    I lived in 3 separate Bristol properties over 8 years (Mt Tabor, Adare Manor, and The Vintage)…read more Overall, I'm satisfied. Here's why: Pros: 1) Lease transfer policy. They allow you to transfer to another vacant unit at any of their properties at any point in your lease- without large fees. This allowed me to easily move within the company several times as my circumstances changed over the past 8 years. 2) Building managers. My experience has been that the building managers (who usually live on site) are friendly and responsive to texts or phone calls with concerns. I enjoyed the community feel of having them there and developing relationships with them. All three were lovely people. You won't find that at corporate rental agencies. 3) Charm and location. These buildings are old and unique, and located in desirable parts of town. Cons: 1) Moisture control. I dealt with mold in all three units I lived in. It takes extra effort with cleaning and ventilation to keep manage this (temp monitoring, window fans, etc). But I never felt my health was at risk. And Bristol always repainted or repaired walls when I requested over the years, and were lenient with repair fees each time I moved out. 2) All three units I stayed in were very old and lacked updates. So obviously the cabinets, doors, shelves, etc. were not in perfect condition. I made the best of it. Based on my experience, If you're a good tenant, Bristol will be good to you. There are quirks to living in old buildings, but I found it charming most of the time. And I have wonderful memories from my time there.

    2/15/26, the barking has stopped after 13months. thanks…read more 01/06/2026, the barking has not stopped, Kriste Gannon. I am a neighbor who spent nearly a year since March 2025 reporting an ongoing noise disturbance caused by a barking dog at Woodlawn Apartments, managed by Sylo Property Management. In my reports, I consistently identified the dog as Luna and provided dates, times, and the specific location where the barking originated, including Unit 104. In response, staff repeatedly stated that there were no registered dogs associated with that unit or area and therefore claimed they could not confirm the presence of a dog. As a result, the absence of registration appeared to be treated as proof that no dog existed, rather than as a potential indication that a tenant might be in violation of the lease. This approach had the effect of denying the disturbance itself and made my repeated, detailed reports appear unreliable or exaggerated. Only after months of continued complaints did the barking noticeably decrease, which strongly suggests the source of the disturbance was eventually identified and addressed internally, though this was never acknowledged or explained. Rather than resolving the issue transparently, the Director, Kriste Gannon, later reframed the situation away from the unresolved barking and toward the volume and tone of my emails. I was told that my messages were "unkind, unreasonable, disrespectful, or unhelpful," that no camera would be installed, and that Sylo staff would no longer communicate with me in writing. I was further instructed to stop emailing and to contact the Portland Police instead, with the statement that police were "now aware" of my emails. No report, investigation, or wrongdoing was cited. This felt less like a good-faith response to a quality-of-life issue and more like a way to shut down continued communication without addressing the underlying problem. This pattern -- relying on registration status to deny a disturbance, reframing the issue around the complainant, and invoking authority to close communication -- ultimately changed the narrative without clearly resolving the issue. Based on my experience as a neighboring resident affected by this disturbance, I would not recommend Sylo Property Management to anyone expecting accountability, transparent enforcement of lease policies, or respectful engagement with surrounding neighbors.

    Quick update- I moved out of my immaculately kept apartment 22 days ago, I've sent Amanda multiple…read moreemails with zero response on when they're "mailing my deposit" which considering I paid rent on time via online platform for a year it's convenient they don't issue deposits that way. To be clear, the only positive interactions I've had with Sylo are with the repair men. Getting either woman in office to do anything was always difficult -- so I'm not surprised that I am now getting ignored about my deposit. Typical property management.
