They advertise as privacy fence and electric hookup- what they don't tell you is that you literally park on the septic tank covers and the privacy fence is to block view from the basketball court. Pikes Peak RV Park - The "camp site" #25 - RV Parks Near Me - Manitou Springs, Colorado

Location is great. Camp ground is so uneven for all rigs over 30' using 50 amp spots. We started with two extra pads to help level and the gravel slid the pads over causing damage to the leveling system. Manager and her Husband (a mechanic for RVs) accused us for bad judgment on setting up, in their most level spot they had available. This was the third spot they put us In to try and level. Now we are stuck here past our time waiting for repairs. Possibly having to fly everyone home. Once I mentioned posting a review, the manager became hostile and raising her voice. Accused me of threatening her. Now we're being asked to leave once we get the repairs needed just to drive. For leaving a review. We only asked if we could get a little compensation for a spot that is Not level enough for our coach but the best they had. Maybe try dealing with the owner. read more

This place is top notch! When you look at other RV parks, I don't see where you can even compare. Lots are really nice, the whole place is immaculate, and the people that run the place are the best. After living in a home in the area, I found that the folks at Pikes Peak RV Park are kinder, and friendlier than the people that were my neighbors in the home I lived in for 3 years, nearby. Cheryl, Kim, and JJ were more than helpful. As travel nurses, and newer RV'ers, we needed some other services as well. They went out of their way to guide us in the right direction, and when the RV was stuck in the ice and snow, we had no need to call for help. They were right there, getting Harvey RV free. I expect to be back to Pikes Peak RV park between assignments, and it will be like coming home to old friends! read more

Sites are way too small. Utilities don't lineup to site. Promises of a pool and exercise room is not on site but through a park about 1/4 mile away, doesn't belong to R.V. park. Way over priced; I was expecting a lot for over $100 per night, it's basically a parking lot with hookups. Lots of noise from the road. The plus side is the owners are friendly. But this place needs to spend a couple hundred thousand to make it worth the price they are charging. I can't believe it gets so many customers? I'll never come back. read more

By leaps and bounds our favorite RV park, the owners and managers are the best, knowledgeable about the area and very helpful with making plans. If you are looking to stay in Pikes Peak this is the place to stay. They are also very pet friendly and have a great dog run area, not saying they would do this for everyone but volunteered to watch our 8 month old Frenchie Pooch while we spent the day on the Pikes Peak COG Train. Very clean park, lots of back in spots but only one pull through I think. read more

This is an update on my review which I will rewrite as soon as I can get logged onto yelp. Sunday morning we met the two wonderful people who run the park who made everything right. They moved us to an ideal spot that became available that morning. The unsupervised children, who I would hold their parents and myself responsible for their safety while moving rigs, went home. Our dog became lost, and the managers and many many people in the park helped search for her until she was found. This location is awesome, near everything people come to Manitou Springs to see. A creek runs a couple hundred feet from our spot, which now provides our 35' rig and tow vehicle plenty of room. There is a great breakfast place less than two blocks from our spot providing the best early meal of our two week trip. We highly recommend Pikes Peak RV Park read more

We were on the road and phone ahead and I spoke with Marjorie over the phone. She was so pleasant and said they would be able to accommodate us for the next 2 days. It was a very easy conversation. When we arrived at the RV park, we were met by Chris and he escorted us to our campsite. Chris was very helpful with extra eyes with parking the RV. Marjorie in the office was so helpful. Gave us the information on the local sites. The bathrooms and showers are immaculate. Also laundry on site. Outside the front gate is a free bus that will take you into the town of Manitou Springs. The city bus also is at the same location. We will definitely return to this RV park. It's a lovely shaded park, with great customer service. Great breakfast across the street. read more

We loved staying here at Pikes Peak RV. Everyone is so friendly, from the maintenance crew to the people in the office, especially Kim. The restrooms, showers and laundry are clean & well maintained. While we were there a food truck came one night & a dog groomer who did some basic services, We had our fur babies nails clipped & brushed their teeth. We loved the close proximity to just about anything/everything you might need/want. When we arrived Kim did a fantastic job walking us through all the amenities and gave us some great tips on getting around. The spaces can be a little tight, however not near as tight or packed full of people as Rv campground down the road. We had enough space for us and our dogs to feel comfortable sitting outside. We met some amazing people during our stay & enjoyed ourselves so much that we booked more days at Pikes Peak RV next year. Thank you Kim for everything. We'll see you next year. read more

We had reservations to stay back in May but due to Covid we had to cancel. I was promised a refund of our payment, less the deposit, by Sarrah. I have yet to see a dime. I have spoken on the phone to both Sarrah and Emily a few times and have emailed regarding this. Each time they give me some reason why the credit just didn't go through but they promise that this time they have it figured out and I should just wait a few more weeks. I feel like a fool for continuing to believe them. I am still waiting for over $550 refund of money I paid over six months ago. read more

