He is not a thorough with his inspection. All kinds of things he missed with his inspection. The biggest thing he missed is that the tank that was installed outside is an inside tank. There's a label that clearly states it's an inside tank. Turns out that it is all kinds of violations. His recommendation was to repaint the tank. It took over a month a half to get anyone from his office to call back. I filled a claim with his insurance company and they are equally unprofessional and incompetent. They have a disclaimer that their inspection is only valid for a year. True, if someone else wants to buy the property, it's been "inspected" within a year. They are full of excuses and apologizes. That is used as a cop out excuse and they say some bs how it's my responsibility to ensure things are done correctly. I'm not an inspector so why is it my responsibility to ensure the inspection company does their job. Their insurance company offered me a refund for how much they charged to do their garbage inspection. They then offered me not even 20% of the cost to fix his incompetency. They also say that I have delete or remove all negative reviews so they only show positive reviews. I did not accept such bs offer and let them keep scamming other people. Do not recommend Pilar to post to anyone. Please stay away from them As a result, I need to replace the tank to an outside tank. It has to be moved further away from the door and a concrete slab needs to be put down. No oil company will do the job unless I am a customer. My oil company is charging me $5,800 to fix it. Pilar to post insurance company offered $1,150. Not even half of the cost and they want all negative comments removed. It makes sense that the 5 star reviews are 5, 3 years old. Clearly they are not a consistent 5 star rating. I refuse to be bribed with their low ball offer. As if they're doing me a favor to pay for their incompetence. No thank you.

My Unemployment ran out Oct 4, and I've had ABSOLUTELY no income since then. My bank account is almost at $0, and I still haven't found a job. I'm about to lose everything! Don't let this happen to you! Facts are facts and photos show what's real (I've attached some showing the painful lesions, welts, and hives that were all over my body for 3 months straight) 4/20/20: Michaela offered to be my "buyer's realtor" https://soldbymichaela.com/p/21968/buy-with-us 4/22: However, on the P&S, she indicated she was my "transaction facilitator". I signed, not understanding this would mean she had no responsibility to me. 4/27:   I used the housing inspector she recommended, and told her I wanted her the seller to handle the long list of electrical issues listed in the report, some of which were serious. 5/2: She told me all the work was done, and I trusted her without checking first, signing the 2nd P&S. 6/1: Michaela stated in an email: "If you wish to have any other communication with me, please do it through Jude." (my title lawyer). This was the last time I received any type of communication from her, although she was still able to pocket the full 5% commission sales. If I had actually had a realtor, 2.5% (total of $6,250) would have gone to them instead. 9/29: A seasoned electrician found that none of the agreed upon repair work was done! He advised the home was unsafe and said repairs would be $3,000. I'm constantly disoriented, my reasoning is poor, I have trouble remembering things, and fall behind on my expenses. I collapse, wind up hospitalized, and am diagnosed with severe mold poisoning. Feb 18- Apr 9, 2021: Mold testing company found very high levels of toxic black mold in the bathroom and basement, and high levels in the kitchen--and was very skeptical that the seller and realtor were unaware of such a pervasive issue, especially because seller grew up in the house. Demolition was necessary on 60% of the home (all flooring in the master bedroom, bathroom, & kitchen, all kitchen cabinetry). A lawyer told me that because I signed the 2nd P&S, I do not have legal recourse. Apr 9- now: I was finally able to return home after 56 days of hopping from place to place. I've spent the last eight months on a strict detox diet, slowly reversing the cognitive damage from the severe mold poisoning. My memory and reasoning are almost back to normal, but I wasn't able to work since January, and Oct 4, my unemployment ran out. I'm still trying to find a job, and my bank account is draining to $0 Please look out for yourself!
