They finally sent someone to fix the chimney cap and this guy found multiple bird nests and bats (with enough of a layer of guano that the bats were definitely there when the first guy came out). Currently still waiting for the (brand new) a/c to be fixed (it's been 4 weeks now). For some reason they cancelled the maintenance request about the air conditioner without doing a damn thing about it. So I submitted another. I just spent all day back and forth with them on the phone trying to get them all of the information needed to rent a home in Richland Hills Texas. They had several opportunities to inform me that the home was pending approval for another resident. Instead, they opted to allow me to spend $130 to then be told it is not available. I spent several hours today (while at work) trying to get everything in order. I was on hold several times for over an hour at a time. This really makes me wonder how much of their revenue is acquired just by taking advantage of people. I am absolutely disgusted by their complete disregard of their potential customers. As a single mom of 3, I can't afford to apply for homes that are already taken. The refusal to give a refund is a slap in the face. read more

ABSOLUTE WORST LANDLORD EVER!!! I hate that I have to give them one star because they don't even deserve that!!!! Cannot get an answer from them, have called at least 30 times this week and haven't got an answer. Property has no trash receptacle, didn't uphold their parts of the lease and have been rude and very unprofessional when you can argue enough to get someone on the phone. As a community advocate for "fair and safe housing", I have learned this company recently acquired many homes in Ft. Worth and immediately begin doubling the rent, without providing general maintenance, and shortly thereafter threatened eviction, to many families. And everyone can see the complaints posted here, and on many other websites. It's "bully" management, and I'm sure they will continue as long as they can. Forwarding all complaints to the city and Code Compliance . It's really pathetic , but it happens, when companies take over a large amount of properties with only "dollars" as their motive. Horrible communication. I have been here three years and now all of a sudden no one wants to answer the phones or return my calls for three weeks. Total bs!! I missed work yesterday to drive 30 minutes away to see about a question I had that was urgent to pay my rent. According to them they received them on the third but since I didn't sign them today being the 6th I am still getting late fees even though they had my rent money on the 3rd. Unfortunately, I feel like I've been cornered into having no other choice but to give a bad review for this company. Move-in was sketchy: I was asking relatively basic questions when I moved-in, and I kept being told, "Wow! No one ever asks those questions! We'll have to get back to you on that." That should've been the 1st red flag. When I moved in, the house was dirty. I contacted the company, who told me, "Oh! No one told us you were moving in today! Sorry!" They had a cleaning lady come out and clean AROUND my boxes at the same time I was moving in. Once I moved in, I was contacted and asked to pay additional rent (or a fee or something?) for a child/additional tenant... and I had to tell them I have no children and had no idea where they got that information. They got me mixed up with someone else. Once moved in, I realized there was NO SHOWER in the main bathroom (just a tub with no shower head). I called and asked the property about this, and they just shrugged it off and said, "We didn't notice that either!" I had to purchase a shower attachment to be installed, which I was never reimbursed for, even though I was told I would be. I was the ideal tenant for their property: I was clean, never late on rent, kept the home in perfect condition, never caused any legal problems or issues for my neighbors, and tried to stay in contact with my property management regularly for basic maintenance needs. Before moving out, I was given 30 days notice that my rent was being raised. THIS WAS 4 MONTHS AFTER MY LEASE EXPIRED. I had no choice but to move-out. I gave the company plenty notice (over 30 days) that I was moving out, and I requested a walk-through to ensure the property was perfect condition. I worked every day for 2 weeks on property cleaning and upkeep to make sure it was better condition than when I moved in. It was pristine. The person in the walk through said the house looked better than any walk through he's ever done before. 30 days after my move out, I did not receive my deposit back. I had to contact the company to remind them to send it. They sent it back, but only partial. I was accused of breaking NUMEROUS items on the property (including an entire door needing to be replaced??) - nothing that was noticed in the walk through but was seen all of a sudden, 7 days later after I moved out. I attempted to dispute with the company - calls, emails, even a certified letter - with all of my own personal proof. The only response I got was a very vague email with about 3 blurry, low quality, non-descript photos. Since then and my attempts for additional contact, the company has gone silent. They refuse to provide me with my full refund. STEER CLEAR OF THIS COMPANY. No matter how perfect of a tenant you are, they will rob you of at least a portion of your security deposit, among many other sketchy communication issues with this company. read more

we moved into a property managed by peak in October, after living in the same community before they managed it. when we moved in, we sent a request for them to come and fix things that were already broken, (the garage door didn't go down, door didn't lock, oil stains all over the driveway and garage, scuttle hole access won't close, signs of flooding in the bathroom, and not to mention they never even cleaned, there was bright orange hair in the toilet?) we have also made them aware that a registered child sex offender lives at the end of the road NEXT TO THE SCHOOL BUS STOP, and refuse to evict even though she isn't listed as a resident because she puts her car in the garage. anyways, this scummy company apparently sold to another scummy 1 star company and gave us 15 days notice. over all avoid PEAK property management and Mynd Property management. they just want your money and really could care less about living conditions. we pay almost 2 grand a month to live next to a sex offender and to move into a home where any maintenance issues will not be addressed. read more

Lived the home for about four yrs. After a couple of months water was leaking up from the floor. Put in maintenance request. Plumber was great he scoped and discovered bottom half of pipe from kitchen sink to the garage was gone. Crew came out to dig giant hole in backyard that took them a month to fill back in. Some of the foundation was removed and never repaired at that spot so now mice would become an issue. Anytime a maintenance request was put and an actual plumber or whatever trade came out it was your responsibility to pay. Hmmmm. Unknown late fees always appeared even though rent was paid on the first or few days prior depending on when VA check came in. Landscaping looked worse when we moved in than when we moved out. And being charged for that. Being charged for light bulbs and $310 for a mini that was messed up on final walkthrough which they wanted to do while we were still moving. Replaced and fixed any issues before we turned in keys and now kept deposit and still wanting us to pay almost $1400 for this and that. Best advice is never ever rent from them. I have dealt with many landlords in various states and Peak by far is the absolute worst! Only rent from Peak if you have thousands of dollars to waste! Low down, nasty, disgusting company to rent from. They use the most restrictive lease I've ever seen. Communication is non existent. Maintenance is too busy stalking tenants to fix anything. I payed $30 a month for new air filters never received one. Requested an electrician to fix outlet to washer and dryer months ago and no response, but maintenance sure knew who visited my home, when they visited and how long they stayed. Creepy! This company is not interested in building clientel in a small town like Texarkana, this company is scamming people out of their hard earned money! STAY AWAY! Or if you have to rent with them just know they will come up with a fee in a heartbeat, your every move is being watched and they will take you to court behind ANYTHING! read more