If you're thinking of staying here .. don't! Arrived a little later than we wanted to due to a weather delay.  Received a nice call saying that our info would be in the after hours mailbox, ok so far so good.  So then we pulled in and thought we were in the wrong place because the pictures online look nothing like it.  Made our way to our very very small site on the "creek" which had a good amount of floating garbage in it.  As we are attempting to back into our site 2 police officers walk up to the camper across from us and are talking to a group of people that are clearly living in the camper...Not a good sign.  The majority of the campers near us are clearly people's homes.  Go to plug the motorhome into the 30 amp site we paid for and NADA.. no electricity.  Call the number ... No answer, just an answering machine .. leave a message AND I email them.  There is NO after hours number so if you have an issue outside of the office hours, you're screwed.  Luckily for us, and unluckily for the other people around we turn the generator on.  The next morning, still NO word from management so we stop in the office on the way out where clearly they can't be bothered, they tell us reluctantly that they "will take a look".  Also, when we tell her the police were there last night she says "not surprised".  Get  back after a day of exploring and still NO electric.  Luckily at that point the site next to us is vacant so we plug into theirs.  So we paid $72 to stay in a trailer park in the smallest site ever with no electric and PS no campfires.  Upside is how close to Garden of the Gods. read more

Decent park but it is one of the tightest/smallest lots weve ever stayed in. It was hard to get a 27' travel trailer in and out with other larger rigs just inches away on both sides. There was no where to park our truck next to the trailer without blocking the isle, and overflow parking is across a creek with no bridge so you have to walk all the way down to the office from either end then go out towards main road on foot to get too and from your car. Plumbing and hookups all looked to be recently renovated, and they have an onsite laundromat. They do not have on site propane refills which is a bummer for long stays (we were here a week, so we had to take tanks Into town for a fill) Location is great if you're there to see the peak and garden of the gods. The staff is super nice and friendly too. We would stay here again, but it isnt a "destination" or RV resort by any means. read more

Avoid this park. Sardine can sized spaces. Hostile employees and manager. Loud traffic runs along the entire length of the narrow property. Basketball court in park next door delivers sporting shouts and bouncing ball noise. Receptionist told us we could reserve and pay for one night in advance and assured us we could stay three nights if we liked it. They charged our credit card for 3 nights without my authorization. Manager refused to refund the money. We left after one night because the place was so crowded and noisy. No refund. Receptionist lied saying we committed to 3 nights. read more

Well I had fully intended to give this place a good rating up until we got woke up by someone knocking on the door, waking us up to fix the electrical plug? We've been here 4 days and had no problems with our electrical. Since we are leaving this morning, there is no reason they couldn't wait until we leave. No, we get woken up at 8:15am. I'm in shock that management couldn't wait until we left or at least waited until they saw a window shade open or anything resembling life. I'm so ticked off that someone could be so rude. What a disappointment! Touted on the Good Sam website as having good WIFI, with even streaming capability--I wanted to come to this place for last night (17Oct2019). When we got there we were told they are no longer with Good Sam so there is no discount! The cost was 61.16 for our back-in site! Then to top that the WIFI only worked in the office area! So needless to say we were upset-I had a business related need for a computer call the next morning which now I could not do! This was false advertising. The showers were nice and the site was by the river/-so it was too bad that once again this WIFI was so unacceptable! read more

It is a nice spot for our 24 feet C ,But the place is crazy for pricing .They can't tell you how much a night is ..it depends on how long,, what spot they are going to put you in . I really don't think they have set prices...I was charged the same price by the river as I moved to a back row and I paid more ..go figure ....I don't know if they liked us because my husband looks hispanic . This is the nicest RV park in Colorado Springs or Manitou Springs, surrounded by big beautiful trees. The owners and staff are very friendly and keep the park immaculate. Fountain Creek passes right next to the RV park, which makes for an even more lovely setting. The Manitou Pool and Fitness Center is next door and has a park where you can exercise your pet. The Midland Trail (part of the Colorado Springs multi-use trail system) passes right next to the RV park, making it easy to get around the city by bike. There is a bus stop out front for the (free) shuttle that runs through Manitou Springs. The only reason I didn't give it five starts is because the sites are small and only gravel - but it is a very nice park and great location. We stayed here 10 nights and highly recommend it. read more

Our site was TINY and our neighbors sewer hookup was directly next to our picnic table. Their water hook up shared ours as well which was also in the middle of our campsite. The office folks were nice but this park is way too tight to maneuver with a truck or large suv. At night our neighbors were arguing about how they had parked over their site boundaries but had no where else to park because there was zero space. Everyone said they'd never be back. We wanted to leave early (5am) the next day and asked our neighbor to please park his vehicle in his site (he had blocked us in w his huge truck and was parked about 4' into our space) and he got extremely irritated and upset w us. Also we didn't have a water pressure regulator and their insane water hook up broke the pump in our RV. Wish we skipped this place. read more

