Despite requests for updates, they are not forthcoming with information. We just need to know a date when it will be repaired and back in service so disabled residents can know when we can resume our normal activities - it isn't a difficult ask. No one should feel trapped in their home or have to put their safety and life at risk simply trying to leave via the stairs to go to an appointment. For us, a non-functioning lift is not an "inconvenience' - it's a health, safety, and safeguarding issue. I don't want to leave negative reviews, but conventional and cordial routes have sadly been exhausted. BPM provide an appalling and ableist service with an alarming lack of regard for residents.

You will be told a white lie that a gardening fee of £10 a month is payable as the council can no longer afford to take on the Open Space on your development, but this is actually a Fleecehold Contract which will subject you to the worst things imaginable (in homeownership terms) such as uncapped and unregulated Service Charge demands, being ordered to pay Service Charge for maintaining a site where the landscaping never been installed and has certainly not been completed, the deeds to your home will be tied to a third party company in Nottingham (Blueproperty) who charge extortionate amounts for anything in their remit relating to your house, and who have no interest in your wellbeing or general site safety and who are only in it for the money. In the sales process Keepmoat seem to deliberately make you wait until a few days before completion to give details of the land management contract so that you have already given notice on your previous accommodation and have no option but to sign. This is pressure selling at its finest and is a wholly immoral way of conducting business. After 2 years the site (still bare soil at this point) starts getting "maintained" by the land Management Company at full cost, and when the first bills start to arrive a year or two later you state you are not paying the Service Charge because the site is wholly incomplete (no trees, grass, bushes etc) and an inadequate amount of maintenance work has been done to the bare soil to caretake the incomplete site and the onus is on Keepmoat to complete site to specification prior to Service Charges being applied, and this is a scam and you are being fleeced, the Management Company dismisses your concerns, minimizes you as a person and says it's Keepmoat's issue to fix not theirs, but that we owe them money for all the work they've done and they proceed to contact your mortgage lender without your permission a view to adding the "debt" to your mortgage, all without your authorisation. This is actual robbery and absolutely the last thing you expect when buying a new home on a landscaped development. How this is allowed to happen on a regular basis is beyond me. The site infrastructure is not built / rushed where it is built to meet Keepmoat's internal deadlines with huge corners cut (a bit like the houses themselves) and the work will of course not completed to standard. Keepmoat seem to intentionally do this as part of their business model to save money and time, and hope that nobody notices the missing infrastructure, leaving the issues on the site to be taken care of by the Management Company which will also cost homeowners £,£££s / ££,£££s down the line. If you try and sell the houses they are effectively unsellable as the Management Company has a stake in your Title. If I could give people one piece of advice when buying from Keepmoat? Don't. I am starting to think the only way out of this house now is in a bodybag. Edit Delete Share
