Pegasus - Serious thought should be given to Pegasus, Property Management company of Chandler Residences in Roswell GA. The winged logo of Pegasus has long provided a symbol of inspiration, not so in their daily operation of this property. Their so-called management of the Southern Post newly opened apartment complex Chandler Residences resulted in the highest rent cost in Roswell GA. That rent should provide residents with stellar amenities and quality service. Instead you get washing machines broken for 6 weeks; serious security challenges with doors that don't lock or pool area repeatedly broken into; apartment door access where batteries die and no one on staff maintenance to help fix; and don't forget dog poo and pee in the hallways. And management response - "residents are coming at me like ants", or an argument that "if I didn't see them break in it didn't happen". Promises made not kept; an absolute dumbfounding lack of communication to residents about everything; 6 staff people gone within 9 months with no notice to residents who is in or out. New staff walking hallways with no idea who they are. In the beginning there were wine nights, poker nights, chili cook off; now nothing since a Christmas party in mid-December. Residents resort to giving themselves a Super Bowl party and monthly brunches. For this you pay high dollar? Look at reviews of properties you are interested in, but take serious consideration of reviews of their property management company. read more

I stayed in Five Oak apartments for four years, and they are now owned by Pegasus, had which is not only the worst leasing company but also has one of the worst Senior Property Managers, Oluwatayo George. I got the approval to move out a month before from my previous SPM, Ann. But during that time, Ann resigned. Now George is manipulating the email to make it sound like Ann didn't let me out of my lease and is adding extra fees when I didn't stay the whole month. I'll advise no one to move there. Five Oaks overflows the trash bin, the pool is always out of service, they never clean the walk in front of the door, the gate is always broken, which led to a multiple car break-in on 4/13/23. Multiple windows were broken on 9/27/24, the fire sprinklers froze over on 12/25/22 on building 8, which I don't know if Pegasus fixed, and they did let us know about a suicide on 10/18/22, all on building 8. This is a horrible company with horrible employees who are rude and feel privileged to misuse people's funds. A wrong was done to me, and Ms. Bell pretended she would look into the matter. It has been over two weeks since I spoke with this manager. I would not give them a single star if that option existed. Below is my story -- do not let this happen to you. Extremely Unprofessional, Rude, and Exploitative - Park 33 Apartments / Pegasus Residential (Goshen, IN) they are literally stealing from me.t I am not a resident of Park 33 Apartments in Goshen, but I went through their rental process and had one of the worst experiences I've ever encountered. The manager, Kelly Walsh, was extremely rude, unprofessional, dismissive, and in my experience, her behavior felt discriminatory. She treated me with a lack of respect and professionalism that was shocking for any customer-facing role. I was approved for an apartment with a move-in date set for 10/30/25, after completing all requirements and paying multiple fees. Despite this, Kelly Walsh refused to honor the approval and tried to force me into a unit of her choosing. If you questioned her decisions, she simply denied you the apartment. Pegasus Residential was also completely unresponsive during this process. Calls and emails went unanswered, adding stress and confusion. I was required to pay third-party affiliates for mandatory parts of the application process -- $30 to PetScreening for a dog application, $315 to a "mandatory" guarantor service, and $350 for the standard application fee. After paying nearly $2,000, I was left without the apartment. I became temporarily homeless, had to pay for storage and dog boarding, and incurred extra moving costs. The emotional distress caused by their behavior was significant. This experience was misleading, exploitative, and unprofessional. Kelly Walsh and Pegasus Residential clearly mishandle applicants and fail to treat people with basic respect and fairness. There are many better apartment communities with professional and responsive management -- such as The Delta, Riverpoint West, or Copperleaf Cove -- where applicants are treated honestly and fairly. I strongly advise anyone considering Park 33 Apartments or Pegasus Residential to avoid them, especially dealing with Kelly Walsh and their affiliates. read more

Black Mold in Windows; Rust on top of dryer upon move in; discoloration on top of sink in bathrooms and kitchen upon move in; persistent and ongoing problem and concern with cock roaches in the apartment despite putting in multiple maintenance requests to seal off entry sites/points in the apartment where roaches, spiders, termites, insects/bugs enter where the landlord has refused to seal off entry site/points as evidenced by multiple maintenance requests marked as complete or resolved when the entry point/sites have NEVER been sealed off; overwhelming very strong foul smell of decaying wood/musty odor; shelf in laundry room has had rust on it and spider webs on it upon move in; windows were not cleaned prior to move in; mopped floor repeatedly where mop water was dark black, thus, floor was not mopped prior to move in. read more

