Four words you never want to hear: "Your house is sinking.". I bought my home in 2018 since 44 piers were installed in 2014. All Pro Foundation would not honor their "lifetime warranty", so I sought quotes from three highly ranked foundation companies. One wanted to polyfoam lift the home. Another simply wanted to "adjust" the existing piers by shimming (even though they failed in 10 years!). Pinnacle's consultant, Grant, brought a sonar depth detector to the initial visit to determine whether and where grade beams were present. That alone gave me confidence that Pinnacle had its act together! Pinnacle's plan was to leave all existing piers in place (unless encountered in their dig) and install 15 transitional piers (double walled steel pressed to resistance then filled with concrete and concrete piers and steel shims to level) outside and 6 all steel piers with angle iron support due to the lack of grade beams inside. Ruben's crew worked in 22° weather. Within 1.5 hours, they were driving in the steel piers. By the end of the first day, all exterior piers were placed, and the interior holes were jack hammered and excavated. Upon opening the first hole, Ruben showed me that my foundation was "floating" with at least a 2-inch gap between the bottom of the foundation and the top of the dirt. He called his supervisor, Agustin, who came to the house to investigate and discuss with me the need for an additional pier inside due to the significant void and lack of grade beam and another outside. Ruben's crew was so patient with me watching the process and answering all my questions. Once all the piers were set, Agustin arrived to supervise the lift. He showed me the before readings and with each round of lifting, the current reading. Agustin was extremely cautious to not overlift the house and damage the two bathrooms that were completely remodeled in 2020. The entire process was completed in three days. Ruben's crew and Agustin are to be commended for the professionalism and care they demonstrated to doing a top-notch job that they can stand behind for a lifetime. Given the significant void, I chose to perform a void fill. I cannot understand why anyone would raise the foundation and not fill the void. When the slurry of dirt and concrete "cures", it not only fills the void to provide additional support to the foundation, but it also acts as an additional vapor barrier. The void fill supervisor, Miguel, discussed with Brian and his crew where to drill the 3" holes to inject the "mud" to fill the void and where additional pressure would be needed to "mud jack" (raise the foundation). Brian's crew worked until 8 PM to ensure the entire void was filled. The crew made sure there was no splattering inside and cleaned up the concrete/dirt mixing area so no cured mud was left behind. A different crew, but the same professionalism and care! There are many foundation companies to choose from. My experience demonstrates it is imperative to have the work done right the first time by a company that will stand behind their work/warranty. Of the supposed 44 piers installed by All Pro in 2014, only two were encountered. One had a single round pier below the block used for the lifting.The other just had the jacking block and the two round piers above. Neither were touching the foundation.No wonder the house sank back to original levels in 10 years, and they wouldn't honor their warranty! Pinnacle drove piers to a depth of 12-16 feet! They also stand behind their work. When an issue arose (sink hole at one dig sites), I texted Augustin. Within two minutes, he called me and told me it would be fixed. Brian's crew came out the next day. No one wants to do foundation repairs, but Pinnacle made the whole process manageable. This past summer we noticed a large crack in the foundation running across the kitchen and out the front door. We found out that there was a broken drain line under the house and the foundation had settled. We called several different companies and narrowed it down to two. Chris came out from Pinnacle Foundation and inspected the house and delivered some pretty devastating news. The foundation had heaved up 4.5 inches in the front and settled down 4.5 inches in the back. The only way to fix the 9 inches of variance was to add 34 steel piers under the slab to level the house and then fill the void under the slab with a concrete and mud mixture. The second company wanted to level the house using 34 concrete piers and fill the void with a poly foam. They said steel piers are not as good, more expensive, and the foam fill is superior to the mud mix. He then told me to call a specific engineering company and they would tell me he was right. I called Chris at Pinnacle back to inquire about the piers and void fill that Pinnacle Foundation usa es and he stated that the steel piers go deeper and don't settle, the void "mud jack" void fill doesn't cause any unnecessary lift and to call the same engineering company and they would tell me he was right. The engineer said that if I wanted the job done right and not have to worry about the house settling go with Pinnacle. If I was looking to save money go with the second company. PINNACLE FOUNDATION HAD THE BEST PLAN FOR REPAIRS, MATERIALS, AND WAS EVEN LESS EXPENSIVE. Jose was the crew leader overseeing the project. He did an awesome job partnering with our plumber and having a great plan to level the house.The dig team did an awesome job digging 34 access holes to install the steel piers. This included over a dozen foundation breakouts throughout the inside of the house. The engineering company came out at my request to check Pinnacle's work because I have never gone