Once all our paperwork was submitted, he was able to get our preapproval quickly, little did we know we would be on a lock down due to the pandemic shortly after. He took the time to explain our loan options on multiple occasions and was ALWAYS available to answer all our questions. He was able to provide us with an FHA option as well as a conventional. We decided on the FHA since it made more financial sense for our situation. We were made aware by our realtor that the process for an FHA loan can take longer than others, but with the dedication of Todd and his team we were cleared for our FHA purchase in only 11 days!!! The seller really wanted to close by a certain date which seemed impossible at first, but Todd pulled through and made it happen. He communicated very well with our realtor and attorney throughout the process, everyone worked great together overall as a team. We told Don what we were looking for and he explained how the process works. After filling out the online application, we were all set to move forward. I was expecting a similar process to what the banks would have put us through but WOW, I was wrong! Before reaching out to Sun Mortgage Company we had attempted to go through our previous lender and other financial institutions, but they made it impossible. Left out information about the house which resulted in us losing the home even after sending a wire transfer. The whole situation and how they went about it was very sketchy and scammy. We did not hear from them in over a week, didn't answer emails and avoided questions, didn't answer the phone. Just awful. They redacted the original paperwork and changed wording once we found out there was no CO on the house. Luckily my lawyer caught the change. This explains why they avoided questions and communication. We worked with the owner, Matthew who is completely unprofessional and not forthcoming - a liar. The internet banks were quick to give me quotes at competitive rates. I figured I would call ASAP to see if they could do any better. When I called, the owner answered the phone and spent the next five minutes talking me OUT of refinancing. She said something along the lines of, "listen, I could sell you a mortgage refinance and make a commission on it, but based on your current mortgage and how much you owe, it won't be worth it for you." I then sat down and took a hard look at the quotes I had been provided and realized that the owner of ASAP was right - a mortgage refinance wouldn't have saved me any money, and it possibly could have cost me some. When is the last time you heard of a business owner turning away a sale because it wouldn't be right for the customer? I was impressed.
