Let me just say that I wouldn't even give this company a single star if I could. Among other things, our building is the least secure building I have ever lived in, the property manager calls and screams at anyone she wishes, accusing them of things they didn't even do (nor even happened on their floor), the billing department as been harassing me for a rent payment for a month that I DIDN'T EVEN live in the apartment and don't even GET ME STARTED on actually getting a maintenance issue solved. Every time I call either no one answers the phone or you have to leave a message that goes completely unanswered. When you finally do get someone on the phone they keep passing you around to people and totally cut you off mid-sentence. Today I had the pleasure to speak with Dave Clemente, "owner" (AKA Property Manager) of Peak Properties. He was extremely rude to me and he actually said to me at one point during the conversation "I am Peak Properties and there is no one here that can help you." Customer appreciation and service has completely died when guys like this are running companies. Mold-covered walls, trash-ridden back "yard", and the despicable rat infestation that the manager refused to acknowledge. Rent price goes up for increased "maintenance" costs. Absolutely.despicable. So I agreed with Roger at Peak to be out of the apartment by Thursday night (7/31) before midnight so they could repaint the apartment. When I got back from work at 4:30 pm, all my remaining stuff was thrown on my mattress - hangers, computer, camera, clothes, etc. The place had been repainted while I was gone, so I can only assume they didn't have anyone to paint at night despite my agreement with Roger. I guess it was easiest for the painters to just throw all my stuff on a mattress, although I have no clue why they'd pull my checkbook, camera, and backup hard drive out of a drawer that they weren't repainting??? The violations of tenant rights are just amazing with these guys. If this company continues down its current path, sooner or later some litigious tenant is going to have a field day. read more

I've been in the same rental with Peak Properties for 4 years and was willing to overlook repeated moments of frustration until yesterday. Peak decided to flip a unit starting at 10pm on a Sunday. All the tenants in the building were wide awake for the drilling, hammering, and loud movements that lasted well into the morning. Upon calling Peak Properties to discuss this issue, they said there was nothing they could do and did not even apologize for the inconvenience or unprofessional manner in which they handled a unit being turned over for a new rental. Additionally, the maintenance team came through our back door, without knocking or letting us know and scared us half to death. They had the wrong unit and we thought someone was breaking in, so were very rattled. Unrelated to this incident, our ceiling leaks every time it rains and Peak has still not permanently fixed this issue. read more

Keri H is my roommate, so I second everything she has to say. I just wanted to give them 1 star to drive down their average. EDIT -- Now that I have our security deposit back, I want to add a few things (everything Keri H posted still holds, obviously): Maintenance -- I had a leak in my bedroom ceiling for over a week before they finally came and fixed it. When they did, they cut and replastered a huge hole in my ceiling, and everything in my room was covered in plaster dust. Not only that, but there were globs of spackle on some of my clothes and other things. They could have easily put a tarp over my stuff while they fixed it. Another time, they painted, and there were paint fingerprints all over our bottle of dish soap, and in our sink. Lots of muddy footprints in our kitchen too. Some of our maintenace requests were never addressed, like the bottom of our tub rusting out (it was painted over when we moved in), and after 3 months, our request for screens on the windows was met by them stapling screen fabric to the outside of the window frame. After we found out that our lease wasnt going to be renewed and that they would be renovating the place, it was obvious that they would not spend much time putting any work into it for us. 2 -- Friendliness of Staff -- I never had a problem when I called them, the phone people were always pretty friendly with us, as was our leasing agent, Natalie. When I went to their office to turn in our keys, the receptionist was very nice to me. But, when she walked back into the employee part of the office, I heard someone ask her, "What apartment is that?", and then when she told her, she poked her head around the corner, and said "Thanks for your glowing review on Yelp!" very sarcastically. I was completely taken aback by that... of course, 5 minutes later, i thought of about 10 different things to say back to her, but at the time, i was rendered speechless. If I owned a business that had been getting slammed by customers, I would take the time to talk to them, and see what I could do to improve relations. It should be viewed as constructive criticism. Berating your already unhappy customers via a sarcastic comment made from afar is not the way to go. We did get the enitrety of our security deposit back early, so that is one less hassle than i thought we would have... I am very happy to finally be done with this company. The sad thing about this review is that Peak Properties has only had run of the building I live in since May 1. Things have slowly started to go to hell. Our hot water has gone out 4 times. 4 times!!! And the water heater was replaced a few months before this company took over. I don't know what's going on. We call to let them know, and they always say that someone is on the way. Or that their maintenence guy cant be woken up. Usually the water goes off at weird times. Almost like someone has shut it off. Their book keeping staff is very rude. Generally this company blows. There is no upkeep on the building anymore, and it seems like this company could care less. People are running out on their leases left and right in my building. Im tempted to do it as well, but my lease is up on the 31st of July. Thank god. Edit: I had to edit this after actually going into their office to drop of rent. I really got to witness the ugly head that is Peak Properties. We decided to drop off our rent so that they would get it in time, otherwise we would have been socked with over 60$ in late fees. When we got there, a woman was yelling at someone who obviously rented from them. "I am the landlord, I can raise your rent whenever I want, however much I want!!" Wow... We also wanted to put in a maitenence request and the guy came out, asked what we wanted, we told him- and then he walked away. Did these things get fixed? No. Of course not. Im going to be leaving them a note on the door of this place when we leave that we better get every dollar of our security deposit back. Any problems with this place have been reported by us. Now that I'm out of peak I can finally repost my review. As happened to others, peak said they would not renew my lease unless I deleted my review and I so I did. They left many harassing phone calls to make this point and as I needed to extend my lease I conceded. But no more! By the way that is such a stupid move because while the reviews might be taken down short-term clearly everyone is going to come back and right a much nastier review after they move out (as you can see several examples of on this page). So pretty much every bad thing I could say about a property management company I could say about peak. When we moved out our apartment had not been cleaned, it had been repainted and there was paint dust everywhere covering the existing dirt. I called and someone came by and sort of swept then left. I knew at this point what kind of road we would likely have ahead! The biggest problem we had with peak is that the front door to our building was broken for OVER ONE YEAR. This is a major, illegal security concern that they just didn't care about. The lock didn't work so anyone could enter and the door often blew open from the Chicago wind. The most frustrating part was that they would flat-out lie about repairs. They would tell me someone was coming to fix something but I would later come to find that they clearly were never going to call the repairman. I could go on and on about all they did wrong but I'll leave you with this - no repairs, rude and wildly unprofessional behavior, broken everything. Do NOT rent from peak. read more

