Overall, I had a great experience with JCM Living. I initially was trying to rent at another location and Ty was very helpful. The first apartment I saw was too small and would not meet my needs. Ty sent me over to Pleasantview Gardens and I was able to find a nice townhouse there. There were no major issues and if there were any, they were taken care of right away. The property is well taken care of. Everyone is always very nice and you will have great neighbors. The lawns always look great and it is very safe. You also won't have trouble finding parking. Sara Bellini in the office is always amazing. She is super helpful and quick to respond. She also handles things in a professional manner. Carlos, the electrician is also very helpful. I was a resident at Pleasant View Gardens for 2 years from 2019-2021 in a newly renovated 2br 1b apartment. When me and my fiancé everything seemed very nice and organized but as time went on there has been a lot of issues. For the amount of people residing at pleasant view there is not enough garbage pick up scheduled. There's always overflowing dumpsters and garbage being blown all over the complex and stuck in trees. No belongings are aloud outside your door and BBQ's are not permitted. I understand the BBQ being a safety concern but to constantly send notice "we're trying to keep our community clean'' is absurd if I've been staring at garbage in trees that had been there for multiple seasons. The renovations were poorly done as not even a year into residency things began falling apart, and I know maintenance will fix issues but its a temporary fix and nobody wants people constantly coming to their apartment to preform these tasks. The basement ceiling was a mess with cracked and broken drywall, wires everywhere, there was even a plastic knife that had been painted over on the floor.. Come on. There was no ''high speed internet'' my internet was very slow or did not work at all even after upgrades, ( The service tech even said everything with the wiring was wrong). Upping amenity fee's from $200 to $300 for little to offer. Redoing roofs, and repaving parking lots, and renovation their offices isn't something I should be responsible for. Planting some flowers and adding benches (which will be littered with garbage). This is a very large community, and the amenities offered are not enough for the amount of people residing if the price will continue to increase. After moving out my fiancé has made multiple attempts at contacting the office leaving voicemails with no response in regards to our move out. Been here for about close to 3 months. It's infested with roaches. Wish I had the other pictures but to be fair I don't want them on my phone. Moved in, four massive roaches in the basement. Took forever to get them to come and spray (had to wait a few weeks, just living with roaches). They came, left the traps with all the roaches on them, still there. A cleaning lady came from maintenance I guess to help clean the basement, she didn't do anything, legit came back up in 2 minutes. Now I found another roach in the bedrooms, now I gotta wait a whole week for them to come again. Let's hope they fix it, but the action to do something is slow, regardless of where it is because "it's only on Wednesdays" which is just wild since I'm finding it IN THE BEDROOMS. Honestly I'm annoyed I'm paying so much to have roaches. I'll edit this depending on their response to the issue but can't say I recommend it. As me and my partner were looking for a place to call "Home". We looked at pleasant View as our #1 option. We requested a tour to go see the place. The receptionist was pretty nice but as we walked in with the "person " that was gonna give us the info. At the same moment we walked in HER FACE EXPRESSION was horrible. We did felt discriminated all she did was to talk about the prices , saying we will be paying water, electricity, garbage plus 100 + more 200 + 100 + 300 more for who cares OK also say we needed to make more than 60k a year and 3 times more the rent. OK UNDERSTANDABLE but As a 24 & 27 year old "young couple ", don't judge us , don't make us feel discriminated, don't look at us making faces We both have good Jobs , we been paying rent , bills , everything. nothing is new. Plus the place that was shown to us was just a pretty small kitchen a small bathroom , and a med living room. In my opinion and feeling , I felt like she didn't even care about us feeling good , happy or anything. The place was nothing like the one we requested a Tour for. I have lived in 4 Piscataway apartment complexes in the past 5 years. 2006 - 2012: Carlton Club Apt (1 bedroom) 2012 - 2013: Pleasantview Apt (1 bedroom) 2013 - 2014: Pleasantview Apt (2 bedroom Townhouse) 2014 - 2015: Royal Gardens (2 bedroom) 2015 - 2016: Aspen Court (2 bedroom with den) My most pleasant experience was with Royal Gardens. My worst experience was at Pleasantview. Cons of One Bedroom: The water always kept changing temperatures when we took showers (HATED THAT)!!! It was the reason that we moved to the townhouse. No in home laundry. Pros of One Bedroom: I never had to call maintenance. Dishwasher. Cons of Leasing Office: We moved from the one bedroom to the two bedroom and the leasing office gave us the incorrect townhouse model. So annoying. They tried to fix it by telling us we could move into the correct model a week later but who really wants to move twice in one month? We decided to stay in the incorrect model. Cons of Two Bedroom: Basement flooded. Mold all over the basement. :-/ It was the reason we decided to move. No in-home laundry. Pros of Two Bedroom: Water temperature stays the same (unlike one bedroom). Maintenance was called 2x. They did an ok job. Dishwasher. read more

