I moved from out of state--at the VERY last minute--and the process was as seamless as could be. And I'll tell you, my apartment was WAYYYY nicer than the pictures Kim sent me (she's amazing), and bigger than I thought. For as many times as I've toured properties and been picky, I really, REALLY lucked out here. It made me think I should always leave my choice until the last minute. I've lived here for 3 years and I'm beyond sad to say goodbye. I'm moving out-of-state for a new job, but if I was staying in town, I'd want to stay with them. Maintenance is top-notch, too!! Not only do they respond 24/7 and keep communication going, but they make sub-contract work happen IMMEDIATELY. The times that I had an issue, no matter the size, someone responded damn near instantly, and for the times there was a bigger issue, solutions to those problems were implemented before I even appreciated it. Their plumber is so great, he's apprenticing someone and my half-awake self listened to him explaining the history behind a certain piece (while not wasting time working). That's so cool. You could never go wrong renting from Winwood Properties. To put it another way, will you be treated as though you're valued and important by every employee of Winwood Properties?? The answer is 100% yes. When you're looking in the CLE/Edgewater/Lakewood/Cudell area, look no further. (I'm not even getting paid for this. Ofelia, Kim, and Mike are just that awesome. Trust me on this, and thank me later.)

    Worst experience of my life!!!!!…read more Please stay away from Vanguard Properties!!! They do not care about you AT ALL, all they care about is money. I lived in 2 of their properties. The first apartment everything was fine for one year until one day a new person moved to the apartment above me. This neighbor chained smoked cigarettes all day (with the windows closed) and made the ENTIRE building reek of cigarettes. I had it the worse because I was directly under them so my entire apartment smelled like pure smoke. It was hard to breathe, I had a bad cough, bad headache and my eyes burned. I stopped having my friends over because they would complain about the headache they had from being in there. I begged management to do something about it but that's when I learned they allow smoking in all of their properties. They told me I could break my lease or they would move me to another one of their properties. Thats when I moved to their second property that I lived in. The second apartment was also fine for the first year, and then once again I got unlucky. A new neighbor moved into the apartment under me (right when my lease renewed). This new neighbor was way worse than my previous experience because he would party EVERY.SINGLE.NIGHT. There was music blasting every single night, ALL NIGHT. He would smoke cigarettes and weed every single day/night as well. I felt like I was living in a bar. I was living in hell once again. I called the police, they told me I had to deal with it with management. I called management and they told me I had to deal with it with the police. NOBODY CARED! I was once again having to beg and plead for someone to do something and management did absolutely NOTHING. I called them almost every day and they would ignore my calls and emails. I even spoke to the neighbor and he did not care. Management never helped me at all. I asked them to let me go and they said I could only leave if I broke my lease (pay 3 months of rent) and that they had already moved me before so they would not be doing that again. I was so sleep deprived, depressed, and had such a bad headache (from lack of sleep and from all the smoke) that I unfortunately had to move forward with breaking my lease. I was a great tenant. Always paid my bills on time, took wonderful care of my home, but that did not matter to them because they just saw me as another number. I will never in my life rent from a company like this again. I'd much rather pay more money to live somewhere decent then to go through this again. DON'T fall for their bogus deals. If you're okay with not being able to sleep in your own home and not being able to breathe then this is the place for you! It was a hard decision to make to have to break my lease. It is not cheap to do so and it was completely unfair to me. It was a big loss for me but I hope that my experience can help others not go through the same horrible situation as me.

