    Perfect urban camping. Easy check in. Friendly and helpful staff. Gated. Quiet. Clean. Level sites. Full hookup, 30/50 amp sites. Pet friendly. Non-smoking except inside your RV or at the designated smoking area. Easy access to I-25 Great place to set up if you just need a safe place to park your RV while you explore the area. Yes, it is close to the airport. No, we did not experience a lot of noise from airplanes.

    Do NOT choose the 20ft spot for vans/car camping! They advertise as privacy fence and electric hookup- what they don't tell you is that you literally park on the septic tank covers and the privacy fence is to block view from the basketball court. Yup, meaning all you hear is the bouncing of basketball and smell of sewer. Highly DONT recommend this place!!

    These spots claim to fit up to a 40' rig. Not able to back all the way in, due to over grown tree in spot.

    Location is great. Camp ground is so uneven for all rigs over 30' using 50 amp spots. We started with two extra pads to help level and the gravel slid the pads over causing damage to the leveling system. Manager and her Husband (a mechanic for RVs) accused us for bad judgment on setting up, in their most level spot they had available. This was the third spot they put us In to try and level. Now we are stuck here past our time waiting for repairs. Possibly having to fly everyone home. Once I mentioned posting a review, the manager became hostile and raising her voice. Accused me of threatening her. Now we're being asked to leave once we get the repairs needed just to drive. For leaving a review. We only asked if we could get a little compensation for a spot that is Not level enough for our coach but the best they had. Maybe try dealing with the owner.

    Even in the winter, there are picnics available for the squirrels!

    This place is top notch! When you look at other RV parks, I don't see where you can even compare. Lots are really nice, the whole place is immaculate, and the people that run the place are the best. After living in a home in the area, I found that the folks at Pikes Peak RV Park are kinder, and friendlier than the people that were my neighbors in the home I lived in for 3 years, nearby. Cheryl, Kim, and JJ were more than helpful. As travel nurses, and newer RV'ers, we needed some other services as well. They went out of their way to guide us in the right direction, and when the RV was stuck in the ice and snow, we had no need to call for help. They were right there, getting Harvey RV free. I expect to be back to Pikes Peak RV park between assignments, and it will be like coming home to old friends!

    This is an update on my review which I will rewrite as soon as I can get logged onto yelp. Sunday morning we met the two wonderful people who run the park who made everything right. They moved us to an ideal spot that became available that morning. The unsupervised children, who I would hold their parents and myself responsible for their safety while moving rigs, went home. Our dog became lost, and the managers and many many people in the park helped search for her until she was found. This location is awesome, near everything people come to Manitou Springs to see. A creek runs a couple hundred feet from our spot, which now provides our 35' rig and tow vehicle plenty of room. There is a great breakfast place less than two blocks from our spot providing the best early meal of our two week trip. We highly recommend Pikes Peak RV Park

My only reason for one less star that "great" is that it would have been awesome to have a lil fire pit or grill at the "Deluxe" sites. Aside from that, we had a great stay. Location-wise, we rode our bikes to the Garden of the Gods paths, as well as to downtown Colorado City, where there are ample restaurants, little shops, etc. It's also biking distance to downtown Manitou Springs, which was very charming as well. Service-wise, we requested an early check-in so that we could get set up and have time to ride our bikes to an appointment nearby, and they us to check in a few hours early with no additional fee. They also have a chalkboard in the office with cool things going on in the surrounding area. Another cool feature of this RV Park - it's proximity to the Buffalo Lodge Bicycle Resort. Within less than 5 minutes of walking, this place has live music and cute lil bar that really made our quick getaway weekend.

The spaces are so close together and you get a picnic table setting on a slab of cement, the RV's on top of rocks. No trees in the deluxe sites. For the price you pay for RV parks anymore this one does not meet the Mark. If you pay for it in full when you book it, and if you cancel for any reason, there are no refunds. Lots of full-time RVs here. We came in first thing to do laundry, but they failed to tell us that you don't take quarters. You have to download an app that is so cumbersome. We had to call the staff twice to help us with it and we're pretty soggy when it comes to the Internet. Too much work for a Guest staying a couple of nights. We would not recommend this park. The only and I mean only Positive is that it's a good location, very close to garden of the gods and eating places.