through this type of work before and just wanted some reassurance. The engineer was amazed he said Pinnacle's work was second to none. Their dig team takes time and digs seats into the access holes so that the person installing the piers can be comfortable until the piers are all the way down to bedrock. The welds on the plates on the tops of the piers are top notch. The engineer said this was his first time walking a Pinnacle Foundation work site and he was thoroughly impressed with their work, and I chose the right company to do the foundation work. The crew from Pinnacle Foundation installed the piers from 25 to 35 feet deep. The day of the leveling Pinnacle brought out a few crews to jack the house up to level. Jose assigned a crew member to each pier and gave them a specific time and number of pumps to jack the house up to level. THE HOUSE WENT FROM BEING OFF BY 9 INCHES TO BEING OFF BY ONLY 3/16 OF AN INCH! Kristen in the office at Pinnacle did a great job answering questions, billing, and scheduling. She worked with our plumber and Jose from the dig team to get the void fill team out as soon as possible. Bryan was the crew leader directing the void fill team. The crew drilled 2 inch holes every 6 feet all over the inside of the house. The crew then pumped almost 15 yards of mud concrete mix under the foundation to fill the void Pinnacle Foundation Repair was 5 Star across the board from suggesting the work at the start to cleaning up at the end of the project and every single step in between. I want to express my sincere satisfaction for the work performed by Pinnacle Foundation Repair to correct a sinking foundation on my pier and beam house (built in 1958). I saw an online ad for Pinnacle last month and responded, then received a call the next day from the office to set up an assessment for any foundation problems and concerns that I have been noticing. The ad included information about Pinnacle's deep roots in the Texas foundation industry, and their pride, along with positive customer referrals. Luis Perez, evaluated my home's foundation and was able to show measurements and signs that confirmed my worries. He was very thorough and respectful as he checked my entire home's measurements and also under the house. Then he made a recommendation to alleviate and repair my problems. I had no experience in correcting foundation problems and he was able to explain the work that would be done and provided a quote before he left., and I had a relatively clear idea of the work that would be performed, and understood that it would come with a Transferrable Lifetime Warranty. The crew came out last week to do the repair. The workers were very respectful of my home, inside and out. They worked very hard and very fast, and very well as a team, from the digging of the 13 tunnels to place the supporting steel piers through the lifting of the house and finally to replace the extra dirt where I wanted it and replace the concrete in my driveway. An unexpected finding game up that needed an adjustment in the work to be performed. Luis let me know what the problem was; he showed it to me on my house, and explained why it needed extra work and showed me photos from under my house and of another house that had damage from not doing the extra work to release the house during the lifting of it to make it level and square once again. I was happy that this company and all their employees recognized the surprise condition so that they would be able to make the foundation right again and I would have no more worries about it even though each pier that needed to be addressed would cost another $150 each. That in a nutshell is why I decided to go with Pinnacle. I had believed they had the experience and understanding of foundations in our soils, and the pride in doing a job the right way, and the cost, though expensive for me, was considerably less than I had originally feared, and after what I saw their crew do at my home, I feel it was a fair price, and the job done properly. The workers were a pleasure to have working at my home, and the office staff has also done everything that was promised. I believe that Pinnacle provided me a great team, and my yard where they tunneled looks better now than before they started the work. They even checked my sprinkler system before and after the project to be sure it was performing after the project completion, and invited me to do a walkthrough the project. Commercial building whose tenant is a known national brand. Received 3 bids. One "over built" the pier req which left 2 companies with similar lift recommendations. The decision to choose Pinnacle came down to the fact that Pinnacle has 12 crews operating in the DFW area which give them a great deal of flexibility on timing and availability. We needed the lift done quickly and even in the seasonally busy month of August, they could book a week out. VERY FAST. The other was 3 weeks and climbing as their book filled. Also, we had a tricky problem in that there was talk of an interior lift but the owner told our sales rep, Jacob, that the interior slab should come up with the exterior lift. It did. This saved us a great deal of money and avoided inconveniencing our tenant who has steady foot traffic. You simply can't pay enough for knowledge that saves you many many $1,000s. They didn't gouge, they were fair. Jacob was excellent in all ways. His pier plan was very close to what the foreman/engineer (Miguel) decided on the day of the lift that we needed. His technical and business knowledge was very good. He made us feel at ease with sheer scope of Pinnacle's customer base. With 12 crews, they do 100s of lifts a year. This