I cannot say enough good things about Peak!! My husband, son, and I have lived in a building for 6 years that was originally managed by Harmony Management and taken over by Peak Properties. I was blown away by Harmony Management in our first years here - Lee Harris & Becky Abelson are the absolute best! When they were taken over by Peak, I have to admit I was a little nervous. They carried on the same service & responsiveness till this day! I am a long standing tenant and have never once had a bad experience with anything. When I email maintenance about a repair, it is responded to right away and usually resolved by the next day! I have had instances where maintenance has showed up an hour later to a non-emergency. We have dealt with our share of building issues. Trust me...its an affordable Chicago rental, you are going to have issues! Its standard. Good news is, you are a renter - not an owner! That is what the maintenance in your building is there for. It is glorious really. They have fixed everything and worked with me through all of it. I know a lot of people sit back and complain about things....but did you ask? Did you actually reach out and speak to someone about the issue? Try it. With Peak, you will not regret it and will probably be surprised to the lengths they will go for you. They are a cut above other management companies in Chicago. It took 5 minutes into the phone call for her to simply check and see if there has been a application or lease in yet. She kept on telling me that I have to move out by midnight of the 30th no matter what and kept giving me sarcastic remarks and threatening to call the cops if I stay 1 minute past midnight. I understand that a lot of people have this request as well, but this was just ridiculous. If there were people moving in on the 1st of the month, I would 100% understand, but she was wasting both of our times. My apartment seems to be shown every other day. I know you guys are trying to do your jobs and get this place rented out. I have been having issues with Miguel recently because he tried to get me to show the place solo last Sunday afternoon to strangers that happened to be standing outside my front gate. I simply told him no because I thought it was weird, not too big of an issue. I had a big issue with Miguel last night. He said he was going to come for a 7:45 PM showing and I waited until 8:10 for him to come. I received no text or phone call, so I decided to leave my place with my alarm on. At 8:15 PM, I get a call from my Alarm company alerting me that the alarm is going off, so I run back to my place to find Miguel with the doors closed, and the people inside looking at the unit. I was obviously angry with him for not having texting or calling me saying he was going to be late to begin with. I got more upset that he didn't even attempt to call me when the actual alarm went crazy. He tried to play it off as not a big deal and told me "I'll make it up to you..." How can he make it up to me? By letting me know he was going to be 25 minutes late next time? I just thought you should know about these 2 issues before I bring it to the attention of the public. When Peak first announced they were buying the building, I heard that you guys have a reputation for being terrible for some reason. After reading everyones reviews it makes sense that this place sucks! I wouldn't even give it one star, honestly. I had a terrible experience here. We wanted this apartment and we were told to put in an offer and we would be contacted as soon as it was received that day. I called the receptionist and she told me that it took at least 3-4 days to process the application and that she had no idea who i spoke (as if I was crazy). Then I decided to call the head of the leasing department, Natalie. She had the worst attitude with me and started yelling at me for asking her a question! She had to put the phone down because she was so worked up over the phone. She was very condescending and rude to me (all i wanted was for her to answer a few questions i had!) I was appalled with her behavior. Now she's telling us someone else placed an offer and we're probably going to lose the place. So disappointed. Really. There's no communication at this place. Very unprofessional. Good customer service means the customer always comes first. This is not the case here. read more

