Worst inspection I have ever participated in. We had to spend hundreds of dollars to get a licensed…read moreplumber and licensed electrician to dispute the inaccurate claims. The inspector also nearly caused damage to my house in two instances. The first was in trying to remove the electric panel cover that "was not designed to be removed, but merely hinge" (quote from a licensed electrician). The second was filling a tub in a bathroom under construction with posted plans and status that had not been properly sealed. If Colorado had a licensing body for home inspection, I would have lodged a formal complaint. The inspectors actions could easily of jeopardized the sale. He also made a recommendation to violate federal safety laws to remove a safety item from the garage door opener. Of the 72 findings, 25 where inaccurate, 4 I can not find documentation to prove or disprove, and 4 were for a the bathroom undergoing construction. He also raised concerns about a potential major structural issue with the house that was woefully inaccurate.The emotional damage, stress, and financial burden of this company's terrible inspection is simply unacceptable, and an experience I would not wish on anyone. On top of that their companies response is to gaslight me by claiming the findings are differences of opinions and that I am just an upset seller vs someone with legitimate grievance. It continues to showcase how unprofessional they are. I highly recommend going with a different inspection company.

As a seller that had a home inspected by Ben, I could not be more disappointed to come home after…read morethe inspection and be told that they put holes in our ceiling. Thankfully our agent is working to have the damage repaired. Ben had my cell and my husband's cell and never called for permission to put holes in my ceiling. Their agent could have called ours to also get in touch to discuss this invasive process. That also never happened. I've sold and bought homes and have never heard of anything being damaged on purpose like this. I literally had to question if his license was real. I looked him up and it is, but in doing so, read the home inspectors "Standards of Practice" and no where did it say this was a standard practice. In addition, I had to pop home to let my son change clothes and witnessed Ben moving my furniture to open a window. I wasn't aware inspectors were allowed to touch our personal property. I guess if you are willing to put holes in a ceiling without asking, what is a little furniture moving? Ben was nice enough, but I can't overlook doing things without getting the owner's permission.

The inspector at our house said there wasn't a driveway.....he activated smoke alarms and then said they were malfunctioning .... He said faucets drip when they don't....and he brought along a sewer inspector that said we had severe cracks and crushing in our sewer pipe and when we dug up whole driveway to fix, there wasn't any evidence of any damage at all in pipe. Cost us $2500 for nothing. These guys are crooks. And they lie to your face!
