I moved in 2 weeks ago and moved across 3 states. Kaitlyn Kennedy in the leasing office was so responsive and made my move stress free. When I arrived, my apartment was impeccable. I love it here already! After working all day, it's nice to walk the trails that surround the property. Nestled among pine trees, the views from every window are breathtaking. Good apartment complex. Very comfortable and not too "city like" for my husband and I. We personally enjoy the fitness center, and dog park. It could definitely use more parking and washers/dryers. But other than that it's comfortable. read more

Not sure how the old units are but the new units are garbage. We've had to have maintenance come over almost every month for the past year for different issues. A major issue is our patio door isn't sealed correctly so water comes in when it rains. They had someone come over twice to "fix" the issue but are too cheap to get someone with experience to fix it, yet they're trying to raise our rent. During winter months they use little de-icer in areas that water pools up and I slipped while taking my dogs out thinking it wouldn't be icy. It also takes them until night time to plow sidewalks/streets. read more

Not as described on Craigslist! Security not helpful with window peeping. Had to call crime check after foot prints left by windows x3. Deputies felt that these were significant. Two sergeants responded. Creepy. Moving out! Today was the most horrible day I have ever had. After I made a phone call about the mess left by the construction company: I got a call from a new member of the management team. He was very rude. Tried to call him back, but no one answered. Walked to the office and was met with four of the "management " staff. They denied, denied, denied. Then three of them told me to get out of the office! Never ever been treated so badly by others! This showed me a complete lack of professionalism. I am older and severely disabled. I said, What goes around, comes around. Amber said, "Is that a threat?" No. It's a fact, I answered. I have lived here since 2017 and highly recommend this apartment community to homeowners that are looking for a cozy warm atmosphere that is very pet friendly with gorgeous landscaped grounds. The office personnel and maintenance staff are responsive and friendly. Having lived in my own homes all my life, I was concerned about moving. But, I shouldn't have been. This is truly home to me. I love my neighbors here and those surrounding the complex. In the current Corona Virus environment, Pine Valley Ranch personnel and management are very thoughtful and are making the best effort to protect residents. Pine Valley Ranch is a gorgeous property and is exceptionally well maintained. There are so many attractive parts of this community that made me decide to make this my home. With the 56 acres of beautiful trails with abundant wildlife came other challenges. There is a homeless population and other riffraff that occupy this acreage that makes you feel unsafe at times, especially when you are walking around the trails past sunset. There is some security, but they announce themselves with flashing lights that warn them that they are coming, which in the end isn't very effective. I use a community crime map that gives me weekly reports of criminal activities on and near the property, but management seems to ignore or refuse to alert the residents of such issues. There was a unit that got their front door kicked in at 3:00 AM and the intruder was chased off by the armed resident. The management emphatically refused to say anything about this, so I went to the police precinct, and they were very willing to give me the information I was asking for. I first thought that maybe the police told management not to discuss things about the issue but now I know management/ownership did not want the negative information to get out. This also seem to be what they do about vehicle prowls and vehicle thefts and other break ins. I feel that management is more concerned about concealing things and keeping these issues to themselves as if they are trying to protect the pretty little package that they are presenting. They seem to be more worried about their own backs then they are about yours. What made this an attractive place to live was the open acreage to enjoy but this too seems to be going away with developers and planners exploring soil for future development. What made this place extraordinary was the trails, trees, and wildlife, but with further development of this openness this will be taking the EXTRAout of extraordinary and will just become ordinary. When I was looking at this community, I was told that the 56 acres would never be developed because of poor soil quality but times have changed! Management seems to be more concerned about texting you about missing packages, misdelivered food, and other frivolous things in the community than they are about alerting you about real issues that should be addressed. Texting is a privilege, but they seem to ignore that for their own one-sided agenda and with 388 units it becomes a nuisance. I could certainly block the texts but then I would miss other pertinent community information. It seems that management is taking their own pulse without listening or taking to the pulse of the community. I wish they would be more cognizant about real issues that affect every resident, but I guess they truly are protecting the pretty little package that they are presenting. Pine Valley Ranch is a gorgeous place to live, but I don't know what is instore for the future. I guess I will have to address these issues further down the road as my lease begins to expire. If you are looking at this community, I hope you look beyond the ribbons and bows; nevertheless, this community does have a lot of attractive qualities and presently offers a beautiful way of life. read more