Currently living in Peak Property building in the south loop. The building is quite and very clean. I love the management in the actual building .Never had to wait more than an hour for a response from maintenance or the building manager. It is a quite community, all working professionals. Everyone is very considerate of each other. The apartments are a nice size and kept up to date. Love it so much we resigned our lease for another year. :) read more

These people are impossible to get ahold of... I have tried calling about four different ads for apartments listed online in the past month. No one ever answers the office phone. No one has ever called me back after leaving voicemails with my information. My boyfriend ended up going in to the leasing office on Lincoln to speak in person with someone to find out about an apartment we really liked and all they did was give us yet another number to call for the listing agent and, GUESS WHAT, he didnt answer any of the numbers on his business card either! It shouldn't be this hard to get a rental agency to take my money. UPDATE 4/28/17: finally got in touch with someone. Rearranged my work schedule this morning to view an apartment only for them to cancel an hour beforehand because the current tenants didn't feel like having us come anymore. read more

Oy vey! This company SUCKS! Where to begin? I have lived in my apartment building for 4 years now and Peak Properties is our 3rd Management company, and by far THE WORST (that's saying a lot as we had Andco for a little while and they were pretty bad themselves). We had a serious rodent problem at the beginning of Spring 07 it took 9 phone calls and a Letter from everyone in the building to get them to have an exterminator come on premise (3 weeks it took and I caught 7 rats within that time frame). Of course each and every time you call they will tell you someone is coming today, it NEVER happens. Rodents were the most disgusting thing ever! I am still waiting on them to send a technician to fix our washer and dryer which I reported with a phone call and a letter over 2 months ago. We can't even get a cleanup crew out here to mop the Common Area after someone's dog peed. I just received a new lease and they actually have the audacity to raise my rent $25. Give me a break! After calling and getting no response from them, usually I end up doing the cleaning or repairs myself and bill them at my going rate of $110/hour - (I'm self-employed). It sounds like I live in a disgusting apartment building - it didn't used to be and I'm very anal about cleaning. People are often amazed at my apartment when they walk in because the outside can look so trashy thanks to Peak Properties. They have really taken the joy out of my living situation! I've been living in my unit since July 1st and problems we contacted them about are still relevant today, almost 4 months later. When we got the keys, my roommate and I did a full inspection of the place and I emailed the property managers the list of issues we had with photographs. Lights were out, electrical wires exposed, outlets broken, fridge shelf missing, kitchen appliances broken, etc. It's September 18 and we finally got a missing shelf delivered but we're still missing the door to an electrical panel. I don't know how that disappeared but it's missing and I don't think we're ever going to get that. Meanwhile, I get emails almost everyday about things they are repairing in common spaces. It would be nice if they repaired the stuff I've been emailing them about for months. I signed the lease to the place because it was in a great location and apparently our leasing agent (not affiliated with Peak - or so she said) had placed a bunch of tenants in the building. I recently signed a lease for an apartment manager by Peak Properties. Several days after signing, I was informed that the two parking spaces listed in the lease were a mistake, and that only one was available. They tried getting me to resign a lease with just one parking space available (pretty sketchy), and after refusing, they found a spot that would be available after a couple of months. I tried reaching out to the assistant property manager for assistance in ensuring a new contract would be drawn up, and the auto response from their email stated they were no longer with the company. I then reached out to the property manager (at least 12 calls, voicemails, and emails) and did not manage to even get him on the phone until the leasing agent gave me his phone number. After agreeing to take the parking spot in the future, I was informed that a new parking contract would be sent, and it has been over a week and I have yet to receive anything from the property manager. My move in day is in 4 days. This has been the worst service I have ever received from a property management company, even worse than Beal. Ontop of still not honoring our agreement with a new contract, they have yet to refund me the parking fee for the spot that no longer exists. The Cherry on top was that every time I called the main office, I was funneled through a long series of auto receivers and answering machines, and never got ahold of an actual person. 0/10 TLDR: DO NOT SIGN WITH PEAK read more

