We worked with Peter on a mortgage with as little as 5% down on a near million-dollar home in Bay Farm. We qualified for a program where you have to maintain a higher monthly income allowing you to get into our first starter home, but bypassing the major roadblock of a down payment. We have 2 kids so we had to jump into a 3-bedroom minimally, which in this market is nearly unaffordable unless you have a competitive down payment. With that context in mind, here's why you should work with Peter. First, he is very good at what he does, modeling what you can afford based on all your finances. He's very responsive with nearly insane deadlines to meet. However, it's more unique how good he is at explaining every nuance and next step along the way and delivering hard truths about what's needed when necessary. We are rookie of rookies, ignorant to everything about the house purchase process and if he can work with us, he can work with anyone. Second, Peter was able to put in perspective the huge buying opportunity, which allowed us to stretch our original budget to be competitive/do-able and move forward with such a small down payment in the world's most competitive housing market. Third, to even find a seller who will work with these terms is rare. I attribute the fact they accepted our offer partially to Peter's reputation and abilities. Having gone through the loan process a handful of times now, the single most stressful part part has been the lack of communication from the lender/underwriter. This is particularly true when there's a tight window to close - it's a helpless feeling with so much hinging on people who often times don't seem to care. My experience with Peter Holmes was the exact opposite from the start. He provided meaningful insight, recommendations and support throughout the entire process. Most importantly, he always picked up the phone! On the rare occasion I missed him, I received a call within the hour. Same goes for off hours - we had multiple back-and-forth conversations over email late at night and weekends. While folks in Well Fargo did their best to assist us, it still took better part of 2 months to secure a conditional loan approval.
