These are the best cabins in the USA! We go every year as a family tradition, and the cabins get better every time. I HIGHLY recommend.

I adored Pemi Cabins. My husband and I randomly decided to venture into Lincoln to visit Franconia Notch State Park after a weekend spent exploring Maine. We had no plans and no place to stay since we drove in on a whim. After driving up and down the main road a few times, we noticed a vacancy sign at Pemi, so we stopped in. The kind woman working the desk gave us the keys to both units she had available and let us look at our leisure to see what might be a fit for us. She even told us she could recommend somewhere else to stay if we didn't like our options. As soon as we turned the key on this cabin, we knew it was the spot for us. The location is incredible. These cabins are set right along the river so you can hear the peaceful rushing no matter where you are on property. We slept with the windows open all night so we could enjoy it. Our cabin had chairs on the front porch, so we sat and had coffee in the morning. Though we didn't stay long and spent most of our time out hiking, we did appreciate that this cabin had everything we'd need for a longer stay to be comfortable. It has a kitchen with a fridge and stove, plenty of towels and toiletries in the bathroom, and a very comfortable bed. I love that all the windows could be opened. There's a trail that leads down to the river for you to explore at your own risk. There's also a barn that has a few games and is the perfect place to hang out. We fell in love with the area and if we're lucky enough to make a trip back to New England, we wouldn't hesitate to book here again. I'd love to stay in one of their cabins with a covered porch to enjoy the river even more! read more

I tried to look past many things and actually I did. However a charge of $249 per night for a run down - spongy floored (cottage and bathroom) is quite frankly a rip off. The shower floor is so spongy you question whether the floor will hold. The porch on the back also very spongy - rotted wood I would guess. There was no cable available on tv...no extension cord for the fan that is needed in the bedroom because there is not a plug in the bedroom and it's HOT. There is a teaser fan but no way to use it as there isn't an extension cord to plug it in. There is a delapitated discarded couch and chair outside with a "free" sign - next to the dumpster that you have to pass every time you drive in or out. News flash Pemi Cabins NO ONE wants that old busted up dirty furniture. Pay to get it removed! Never anyone at the "office" went several times door is always locked. Listened to an animal trying to rip through the bathroom ceiling for a straight hour, Missing screens and dinghy dirty looking quilts. Rugs in bedrooms need a good cleaning and vacuuming. Landscaping is overgrown and weeds almost as tall as the roof of the porch. It appears they don't care about the little things. Property doesn't appear as what you see in pictures. Not sure about these other reviews. They are questionable based on what we saw in Cabin 12. Another question: Where is the "friendly staff these other reviewers speak of. Apparently they quit because there isn't a one here. read more

Don't belive the pictures! - When we arrived, there was trash in front of the cabin. - The dumpster is in front of the cabin. - Unlike the illustration on your website, the cabin is on the side of the highway, literally close enough that we heard cars driving by all night. - When we arrived, the smell of weed was rampant and remained overwhelming well into the night. When we got up Saturday morning, we woke to a cloud of marijuana smoke. The cabin smelled stale. We wanted to open the windows, but then we would be "enjoying" the weed with our neighbors. The cabin is tiny, much smaller than described; I'm sorry, but four people cannot comfortably relax for three days. If someone is sitting at the table and another person wants to pass, the first person must stand up. - The couch cover appeared unclean; we didn't sit on it. The carpets also did not appear to have been cleaned in a while. - The power outlet in the "sitting" room did not work. - There was no power outlet in one bedroom, and the outlet was hidden behind the bed in the other bedroom. - We went to make coffee, and one cup appeared dirty. read more

Great cabins for a getaway! Rustic cabins with screened in porches facing Pemi. We enjoyed the laid back vibe, comfortable rooms and outdoor gathering spots. We stayed at the Pemi Cabins in late July. We had a great time. The Pemi River is right behind the cabins and there is a nice staircase down to the river. The cabin rooms were great. We had a full kitchen, living area, bathroom with a shower, bedroom and a nice porch to sit on. The barbeque areas with firepits and chairs are well maintained, as well as a playscape area for the little ones to play on. Check-in was easy and check-out was even easier. The cost was very reasonable for our three night stay. My favorite part is that the Pemi Cabins are pet friendly so I could bring my little maltipoo, Gary. We definitely will book again for next summer. read more