DO NOT RENT WITH THIS COMPANY. I was a good tenant, always paid on time, clean and respectful. They charged me 2 rents when I moved out- so the prorated rent for the 6 days I was there in June and then an entire months rent while witholding my security deposit of $1700. So they say I owe them $1200. I have screenshots and proof of this being incorrect and they refuse to release the debt. So now I am unable to rent anywhere else. They are THIEVES. I put our apartment on the list for the exterminator since the roach problem started. he came today . I asked him if he regularly exterminates the trash room and he knew nothing about the trash room. I updated him on the problems we have been having with the trash room and showed him photos. I walked him down the hall and he sprayed the trash room at my request. I can't believe the trash room is not on the schedule to have it exterminated. We pay additional fee every month in addition to the rent in this "Luxury apartment complex" for PEST CONTROL. I debated on leaving a review, but I really think prospective tenants deserve to know the truth. I lived at Pegasus Residential's Aster Buckhead Apts for 3 years. I stayed because of convenience until I just couldn't anymore. I'd stay far away from a place with these malicious and fraudulent business practices. It is absolutely not worth it living here. Here are a few reasons to not consider Aster Buckhead: 1. Lack of building maintenence (poor insulation, thin walls [I could hear the dog barking inside the unit at the end of my hall from my middle unit of the hall when working from home], seasonal critters [I had a mouse in the walls that the property owner Ariel did nothing about and bugs. I'm attaching a note from my neighbor in the photos who had similar issues], the trash collection in the chutes and by the dumpsters would overflow (but you have required Valet Trash collection services costs, yet poor trash mgmt), 2. The amenities and property are just not competitive for the area comparatively to the cost for rent (small gym, subpar pool area, see #1), 3. They unfairly bill for utilities from Conservice. They bill tenants by averaging the total usage costs per building and not per your individual actual unit usage. While it isn't illegal, not everywhere does this, and I learned the hard way that I could be absorbing costs from a neighbor's usage and/or family size. My current property does not bill this way, 4. I was around for the absolutely awful "construction" that lasted more than a year in the 1000 building, which was absolutely hazardous and embarrasing. 5. The entry gate for the first entrance did not work consistently and moving out and in is absolutely awful with a big U-Haul due to the layout if you're in the middle building. 6. Honorable mention: The leasing office mgmt is great to get you to move in. However, my move out experience has been absolutely unprofessional and predatory. In my instance, they not only violated state law by not notifying me via mail of my final bill within 30 days of me leaving, but also they reported an inaccurate final bill to my credit without allowing the legally alloted time to dispute any final charges. The apartment was not left in any condition outside of normal wear and tear and I paid for cleaning services for my move out. Luckily, I still have my photos, receipts and videos of the condition when I left. It is an abuse of power, fraudulent, deceptive and predatory to report inaccurate accounts to a prior tenant's credit report, especially without proper notice and good faith mitigation per state law. The first time I was notified was almost 3 months after leaving and was from a debt collector. I'm currently in the process of disputing this to the bureaus, their corporate/managing office, and the Consumer Financial Protection Bureau. However, the damage to my credit cannot be repaired. It has been a terrible experience. I've now left two voicemails with Pegasus Residential's Corp office and they haven't returned my calls. I've been back and forth with emails and calls with the debt collector since October. Stay far away. read more

Quite literally the worst service I have ever seen. I have filed several complaints over the last 5 months, called corporate more than 15 times, no call. filed the online support form, no response. Not sure it even works. Found and called 2 regional or division managers. Emailed Jackie Ware and Noone ever wants to call back they "punt it back" to a lower level manager. I guess when you're the big shot you don't have to talk to the customer level people. I would not recommend any Pegasus Managed property and if you are in a property that they take Management over I would get out immediately. Also when you make public posts they ask that you email them and as usual there is not any. I love the PR moves to make it look as though this company cares. The same sort of reply when I called corporate over a dozen times, Jackie Ware and Emily Kirchmeyer. Let's not even mention the time I actually got Ely Norton on the phone and she openly stated she meant to deny my call as she was on another call. At this point my biggest issue is the lack of response which shows the blatant lack of care for the residents. Hold on tight because this is a RIDE! The incompetency & overall shadiness of Pegasus Residential is ASTOUNDING! To start with, my husband (who was working with the company at the time), was given the task of getting our entire apartment suitable for living not even 3 DAYS prior to us being allowed to move in. All the floors needed replacing & the walls all needed fresh paint (& so much more) as the previous resident had multiple cats that had destroyed the smell & integrity of the interior of the apartment. The company was in charge of getting it ready gave my husband no funds, no time, no materials & zero help getting it ready for us to LIVE IN. Resulting in him almost living out of our car just so he could work around the clock to make the apartment LIVEABLE. And that was just the START of this clown show... Fast forward to Feb. 2022, the leasing office gives us the INCORRECT rent bill AND forgets my husband's employee discount. After MUCH grief & heartache, I managed to get the refund from my bank so I could pay the CORRECT amount for rent for Feb (when it was almost already March), only to have them contact me AGAIN at the end of April/beginning of May trying to say we were refunded TWICE even though after **multiple** calls to my bank's claim dept & getting copies of my bank statements SHOWING there was only ONE refund ever, they are STILL harassing us about THEIR accounting errors. This is all continuing to happen after Rosewood's Leasing Office Manager, Lori Damacio, advises us to NOT pay April rent as we have a credit for that month (from what, I don't know, but I don't turn down a free/paid up month's rent) or ANY rent until *after* the first of the month so THEY have time to get their accounts in order. But now we're being charged a late fee for April AND are being charged for April, right as May rent is needing to get paid & they have this ghost refund amount they're trying to pin on us. After contacting Mrs. Damacio multiple times trying to resolve the late fees & the ghost amount they keep contacting us about, that only THEY can see, she VERY rudely & loudly "informed" me that she was "done", told me to contact her boss, Dana Maddox, & gave me the corporate number which I have called & left messages with REPEATEDLY about this matter but to no avail. At this point we may end up in court over THEIR billing errors & inability to even accept our rent at this time (05/04/22) as the last time I contacted someone from the office they told me that they aren't accepting money orders or cashier's checks, & I'm not so sure I trust them with my bank account anymore since they're having so many problems with it & having all these ghost charges they're trying to get us to pay. The other leasing girl is WONDERFUL, but unfortunately she is not in charge of these decisions and cannot help us resolve this. I am having the same issue as others with Pegasus Residential. They do not care about any of the residents. They do not return phone calls, they are not holding their property managers accountable for what is wrong. I know at the location in Athens, they fix nothing and try and go around it. We have had chemicals sprayed in our home, in rooms that they were not supposed to spray in, we have shown videos to them of damage, moisture meters, safety violations, safety hazards and the response from them is awful. Someone will comment from the office saying they would like to talk with me about this but yet, I have tried to talk to you and you do not call me back. I have so many emails that I need to forward to the home office, to the top boss so they can see what is going on and if they even know what is going on and how it is being handled. I have a lot to say but that is probably enough. Oh and by the way, video everything and take pictures, they hate it. I wouldn't recommend Pegasus Residential company to anyone unless you like getting scammed. My roommate and I decided against renewing our lease at the end of term due to the significant increase in monthly rent and the lack of professionalism from the management team. We are highly disappointed in the deceit we experienced following our walk through at the end of leasing term. Our walk through was scheduled on 2/6/20 with Tisha, the assistant manager. During our walkthrough, she took photos of minor wear and tear inside our unit, which included a minor water spot on the dining room carpet. She explained that the carpet is cleaned in between tenants and if the stain was unremovable, the carpet would have to be replaced. I've attached a photo of the water spot ("issue 6") that Tisha took during our walkthrough (which she sent to us in our follow up and I've attached for viewing). Shortly after, we received notice that we were being charged $300 for the carpet replacement, in addition to withholding our security deposit. When I called and spoke to the manager, Allen, he said the we were being charged for the carpet to be replaced throughout the entire unit. I asked if the carpet had been attempted to be cleaned, and if so, I'd like documentation of a billing statement from the company that cleaned the carpet. He confirmed that the carpet was cleaned and the stains were unremovable. He also confirmed that he would see proof that the carpet was cleaned. Then I asked to speak with a regional supervisor, as it made no sense that a water spot was unremovable and that we were charged for the entire unit for one spot on the carpet in the dining room. He said if I wanted