When I asked for a month-to-month extension quote after lease expiration. I received two different quotes ($2,480 and $5,296, the later being a 293% increase). I would have chosen the "outrageous" price over the "insane" price, not knowing which would stick; however I chose to get out asap instead. I am going to try to attach a copy of both written month-to-month "offers." On other sites, their computer printouts seem to disappear as quickly as I post them. read more

My Mom lives here and it's been lovely. My only and major major complaint is the waste of water for the landscaping. You can't even walk on the grass because it's a marshland from overwatering. Many complaints have led to nothing except claims that it's just too tricky to fix. It's a shame the kids can't run and play on all the extensive grass and even more of a shame that so much water is wasted and put on residents to pay. read more

I really like living here, the staff in the office are super nice and helpful, and anytime I've ever had a problem they're quick to fix it. I also really love that they offer activities for us like wreath making and things like that. It gives you a chance to meet your neighbors. I also feel safe here, I like being able to go out to my car and not feel like someone is going to come bother me. It's a really great place to live read more

Lived here for a year now we were thrilled that there was a pathway for driving to get to 32nd from PVR2. It adds 5 minutes to the commute to go back through phase one, get on the highway and go to the light. We were told when moving in that pathway would be available. 3 weeks into living there they blocked it off as a "walking trail" this is RIDICULOUS. So the PVR2 by 32nd also can't get to the office easy. They have to go to 32nd ave go to the light, go to the highway and re ensued through phase 1. We loved that we lived close to Albertsons and utilize the path to the store as we are 90 steps away. They're now building a fence to prohibit that from happening and blocking off the store from the apartments. This is just silly. We love the staff and the apartments are nice but these things affect our daily life and are really aggravating read more

We moved to Spokane Valley two years ago. Before moving, we had never been to Spokane and really had no idea the area or city we were moving to. We found Pine Valley Ranch online and contacted them. Mickell was absolutely wonderful to work with! She did a FaceTime tour for us of the property and type of apartment we were going to rent. She was responsive and honest- so we signed the lease without ever visiting in person. We ended up LOVING it there and stayed for the last two years. The staff is incredible and go out of their way to make the complex feel like a community with events. The property was clean and the apartments were cozy. We did end up purchasing a home but to be honest, I sometimes miss PVR and the sense of home it brought to us. Love it there! read more

I recommend this place to anyone looking for a nice area to live. It's beautiful, great scenery, so quiet & just awesome to live. The only downside i had living here was the distance from base, giving that my husband & i both are military. We tried making it work but it's just too far, which is why i don't live there now. The construction of the apartments are so nice. Everyone is super friendly. It's also not too far from the mall (; Mickell has helped me out since day 1 with anything & everything I've needed. I love the employees, location, apartment and neighbors! The employees are always available to answer any questions and help if need to be. The gym has all the basic equipment to get a good workout in and a free subscription to Peloton. Good Neighborhood to go for a run and close by Albertsons. Absolutely love this complex. By far one of the best in Spokane County. The complex is beautiful and well maintained. They have so many amenities. We have lived here since August, 2014. We asked if we could move to an apartment with a view of the hills and there was no penalty to terminate our current lease early. There is absolutely nothing wrong with the apartment we were in or the neighbors, we just plan to live here for a few years and wanted one with a hill view. The leasing office staff are always helpful and friendly. Out of 8 complexes that I've lived in over the years, this is the first time that there has been a friendly staff. Would definitely recommend this complex to anyone. Perfect area tucked away but still close to everything. The inside of the apartment is beautiful and updated. Don't expect to get your deposit back when you move out. Do matter how clean it is. They will tell you not to clean the carpets so they can change you for new carpet. The charge for everything including the outside lights and irrigation. They leave nasty notes in your door and say they are pet friendly only to get more deposit. I moved in and got kicked out 3 weeks later for my teenage son smoking on the balcony. They never even talked to me about it, they just talked to my son when I was at work. My son hid it from me. So he kept smoking and they kicked us out. Kept $800 of the $900 in deposits for a spotless apartment. Upidy people. They can keep their prestige apartments. read more