We just spent another weekend at Pemi Cabins in Lincoln, NH. If you're looking for a place that is located in the heart of the mountains and is dog friendly then look no further. The cabins provide a modest rustic setting with many of the conveniences of home. The one thing missing is a Keurig, but I knew that before heading up so we brought our own. The cabins are always super clean and the beds are so comfortable! The cabin we stayed in had a screened in porch over looking the river. It's perfect! We will definitely be back! read more

The Pemi Cabins are a favorite of ours, we go up every summer. Recent updates have transformed this place from a double in the gap to a moonshot home run. Tucked near Franconia Notch in North Lincoln, alongside the Pemi River and adjacent to Mt. Pemi, this is the perfect launchpad for summer fun - a gazillion great hikes nearby, a water park, lots of food options. The cabins aren't luxury by any means but they give you the comfort you need to recharge after a long day outside skiing or hiking. Many feature fireplaces, and screened porches along the river. The hospitality includes: a nice kids playground, a nice new fire pit, picnic tables, BBQ's, and Adirondack chairs in front of each cabin. You can walk down to the river as well. For all that they offer the rates are very reasonable. Book ahead, these cabins fill up in the summer, especially on weekends. Superb value. read more

It has always been hard for me to find places that will allow me to take my dog (she's a 40lb pit bull mix). Pemi Cabins accepted her regardless of her breed. We stayed in Cabin 8, which had the river right behind it. The porch view was beautiful! The cabins looked and smelled clean. Our neighbors were respectful and responsible with their own dogs. I saw at least 6 other dogs, but never heard them throughout our stay. They require you to leave your number so that if you're gone for several hours, you can call and check in or they can call you to touch base about your dog. Overall, this was one of the most enjoyable stays I've had because I was able to bring my dog! I wish more places were like this. read more

A beautiful Christmas in a cute cabin. We set looking out for dog friendly cabins in NH and found this lil gem. We were a lil late in booking and couldn't get one with kitchen n fireplace facing the river. Ours was the end unit that is not on the river n doesn't have a fireplace. Yet it was warm, cozy, clean. It has a living room n a bedroom, separate kitchen, bathroom, front porch. The kitchen is well furnished with pots, pans, plates, glasses, knives, forks, oven mitts,kitchen towels, though we took our own utensils. Fresh towels n soap in the bathroom. Extra pillows n blankets in the bedroom dresser. HBO available along with other basic channels on TV. Though right on the highway, it was quiet n peaceful. A white Christmas in a log cabin , with hearty home cooked meals, walk in the snow by the river, an evening of wine, Godiva chocolates, cookies, candles, movies... we came back with a handful of beautiful memories.. Thanks to Pemi Cabins for making those memories ! We plan to go back again in late spring or early autumn to explore the area and next time will book early enough to get a cabin with fireplace and on the river! Cons-Only con of Unit 15 were we stayed- the cabin wifi doesn't reach this end unit. Our Cellular network switched to Edge in this area , leaving us with a slow internet access and no access to online entertainment like movies. Wish list - all cabins had a fireplace!! read more

A beautiful spot right off I-93's exit 33. These small elegant cabins are very convenient and beautiful. They are the perfect getaway for a romantic weekend or with the kids. These pet friend cabins combine hotel accommodations of daily room service if wanted and independent "roughing it." The cabins have fresh interior wood paneling with a fresh cedar/pine smell. Each one has a screened in back porch that overlooks the majestic Pemi River. I cannot speak for the larger cabins but the only downside is the 2 person cabins do not have small kitchen appliances besides a microwave. They also do not provide any breakfast besides complimentary coffee from 830a-1030a. Which forces guest to go off property to find food, but hey the restaurants up there are all local and worth trying. Overall an amazing experience and stay. read more

My boyfriend and I stayed at the Pemi Cabins this weekend while up in NH visiting some friends. The cabin was clean and the bed was comfortable but other than that everything else was not so good. The shower was so small I didn't even have room to shave my legs. My boyfriend could barely sit on the toilet without his knees hitting the wall. Also the water in the shower was either super cold or super hot. No medium. The heater made way too much noise when turner off and on. There was no table inside the cabin so we had to sit on the bed and eat. There was a table and two chairs on the screen in porch but this weekend was way too cold to even be able to sit out there and enjoy it. The TV was small but the variety of the channels that were available were great. I'm not sure if we will stay here again. If we do, we definitely won't be staying in cabin 4. read more