I CANNOT STAND IT HERE! This place is disgusting. I just moved in recently. There are cockroaches infesting the buildings, they have non-stop contruction and cut your utilities without asking. They lie to you when you ask for honest answers and solutions to issues. They threaten to just come inside to your apartment so they can handle "emergencies" which are really just poorly planned renovation changes that should have been done before you move in. That is illegal but they do it anyway, calling anything and everything an "emergency." They actually started gutting the apartment under me LESS THAN A WEEK into my lease! Why didnt they just do the work and rent me another unit, I asked. I got "we do poor planning" as a response. Great. They refuse to work with you to find a fair solution to any issues. The parking is impossible and there are no assigned spots, except for their managent of course. People are forced to park on both sides and block the fire lane, so good luck if there is a fire truck needed in an emergency or if you just dont want to be ticketed for parking there. They do not empty the dumpsters regularly enough, and they overflow onto the ground. The recycling program is just for show, they do not empty those bins very often at all, so we all stop recycling, not out of choice. They do not even check to make sure smoke detectors are installed before you move in! I mean... come on. The contractors that they hire do terrible work, as the contractor work does not last and things break, in addition to ugly rushed paint jobs. They also break things while they do outside work, and they turn off your water, gas, electric, and even cut your internet without asking you or giving you a heads up. I could not use a toilet, take a shower, cook, or wash dishes all on several different random days during the construction. I have complained and complained from the beginning until now and they politely reply and just do NOTHING to address the situations basically telling you to just deal with it. The internet and TV has been out in my apartment for over two weeks with no plan on fixing it. Optimum came 2 weeks ago and they said it was a broken cable (the same cable the contractors cut not once, but twice before) that was broken inside the wall. I guess the painter's tape the used to hold the cable together did not last! I told them that they needed to crimp the cable or run a new one, but they didnt listen. There was nothing Optimum could do since the owners would need to come cut open other tenants walls. They refuse to fix the issue and keep acting like they will but do nothing. The contractors leave front doors unlocked and then do it every day if you complain or ask them politely to keep them closed. The management doesnt care. I just saw my first cockroach tonight, so their minimal attempts to control the infestation have failed miserably. I'm going to be taking them to court as soon as humanly possible. I have never been so badly ripped off before in my life. read more

I have seen crack houses that are more appealing. I moved in about 9 months ago and pleasant view gardens is the worst complex I've ever lived in. All of the apartments have severe infestation issues. The basements are left empty and are not properly sealed by any means leading to THOUSANDS of roaches, waterbugs and silverfish to live underneath the apartments. If the floors and walls were sealed this wouldn't be a problem but no, plesant view gardens wanted to make sure the thousands of pests living beneath your feet have unlimited access to your apartment. There are more holes along the molding on the floor than I can count. Not to mention gaping holes where the baseboard heating pipes come out thus allowing all bugs to sneak in and roam freely in your apartment. I've killed atleast 100 since I've moved in. Water is constantly shut off or backed up. They claim heat is free in the rent but they have turned off the heat four times this winter without alerting anyone. My apartment was 58 degrees for three days until maintenance came and turned it back on (the control panel is in the roach colony, I mean basement). MULTIPLE BREAKINS. My roommate had her one car stolen out of the plesantview parking lot, which the thief proceeded to crash and flip over. Her car was unsalvageable. Months later her other car was broken into resulting in $1,000 worth of damage. Both of my neighbors on each side of me also had their apartments broken into. It is absolutely ludicrous that the owners have let these apartments fall into such despair yet still charge 1500 for a one bedroom. I would never consider these apartments livable or safe. I received the appartment wasn't clean and there is roches in it i accepted because i don't have choice i saw it the same day i moved in , the carpet is smell of urine which never disappeared even after cleaning, before moving out the guy who did inspection told us don't worry about the holes , i asked him about pen scratching that my daughter did he told me to put primer and i did , when i moved out after 2 months they sent us a bill of $1200 after discussion the manager said hard to believe you, they're not professional. read more

I've now lived at Pleasantview Gardens for a year and a half and my experience has been great overall. Management has been super understanding and accommodating and seems to have the tenants best interest in mind. My husband and myself are always greeted warmly by office staff and while we have lived in both a classic and renovated unit, we've only requested maintenance assistance once and service was prompt. This is a family friendly complex for the most part as some neighbors are more welcoming than others but overall my family and I have had an overwhelmingly positive experience. read more