Apartments are nice for apartment living. However, they suck your money. They take a non refundable pet fee of $400 for one pet plus an additional $200 for second pet. They also take a non refundable $200 security deposit with additional $200 security that is supposed to be returnable. We cleaned apartment like crazy and it was spotless when we moved out and they still took our whole refundable $200, making it a win win for them of $1000!! Also, apartments have crazy thin walls and you can hear everything above you and below you. Neighbors complained that we walked too loud and management told us we should move to bottom floor so they can stop complaining. Ridiculousness!! There are better places in Spokane to rent that don't cost you as much that will take pets. Consider other choices first. read more

Pine Valley Ranch in Spokane Valley has an amazing staff. When a couple of friends and I were looking for apartments to move into, we stumbled across this place on a website. It seemed pretty pricy but we figured we would still look into them. I gave the office a call to schedule an appointment, Sam promptly answered the phone. She was extremely kind and got us set up for a showing without any hassle or miscommunication. When the day came to look at the apartments, we were a head of schedule on our errands so I had called and got Gracie. They were able to fit us in earlier than planned which was nice. When we got there, the apartments, from the outside, were very clean and quite peaceful. Gracie took us around and explained the amenities and a couple of styles of apartments they have. She was very nice and answered all of the questions we had. She even went out of her way to show us a place that was discounted in hopes of sweetening the deal! After we left, they took a few phone calls from us answering all questions and confirming the application process. Both Gracie and Sam were amazing at guiding us through the process and made sure to call us if anything was missing. Amber sealed the deal when we showed up to drop off the last document needed and she had already known which apartment we were going for. They were all very nice and had really good communication skills. Can't wait to move in at the end of next month! read more

We've lived at this apartment complex for about two years. We're in a 2bed/1bath on the first floor. The management and grounds crew take really amazing care of the place. Everything is clean and maintained. During the summer a landscaping crew is here at least once a week to mow the lawn, weed, trim trees, etc. The grounds are beautiful and there are a ton of walking paths (including a trail up in the woods behind the buildings). In the winter they could do a better job of clearing the sidewalks earlier in the day. They seem to wait until it's already been super icy and slippery for a while before doing anything (if they will do anything) rather than preventing it from getting that bad. Maintenance is pretty quick about fixing things. They also have an emergency line if something happens that needs immediate attention after hours. Some of the rules might seem strict, but it really helps keep things nice. If you've seen complexes that don't enforce rules, you'll notice how trashy they can get. They'll leave notices on your door and whatnot. While I get their reasoning, sometimes it can be off-putting. For example, we had family staying with us for a few days who brought their bikes. The bike racks were totally full and there was nowhere to put them! They had them on our patio for literally two hours before we got a notice telling us to move them or be fined or evicted. Put in some more bike racks, then, or use your eyes and see that there was nowhere else to put them. That same summer, we put our bikes on the racks as they told us to, and the heavy duty lock was clipped and the bikes stolen in the night. Great. We also got a notice telling us that we had to take down our "blankets" that we had in the window. We had nice drapes with white linings hanging as the blinds that come with the apartment are a strangulation hazard to toddlers. If you look at the lease agreement, it SAYS that you can have white lined drapes in the windows, which we brought to their attention. They rather reluctantly agreed to let them stay. I guess I just feel like they need to find that medium ground between maintaining the community and letting it be livable and convenient for residents. As nice as the apartments are, they're one of the most expensive places to live in Spokane. The only places that are more expensive are owned by the same company. They're nice and all, but everyone we talk to are shocked at how much we're paying. But you do get what you pay for. They're pretty new, have a ton of amenities, well taken care of, great location... It's a nice little place to be. read more

Management has changed and a lot of folk who use to work here have gone. Property use to be well taken care of and clean. The outside of apartments use to be cleaned regularly-----landing between apartments, rails and steps. This has not been done in a very long time. Cob webs all over the place when I come out of apartment and debris left by who knows. Many of my neighbors are gone. They were quiet, nice and considerate. We have new neighbors who are inconsiderate and who drop garbage next to their cars and leave it there and who let their dogs run around without a leash which is against policy and potential danger. I was almost attacked. Management needs to do more to crack down on those who do not leash their dogs. You also have folks who tie their dogs to bottom of stairwells and leave them out there or allow dogs to just go right at the bottom of stairwell and leave it there instead of taking them in area for pets. Overall has not hit rock bottom but not as nice as it use to be. read more