We were looking for a place to escape for Thanksgiving weekend with our springer spaniel, and Pemi Cabins exceeded our expectations. Our cabin was clean, quaint, rustic, warm, had a solid wifi connection, a working fireplace (and bundles of wood for cheap!), and a beautiful view of a river from the screened in back porch. The staff was friendly and considerate - Cindy even emailed us in advance to offer an early check-in with the anticipation of bad weather. We also found a ski resort and hiking trails not far from us, which made for a nice low key weekend. The cabin wasn't fancy, but it was cozy and clean - just what we wanted. I would recommend this spot to anyone. read more

My boyfriend and I recently stayed in cabin 10 for a little Valentine's Day excursion and we could not have been happier with our experience. The cabin was surprisingly spacious, and the fireplace kept us cozy and warm even in the midst of a snow storm. We brought our own firewood after reading a few suggestions in previous reviews. The two women we encountered in the office during our stay were exceptionally friendly and offered us great suggestions in regards to snow-shoeing paths and local scenery. There is a gorgeous snow shoe/ ski mobile path directly behind the cabins on the opposite side of the pemi that is well groomed and ideal for a long morning walk in the snow. If you're looking for a charming little place in the white mountains, we would highly recommend the Pemi Cabins. read more

My boyfriend and I both have the same birthday, so we decided to take a weekend trip here. I was looking for a cabin to rent and I came upon the Pemi cabin website. I was looking at all the different cabins and they looked pretty cute. We settled on cabin 15 which is a one bedroom. It isn't on the river which was no big deal. The cabin is a little out dated which was completely fine. There's an old tv but again not an issue it was actually kinda cool. Our cabin didn't have a fire place but was still very cozy and warm. The staff was super friendly and the cabin was very clean. The bed was a little uncomfortable but over all we were very happy with our stay and will be coming back!!!! read more

We had an absolutely wonderful stay at Pemi Cabins this summer. We brought our dog for only $10 additonal/night. The cabin was clean and spacious. We had a great view of the river off the screen porch and enjoyed time by the fireside with other guests out in front of the cabins each night. Stargazing was amazing, too. Another great stay at Pemi Cabins! We got Cabin 17 since it was the only one available for the dates we wanted. It was not our first choice, but had a stove top, a small fridge, and was clean and cozy. Also, it was one of only a few cabins that had an A/C. A BIG plus for the 90 degree weather. We brought our dog and for 15 dollars extra a night, it is worth it. The owner was accommodating with doggie towels and clean up supplies if we needed them. She also gave us directions to a small nearby trail that was the perfect hike for our little dog. We love this place and will be back again next year, hopefully in our favorite, Cabin 3! read more

We recently stayed at Pemi Cabins for a short get away and we loved it. We were in Cabin 15, which does not have a view of the River, but does have air conditioning. The woman who checked us in was friendly and helpful. Our cabin was the perfect size. It was clean and had everything we needed for a short stay. We did enjoy a walk to the river just behind the other cabins and it was very clean and peaceful. Pemi Cabins is my favorite place to stay when coming for a stay in the White Mountains. They are located just outside of Franconia Notch State Park on the Pemi River. The river flows right behind the cabins which makes for some excellent sleeping ambiance. The cabins are just the right size for a few nights of rest and relaxation. They are very cozy and have wood fireplaces. I love that the prices do not fluctuate throughout the year. Some places seem to really stick it to you with weekends, holidays, and summer rates. Not here! Their rates are extremely affordable and you definitely get more than what you're paying for here. I can't wait to go back! read more

I wanted to be able to give Pemi Cabins a higher rating. The location is great, nice fireplace and screened in porch on the river. It was really nice being able to sleep to the sound of the river. The people who run it were really nice. But it's run down. The bed was shot and uncomfortable, the shower was really moldy and gross and the carpet was dirty and smelled like wet dog now and then. But, it was better than camping in the rain which was our original plan. Sorry Pemi, you need a serious cleanup! read more

Stayed here because my mom suggested this place. My husband and I wanted to get some snowshoeing in this season. So we reserved cabin 4 for a few nights. We were greeted at the office by a black cat named Boo Boo and there is also a chocolate lab named Bella there too. The women that checked us in was friendly and informative. The cabin is one room with a fireplace, cozy bed (extra blankets and pillows are in the drawers on the table! ) a small tv, microwave, screened in porch and small bathroom. The cabin also had a furnace for heat, so we didn't have to relay on a fire. The furnace is the reason I took a star away. The cabin got very cold at night, and the heat didn't distribute around the cabin that well. Also, the furnace made a cloud bang every time it would turn on. Other than that the stay was nice. It was a little hard finding fire woods (shortage due to snow covered logging paths) and had to settle for wet logs with Firestarter bricks one night, and then over priced bundles from Shaws in Littleton. ( I usually camp in this area in the summer, and I fell like you'll have an easier time finding wood because a lot of locals sell their own firewood) Next visit, we want to try to stay in one of the cabins with a kitchen. We managed to make food with an electric griddle, but had to use a ton of paper and plastic bowls for preparation. Also, going up there on off days (sun-tues) made such a difference! Now tourist at local dining areas, no major traffic at the ice castles, and no problem finding parking. read more