Overpriced I guess you're paying for the location near Garden of the gods but this is the worst park I've ever stayed in. No rule enforcement, people coming and going at all hours of the night. The awesomeness begins when you pull into the park and see the quaint bridge over Fountain Creek and adobe-like park office beyond. And then it gets even better when you meet Chris and Margie who run the place with grace, professionalism and joy. Within moments you feel right at home. If Margie is busy helping someone else when you arrive, she may very well smile and wave you away and tell you to first go get set up and comfortable, and then come back and take care of payment. And don't be surprised when Chris rolls up his sleeves and cheerfully helps you hook up everything -- even that sewer hose! Downtown Manitou Springs is within easy walking distance of this park, and Garden of the Gods is right around the corner. A walking/biking trail runs behind the park and east along Fountain Creek for a distance, and eventually will be connected with the rest of Midland Trail. At the end of your day, sit on the Liars Bench and share some tall tales with Chris and whoever else shows up. You'll have a great time! I can't wait to get back there! read more

Wonderful park, incredible location and very friendly staff. The bathrooms are always clean, showers are spacious and the spot puts you within walking distance of downtown Manitou. Don't feel like walking? The free shuttle stops by frequently! The spaces are a little smunchy with limited additional parking, but I feel it is to be expected when you are in the heart of a downtown-sort-of area... yet a creek winds through the back and the beautiful pine trees remind you you're right at the base of the Rockies with so much to see and do! read more

This was my first camping trip (since childhood), and I was driving a 27-foot Class A motorhome. As a novice RVer, I was a bit nervous about (1) actually arriving safely, and (2) getting into a back-in space and hooking up to the electric, water, and sewer. To my great relief, I did arrive safely, and once there was so happy to find that Chris, the owner (along with his wife Margie), is a magical super-guide as far as directing me into that lovely creekside campsite. Then one of his helpers made the hooking up very easy. A bit later, Chris returned to let me know that my headlights were on, and worked with me to figure that all out (the key had to be removed from the ignition). Margie and an office helper took time to explain where to find everything in the area, including giving us a map and marking the directions to important things like Garden of the Gods (very close by), the bus stop (this was after the free trolley was closed for the season), and the dog-walking spot in the RV park. It was a very pleasant two-night stay, the price was reasonable (I discovered I could do very nicely with 30-amp service instead of 50), the hosts were great, my dog and cats all relaxed and were happy while we were there, and Chris guided me back out of the site when we left. I'll be anxious to see how other RV parks measure up in the future, because the bar has been set pretty high by Pikes Peak RV Park. read more

Inquired about a site when we broke down in Colorado Spring and was hung up on, twice. "we're full" CLICK. Called back to see if there would be any openings and was told "We're Full" CLICK. Drove by later in the week, after finding a great place just east of CS and realized we'd dodged a bullet. This RV park jams guests in so tight, I doubt we could have opened our dining pop. From the road, it looked run down and crowded. Ended up staying at Falcon Meadow RV Park 8 miles east. An older, but well maintained park with a great family run attitude and plenty of room for campers to kick back, walk their dogs, or hike/bike on a rails to trail path. Great weekly rate made our visit to Colorado Springs a survivable one! read more

Staff friendly, grounds and bathrooms clean but ... prices high, vehicles stacked extremely close, little landscaping, no real seating area, no sink/faucet if you aren't using hook-ups, shower pressure low, and office only staffed 9-6. Can't get change for laundry or buy anything outside those hours. Within walking distance of free shuttle and town. Decide if location outweighs issues. We also visited the pool at the other property and used the shower trailer. Nice that they give you access but an older property. read more

A quaint park with GREAT staff that provided a wonderful experience! We reserved a creek-side space, and it was well worth it. When we checked into the office, Emily was great. She was super knowledgeable of the area and gave us some really awesome recommendations. We had lots of questions, and she made us feel special and welcome. We did not have any trouble backing in our spot, but id suggest choosing a site a little larger than your travel trailer. It's a pretty small campground. The restrooms weren't completely remodeled, but they were clean and usable. My wife did say there was a lack of mirrors in the women's restroom, and there was no place for me to hang my towel. The location's perfect. It's really close to all the biking/hiking trails. Overall, great experience. We can not wait to come back. read more

This place has a reputation for making unauthorized charges as mentioned by many people. I wish I would've read the reviews from previous campers. This is the biggest joke of an rv park there could be. For the price of $97 you get to stay awake all night fearing for the safety of yourself and your family due the neighboring crack heads camping in the same park, screaming and yelling threats around everyone's trailers all night. We left a day early due to the fact that they "couldn't" remove the person from their park, and for the main fact that we literally feared for our family's safety staying at this park. When we mentioned that we wanted a refund for the night we didn't stay there (not even mentioning the night we were literally awake all night, which we should have included as well) the manager said they'd talk to the owner and get back to us.she never called back which wasn't a surprise based on her unprofessional appearance and demeanor. When we followed up she said the owner refused to give us a refund for the night we didn't even stay there. Do yourself a favor and find somewhere else where you don't have to fear for your safety. read more

Inflexible in a Time of Crisis: I had made plans to stay at this campground a few days during a two month trip starting in May but given the health crisis and economic crisis, I was forced to cancel the trip. I had 10+ reservations already made and deposits paid for the trip, many with "no deposit refund" policies. I contacted all the campgrounds, explained my situation and asked for my deposit to be refunded. This was the ONLY campground that denied my request and was totally inflexible in this time of crisis. It was disappointing and, in my opinion, insensitive to people impacted by the crisis. It took two emails to even get a response. read more
