they did a Great job in the first building we were trying to buy. The second building we are trying to buy and yes we did cancel twice because Of uncertainties with sellers tenants availabilit. But yesterday evening before cancelling they clearly mentioned that there won't be a cancellation fee but today morning they came back stating a cancellation fee of 225$ will be charged but they did agree to refund 850$-225$=$625.0.They said they changed their mind because we cancelled twice.The only way we can get the full refund of 850$ is if the cancelled appointment spot gets refilled or taken by another inspection appointment.We called back in few minutes to let them know that they can go ahead with the appointment as scheduled as we did not want to be charged 225$ and they came back stating the slot is taken by another appointment.We then asked could we get a credit for the cancellation fee of 225$ if we schedule on another day possibly day after tomorrow.They came back later stating no they still need the 225$ cancellation fee.This company goes back on forth on what they say over the Phone.They first said they needed the cancellation fee only if appointment slot is not taken and now that it is taken they still need the cancellation fee even if we reschedule to another date.Now we are forced to find another inspection as it appears white glove don't want to work with us anymore which is why they are doing this. But they do a good job on inspection finding minute details.Henceforth they are in demand because of their work and skill.It could have been better had they waived the cancellation fee of 225$ since we are a returning customer and we will anyways reschedule for future date. read more

I worked with Paul at White Glove as a first-time homebuyer, and he was very professional and thorough. Scheduling the inspection was simple and it was even simple to add on radon testing. Paul gave me a breakdown of any issues he saw as he came across them, so I already had an awareness of any items to remedy before receiving the report. The report was extremely detailed, with accompanying pictures. The only reason I'm giving them 4 stars is because we had to hire a separate company to do a mold check. While White Glove did check the attic and found potential for past leaks and indicated a possibility for mold growth, they did not explicitly find mold. Fantastic service. Due to the size of the property we had inspected, 2 inspectors were sent out. Robert and Bryan were both incredible. When we were quoted the cost initially over the phone, we were at first surprised because it seemed high. But our realtor told us this place is the best of the best. So we trusted her referral, and we're very glad that we did. The service we received definitely justifies the price we paid. Robert and Bryan each spent over 4 hours inspecting. They pointed out some very interesting things that we would have never found on our own. They inspected our property from 9am-1pm on a Saturday. $30,000 mistake and counting. The home inspector did not perform his job correctly. Stated there was rodent/mouse droppings in attic which was to be expected. However, it was bats in the attic and so many mice nests everywhere else (basement had so many). I absolutely do not recommend this company as this was just a few issues. They do not have full expertise as relevant and said by the inspector. They also seemed to just do check in the box bare with minimum effort. read more

The home inspection was fine, the radon report was insufficient. Two different monitors were used, each providing very different results. The one showing radon (@ 4 pCi/L) was one page with no detail and no information that can be used. I called regarding this and spoke to Cole, the supervisor. She called at 4:51 p.m. and I needed to call her back which I did at 4:56 p.m. She was obviously in a hurry, kept saying that I was unhappy with the test (which was not my complaint) and said there was nothing to be done. She suggested I talk to my lawyer about getting the buyer of the house we are paying to pay for mitigation and took no responsibility for the report at all. She tried to hang up and I asked for the name of her supervisor. She said there was none and hung up on me! Horrible report and even worse customer service by Cole. read more

They came and did the inspection but the inspection is super light. They will look into things whether they turn on or not but not whether they are functional or not. Sure, the dryer ran in the home we purchased but there was no heat. Same with the dishwasher, yes it turns on but doesn't work to clean the dishes. Now, I expect a professional to look for these things. Whether or not an appliance turns on can be done by any layman but unfortunately that is the extent of this company. Missed out on a bunch of things. We did have to fight for the dryer with the warranty that they offer to get a partial reimbursement but was too much headache for us to even talk about the dishwasher. So, now, after spending $$$ on new dryer, it is the dishwasher we have to worry about. I suggest you seek someone knowledgeable about home inspections read more

Don't use this company. Their inspector left lights on, a ceiling fan on, the sliding back door unsecured, and took apart the bathtub drain and did not reassemble it (just left it disassembled, along with debris in the tub). Spoke to the "Operations Manager" and she tried to put it back on me and my realtor. "Why hasn't someone been back to check on the house ? How do you know we were the last one there? " They left a "Home Exit Checklist" that was not accurate. Don't let these people into your home....I spent an hour cleaning up and undoing the mess they created. read more

After reading the overall positive Yelp reviews, we decided to hire them but we specifically asked that Paul be sent as the inspector and NOT Scott, as we had read several negative reviews about him. They told us they would send Paul and we thought we were good. However, on the day of the inspection, we arrived to find that Scott was the inspector they sent and it went quickly downhill from there. Throughout the inspection, it felt like he did not want to be there. There were multiple times where we asked him questions and he ignored us completely and just walked away. Horrible company to deal with. The inspector Robert missed that our dishwasher was draining into our sink which does not meet state regulations. While I understand the do not find local code they should be finding state codes. The owner came to our house to verify that the inspector missed this and but was not only rude, he did absolutely nothing about it In response to your comment for your potential customers to see: This is not true at all. First of all, you said your inspector should have caught the issue!!! Our plumber did not quote an upgrade. The $10 fix you keep talking about would not properly fix the issue. What you stated when we told you that is, "our job isn't to ensure things are functioning properly, it's only to make sure they function." Um okay? More importantly is you are rude and have no customer service skills. read more