to speak with the regional supervisor, I'd have to reach out via the company website. Please review the attached photos (sent to us from Tisha and Allen) following our walk through. Issues 2-4 and issue 6 are the "carpet stains" that, according to Allen, "were unremovable". By the way, I never personally met Allen and he only recently became the manager before our end of term in February. After never hearing back from the regional supervisor that I reached out to via email, or Allen with documentation that the carpet had been cleaned, I sent a follow up email to the Sheridan at North Druid Hills on 2/25/20 to follow up on the documentation I requested, Allen confirmed via email that the carpet was never attempted to be cleaned. Not only did Allen lie to me over the phone, but he also did not follow standard move out procedure of what was explained to us by Tisha. In addition to the lack of professionalism demonstrated by the management team following our move out, Tisha is the rudest woman I've ever met in the hospitality industry. She can't even pretend to sound kind, genuine, or happy. If you want an assistant manager that seems annoyed anytime you come into the office or call with a question, then the Sheridan at North Druid Hills is the apartment complex for you. Long story short, don't waste your money supporting Pegasus Residential. It's a scam company that forces it's residents to pay for upgrade and improvements, with little to no value. I've yet to hear back from anyone in the company after reaching out to the regional supervisor in February. read more

I have lived in my apartment complex for 6 years!! It was first a cottonwood resident, and I must say I NEVER had an issue with them or their management company. However, since Pegasus Residential has bought the complex I have had nothing but issues!!!!!! Let's start with the fact that the management has changed multiple times, the trash compactor continues to overflow and trash just piles consistently! The major issue I am currently having is with my neighbors up stairs. I have complained verbally and via email TOO MANY TIMES!!! Hey have a child that runs through the apartment and jumps on and off his bed behind at 6am until late in the evening. The adult walks extremely hard!!! Also beginning at 6am and at time late into the evening. I have inconvenienced myself to accommodate the tenants above me being inconsiderate. I have moved my "office" from my second bedroom to my living room to avoid the child's excessive movements and running. I purposely stay out later than necessary at times, to avoid coming home to the noise. The noise is unbearable!!!!! Honestly, I dread coming home because I get no peace. I slept in the living room on the floor one night to have some rest. Unfortunately, my guest slept in my bedroom (master suite) and wasn't able to rest because of extremely heavy walking at 12AM! I had to be confronted with complaints about noise soon after waking up. In addition to being awaken at 6AM by the child running through the apartment!! I have concluded that it is extremely worse in my bedroom, as if the floor is very thin. Thus, heavy walking and thin floors make for a horrible night/morning. I continue to complain to management and the only solution that has been suggested is moving to another unit and having to pay more in rent. I honestly don't feel as if I should have to be inconvenienced so much when this seems like a simple solution. I can't have guest, because the noise has been so bad that it wakes my guest out of there deep sleeping. I hate it for the next individuals who will move into the apartment with the neighbors upstairs. HORRIBLE! read more

They're impossible to communicate with, I've tried calling any phone numbers I can find and what's left of the management in the leasing office has no clue what's going on. They canceled my automatic payments and are making me jump through hoops to pay my rent. I've had to go up to the leasing office, twice now, just to find out a total amount due, but no one can show me an itemized list of the charges, they just magically come up with an amount. Our rent was raised by over $100 per month right after our city experienced 2 major hurricanes, not to mention the hard times everyone is experiencing with Covid. Residents are responsible for paying for everything, including "valet" trash, which is a joke in itself because it's never picked up when it should be and god forbid you leave something sticking out of the trash can. Also, if you want to move into a different apartment in the same complex, you will lose your deposit and have to reapply and get "accepted" all over again. Absolutely reprehensible. read more

