I was very young when I got my first place and he was there not only as my landlord, but a sound voice in a lot of points in my life. Victor Aves with Pegasus Realty is my go-to realtor. I have used Victor to purchase a house, to sell a house, and to rent a house. He has done an amazing job with all three tasks. One of the major benefits of using Victor as your agent, is the fact that he owns the company, has many years experience, and has networked throughout DFW and knows a lot of people in the industry. When I bought a house in 2015, the market was crazy (good for the seller) and there were multiple bids, but Victor made it work and I got the house. When I sold my house, I got more money than I was expecting. The process was simple as I said, his network of people is so vast that everything is simple. The owner's motto, Victor, is "A referral is my best compliment." Well I guarantee you the way he does business he gets zero referrals. This is a leasing company that will either lease your house for you, manage the lease only, or help the owners manage the rental properties. I am here to tell you that they don't work for either the owners of the house or the potential renters because they have their own agenda. Also I would pay close attention to those giving Pegasus 5 star reviews. They only started coming out of the woodwork after I posted my 1 star review. All of these people only have 1-2 reviews and are not from Texas. I would bet money that he is getting his friends to "review" him. So beware!!! They are unethical and unprofessional. Victor has been my realtor since 2009. He helped me to find the perfect home when I relocated to Dallas. When I had to relocate and the housing market fell, he advised me to lease my house and sell it once the market improved. During this time he managed my home. He knew that my funds were limited so he always worked with me when maintenance was needed. he kept my place very well maintained, I never received a complaint from a tenant. Recently, Victor advised me that the market was at a healthy state and knowing that I needed to sell the home invited me to sell. Victor continued to advise me on repairs that were needed to get the best price for the house. I heeded his advice. The house was put on the market and after the first day of viewing there were several competitive offers. One month later I closed on the house. The entire process was stress free because Victor took care of everything, all the while keeping me well informed. .Victor, returned phone calls and text messages in a timely manner. He knows the market and is connected to many resourceful people. In fact due to Victor's guidance and counsel, I purchased a second home in another state. I have a few things to say about my experience with Pegasus Realty and the property itself, and none of them are good. 1. The final straw for me was when I was having an issue in my apartment and Victor attempted to hug me when it was resolved. It was not full on, frontal hug; it was more a creepy buddy-buddy half hug. It made me feel incredibly uncomfortable to have my landlord even try to touch me while in my apartment alone. I just tensed up and did not complete the attempted hug. Awkward. 2. The building I was in was really run down and I felt very mislead. You can't slap on a new coat of paint and call the whole thing new, as he tried to do. The mold problem, I was not warned about, was just straight out of control. Mold formed everywhere in the apartment. I was constantly having to scrape/clean the windows and walls. Gross. Really gross. He was CONSTANTLY in and out of the building with workers due to terrible plumbing. The water ran orange and brown from the faucets half the time. Impossible to cook/eat a meal/do laundry in that apartment knowing the water was really gross colored - even if it won't "hurt" you! 3. Victor came and went from the unit with no warning or obvious reason. I have a lot of friends stay over when visiting from out of town, and many, many times I got a call or text from them while I was at work saying, hey your landlord just walked in after knocking like once - scared me to death and I didn't have a chance to open the door before he just came on in! 4. Pegasus Realty will nickel and dime you to death on what is called "administrative fees". They charge them on anything they can think of. Being charged $25 for this and $25 for that really adds up. He started banging on the door early in the morning on the 2nd once because my rent money hadn't made it to his PO box yet. He attempted to, once again, charge me $25 for it being "late". It arrived later that day. In short, I wouldn't recommend Pegasus Realty to my worst enemy. He is nice when first meeting, then turns plain creepy. I especially would not recommend a single woman to rent from this company. Victor has been one of the best land lords I've ever had. He worked with us on leasing something we can afford and the price is unbeatable. He has always been quick to respond to any maintenance issues and when my roommate passed away he was very understanding and sensitive. If I wasn't working on the other side of town I would stay where I am forever. I think the person who wrote the one star review must be the one person that is unsatisfied. I have nothing, but good things to say about Pegasus Realty and Victor. We rented a condo from him for a couple years and wouldn't have moved if not for my boyfriend getting sick and having to quit his job. Victor worked with us when we moved in, answered all the questions we had and got everything fixed before we moved in. My boyfriend is very particular and Victor had no problem with any request we had. At the end when I was turning my key in he was nothing but understanding. The absolute worst "realtor" I have ever had the misfortune of dealing with. It is a one man operation, and very poorly manned at that. The owner, Victor, is a neurotic, anal retentive, disrespectful, rude nuisance more than anything else. Very nice in the beginning, but once you are locked into contract? Absolutely zero help. No repairs will be made. He tries to charge you fees and nickel and dime you for any and everything he can. If you are in the market for a place, do yourself a favor and find a proper reality company. Extremely glad my time having to deal with this guy is over. Victor came fast, showed me all the available apartments, promised some work by the landlord (which the landlord delivered on). Finding a home to rent is stressful enough, however Victor Aves only makes that experience exponentially more intolerable. My 2 roommates and I were very close to signing a lease on a house with him we were all very much interested in. However his unprofessional behavior and creepy paternal/authoritative vibes drove us away. From the day I first looked at the house Victor was already creating an atmosphere of panic, telling us that we needed to put down for an application fee because someone else was looking to move in sooner than us. This is the first home we had attempted to rent from someone that wasn't already friends or family, so this inexperience caused us to jump prematurely. After the application process he told us we were good to go...we just needed to provide 1 month's rent for a holding deposit, which he never mentioned was non-refundable. Once again we jumped. After Victor received the deposit he acted very emboldened and was very short and rude with his responses via e-mail or text. He's the property manager and the realtor, so he really doesn't make you feel like he's working FOR YOU. (Which by the way Victor, you work for your clients not the other way around, that's why your owner still doesn't have a tenant for this house!!) As we approached the move-in date Victor placed several stipulations and made ominous statements towards one of my roommates who's on probation. My other roommate and I tried very hard to schmooze things over but Victor couldn't refrain from snide remarks and a less than professional attitude. Needless to say we didn't move in and he did try to claim the holding deposit was non-negotiable. So glad we save Victor for the dishonest and unscrupulous individual he is. BTW we did get our money back. Victor claims that he and the owner's daughter convinced him to give us our money back, however he had no legal ownership of the deposit we gave him. This guy will try to bully you every step of the way if you let him. If this is who's trying to rent you a home do yourself a favor and run for the hills!! read more