means experience. And experience is the name of game when you're spending good money, want the job done efficiently and correct the first time. He was extraordinarily responsive. He surprised the heck out of me when he answered an email that I wrote on a Sunday, that same day. He takes pride in his work, held my hand when things got nerve wracking, answered many questions, sometimes twice and never ever made me feel like I was asking ignorant questions. He is a delight to work with. Miguel the on site foreman knew what he was doing, did it well and ran the crew efficiently. The job was pristine clean when he left. The lift was perfect. It closed our expansion joints and window frames without out buckling/breaking windows. And he was working off two walls of windows. Excellent. Brian, also a leader on the team, called to tell me that that lift went well, talked me through it and asked if I had any questions. So also a very good communicator and a very good system that Pinnacle has in place. The fact that customer service is important to them is exemplified in Kristen. She was our project coordinator for the days after signing to through the lift itself. She was fantastic. The night before the lift, we saw in our building plans that a data/com/elec line was running right alongside the building where the lift was happening. This caused some alarm amongst the owners. But we were told that Miguel would see it and avoid it and Kristen was all over it. She made sure everyone knew the issue. Was a pleasure to communicate with and managed the project effectively. She was very responsive to my emails. We are out of state. We had to have a company that we could rely on to do the lift w/o effecting our tenant. We had to have confidence in the contractor. I had an exceptional experience with Pinnacle Foundation from beginning to end! Keith, the project coordinator, went above and beyond -- he ran detailed comparisons of tunneling outside the house versus inside the house, walking me through all the numbers, options, and possible scenarios. He spent real quality time explaining everything so I understood exactly what to expect before the project even started. He patiently answered so many questions and so many additional telephone calls and texts asking about the "what ifs". Victor, the project supervisor, was equally outstanding. He met with me prior to the project starting to walk through and explain what will happen during the work and when the foundation is actually lifted. He stayed on top of every detail throughout the process and even took the time to fix my front door so it would lock properly after the foundation was lifted -- something I really appreciated since my husband was at work during the day and I wanted to make sure the house was secure. The project took about a week to complete, including all the digging and backfilling. Pinnacle also recommended a wonderful plumbing company to perform the plumbing static test before they backfilled the tunnel that ran under a majority of the house. When the house was raised about three inches, it caused a few plumbing connections to pop after 40 years of compressed dirt around the pipes shifting. The plumbing team handled the necessary repairs, and once the static test passed, the Pinnacle crew returned promptly to backfill the tunnel and restore the yard. This saved me a ton of money because the plumbing crew could utilize the tunnel that Pinnacle had dug out to access quite a few of the plumbing connections. By the end, the yard looked fantastic -- you could barely tell any major work had been done. The office staff was also great with scheduling and communication throughout the process, keeping everything running smoothly. Once everything was back to normal, Pinnace sent out a structural engineer to sign off on the final numbers of the foundation and issue a report included with the warranty information as well as to satisfy the city work permit. On top of their professionalism and quality work, Pinnacle offers a lifetime transferable warranty (new owner will have to obtain another plumbing static test in order to transfer the warranty) which really gives peace of mind knowing the investment is protected. Pinnacle did a fantastic job on my foundation repair! From the beginning with Brian coming to do the assessment and estimate visit, all the way to the ease of scheduling the post-work plumbing and structural inspections. Foundation repairs can be incredibly daunting and scary to think about, and I was genuinely losing sleep at night imagining how bad the assessment was going to be and what could be wrong with my house. But as soon as Brian broke down the amount of work that needed to be done and why, I knew I was in good hands with Pinnacle and I immediately felt peace of mind. While foundation repair is never fun (or cheap), it's nice to know that there's a company out there that cares about doing the work that is best for you and not trying to sell you anything you don't need. And the pricing for the amount of work done was very reasonable. Every time I tell anyone the price we paid for the work done, they're always impressed at how low the cost was. The day that the work was done was very stress-free as well. Miguel and Miguelito were incredibly kind, transparent, and clear with their description of the work and what I was to expect throughout the entire process. The schedule was originally going to take 2 full days of work, but they had a cancellation from another job, so they sent two full crews come to my house and install 14 piers. They started the work around 8:30am and they were completely finished by 2pm. They allowed me to walk around and take