As others have noted, sites are on top of each other and the park seems to cater to families with little camping experience. Seriously, if nothing else is available, stay in a motel.

The tent campsites are right on top of each other. Our picnic table was right next to our neighbor site's picnic table; you can share a meal with your stranger neighbor if you wish. The stall doors in the bathroom are comically short; they were cut to about knee height when sitting on the toilet so that your junk is at risk of exposure while you're sitting on the toilet. The campground is also RIGHT off the highway so you go to sleep to loud traffic noise and wake up to it, too. It also backs right up to a residential area, so you can look at the back of folks' houses and hear their dogs bark through night. There were roosters to wake you up in the morning, too (ngl I kinda liked that part). My husband and I are avid hikers and campers, so we've seen a lot of campgrounds. This is my least favorite, right after one of the KAOs in Virginia. During our stay, I playfully dubbed this place "the trailer park of campgrounds," and before you come after me, I grew up in a trailer park (so I would know!). If you need a convenient place to stay, it will do. It's a place to sleep. But if you're wanting privacy, space, and quiet (you know, the things people go tent camping for), then you'll want to go elsewhere.

You are surrounded by beautiful pine or aspen trees. You can tell the owner takes great care of his park. It's very clean as well. There are no fires which is fine but sometimes the management will have a campfire in the picnic area as long as there's not a fire ban or rain. They are dog friendly but a maximum of 2 dogs (need management approval), no WiFi but why would you need it when you got your phones or personal hotspot, no laundry or bathrooms as you need to be fully contained. That is fine with me as I'll know if I catch something it's my own fault not the parks... Amazing views of Pikes Peak... if you can't see it in your site, there are picnic tables in their rocky corral (that's what the managers call it). The rates are pretty reasonable as they have their summer rates which include taxes, electric, water, sewer & trash and then monthly rates start in October. **You need to go 5mph throughout the entire park which is good as I've been in other parks and it gets dangerous when you're out walking and almost getting hit by a speeder, . ** You are located in the city of Woodland Park, Colorado and so you are close to everything. I highly recommend this RV park as I'll be coming for sure next summer.

Cameras throughout the park that will quickly be turned toward your camper if one of the parks snitches rats you out for leaving a soda can outside. The managers Carl and Susan drive by on their golf cart and will look inside your camper. The posted speed limit is 5 mph going up or downhill. If you go 6 mph be prepared for the whole park to get an email about how you were speeding. When it snows good luck cause they aren't plowing anything unless it's over 6 inches. All lots are the same price but some have one parking space and others have 2. Be prepared to give any guests plate, vehicle type, drivers license, social security card and blood type. Does your dog bark? Better not stay here. If you want an overnight guest you have to give a weeks notice. Not a good place for single people. Want your partner to move in? Well unless they are on your Rv title that's considered subletting and will be promptly denied. Do you yawn or sneeze? Keep on driving your too loud. Don't spill a drop of water while filing your tank, you will get a fine. Big dogs are not allowed. Unless you're the park snitch. Then you just take your dog out of the park to go potty and hide him from other guests. Anyone caught in the park who is not a resident will get chased by the golf cart police and will be questioned under a lamp light on what you are doing there and who said you could enter the park. You most have a newer perfect condition camper. Unless you're the local snitch and your camper looks like a baked potato wrapped in aluminum foil.

The sites are large and allow for privacy and the use of canopies and other outside gear. Close to numerous Colorado attractions including Pikes Peak, Garden of the Gods, The Royal Gorge, etc. laundry and restrooms clean. Lots of wildlife and places in the RV park to walk. Couple of issues -road noise M-F from 7:00-4:00 as large trucks haul gravel from the quarry to town. The 2 lane road runs on the whole side of the resort. AND, we reached out to the advertised Colorado RV services to get some work done on our RV. They came by 2 times to meet with us but never gave us an estimate or touched base to schedule the work. We followed up numerous times. Our initial conversation was 7 weeks prior to our scheduled departure. This left a very bad taste in our mouths. Very bad customer service and follow up. We traveled in a 36 foot, class A.