    This was a horror from start to finish. Under contract in January with 2 properties and since April…read morewe heard "2 more weeks" for EVERY week until June. We finally closed on property one in June and then property two was at a stand still with the construction team being removed and replaced. The worst part was that Rose had contacted our lender, insurance etc saying we're ready to close on property #2 but then within days, turns out they weren't ready and 3 months later they were still "almost ready." As of this writing, it has been 15 months since we first went under contract on this property and it is still showing that is not yet been sold. Having our money held up on this property for 8 months significantly got in our way from moving forward with our investments and despite our efforts to communicate with Rose, she would nonchalantly reply like it was no big deal. The property we DID close on, was a mess. Bad tenants placed with an explanation of "we manage properties, not people" yet you are the company that screened and placed the tenants into the property. To this day, there were still documents missing that we never received - including several requests to Rose to send us photos of the completed repairs. We had significant repairs every month that the tenants were moved in. Our assumption is that they rushed the house to be ready as we were under contract in January and tenants were "placed" but the close date of the home kept getting pushed back that resulted in several repairs. Jessica, was at least responsive when we had PM-related questions. We have since fired them as Property Managers, but 3 months later we're finding utility bills were never forwarded to us. One utility was completely unpaid for 3 months and we were unaware (didn't even know our account number). We found out because a new tenant was trying to transfer utilities to their name - we have yet to have this bill forwarded to us from Keller Williams. When they did forward us one bill in April 2022, it was past due on 02/22/22. It's a shame that Prosper Investments (formerly Prosper Cleveland) is recommended by Real Wealth Network and other investment groups, when our experience was nothing short of horrible. I think it also speaks volumes that you cannot search "Prosper Cleveland" on Google, yet investors and renters went out of their way to find them so they could provide reviews.

Fairly early on I was emailing my POC who responded every 5 days or so and then he stopped responding. At first I thought little of it as he was particularly communicative anyway but after a month, I CC'd his boss who informed me (after another week of waiting) that my POC no longer worked there. No one had stepped in to replace him and I was left emailing the void.

Jad not only sent me listings like most agents but he sent me spreadsheets of what my cash flow would look like with realistic income and expenses. He was willing to move on with properties that didn't make sense with my requirements. It is hard to find agents like this as an investor, and it is crucial as an out of state investor. Jad also manages the properties that he helped me purchase under his brokerage, B2B Realty. A lot of them required a rehab upon turnover. Again, as an out of state investor it is tough to get a lot of bids for construction to gauge prices. Jad has not only referred me to a great contractor on a property that is not even managed by him but his construction team has also done work on the same property that is not managed by him (yet). His team has also carried out multiple rehabs on the properties managed by B2B Realty. They are not only reasonable on costs but they do great work and get the work done quickly. Regarding the management portion, units are filled quickly on turnover, I have always obtained the rent figure that I expected or better, and I always get detailed responses to my questions in a timely manner. I have Jad to thank for helping me create the lifestyle that I was hoping that I could produce. Jad played an instrumental part in helping me to make enough income off of our rental properties so that I could stay at home and watch my 15 month old daughter full time. Jad has impressed me as a realtor, and a property manager. I can only expect the same with his new brokerage. I would highly recommend B2B Realty for any of your real estate needs.

    DO NOT use this company. B2B Property Management in Ohio almost ruined my home investment life…read more 1. A dangerous condition or *environmental condition on the property; or 5. The *property's non-compliance with any law or ordinance. a. Did not return phone calls, avoided me and the tenant and offered with lies when I chased them (Devin, Seth, Ralph, Sammy, Matthew, etc.), all placated us and lied about work being done, making false promises, took the LLC money, and generally treated us in an obvious, patrinizing and chauvenistic way. b. When I finally found Sammy after weeks of stalking him by phone and trying to find out why I was charged but the work not done he made the excuse that he was fleeing Pakistan to Qatar (so unprofessional, customers should not have to care about that). c. We received reports from the tenant that contractors would come by, not do any work, and left debris all over the yard. d. I traveled to a site visit scheduled four months in advance. Joshua was assigned, was SO rude, would not respond, denied the appointment, and stood me up. They assigned a black contractor that was confused about why he was there instead, and had not EVER been to the house before that day. FINALLY ENDED THE PROPERTY MANAGEMENT AGREEMENT 2. The tenant and other interested parties verified continued issues through a thorough site visit. The home was found NOT properly managed and dangerously uninhabitable. a. Urgent work paid for on this property has NOT been completed although B2B said they were. b. The issues have caused serious harm to the business and the tenant, for an extended period of time.