Due to there good rating and reviews we decided to go with White Glove for inspection and received sub standard service. Our inspector was Scott, and he seemed off right from the start. Getting answers to any question was a difficult. Did not explained the problem areas, some I saw for the first time in the report. After two hours of inspection I am still not sure what was inspected. Did not fixed up the HVAC after opening the unit, owner complaint of noise after he left and they had to get it fixed themselves. Overall not the professionalism you expect from inspection, bad experience. Considering second round of inspection from elsewhere. Avoid them if you can. read more

They did our home inspection and missed so many items. Within a week I realized that some outlets don't work and the deck isn't up to code. We had to buy a new dishwasher and air conditioner within a month. These are things they were supposed to check. I was recommended White Glove Building Inspections by my realtor, so I called their office on a Monday and scheduled an appointment for that following Wednesday at 2 pm and gave my credit card number, as payment is required to be made before the inspection (which I've found is not normal practice with other inspectors). Tuesday at 4 pm, I received an email from White Glove that was a reminder for tomorrow's appointment which contained the inspection agreement they wanted me to digitally sign before the inspection. I opened the agreement and found that it mentioned various fixed appliances as being excluded from their inspection agreement. I was concerned about this and called into their office at 5 pm. The woman I spoke to could not offer an explanation for what that part of the agreement meant, so I asked to cancel the inspection. She said she would and then disconnected the call. That weekend, after selection another inspector who definitely covered all appliances for the same price, I saw my credit card was charged $175 by White Glove. I called their office and the man who answered was unable to explain the charge. He said he would have someone from the office call to explain it. When their office manager finally reached out to me, he explained that they charge a $175 fee for cancellations that occur less than 24 hours before an appointment. That may be their policy, but it would have been nice to have the woman who fielded the cancellation warn of that charge, let alone be able to explain what is and is not covered under their terms and conditions to callers. It is also a shame that their office manager feels the need to unflinchingly protect his business from dubious costs incurred to them by my cancellation 21 hours in advance of an appointment, rather than demonstrate understanding for someone going through the stressful process of buying a home. Had I cancelled the day of or as the guy was on the way to the house, I totally would have understood. Please keep this in mind if you decide to work with them. Personally, I choose not to work with, nor recommend to others, companies that are just in it for every penny the feel they can get away with charging, regardless of whether or not they actually provided any service at all. read more

We are selling out townhouse and the buyers hired this company to do an inspection and radon testing. The radon testing kit was put in our house on Wednesday and is suppose to be in the house for 48 hours. We never heard from anyone on when they would pick it up. Our realtor gave us 2 times on Saturday and we picked 9am. Well 9:30 and they still weren't here. We checked our Ring doorbell and apparently they had come the day before. They decided to come into our house without our knowledge! They just got the code and let themselves in! No one was home but our dog. He was barking like crazy and a pitbull so the guy closed the door and left. In their paperwork it specifically says "agreed upon time." Apparently agreed upon means whenever they want. We had to call them on Saturday and ask when they were coming. They were confused now we have to wait until noon for them to come. They don't care about homeowners or their time. read more

I will never recommend this compny. Im a first time homebuyer amd a single mom. I trusted this company they did inspection in my first hpuse. The i spector was really nice but didnt so a good job with inspection. Not even a week after I moved in i smelled gas leakage in my garage i called nicor and they said leakage was from the pipe inside my garage that they cannot take cRe of or responsible. The house was foreclosure but this company never even detected the leakage. Too dangerous with the gas leakge how they cannot detected it. I complain and they didnt even follow up. read more

I am glad that I accidentally stumbled across Bruce's listing here. When we bought our current home, he was a great help to us. We had actually made an offer on a house that we really liked but he discovered three fundamental problems that would have cost a LOT of money to fix. The seller was a contractor who had covered up the problems so we didn't see them during our tour but Bruce found them. We were able to back out of the deal. His fee was the best investment we have ever made! Then when we made an offer on the house we eventually bought he did a very thorough job for us and found all the issues, which fortunately were minor. Just the facts. White Glove inspected a home I was in the process of buying on June 30th. I thought the house had an "old house" smell. Upon moving in on July 30th, a friend mentioned she smelt natural gas. I told her it was simply an old house smell. I was wrong. The gas company was called, and the gas company found not one but nine separate gas leaks. The inspector from White Glove had found none of them. I was stuck with the bill to repair all of them so the gas company would turn the gas back on. I went five days without gas. I submitted a claim with White Glove's warranty company, and it was denied. After calling White Glove, they were not receptive to my plight and actually made it appear that I was at fault or implied that the leaks showed up between the inspection and my move in. All nine of them? I am not an inspector, and this is what I paid them to do. They failed to do their job and failed to make any restitution. I would not recommend them to anyone.