I have been a tenant with Peak Properties for 2 years and I have had nothing but problems. My landlord Dave is a total jerk. He is always rude and never helps solve any of my problems. Here are some of the problems my roommates and I have experienced: 1.) Having no working locks on the front and back door for over a year! It took every tenant in the building calling numerous times to get this issue resolved. They also tried to charge me and my roommates for this repair! 2.) Landlord not returning my calls. Only calls me back about 50% of the time and it is usually his assistant not him. 3.)Washer and dryer breaking numerous times and taking an excessive amount of time to fix. Once they just forgot to empty out the coin slot for like 2 months and it jammed. When I called to complain they made me put in a work order and waited 2 days to come empty it. 4.) Raised our rent excessively to "cover maintenance costs" even though they never did maintenance. 5.) Charged us late fees even though we dropped off the rent on time! They tried to pull this stunt twice. 6.) Rude receptionist. When I called to discuss the late fee and explained that I had turned the check in on time she said "That is just not true." I asked if she was accusing me of lying and she said "no, but your check was late." I told her the exact date and time I had dropped it off and she said that it was after hours. I then explain that yes it was after hours, but 2 days before it was due. She huffed and puffed and finally removed the fees. I told her she was speaking to me disrespectfully and I didn't appreciate her tone. She said "Well, then pay your rent on time." and then HUNG UP on me! 7.) Expired carbon monoxide detectors. I had to call and make them replace it. This company is owned by a bunch of slumlords who do not care about people at all. They are rude, unkind, and terrible landlords. I will NEVER rent with this company again. You should avoid them at all costs. Especially Dave. He sucks. read more

Horrible service and atrocious employees. They must get the worst of the worst. We were looking at a place to rent, and were told to EACH pay $50 to apply. Fine, they told us we were first on the list should we check out OK. At least 2 weeks go by, nothing from them. Called them several times and left messages. They clearly screen their calls. Finally got an answer and the answer was "waiting on the current tenants". Which clearly meant they were milking more money from someone else as well. Move in fee, application fee, this fee, that fee. What a sham. Finally, after numerous more messages left, we were told that the application was being processed, but we weren't first in line. Then, after even MORE messages and a couple of days, it's sorry, you didn't get the place, someone else was ahead of you. Well thanks for not only wasting 3 weeks of our time and hanging us out to dry on having a place to move, but charging us $100 to do so. A complete scam. I'll make sure to go out of my way to tell everyone to avoid this place like the plague. Reviews of this company are not surprising. They managed my property before I purchased. This company is unprofessional, rude and overall shady. They cut corners and caused me to loose money. If you end up dealing with this company, it's simply because you either have no choice in the matter or don't know better (newbie investor). DO NOT RENT WITH THEM!! When I went to check out the unit they were still finishing the building. The electricity wasn't turned on, so I had to view the unit with a flashlight. After I signed the lease, my move-in date was pushed back for eight days because they hadn't passed inspection. I was told the apartment was going to be move-in ready. The place was filthy. You could tell they didn't sweep or wipe anything down. They didn't wash off the workers' dirty handprints and scuff marks off the ceilings and walls and I had to call and wait over a month for them to retouch the paint. The refrigerator wasn't plugged in. Dishwasher wasn't plugged in. I had to wait another week for someone to fix it. Dishwasher still wasn't working (no water), after a week a guy came out. Marchelle Fuller told me move-in ready means the apartment is habitable, and they are not responsible for appliances to be plugged in and working. If you call Frank Maione, the head of maintenance, he will not respond to you. Erinn Hutkin told me the unit was going to be cable ready and it wasn't. I scheduled Comcast myself and payed the install fee. Erinn also said the units had a foot of cement between them. YOU CAN HEAR EVERYTHING. No mailbox for over two months. Management continued to tell us it was the post office's responsibility. All of our mail was getting stuffed into an open mailbox and getting rained on. We had to wait over two months for them to install washers and dryers. Once they did set it up in a moldy room, the dryer caught fire, destroying one tenant's clothes. The central AC in the unit wasn't working. I had to sit through four 80+ degree days to have them come out and fix it only to have to workers tell me that I wasn't allowed to turn my AC bellow 74degrees. They entered my unit THREE TIMES without notification or permission (and no work order requests made by me), two times while my girlfriend was at the apartment alone. The first time two men came into the unit saying they were told to check all the windows. The second time they entered the unit my girlfriend was only in her bra and panties to which the man replied, "Sorry, dropping off mailbox keys" as he ran back out the door. When I verbally confronted them about this issue being against the law and to see what they were going to do about it I was told by property manager Alan Tipei that he was aware this had been happening and he would look into it. When I later found out that I was entitled to one month of rent per offense he denied knowing about it and his response was, "You can talk to our lawyer about what may or may not have happened." The last and final straw was when they rented out our next-door neighboring unit to four 19yr old college kids. First, the hallway reeked of weed and cigarettes everyday when I came home from work. I approached Alan Tipei about this and was told to provide evidence and call the police, which I did. The teenagers next door continued to party. I continued to notify management and sent Alan a video of them smoking out of their window to which he ignored. These kids are typical college kids. They stay up late and party on weekdays. I've complained so many times to management about the noise (because I get up at 5:00am for work) and they told me to call the cops. I called the cops and the cops told me it was the landlord's responsibility. I contacted peak properties again and they told me the neighbors have rights and they will not be doing anything further to restrict them from being loud all night. I am now dealing with these teenagers through court since management has refused to regulate non-lease abiding tenants and uphold their responsibility to enforce the agreed upon rules in the lease. My apartment was flooded by dirty rain water that poured out of the ceiling vents and ceiling light fixture onto my furniture. After constant calls and emails, they have yet to provide a permanent fix to the roof. The apartment has been rendered uninhabitable; too many code violations and I am paying far too much money for an apartment and management company with this many problems, I can't sleep for work and I can't enjoy the apartment when I'm awake because something always breaks, or I'm stuck listening to my neighbors. The response to me again by Alan and Marchelle was, "Talk to our lawyer." Second, they offered that I could break the lease by PAYING THEM three months rent or reletting the apartment. When I spoke to them about reletting they told me I would have to do all the leg work to find a new tenant. Now they are offering that I PAY THEM one month rent to be released when they still owe me three months of rent for violating the contract by entering the unit three times without ANY notification. Started renting with Peak on July 15th. My move in date arrived and they had no idea where the keys for my unit were. The next day I got my keys. I'm paying $200 for a parking spot in the building, but unfortunately Peak has no idea where my garage door opener is and suggested I email Paul who is listed in the lease as the property manager with that and a myriad of other questions. I called/emailed Paul on the 16th/17th. I finally emailed everyone I could find at the company on the 22nd and received a response from Paul that he was looking into it on the 24th. I couldn't avoid these guys because they came with the unit, but if you can...do. They've earned their awful Yelp rating. read more