I have never dealt with anything like this from any complex I have lived at. Every time I've been asked to produce, present , show, bring in, fax or scan over I did just as I was asked. I was even asked to a take picture of my license and send it through email after I had just left the office and had my DL scanned. After that i was ASKED to bring in my passport, and ORIGINAL SOCIAL SECURITY CARD ! Really??? Social Security card and passport. After my income verification was completed showing that I paid my rent for 2 years on time, no delays this manager is now saying she needs to verify information from an apartment I lived in over 5 years ago!! I was pre-approved for an apartment on June 11 2018 so explain to me why did the apartment complex run my credit a second time on June 18, 2018?? If I owed an apartment complex I wouldn't have been able to move into the last place I lived. This is too much and has become a real hassle. After being pre-approved, I feel as if I'm going through a screening for a house which doesn't require all of this. Everyone at this apt complex is all over the place and by this being a new property it has horrible customer service. I would like to request my $250.00 back and I will go to another property without the harassment. Because this is exactly what I've been put through for the last 2 weeks. Once I told them I wanted a full refund back I was told it's been 72 hours. And I'll have to speak to the manager who won't be in until Monday. Your experience can vary greatly depending on property manager as a renter and as an employee. As an employee I worked at three different properties and two of them were great. The other, the residents were mostly unhappy with the property manager because they were promised things that were never delivered. At that property I was not allowed to take any of my vacation time and on several occasions I was required to work off the clock. Do your research before getting involved with them as a resident or employee. Go through the one you are looking at during different times of day and be sure to talk to people that live there. Also be careful of the reviews you find, recently all employees were required to go to various sites and post reviews. read more

I am a current resident at this property. While the management staff is very friendly I have many issues with this property and how it is maintained. First, the gate is consistently broken which causes great concern for safety especially since two cars were broken into and one taken on the same night when the gates were left wide open. Several amenities are constantly not working and residents are given the excuse that the property is doing inspections and they come first. One word to describe this company: UNPROFESSIONAL! I lived at the Park 2300 location in Charlotte, NC and the property switched to Pegasus Residential a week after I renewed my lease. If I had known of the switch before, I would have never signed the renewal. When they first made the switch, they failed to issue the rent bill until two days after it was due, making the payment late and causing me to pay a late fee. This issue was not resolved until five months after. The community was also advertised as a gated community, to which they turned off the gates to leave open for construction without communicating the information to the community. Upon confronting the management about the gate issue after my car was vandalized, they told me that it was not possible to close the gates because the construction workers left after office hours. (They had made me purchase a $75 key fob to operate said gate at the beginning of my lease and refused to refund the money once they turned it off) I gave them options like giving them a code for the call box or a key fob like the residents have, but after the representative, Diana Fuentes, raised her voice to me and Jason, rolled his eyes at me as if I were an inconvenience, I realized nothing was going to get done at their management level. I then called corporate, who did not answer until a week later and they transferred me to Michael, the regional manager who then told me that they could not do anything to help me. There were several crime reports since this incident including, but not limited to a MURDER inside the building next to mine. After expressing my concern about my and my roommates safety, they completely disregarded my requests to even change the burned out light bulbs in the lamps outside. After realizing my voice would not be heard, I consulted a lawyer who attempted to reach out to the legal department and was never responded to. Another issue I faced during this time was typical maintenance that would, in a properly managed apartment complex, would be considered an emergency is that my stove and oven both were inoperable, leaving only my microwave to cook food for over a month, making my take out food bill higher. They had an issue with maintaining their maintenance requests and on two occasions lost my requests to fix the stove. Once this switch happened, they also stopped spraying for pests and there was an infestation of roaches and spiders in most apartment units, to which they responded that we should have known to place a request to spray outside the building and inside, which was not communicated properly. Since moving out, I have noticed when driving by that they have replaced the wall that separates the complex from the shopping center next door, which was extremely damaged due to the lack of concern by residents and management. They neglected the property and the residents' overall wellbeing likewise. I only gave this one star because zero was not an option. I do not recommend this apartment complex nor this management company for anyone other than a roach who can not find a decent motel, or a Pegasus Residential Employee. Do not rent from this company or any of their properties. After paying my lease in full they reported that I owed over $1000. to the credit reporting agencies. I am fighting this. When I called to inquire the company was totally rude and actually hung up on me. Don't rent here, they will ruin your credit. read more
