DO NOT rent from this company. They kicked out 5 students 12 days before their lease was up. They are unresponsive to calls and did not prorate the last month's rent to reflect a shorter stay. Unethical. read more

Yvonne at first seems like a great lady,comes off like a mom. Then as soon as your sign the lease things go down the drain pretty fast. The apartment comes furnished -- seems great-- until you lay on a bed made of cardboard couches that can fit 2 people (maybe) and fire detectors (oh wait they did not come with the place but I was charged for them at the end of the year). I was billed for trash outside of my apartment... This is north philly its disgusting and filled with trash. I HIGHLY SUGGEST not leasing from these people they truly are an awful company. read more

Would never ever rent from them again. They lied to us when we viewed the apartment. They purposely showed us the apartment during the winter so no one was outside and they could twist the neighborhood and say that it was all students. It was all locals and the location had multiple shootings and robberies within a block of us. I would never recommend them to other Temple students because they do not care about our safety only our money. When we received our security deposit back they took out an extreme amount of money such as 60/ each for a clogged drain. They charged us for things we reported when we moved in. They also made things up to take our money and charged us because they needed to put new light bulbs in after a year. They are a horrible landlord and should not be allowed to trick students as much as they have. read more

Stayed here for 3 years and honestly loved the location of the house we rented. Yvonne showed us the house in 2015 and gave us a discount since it was late June. We rented a 2 story house with 5 bedrooms, fully furnished for $1800 which was a steal. The rooms were super spacious and there were 2 bathrooms. Maintenance requests were often fixed between 1-2 days. Yvonne is nice but her husband Rudy is super rude, the first day we moved in we all requested they take their dingy thin futons away so we could bring our own mattresses and Yvonne said OK while Rudy stood their yelling and arguing with her in front of everyone. In winter of 2016 we got robbed a couple days before Christmas because my roommate forgot to lock her window, expected because of the shady neighborhood that surrounds Temple. We called to tel Yvonne and she seemed concerned while Rudy was yelling in the back saying "it was probably their fault!!! Give me the phone" and yelled at us about getting robbed. They don't allow pets, but the contract said nothing about letting pets visit or baby sitting. I was babysitting a dog for my friend and Rudy came to fix the toilet (which we already fixed) and charged us $250, yelled at my roommate and demanded we remove the dog immediately. We stayed with their property for 3 years. I forgot to turn off auto pay for the last month so they had an extra months rent which they dug into when they charged me ALL of my security deposit plus some from the excess payment. THE CHARGES WERE INSANE. $15 for a toilet brush that they probably bought from a dollar store, which we threw out after doing the final clean for the house cause who wants a 3 year old toilet brush!!! Lots of dumb charges such as $20 for a seat cover. We were charged $50 for a half broken oven door which we reported was broken from the first day we moved in 3 years ago. We were charged $100 for a leaky kitchen sink which we asked them to come repair the moment it began leaking and his guys just lined the bottom with a bunch of bags. A $300 clean up charge even though we literally deep cleaned the house and made it completely empty. A load of crap charges later and the entire house apparently owed "$2400" in "damages." The house was fine to live in but as the years went on typical wear and tear needed to happen and we were blamed for all of it even though the contract said it excluded wear and tear. The pest problem became worst and worst every year, horrible rodents in the winter and ants in the summer. The house held good college memories but Rudy needs to go. read more

I'm a Temple student who rented with Philly Properties Group for 2 years and I just moved into a new apartment and I can't be happier. The leasing office I actually helpful and reasonable which are two qualities I failed to experience dealing with Yvonne for the past 2 years. We were promised a lower rent if we continued staying with them for more than a year prior to our first year and when it came time to renew we were basically told that if we didn't want to renew at the price we were paying now they could easily get someone else to. We were also left without hot water for over a week due to a gas leak on our street, then after the water was turned back on we were charged for overages on our water bill for the month... Knowing this couldn't have been an error on our end because we hadn't been able to use the water much at all that month I contacted Yvonne with the issue and she tried to assure me that it was an issue on my end and that they wouldn't absorb the overage. The next month we're charged an overage again after I already requested she send someone out to take a look which hadn't happened, then finally when she sends someone out they find that there was in fact an issue with the water valve and a leak. I could go on and on about negative experiences with PPG and Yvonne but to finish once my roommate and I let her know we weren't renewing she became extremely unresponsive and inconsiderate of our demands/requests. Unprofessionalism in scheduling showings, often times telling us the wrong day or showing up completely unannounced.... Only positive component of this company is the maintenance men who are good people and try to go above and beyond making sure the place is up and running functionally after Yvonne reaches out to them days, sometimes weeks after a problem has already occurred. read more

I have to agree with the other reviewer (from almost 3 years ago, mind you) and say that the landlords Yvonne and Rudy Kraeher (a married couple) are horrible. Nice at first to get you into the place, but after that they treat you like crap and stick you with so many bills. One of ours was paying $600 to fix a 'special' toilet in our house that apparently runs on a pump/septic tank system. Of course they didn't tell us about the toilet until AFTER we moved in. I've also been hung up on TWICE and yelled at in conversations with Rudy, who gets frustrated when repairs need to be done in the house that have nothing to do with the tenants (i.e. repairs that result from him and his workers doing a botch job in the first place). They're absolutely terrible, don't rent from them. read more

I wouldn't recommend this place to any Temple student. If you are a Temple student who's serious about serious study and peace of mind, stay away from this place. I had high hope about this place because the landlords seemed to be honest and good people, but i was wrong. They told me they only rented to Temple students, but they lied. They rent anyone. I only roommated with one Temple student;whom where a friend of mine. Beside that, it was random people who lied about where they were going to school. I don't think they do background check on people they rent housing. I ended rroommate with dummies who were attending CCP and and other random schools that even google couldn't identify. They were so uneducated . Their English levels were worst than first grade. Their language skils were so ghetto. They brought other dummies in the apartment to smoke *****and made so much noise.They refused to pay the bills . Electricy got shut off twice. Obviously, your check is payable to DRS TEMPLE, but I think this is a bad marketing. They are using the name of Temple to fool TU students. Shame on Temple for letting these people use its name .For the money I was paying, the punishment was harsh.I would say that Yovnne and Rudy don't really care about TU students. It's a business, they would rent to anybody and put your life at risk.Temple students !!! You have been warned. STAY AWAY !!!! read more