Bad.... I made an initial appointment with Oren P who met me promptly at the apartment of my choice. It WAS the apartment I saw in the CL ad, not a fake, so that's basically the reason I'm giving 2 stars. Everything else.. NOT AWESOME. 1. The price was WAY over the top... They were asking $2,800 for a 2 bedroom off of Division. We said we wouldn't pay it, and then they made us a counter offer. Still too high. I looked on CL the next day, and saw the apartment listed for a lower price... WTF? Even the guy who came with Oren P to show us the apartment told us not to pay that much... weird? 2. The tour of the apartment... a couple doors were broken, and the tenants mentioned they've been asking about it.. So, Oren P tried to fix it himself... Not great a great first impression. 3. We decided we wanted to see the apartment again, made an appointment with Oren P, and he didn't show! I called/texted/emailed, etc. and he just said it fell off his radar and was showing other apts at the moment. He did apologize, but, who just doesn't, show up? Google calendar that! 4. I addressed alll of the horrible reviews directly and got a response that" we've changed management, and have had turnover, but things are in a better place"... Yea.. I'm not convinced yet. I had concerns going in, and I'm glad I listened. Do yourself a favor, find a great realtor, and go with a private owner. read more

Being a renter under Peak Properties is by far the worst and most unfortunate renters experience I've ever had. I never receive prompt responses, and when I do they aren't met with urgency or care. I underwent a two month long construction project, which I was told was going to be no more than two days, with no offer of being relocated or receiving any type of living stipend. I repeat, I was living in a construction zone for two full months. I sent multiple emails to Peak telling them how much it affected my day to day, especially during a Pandemic, and continued to receive no support. On top of that, Peak failed to be the point of contact with the construction company, so I was left managing all communication with the third party vendor. After all was said and done, I tried to work with the Property Managing Director on negotiating a reasonable refund for the time spent doing their job, and living in a full on construction zone, and that got no where. This was completely unjust. I also underwent an apartment fire, and due to lack of response by both the Property Manager AND her Director, this set me back 10 days with my insurance company. The list goes on but these two situations speak volumes. I hate to submit a negative review but this went too far and affected my life too much. Renters rent to be taking care of, and have the property managed, that is what we pay for, and by no means was I treated like a renter or seen as their client. read more