The premier cabins continue to be a great place to stay. When we checked in we found they were having an issue with water lines in certain cabins following the deep freeze. The owners were amazing and super accommodating. They made sure we had use of another room until the issue was resolved. The cabins are cozy and comfortable. The motel rooms are cozy too! We stayed here this past weekend as part of our planned ski-retreat and as such it served its purpose. It was quieter than I expected, even though it was probably 35 feet from route 3 traffic. The only thing that broke the quiet was the snow mobiles, which drive right up and through the property too their respective cabins. It was more of an annoyance than a major issue. The cabin itself was okay, although I must admit it slanted both towards the river and inward at the same time. The thought did cross my mind that wondered if we could slide into the river. It was a cold weekend, but the cabin was surprisingly warm. Inside it was just fine for maybe a couple and a small child or dog. It could use a little more updating and perhaps a couple of actual working outlets. There was a few quirky rules that, while I understand why they are there, seemed a bit excessive. One was the recycling rule where if there is anything that can be recycled found in your trash, it costs you $100 dollars. That fee alone would cost more than the cost of your nights stay. Overall this should be a 3.5 star -4 star rating. read more

Had a fantasitc stay here with my fiancee for a long weekend, had cabin #6 Nice view of the river in the back (which btw you are allowed to go in as far as I know), Fire place is functional, fully stocked kitchen (pots/pans/plates/glasses/mugs). Plenty of food around (some is a little pricey). All in all I have no complaints very quite and when its not the river drowns out any noise. Close to many attractions nearby, about 2hrs from mt washington, close to some gorges and forests for hiking, I would definitely come back. read more

I just returned from a few days at Pemi Cabins and I really enjoyed my stay. So did my cat, who has never traveled before. She just loved being out on the back porch watching the leaves falling and listening to the sounds of the river. The cabin was very clean and the bed was comfy. I chose a cabin with a all-in-one kitchen unit for ease of cleaning my cat's bowl and rinsing the cat food cans. It was also nice being able to make tea, and if I wanted, breakfast. I like that they recycle. That was a big help with the cat food cans. The cabin has a nice fireplace, but I did not have a fire. My cat kept trying to get behind the screen so I knew I wouldn't be able to relax and enjoy a fire while keeping a constant eye on her. It really didn't matter because I stayed out on the porch until it got too dark to see the fall foliage and river. Sleeping with the background sound of the river was wonderful. I slept like a log. There is a heat furnace for warming the cabin, if needed. I didn't need it during the day because it was sunny and around 67 degrees; but it was nice to have it at night. I set it at 76 degrees every night, and it maintained a temperature of around 69 degrees near the bed, which is comfortable for me. You can set it higher. Just know that the area where the bed is did not maintain 76 degrees, probably because the door to the porch is near the bed. Just close the curtain on the porch door. It helped and it wasn't a real problem. The bed has sheets, a warm blanket and a bedspread. I ended up putting the bedspread at the end of the bed because I became too hot with it. Upon arrival, the owners (who are really nice people) will give you two printed sheets: one on pets, the other on office hours, trash, quiet times, hot water, etc. Read the one about office hours, etc. There is a recommendation about turning the bathroom sink water on until it gets hot before taking a shower. In doing this, when you do turn on the shower, it's just seconds before the shower water reaches your desired temp. Much better than wasting water running the shower until it gets hot. I need to try this at home. After all I've said, some may think the cabins are too rustic. Not at all! I'm a pretty picky person, and I loved staying here. My intent is just to let you know some facts that will make your stay as comfortable as mine was. I can't wait to return next year! read more

My husband and I stayed in cabin 5. Very cozy. The bed was comfortable and we enjoyed the fireplace. The shower head had adequate water pressure and good temperature control. Only thing is when the heater goes on it makes a loud thumping noise which would wake me up. We enjoyed our stay very much. I would recommend it to a friend. read more
