I know what she means - the guys who are so concerned with an E&O claim that they list irregularities that don't require repair. Tony is thorough, but he wont kill your deal. But yesterday evening before cancelling they clearly mentioned that there won't be a cancellation fee but today morning they came back stating a cancellation fee of 225$ will be charged but they did agree to refund 850$-225$=$625.0.They said they changed their mind because we cancelled twice.The only way we can get the full refund of 850$ is if the cancelled appointment spot gets refilled or taken by another inspection appointment.We called back in few minutes to let them know that they can go ahead with the appointment as scheduled as we did not want to be charged 225$ and they came back stating the slot is taken by another appointment.We then asked could we get a credit for the cancellation fee of 225$ if we schedule on another day possibly day after tomorrow.They came back later stating no they still need the 225$ cancellation fee.This company goes back on forth on what they say over the Phone.They first said they needed the cancellation fee only if appointment slot is not taken and now that it is taken they still need the cancellation fee even if we reschedule to another date.Now we are forced to find another inspection as it appears white glove don't want to work with us anymore which is why they are doing this. But they do a good job on inspection finding minute details.Henceforth they are in demand because of their work and skill.It could have been better had they waived the cancellation fee of 225$ since we are a returning customer and we will anyways reschedule for future date.

This is where we found Rich. Rich has been amazing throughout this whole process. We hired him to do our pre-drywall inspection as well as our final inspection before move in. The best thing about Rich is he provides very thorough reporting with a quick turn around. We received both reports same day as the inspection to pass over to our developer. Rich made sure that we understood everything and provided answers to all our questions. We could not have been more pleased. Larry inspected three homes for us within a year. The first two homes were older and had not been well-maintained (not at all evident when we made the offer, but Larry's thorough review showed the extent of the updates required). This is not to say at all that Larry is an alarmist - he is exactly the opposite. To Larry, anything is fixable. When I would try to press him about how big of an issue something is to gauge his level of panic, he would not budge. He is measured, cool, and collected and works with the up-most professionalism always. He simply states the many facts he collects (including giving a lot of advice on regular maintenance) and allows the purchaser to decide what it means to them. This quality is extremely appreciated. Having dealt with AWFUL, cowboy-ish inspectors like SPEAKER OF THE HOUSE , I would have complete confidence recommending Larry to a novice buyer, an expert buyer, and anyone in between. As a female, Larry did not at all make me feel like I was any less knowledgeable or able to learn than my husband about the intricacies of running a house. After our first two attempts at purchasing a home failed, we asked Larry if we could pay him to a second showing of a home we were interested in to do a very basic glance over before we made an offer and went down the painful path of attorneys, inspections, etc. He agreed for a small fee! We have called him throughout the year with many questions on homes and he was always willing to talk us through all of our concerns. It may be important to note, we didn't choose this company, Rocket Mortgage did. If this is a company they typically use (I don't know that for sure) and you're considering a loan with Rocket, PLEASE ask if there's an alternative appraisal company that can be hired. After I received a copy of our appraisal, I had a realtor review it. She agreed the comparative homes chosen were wildly inappropriate and suggested having another realtor from her brokerage take a look as well, because she's also a licensed appraiser. Both agreed the comparative homes chosen were inappropriate. When I notified Rocket and provided better comps, they were compliant but not at all helpful with my request for a revision. They didn't provide any assistance with finding alternative comps nor did they offer to have the home reappraised by a different company--they didn't even tell use that was an option. The same appraiser (by law) is the one who handles any challenges (ARE YOU KIDDING ME? Zero protection for the homeowner. Completely unacceptable and completely biased.) We switched lenders; they chose their own appraisal company--completely unbiased; the appraisal came back $50,000 higher. That's an inexcusable difference. I could understand $10 to $15,000-$50,000? Unacceptable. Do NOT trust this company.