The building I had signed a lease to had just been purchased by Peak right before my lease start, so I knew going into things that any issues that may be present would be new to Peak as well. I found a few issues that required help from maintenence within the first few weeks and every time I made a report online (super easy btw) I got a call within 24 hours from a tech (his name was Sergio I believe; extremely helpful and friendly!) asking if he could come over. My PM was Graham and he was stellar to work with. Concerns and questions that I had regarding my unit were answered quickly and thoroughly and Im sure he had a lot on his plate considering the building was new to him as well. Once my lease term came to an end I had no problems moving out or receiving my security deposit. Overall it was a pleasure renting under peak and the professionalism, communication and maintenence care I experienced while renting with them was really appreciated. I've worked with probably five different property management companies in my day and this one by far takes the cake for worst to deal with. I actually started off this process with the Apartment People who, for the most part, were ok to deal with. However, shortly after we decided on an apartment we were handed off to Peak Properties and that's where the "fun" began. I called to check in with them and this is what I said (and I'm not going to censor this so beware): "Hi there, I just decided on an apartment with you guys and have already paid my first month's rent. What are my next steps?" I know, pretty harsh right? It's no wonder the lady on the other line replied with this: "I need to know what address you're at otherwise I have no idea what you are talking about." To which I unfortunately replied, "Oh, I thought you would have that on file. To be honest I can't remember the full address yet. Sorry." I must have pissed her off with my apologetic passiveness, "Honey, you can't just call up here and ask for things without an address. I deal with over 2,000 residents and don't have time to deal with every person that calls me. Tell me the address or I can't help you." This, obviously, upset me so I pushed on for her to find my address. Not even 5 minutes later they located my address and everything was sorted out. So what was with all of the rude sass you ask? You got me. But for lack of a better reason than "she must have been having a bad day", I called back days later to confirm my appointment. THE EXACT SAME THING HAPPENED....TWICE. This lady has no business being the client-facing entity of this business. I have had nothing but pleasant experiences with the maintenance guys on the phone, but because of my few interactions with her customer service, Peak Properties receives one star. Especially after I have read numerous reviews with the same complaints as me. They obviously don't care about their bad reviews. I'd rather watch the entire first season of Jersey Shore while listening to Justin Bieber than use them again. read more

I wish I could give them 0 stars too. Every time I had a problem and called the maintenance guy, he would yell at me and call me stupid. When I would get someone to come out and fix something, it was done half-assed. My bathroom ceiling was leaking (as was the ceiling above mine, and the pipes above theirs). One of the maintenance guys came out and patched my ceiling. And every time after it leaked again, would patch more. When the basement flooded and mold was growing 3 feet up the walls, they came and painted over it. They didn't even use a proper mold killing primer. The basement stunk due to the mold, and since I was on the first floor, so did my apartment. The hot water heater was out for days from this same flood. When half the building called to get it fixed, the people in the office told us "we have other buildings to get to before we get to yours". I couldn't help but wonder if those buildings more important than ours were higher rent buildings. The radiators leaked and made a ton of noise. I heard that they needed to be bled out, and never were. There was a very strong natural gas odor in my apartment one day. The maintenance guy told me to turn on all my burners and turn them off, in case I accidentally left one on. I called People's Gas instead, and there was a hole the size of a finger in my gas line. I had them shut it off and waited to Peak to come out and fix it, figuring I'd never get them to reimburse me. It took a week, and part of that week was the beginning of last February when Chicago was under three feet of snow. When I got fed up and called the office, instead of my maintenance guy, as I was prompted to do when I signed my lease, the guy was very short with me and basically told me to "deal with it". Frustrated, I called 311 and had an inspector out the next day. I walked the building with him, he pointed out about 20 things that needed to be fixed, including the back porch/balconies that he told me not to use-they were in that bad of condition. The inspector told me Peak would get a nice letter about all of the problems. None of them were addressed. And I lived there a year after the inspection. I did get a call from the office though, telling me never to call 311 on them again. When I asked him if he would fix any of the problems presented to him, he hung up. There's no buzzers in the building. There's no peepholes in the front doors to the units. The grass would be over a foot tall before they'd cut it. Do not rent 3563-3573 Henderson in Avondale. It may seem OK during the summer, but winter is unbearable. read more

I visited Peak Properties with my son recently to pick up the keys for his new apartment and I was incredibly shocked with the treatment we received. I have been working in reality for twenty years and Raul was one of the rudest people I have met in the business. The week leading up to the key pickup, my son called their offices asking about a fee that was added to his account and how to pay it. My son had the call on speaker phone, so my husband and I heard their entire conversation. He was told that if he didn't have the fee payed before the 1st he could still pick up his key with no problems. He was also told he could pay it online. A day or so later, my son was having trouble just finding where to pay the fee. My husband is in IT so he took a look at the rent portal, only to find no fee and no way to pay it. The only thing that was listed was my sons old apartment address. My son also received an email with confusing information abut key pickup. Thinking it would be better to talk to someone directly from Peak Properties, he decided that he would ask about it when he would pick up his key, as no one was answering their phone. Day of pickup and everything was going well until we came across Raul, he asked for a cashiers check and my son got confused. He explained how he was told he could still pick up the keys even with a balance. Immediately Raul became angry and said that it is not true and asked who he spoke with. My son showed him the number he spoke with, and Raul responded by saying that the number was his and that it is impossible for him to have said that. Stepping in, I confirmed that it was the truth because I was in the room when he was on the phone with him. Raul looked at me and ignored me, making me angry because I heard him tell my son that information on the phone and now he is denying ever doing it. Unbelievable. My son got flustered and confused, he physically became dumbfounded. In response, Raul rolled his eyes and scoffed at him. I couldn't believe my eyes that had just happened, people really act like this??? I got fed up and asked about the online portal and how he tried paying the fee but couldn't find anything. Once I was finally acknowledged, I was told that the fee is not available online to pay until the day you move-in. So how is one supposed to pay a fee BEFORE they move-in but it isn't actually available to pay until the DAY one moves-in??????? It made no sense to be rude to my son over a fee that he literally COULD. NOT. PAY. Eventually, there became a line of people behind and us, Raul noticed them and said we could have the keys as long as we payed the fee online tonight (why couldn't he of said that in the first place???????????) and let us move into the next room. We got our keys and left, my son was embarrassed and I was fuming as both a mother and realtor. We later found out from a few of my sons neighbors that they too had a similar & awful experience with Raul or in general with Peak Properties. Never using or recommending Peak Properties again, such a RUDE disappointment and disgusting customer service. Has a bad reputation in the industry for a reason. One should never talk to their renters/buyers like that. read more