pictures as much as I wanted, and they were so kind as to take the extra dirt they had dug up and mounded it up by my house to help with the drainage and mitigate the erosion near the foundation. They went so far as to knock on my neighbor's door and ask them if they wanted them to do the same to their house with the excess soil free of charge. Above and beyond, I say. They were also incredibly tidy and took great care to put everything back exactly how it was before. The crew seemed like they were having a great time together while they worked as well. The concrete work they did to patch the holes they had to cut out is holding strong and it was very smoothly done. Pinnacle even got the third party plumber and structural engineers to call me to schedule the post-work inspection. The structural engineer said they did a fantastic job as well, so that was further confirmation that I went with the right company. I cannot provide enough positive feedback about the excellent service I received from Pinnacle Foundation Repair's Chris Wood. I got two bids from well-known foundation repair companies, but I was disappointed with the high cost and lack of a thorough inspection by both of them. Then I read some scathingly disparaging reviews about one of the well-known companies, so I decided I had to have another inspection by a third company. While reading the bad reviews of one of them, I kept seeing extremely positive reviews for Pinnacle, so I contacted them next and a very polite and very professional Chris Wood came out for my inspection. His youthful appearance gave me pause, but I was blown away by his excellent knowledge about the product he was selling, and even more by the detail in the examination of my foundation that he provided, including problems that the other two inspectors did not even find, one of which had so much more experience in the field! Being an architect at one time in my life, I was shocked at how quickly he drew up a very accurate floor plan of my house. Then he took twice as many altimeter readings as the other two. All three inspectors agreed that the left side of my house had dropped, but only Chris found the small cracks in the brick below a window and the fascia board pulling away from the brick on the RIGHT side of my house! I was extremely impressed. Then he gave me his bid, and when I saw the total cost, I initially lost confidence because I thought it was so much lower than the other two, such that I feared there must be something wrong. There was - with the other two companies! The other two companies both have expensive TV commercials, that pass that cost on to the consumer. Chris told me their price is lower because they don't advertise - apparently they don't have to! They just go by word-of-mouth and provide excellent work. He referred me to four websites that all had excellent reviews for Pinnacle and said that that was extremely important to the growth of their company, which is why I asked him if I could provide a good review for him and Pinnacle. Chris Wood was very professional, knowledgeable, and polite. Give this man a raise, and no, I am not related to him, never seen him before. I just know quality when I see it, especially compared to the lack of confidence I had in the work of the other two inspectors from major well-known companies. We suspected that our home had some foundation issues when we noticed that our doors wouldn't close properly, and we started seeing cracks on the ceiling and windows. We hired a structural engineer to do an initial inspection, and it turned out that our foundation had some settling and would need repairs. They recommended to us that we check out some foundation repair companies. We had four different companies coming out for an inspection and recommendations. Every company had their own style of measurements and repair methods. It was hard to figure out which method would be the best. This whole process was very scary and overwhelming. Then, Justin from Pinnacle foundation, had a completely different approach to taking measurements and assessing the issue. He also was the only one that took a ground penetrating radar inspection besides the structural engineer that we had hired, (this method is very important to figure out where the beams and piers would be installed). He helped us understand what each of the different materials and methods entailed, and he also wrote proposals for each of the methods. As my husband and I were looking over the estimates from Justin, more questions came to our mind, so we had to call him several more times. Each time we called he was extremely patient with us, answered the questions we had, and made himself available whenever we needed him. Kristen, the project coordinator, also made the whole process less overwhelming and helped us manage the paperwork. Adrian and the installation crew were incredibly helpful and knowledgable. They worked very hard and did a great job. The entire company communicated with us throughout the process so there was no guessing as to what was happening. Our family recently bought an old house in Dallas and needed a small foundation repair job. I initially picked another foundation company referred by my realtor, but I hesitated because of its low rating on yelp. Then, I requested the Pinnacle Foundation Repair for a second opinion. The salesperson James Schmidt was very knowledgeable and gave me an estimate within 0.5% of what another company provided to me. The project was quickly scheduled and the crew was very friendly. Their work is also excellent, which was later confirmed by the third-party independent engineer. I only gave out four a four-star rating because