My maintenance requests are handled immediately, the office staff is helpful and when I have a question they are quick to answer. Plus I get emails about everything going on. Plus they do nice events to make this feel like a community. I have lots of parking too and even rented out a garage for a while when I first moved in. Even my neighbors are great! Do whatever you can to stay away from this TRASHY PLACE/TRASHY STAFFS. The day I moved into this apartment was summer 2012. When they showed me the model house, it looked pretty nice and the best thing was that it had a hardwood floor. Since, I had allergic rhinitis and asthma, I had to avoid from carpet floor apartment. Therefore, after I saw the model house, I asked the staff if I'm getting 100% same as the model house for more than 3 times, and she said "Oh yes, you'll get 100% the same!". However, when I asked them if I can see the actual apartment, they said I can only check the actual apartment 3 days before I move in. When the time had come for me to move in, I went to check the apartment and it had a CARPET FLOOR!! I was really pissed off and told them that I was supposed to get the same as the model house. The staff answered me that she already told me I'm getting a carpet floor. I was like... WTF? I said "If you told me that I'm getting a carpet, then I would not have made a contract!". However, I had no choice but to move into that apartment because I could not stay in the previous apartment anymore since I already told the landlord that I'll move out by this date and I also had to pay the penalty if I cancelled the appointment with the moving company. That's how I moved in here and when I stayed for several months, my allergic rhinitis was caused again, and finally the allergy also caused the Post Nasal Drip(The symptom that excessive mucus in the nose flows over the back of the throat). I swear that I never had this symptom in my entire life! When I told them that I have to move out from this place because of my health issue, they asked me to pay the rest of the rent or I cannot move out. Even though I said I was told that I would get the exact same apartment as a model house, but what I got was a carpet floor, they said "It is too late, you should've moved out when you first moved in". I know it's my fault that I didn't move out early, but they were the actual 'CAUSE' and they won't even pay for the moving company fees.(I lived alone, so every time I had to move, I had to call the moving companies), plus I was a student who couldn't afford to call moving companies that often. "Why did u guys CHEAT me from the beginning?" When I said "If you guys told me that I'm getting a carpet floor, then I would not have made a contract!", they couldn't say anything anymore. They were the MAIN CAUSE of this health issue! I was finally able to move out from this apartment, but I will never forget this HELL in my entire life. For those people who are thinking about moving into this apartment, please stay away from this place!! They don't give a ---- about your health and just want your money. Their attitude will change after you sign the lease. + There was a reviewer who said all the first floor apartments have hardwood floors, and second floors have carpet. I understand why that reviewer said that because even my neighbor who was living upstairs was surprised to see my apartment having a carpet in the first floor. Which means, NOT ALL THE FIRST FLOORS HAVE HARDWOODS!! I don't know why they changed some first floor apartments to carpet floors but I believe that something happened to previous hardwood apartments. HOWEVER, the STAFFS CAN CHECK IF THE FIRST FLOOR APARTMENT HAS A CARPET OR HARDWOOD BY THEIR PROGRAM BEFORE LENDING THE APARTMENTS. This place is THE WORST I'm waiting for my lease to end ASAP. Let me make it simple and list of all the horrible things. When I first moved in the bathroom was dirty the heating vents were painted open and had dust all in them. 2nd day I saw a roach and I had them come spray it the apartment down. 3 they keep shutting off the water to work on it with extremely short notice like the night before in an email. I'm not sure if they knew but the people downstairs from my apartment had about 10 people living down there they were constantly in and out of apartment no respect for the people living upstairs. They now moved out and they have maintenance working on the apartment at 9am making a ton of loud noise banging and drilling, I work second shift its unacceptable they should have at least spoke to me about timing. The management team in the Leasing Office are so great. On hot days, they are so generous by bringing ice pops out to kids in the summer. Their pool is a wonderful size, and has a volleyball net as well as a gazebo which could be rented and grills that are free of charge. Their apartments are a good size for the price. The best part about living in the complex is probably Resident Aprreciation Month. There are tons of activities for you to do, especially if you have kids. Their mainenance team is superb. Whenever there is an issue in the apartment, they come as quick as possible and can even come at a certain time if you are unavailable. You could not ask for more in an apartment complex. read more

This is a horrible place to live!!! The area is good but the apartments and leasing office people are horrible. They will fool you by showing you the model home, but that is not how all the apartments look. They have made some renovations to some apartments only so they can charge more money but that doesn't take away the treatment you will receive from staff. They fail to tell you that you don't pay for the water that you use, they combine the water usage from all the apartments in your area and then they average how much they will charge each apartment based on that number. I'm hardly home and I'm just one person and my water bill is almost $50 dollars a month sometimes more. There's pest control issues, even though they have an exterminator service. The exterminator only comes to the apartment when you complain you have a problem. He is only there on Wednesdays, and if you call and say you have an emergency or infestation which I have had they don't expedite service or will tell you he already has too many apartments you have to wait until he can come. I had a roach (large roaches at that) and mosquito infestation and they didn't care, had to wait until the exterminator could come to get service and even after he came I was still seeing the roaches. These people only care about the rent money they have no regard for tenant issues or problems. read more