This place is shady and they shake down senior citizens like my 69 yr old mother. Be careful that you sign an actual lease because in our situation, PEAK forced us to pay monthly without a legal lease which I am betting is illegal. I am disputing this with the BBB. Also, they made in person appearances and intimidated us to pay or else we were out on the street.....another violation because there is what is called an eviction process to adhere to! I would STAY away from this place and go with a rental property that is "owned" by someone else and verify that they own that property or you will get screwed like us!!!!!! read more

DO NOT live here. Management is incredibly unresponsive. They simply do not care even after you've emailed them multiple times about the same issue. The rent here is cheap for a reason: because they hire people with no interest for the residents, thus the customer service SUCKS. It is infinitely better to pay some more to live elsewhere where the staff won't ignore your text messages/emails/phone calls. I've never EVER spoken to anyone from Peak Properties when I call. Again Please Please Please do your research before signing to a peak properties lease! We are going on the 4th month with only 1 and a half working elevators. The emails they send out are not informative and have constantly been wrong with dates and times. With that being said i do believe it's the management team. They simply can not keep things together and organized. The building is nice and the amenities are a great feature with the building but will be run into the ground with poor management. This company accepted our application and then choose another tenant instead in the time we had to sign the lease. From the beginning they seemed shady. They asked a lot of questions and when we had questions, it took them awhile to return with their frustrated answers. We did our own investigating and found out they are extremely disorganized and unreliable (it takes them longer than a week to repair simple things like screen doors that aren't tracking correctly, etc). We're happy we looked at Yelp before paying $3700/month with this company. We'll spend our money elsewhere. Renters beware. read more

Truly awful. My experiences have always been terrible with Peak. They very rarely return calls. If you call with a maintenance or any other kind of request and are lucky enough to get someone on the line, they act like you are imposing on them, like they're doing you a huge favor by doing their job. Then they promise someone will come tomorrow/next week/whenever, but they never show up. When they screw up, they won't apologize. They are rude and obnoxious. I got back in town last week to find my phone/internet/cable all not working. There had been some workers in my apartment while I was gone, so I called Peak. First he got upset that I would call at 7pm on a Friday night. When I explained the problem, he said, "It's not our fault if you don't pay your bills." Honestly, you can't make this stuff up. Finally, he said someone would be here tomorrow (Saturday). Needless to say, no one showed up. I called back the next day, and the next, and left messages. It's 4 days later now, and I still haven't heard from them. Fortunately, I rent from a reasonable landlord who uses Peak to manage his properties, and not directly from Peak, so at least I have someone I can go to when Peak pulls this crap. I feel for everyone else who has to deal with these miserable people. read more

Quick read: Very unprofessional, inconsiderate, and rude. Certain staff members are messing with the living situations of innocent clients. I'll explain below. I was working through an outside agency where we searched for apartments that I could lease for June 15th. I saw a beautiful apartment in the Lakeview neighborhood that my agent's boss had received the listing from Peak's higher ups. I was the one of the earliest people to have seen the apartment after it became vacant and was, at the time, the only person to have put in an application. I submitted my application to Peak through my agency last Friday evening. I waited to hear back from Peak, per my agent's advice, until Tuesday. When I had noticed that my payment hadn't been processed and Peak hadn't contacted me, I called them and left a message with whomever the auto voice system said I should around 12:30 on Tuesday. By 3:45 Wednesday, I hadn't heard anything from Peak still. This was almost 5 days after my application was submitted!! So I called Peak and spoke with the receptionist who directed me to a woman named Natalie and I explained to her that I had put an application on a property in Lakeview on Friday and hadn't heard from anyone. Natalie proceeded to tell me that she was "unsure how my agent got the listing, anyways" and that an "application had been put on the apartment", therefore I lost the unit. I have a June 15th move in date and them playing around with my application and sitting on it clearly was very unprofessional, instead of them giving me a phone call and letting me know the situation so I would have ample time to find a new place. Natalie was very rude and not transparent about the situation and she never called me back, even though she took my number and told me I would. Fortunately my agent and his boss helped me find a great place in Irving Park, but regardless I am scarred by the situation Peak put my boyfriend and I through; we will avoid using them in the future at all costs. There are a lot of politics with the leasing office letting third party agents assist in renting their units and the office staff (at least the ones that were involved in my situation) should leave their problems between them and the agents and not screw with the lives of the clients trying to rent the units. I'm questioning the competency of the people who I was associated with in this entire transaction. read more

