Not only were they early but when my realtor was running late, they were very pleasant and discussed the exterior of the home with me. We are so impressed with Mike!!!!!!!!!!!!!!!! We were looking for a home inspector for a recently purchased home. I contacted Mike and he was remarkably fast with a reply. He provided me with a few options for dates, all within 2 weeks of my email inquiring about scheduling a day and time. His documents are all sent online, so signing the contract is done before the inspection, therefore saving us time. Also, the cost is extremely competitive, and is actually lower than many home inspectors. He arrived with his team (2 people come out) 15 minutes earlier than the scheduled time. From the very start he was one of the nicest and approachable people we've ever met. He explained the process in detail. The other guy (forgot his name) was also just the friendliest guy you will ever meet! We followed Mike around the entire time, while his co-worker went ahead and inspected parts of the house. They have a very efficient way of dividing up portions of the home. Mike took notes using audio-recording, so he could have the most detailed overview when it came time for writing up the report. He stopped and explained EVERYTHING in detail. He used a camera on a 40 ft pole and took a ton of aerial and close up photos. For the interior, Mike's inspection was very detailed and extensive. Again, he explained everything he was doing and explained everything in words that we could understand. He not only pointed out problem areas, but he also gave us suggestions. He was methodical in the routine he used to inspect the interior. He and his co-worker collaborated numerous times throughout the inspection and discussed findings. We really liked this part of the inspection, because it involved the synthesis of two peoples professional options. The report was emailed to us in about an hour of when they left the home. It's 87 pages long and has something like 75 pictures(?) After the inspection I contacted Mike for recommendations for professionals to come out to the home and look at some problems that Mike identified. Not only did mike have two or more recommendations for each problem, but he responded to each email (I sent a lot) in under 3 minutes. In short, they were both incredibly patient with us, answered a billion questions, were efficient, and involved us in every part of the inspection. Mike and Steve came through to inspect the new home I am buying a week or so ago. I was present during the inspection, and I have to say I was incredibly impressed at the attention to detail they exhibited. I was walked through any potential issue on the spot and was informed of the potential future issues, cost of repairs, etc. Not only that, he arrived 30 minutes early to conduct a preliminary outdoor inspection. I received the report back via email a few hours after the actual inspection, and was blown away at how much information and pictures were included. It was a total of 65 pages with detailed descriptions of every potential issue. Compare that to the 15 pages report that was done in my house I am selling (which another inspector conducted) which lacked clarity, detail, pictures, etc. Even when I had a question about something on the report, I emailed him and received a response within an hour or two. Mike also has a program he uses called Recallchek, which runs serial numbers of appliances and other items to determine if there are any recalls. Sure enough, a recall came back for my refrigerator. It is great to be armed with this information. As an added bonus, Mike is a military veteran, something I can appreciate very much, and am very happy to support. The bottom line is that you should absolutely hire Mike and his team for your property inspections. Like a lot of other people on here, my wife and I did a lot of research before choosing a home inspection company and found ourselves coming back to Patriot Property Inspections. Mike and his assistant Steve were as professional, detailed and informative as you could hope for. Having a two man team made the process go so much quicker. Even though I stayed with Mike during the inspection Steve was continuously checking in with us to show us things he had found. I never felt like I missing anything during the inspection. Mike and Steve took plenty of pictures and described how we could fix some of the minor things ourselves and their estimated costs, which we really appreciated. If it was something bigger Mike gave us a recommendation on how to address fixing it and ways to make sure it wouldn't become a recurring issue. After the inspection was over (roughly an hour and a half or so) Mike did a recap with us and had the report to us within the next couple of hours and has followed up with us as well. It's something I plan on keeping for years to come to reference! My wife and I arrived at the home about 10 minutes ahead of our schedule, and Mike and his team were already outside finalizing their inspection of the outside of the house. First off, the seller that was supposed to meet us there at 9am forgot about the meeting, which made our agent scramble to get inside the door.. I would recommend Mike wholeheartedly to anyone looking to purchase a new home or wants a clear picture of what you need to address in your current home. I showed up to the property a little late and discovered Mike in the basement with my agent looking at the boiler. After letting me know he had already gone over the exterior, his partner was already in the attic, and that everything would be documented in the report with pictures. He offered to take me through it again which I took him up on. I really appreciated that. Mike takes you through just about everything with clear explanations and recommendations for repairs. For instance the seller had the electrical listed at 200 amps. Upon inspection Mike found that it was 150 amps. Not a huge deal but he let me know what kind of limitations that could put on future additions. Very helpful. Everything took about an hour, Mike said I would have the report by noon. Arrived on time (slightly early, after asking in advance if early arrival was ok), was friendly yet professional, and completed inspection in about 50min (estimate was no more than 2 hours). More importantly, however, the final copy inspection I received is exhaustive and extremely informative. In addition to covering everything, Mike personally talked me through some of the commentary he would be making in the report prior to leaving my house and generating the final copy of the inspection and gladly talked through some of the questions I had about some of his findings or advice on how to act on some of the issues discovered. I choose the following words carefully: the service rendered was absolutely perfect. read more

This is probably one of the most unethical companies I have ever run across. We had a home inspection done by them prior to selling my parents home, so we knew what needed to be fixed. We spent over $20,000 to fix or remediate the major things that were found. That part is fine. However the buyers happened to also use Patriot. The report he prepared for the buyers stated he had never inspected the property before, and proceeded to cut and paste pictures of the house he took for our inspection (before repairs) and inserted them in the buyers report to make the house look bad. He also cut and pasted language from our report to talk about things prior to remediation ( that were now not evident, because they had been fixed) and depicted the house in a negative light. He did not reflect many of the repairs made and in fact, cost the buyers additional money requiring unnecessary tests (eg radon) that he knew were negative. Bottom line is his unethical behavior cost us the sale of the house by scaring the prospective buyers away. In response to the owners post, let it be clear that 14 pictures from the report I paid for were used in the buyers report without my knowledge or permission. Numerous paragraphs (with typos) were cut and pasted from my report. We did not try to "hide" vermiculite insulation, but encapsulated it as was verbally suggested by you and numerous others. Telling a buyer they needed to rip up the entire upstairs of the house to remove a hazard they could not come in contact with is irresponsible and would scare anyone. Additionally we hired a licensed electrician to seal and repair the electrical service that you rightfully pointed out to us was leaking. However you still cut and pasted the exact language from our report into theirs as if nothing was done. Lastly, the final page of the potential buyers report clearly stated that you had not ever inspected the house before. That is a flat out lie, in print. Or is that just more inaccurate "template" language that doesn't apply? It's an old house and I recognize it is not perfect, but my assessment of your conduct stands. Unethical.
