He should have taken me to show me how to manage the HVAC filters and maintenance. 3. He completely missed the garage door from the kitchen to the garage. Fire code dictates that it is a self closing door, which would be the owner's responsibility to fix. It does not self-close.

I could write book with the home inspection MISSES, but the main were...: electrical that wasn't up to code, my hot water heater condensation flue was capped off with piece of sheet metal. A quarter size hole was cored into a drainage water pipe under the shower so it would "appear" to drain. These were the biggest issues that caused myself to have to pay 20k in repairs. They UNFORTUNATELY referred me to their lawyer. My home address WAS 5637 Wyandot St Denver, CO. Still have all the inspection paperwork saved. Please, don't take a referral from a realtor and use this company in Denver!! P.S. when we went to sell the the home inspection company said in "40 years of service they had not seen so many critical electrical issues missed"

He also informed me of legal action he took on a prior client who wrote a negative review about him, so I am limiting this review to my opinion of Tom. A quote from the E-Mail he sent me: "Word of caution, we not back in high school anymore , got over $8 k when I sued a client who LIED on a web site, plus he had to pay my legal fees. hard part was actually guessing damages."

He's incredibly efficient, honest, and straight to the point. He truly works to get you the knowledge that you need to have before you buy a home. I have had two houses inspected by him and he prevented me from buying the first one that was falling apart. I couldn't tell and he saved me 10's of thousands, no question. The second house was a new build, and I was debating even getting an inpsection. Again, Tom saved me thousands. He pointed out things that I would have never thought of, like a brand new roof that wasn't installed correctly. I never knew that this could happen, but it does I guess. I've used other inspectors in the past and they don't hold a candle to Tom. The other people I have used have given me weak reports that make it difficult to ask the seller for concessions. With Tom's DVD reports, you can show the seller exactly what is wrong, and let them listen to Tom's affirmative description. I can't recommend this business enough. If you're buying a house, go with Homespeck for the inspection.