I lived in an apartment rented out by Peak Properties for 4 years. I do not recommend renting from them for many reasons, but the most prominent reason is because of the fact that I had my father's urn stolen after a maintenance worker and repair man, hired by Peak Properties, in my apartment when I was not home. I notified Peak Properties as well as filed a police report when it went missing and nothing was ever done about it. I followed up with the response below and basically received the same "follow up" as I did when I initially reported this incident. read more

They advertise lower prices and then when you call, they tell you a price a couple hundred dollars higher. They also lie about amenities! I was annoyed at the fact that basically everything they posted online was incorrect (except the central a/c), but what bothered me the most is that they kept putting me on hold to "check" and every time they returned it sounded like a frat party in the background. How do you run a business like that? I also spoke with three incompetent people, none of whom knew any answers to the questions I had (ie is there really in unit washer/dryer?). The fact that this has 2 stars overall speaks for itself. I would look elsewhere. Plenty of other good apartments and companies out there. read more

I know... 5 stars for a rental company?! What??? Well, I have been with Peak for three years in an AMAZING 3 BR apartment in Wicker Park. It has granite countertops, in-unit washer and dryer, a whirlpool bath in the master bedroom, etc. etc. It is an awesome place. And my rent is really affordable-- $800 a month. The people from Peak I have worked with have treated me really well. I think the golden rule applies here... certainly they deal with their fair share of attitude-filled people, and since I am nice each time I call or email them, they always do what I ask. Weeeird I know :) The reason I am inspired to write today is that I had a few issues I called them about... 1. We needed to replace the battery on the carbon monoxide detector. I couldn't reach and I don't have a ladder. 2. One of the faucets in my fab bathroom fell off somehow and needed to be replaced. 3. My walk-in closet's :) lightbulb went out and it was too high for me to replace it. If I was really responsible, I would buy a ladder and fix all my own issues. But this is a rental. Why not call the company?! So I called at like 9pm on Monday night and left a voicemail detailing my issues. I returned home from work on Tuesday and it was all fixed like magic!!! SO exciting! :) So, there ya go... 5 stars for my rental company! From signing the lease with Eva to getting my direct deposit rent payment set up with Alice to the maintenance guys, Peak is doing great work! Thank you! :) (No, I was not paid for this... Peak Properties does not recycle. They took out the bins a couple weeks back and gave us a dumpster. When I called about it, Sharon advised me to go drop off my recycling at the city's recycling center and actually asked me why a lack of a recycling option is a problem. Have always been surprised by the volume of negative reviews. I guess every building is different. But I have lived at 2816 W Thomas St for about 2.5 years and and moving out now only because I got lucky with another apartment. Otherwise I would've stayed w Peak as I have had no real problems w them. Yes, they are a management company and the paperwork/ renters insurance is a headache, as well as the RentCafe site for paying rent. The monthly fees, including maintenance and pet "rent" are a drag, but what it comes down to is the unit is really solid and I've barely had any problems with it during the 2 and a half years I've been here. And whenever I did have a problem or inquiry, AJ at Peak was always attentive and willing to help. As far as rental companies go, it was really not a bad experience. Felt the need to throw in some more deserved positive feedback for these guys. Again, I'm sure other buildings have their shortcomings but for what it's worth 2816 W Thomas St was a very decent home. Reading all these reviews, it looks like I may have dodged a bullet renting from here. Simply put I had a 5 PM appt scheduled but was never given an agent name or phone number to contact. I even called to confirm a few hours before and was assured there would be an agent to show me the apt. I show up at 5 PM and wait 10 minutes before calling the office only to be told that the agent I was supposed to meet (Josh) couldn''t make it. Now I know shit happens, and sometimes schedules have to be changed, but I think its common courtesy to get a phone call from Josh to let me know what happened. The fact that I had to call the office and then be told my appointment was canceled is total BS - and downright awful customer service. But it may have been a blessing in disguise. I'm honestly surprised - I came back to this page to see if the reviews had changed because my experience has been the opposite of everyone else. We have had a few maintenance issues - two of which were solely our fault - and each was fixed that day. The office has been more than willing to work with us due to a rent check being lost. I have had absolutely zero concerns. I have had immediate responses to maintenance requests online and communication has been good. Obviously an awful lot of other people have not had nearly as good of an experience, but I just wanted to follow up on my inital review and say my opinion hasn't changed. read more
