She would often call and email to check in on us, and was very helpful whenever we called with questions (and we had many). She was also accessible late nights and weekends. Her professionalism and friendliness were superb. She was also a great negotiator, as we got a terrific deal on the home. We ended up buying a townhome in the Brookhaven/Dunwoody area, and received our rebate check from her a few days later (2% of the home's value buys you a lot of nice furniture!). Another bonus- a Federal Court has ruled these types of rebates are tax-free. Also, commission rebates are LEGAL in Georgia (look it up). A few local agents told me rebates are considered illegal kickbacks, but they are 100% wrong. In the end, Ronnie is a no-brainer choice for anyone who is buying new construction and doesn't need hand-holding in terms of finding new homes. Many buyers go into sales offices without agents, and demand a discount because the builder won't have to pay a commission. Sure, they'll probably give you a discount. But if you use Ronnie, you know you will be getting an additional 2% rebate on top of whatever discount you negotiate with the builder. If you have decent negotiation skills, this is the way to go.
