To say that our house sale had some challenges would be an understatement, and Todd skillfully helped us to navigate all of these challenges. Based on our experience, we can attest to the following as some of Todd's key strengths: a. Knowledge of the market: Todd was knowledgeable of market conditions, which is very important at all times, but is particularly crucial during a rapidly-changing market. b. Effective communication: One of Todd's greatest strengths is his communication skills, both verbal and written. He provided weekly updates; he emailed, texted, and called to keep us informed; and he communicated with all of the people involved in the sale in a way that moved the transaction along, but without being rude or condescending. He really knew what to say and how to say it, and with an understanding of everyone's perspectives and sensitivities. c. Project management: One might think, what does project management have to do with the sale of a house? What we've learned from this experience is: surprisingly, quite a lot! Todd is one of the most effective project managers we have come across, and that is a high compliment coming from us, as we both do project work in our jobs, and often serve as project managers ourselves. When there were unforeseen challenges that needed steady leadership, Todd rose to the challenge, communicating effectively, and making sure everyone was on-task and responsible to the team. We had so many challenges with our closing, and we can categorically state that without Todd playing a leadership role and coordinating with Lender, Title Company, Buyer, Buyer's Agent, and other relevant Third Parties, we would not have been able to wrap up our house sale when we did. d. Empathy: Todd was always there to provide warmth and guidance through the sale in the most kind-hearted and supportive manner, by listening and acknowledging our perspectives, but without being demanding or demeaning. Even when discussing areas where he did not necessarily agree with our perspectives, he was open to hearing our ideas, never put us down, and he stayed positive and enthusiastic about our house sale. He was a calming force through some challenging times, and helped give us comfort through some difficult events. e. Time and Effort: Todd went above and beyond what we expected in terms of the time and effort he put into the sale of the house. Given that we were long-distance sellers, as we had moved out-of-state just before listing our home, Todd was our local eyes and ears. He held multiple open houses, visited the property to check on things, and spent quite a bit of time and effort putting together the weekly updates specific to the sale of our house, which was very useful for our decision-making processes. We hit a snag and had to extend the closing date of our house, and Todd spent a lot of time coordinating things, leading everyone through the challenges, and he even drove to a town that was not close by to meet a relevant Third Party in person to keep the transaction moving. He genuinely made us feel like we were his only clients with the time and effort he spent on the sale of our house. f. Flexibility: When we first met with Todd, and he put together a plan for the sale of our house, we assumed that Todd may adopt a formulaic approach to the sale of our house. However, that turned out to not be true, and we later realized that the approach he recommended was suited for the market conditions at the time of our meeting, but as we progressed through the sale of our house, the previous approach was no longer appropriate, and Todd was very flexible and pivoted to address the changing conditions of the housing market. g. Pleasant to Work With: Todd is smart, funny, supportive, and very pleasant to interact with. Working with him felt like engaging with a wise friend who has your best interests at heart.     I initially had a great experience with Jaime Langer and genuinely believe she has strong design…read moreskills. However, my overall experience with her ended in deep disappointment and frustration. If you choose to work with her, do not let her refer you to Hummingbird HRD (Crystal and Brian Mansanares), as that is where everything unraveled. Jaime first helped me after a Christmas morning plumbing disaster, and at the outset, she was fantastic--quick to respond, knowledgeable, and actively engaged in creating thoughtful layouts. Because things seemed to be going well, we also hired her for additional design work in our kitchen and living room. But when she referred us to Hummingbird as the general contractor, she stepped away entirely, leaving us in the hands of an inexperienced team that led to an overpriced, incomplete, and poorly executed renovation. Where Things Went Wrong Jaime and Crystal turned out to be personal friends rather than longtime collaborators, and our home was essentially a "guinea pig project"--a fact Jaime admitted only after things had gone terribly wrong. The staggering lack of professionalism from Hummingbird resulted in months of stress, wasted money, and a home that remains unfinished to this day. After Crystal declared the project "done" (despite glaringly poor workmanship), I asked Jaime to see the state of things herself. She agreed with me that the quality was unacceptable and even apologized for how badly things had turned out. She admitted that Crystal lacked the necessary experience and recognized that we had been unintentionally used as a test project. To make matters worse, she also told me, "Wow, I didn't realize you were so detail-oriented--I would feel exactly the same." As if they thought they could get away with subpar work and I wouldn't notice--truly insulting. Jaime's Final Disappointing Choice To her credit, Jaime convinced Crystal and Brian to attempt to fix their mess, but she ultimately abandoned the project. Despite personally acknowledging all the flaws, she later sent me a completely contradictory statement: "I have every faith in Hummingbird completing the project as promised, and overall, I believe they have done an exceptional job." This project was supposed to take 4-6 weeks starting in March--it was still dragging on in November, at which point I cut ties entirely because it was no longer worth the emotional toll. To this day, our home remains unfinished and cheap-looking, a painful reminder of the stress and financial loss we endured. What We Actually Got for Jaime's Fees After paying her design fees for both the bathroom and kitchen/living room, all we truly received was: * Layout options * A recommendation for Hummingbird (which proved disastrous) * Help selecting a kitchen table and rug Had we gone with a different general contractor, I might be writing a glowing five-star review. Unfortunately, given how this played out, I cannot recommend Jaime Langer at all.

Sometimes we all need another perspective and Jaime is a great design partner. Jaime is well known for her excellent staging work, but also consider her for interior design.
