    The college my son is going to attend coming up is near here and this was recommended by the school…read morefor off campus rv living.. it was less expensive than most. We live out of the area so had never seen it.. when calling to reserve a spot and to pay in full ( thank goodness we didn't) we were told we must fill out all of this stupid paper work including social security numbers!!! Ummm no! After not finding anything good about them we decided to go check it out in person! I literally cried when we pulled in.. dirty and gross parking lot, trailers so close to each other I can't even imagine opening your door right into another trailer! This hell hole was complete with tweeks everywhere, garbage, just awful.. nobody in our truck could find 1 good thing about this place! My son will absolutely not live here even short term! Stay away! After a day in town and checking out other rv options, I am super happy we found a solution just down the road. No questionable characters just hanging out and clean spacious sites where my boy can actually enjoy his evenings after school! I still shiver thinking what it would have been like had I not went and looked and he stayed here. FYI- there is no reason for a place like this to have your social security info..

    Cozy little RV park with great access to fishing, boating, and outdoor activities. The sites are…read moresmall (only RV's 33 feet and shorter will fit), but they are level with clean gravel and new 50-amp power pedestals. The bathrooms are close and clean (YAY!), with nice tile floors and even granite countertops! Since it's a small park (only 28 sites), each bathroom has one shower... so if you lock the door you've got the place to yourself to get cleaned up in the spacious shower! If you've got a longer RV, you won't fit at River One, but they'll set you up with a space in the neighboring mobile home park (owned by the same people), so you're not left out. ;) The Feather River is right next door... so if you like fishing, bring your rod and have fun! The soon-to-be-completed (April 2011) on-site convenience store will sell you bait and tackle if you need it (along with snacks, sodas, and other "stuff"). Most importantly... the people are all nice. From the managers right on down to the other guests. We had a really nice time while we were here. You will, too!

    I have to say I noticed several "red flags" about this mobile home park from the get go. I was…read morecontemplating making a modular home purchase located in The Oaks Mobile Home Park. The first "red flag" was the sheer number of empty spaces available. The second "red flag" was a comment from the realtor about hoe the park owners evict tenants then but the foreclosed properties and leave them in disrepair and listed for sale for far too long. I looked at several park owned mobile/modular homes that were is such a case of disrepair, It was hard to imagine such dilapidated properties could remain so for so long. The park manager, Rick, is very nice and professional in every way. Roger, the maintenance person is also very nice and professional in every respect. Unfortunately it ends there. I found the reason for all the empty spaces was attributed to the ownership(Charles J Mercotte LLC), in particular Laurie Mercotte, who claims to be the owner of The Oaks Mobile Home Park. Once you have to converse with Laurie Mercotte, be prepared to speak with a petulant child, in the midst of an EPIC tantrum. I just hung up the phone, after a few minutes of Laurie's screaming, and decided to cancel my purchase immediately. When I spoke to the realtor, she asked what I had done, since Laurie Mercotte had called her, all while crying on the phone. I explained the situation and requested to cancel my purchase, as I can't live knowing I might have to deal with Laurie Mercotte in the future. Good luck if you ever have to speak to Laurie Mercotte, you will it!

    Power went out for a week last July. No power means no water or cooling and food spoils. Outage…read morewas due to lack of maintenance. Management brought in a generator that they would let shut down at night first few nights. Then it broke and we had no power again. I went and bought my own generator and used it for the remainder of power Outage. And when we got our power bills for July. They had tripled from a month before. Even though we had no power for most of 9 days. The owners who maintenance nothing without being told to by inspector hike our power bills to pay for their lack of maintenance. It wasn't just immoral it was also illegal. The water is so bad you don't dare drink or cook with it. Showering in it is bad enough and likely dangerous. Well goes out multiple times per year and septic is always backing up. But they raise the space rent multiple times per year. Investigators working for Attorneys are currently building a case for a lawsuit. Don't come hear unless you want stress and to get ripped off ​​by owners of Golden Oaks MHP.