I believe the company can further improve the service by providing better communication with its clients, who need to be informed about the process, what to expect, possible complications, and an in-person overview of the completed job. Such an exit overview can perhaps be performed by a designated person who specializes in customer care. Much of our concerns were in fact cleared up by this third-party engineer who patiently answered all our questions. I am an engineering professor and have no problem to communicate with another engineer. The conversation with the engineer is crucial as he convinced us to delay the bathroom renovation for another three months. The engineer went further and explained to us the possible cause of this problem and provided us with excellent tips on how to care for the foundation in the future. Renovations suck. I've had a ton of set-backs and things are way way over budget. I would not say my house is going smooth at all. While there have been a lot of things that came up with the foundation post install, I'm not sure it was at the fault of Pinnacle. What I can say, is that they have seriously gone way way above and beyond what was on our original contract, and they have bent way way over backwards to make it right. They're contract was to lift and sister wood pylons on one side of the house, but they ended up reinforcing that side with concrete pillars, which they did for free and they also ended up digging under the other side, where they had not done work, and replaced some wood and shored it up due to a bouncy issue that came up. While I'm not necessarily happy about having to tear off the farside of my house siding because of the pylons, I can't complain about how much more it's reinforced. These guys really stand behind their work, and they surely lost money making it right, when they could have easily come back and hit me up for more; which I would have expected. Some of the lead times have been a little long (they've been out a lot), I suppose they're probably pretty busy, but they are very communicative, flexible and above all, they take care of you. Our house has been a nightmare of problems for the past 2 years. After tens of thousands of dollars in plumbing, HVAC, and roof repairs, it turned out we also would need foundation work done. Pinnacle was recommended to me by a structural engineering firm that I hired to assess my property. It was a silver lining to have a good experience with this company amongst all of our home owning woes. We needed both interior and exterior piers installed, followed by mudjacking. Overall, the experience ended with me being extremely satisfied by the end results. Grant did the initial assessment for Pinnacle and was very personable and thorough. When quoting, he worked with me as much as possible on pricing to lessen the blow that I had anticipated and has been available for questions throughout the entire process. Hunter followed with project management, and was incredibly attentive to the entire repair process. Even after a prior sewer leak was found, he worked directly with the plumbing company we used to make sure I didn't have to handle anything logistically between repairs. He updated me constantly and I could not have asked for a more knowledgeable and helpful guy. The entire time, Kristen was there making sure scheduling and billing went smoothly and that any concerns I had were accurately documented. Pinnacle Foundation... back on solid ground! Our house is 40+ years old and had developed some very serious cracks around the doors (that would no longer close) and exterior cracks in our brick. We found Pinnacle in our local city guide of businesses and noticed right away the 4.8 to 5.0 reviews from 85 satisfied customers. I requested an online consultation and had an appointment with Chris Wood 2 days later. After an hour consultation and taking readings of our entire foundation it was determined we would need several piers. We were given a free estimate during Chris's visit. 10 days later, Hunter Nauschutz (field superintendent) and his crew were onsite at 8:30am and got right to work. Benito, (crew chief) and his crew were very professional and patient, letting us "get in the way" to take pictures/video and answer questions as they came up. What we thought would take at least 2 days took about 10 hours. It was amazing to watch the crew working in unison, raising the house back in place. Hunter took several readings during the leveling process to make sure the foundation was not over stressed. The team left the yard and all areas clean and organized. The Pinnacle Foundation Repair company did some repairs at my neighbor's house. I contacted them to schedule an evaluation of mine. They showed up on time at the set day. After they did all the measurements, they informed me that the various denivelations were within the acceptable limits. According to Chris the Pinnacle agent I do not have to do anything, I can wait until the situation get worth to act. I nerveless requested a quote, I did not want it to get worth and more expensive specially knowing that they offer a lifetime warranty. The estimates came the next day along with a contract with minute details and the price was right. The work started at the promised date. Prior they sent a two-page document detailing what to expect, when the workers will be here, how many of them along with a list of mangers I can contact for any questions. The work was done in less than a day. A manager came by to take measurements to make sure that the objectives were made. Best yet, the workers did an excellent job cleaning out, replanting the bushes and hauling out he extra dirt.
