Initially, we chose Watson in August 2024 based on a family recommendation, and for the first couple of months, their service seemed satisfactory. However, when issues arose, the company--particularly Angela, the owner--completely neglected us and our tenant, leaving us in the dark and financially burdened. I urge you to read this and reconsider any involvement with this unprofessional company. Angela and her team kept us and our tenant completely uninformed, ignoring our repeated attempts to get answers. For a week straight, I called their office twice a day--every single day--for sometime weeks before receiving even a single response. This lack of communication was not only frustrating but also disrespectful to both us and our tenant. Worse, Watson Property Management deceived us and stole our money. They charged us over $700 for a cleaning fee and a maintenance issue that was never addressed. Specifically, they double-dipped by requiring us to pay a cleaning fee while falsely promising our tenant reimbursement for hiring a house cleaner, which never happened. When I demanded proof that the maintenance or cleaning services were performed, I was ignored. I have asked Angela and her company more than ten times to provide documentation or refund the $700, but they have refused to respond or take accountability. After researching Watson Property Management, I found countless negative reviews on Google that echo our experience, describing their pattern of lying, neglecting clients, and failing to honor financial obligations also always late getting our rent money from them. Had we checked these reviews sooner, we would have avoided this company entirely. I strongly encourage anyone considering Watson--whether as a tenant or an owner--to read these reviews before making a decision. Angela, if you are reading this, I hope you do the right thing and refund the $700 you charged us for services that were never provided. To our community, I cannot stress enough: avoid Watson Property Management at all costs. They will not respond to your calls or messages unless they want your money, and their business practices are unacceptable. There are far more reliable and ethical property management companies available. If you have had a similar experience with Watson, I urge you to file a complaint with the Oregon Real Estate Agency can find more information and submit a complaint . My wife and I have already taken steps to report our experience, and we encourage others to do the same to hold this company accountable.

Jason has kept in touch, and always asks before ordering work done. We had a tenant (brought in by the last company) who really trashed one of our units. Because we are not local, Jason has been doing all of the work to get her served for small claims court. He has saved us a great deal of time and money, and it wasn't something covered in our contract. Jason has worked with us on anything we needed, and I will never use another company.

We were given access to the resident portal and proceeded under the understanding that everything was finalized. Because we are trying to move back home to Oregon from Texas, we also obtained renters insurance, scheduled utilities to begin on our move-in date, and made other arrangements based on that approval. Nearly a week later, we unexpectedly received a text stating that our approval was being reversed and that our deposit would be refunded. We were later informed that the lease had not been countersigned by management and therefore was not considered active. What was especially frustrating was the communication. When I reached out to the property manager, I was told they did not know the reason for the denial and could only direct me to the applications department. Despite emailing and calling the applications department, I have struggled to obtain a timely written explanation for why our approval was reversed after we had already signed the lease and paid our deposit. I understand that apartment communities have screening procedures, but those should be completed before applicants are told they are approved, asked to sign a lease, and encouraged to move forward with making significant commitments. Having an approval reversed after taking those steps while preparing for an interstate move created an incredible amount of stress and uncertainty. I hope management reviews its communication and approval process so future applicants don't experience the same situation.

I loved my home, and didn't want to sell after I got married. I thus decided to keep it as a rental. My first renter was wonderful. My second renter was letting the yard go. I thought a rental management company would help me ensure the house was kept in good condition. When I interviewed Rex, and told him how much the house meant to me, and how I was concerned that the yard was looking bad, I remember him telling me that he would make sure that I was proud of the house. In the 5-ish years that he managed the house, he did one walk through, and two inspections. The inspections were after neighbor complaints. Each time, I asked him how the house was, and he told me that everything looked fine. When the tenant finally moved out, we found: carpet soaked in urine, garage concrete soaked in urine, baseboard and molding chewed up, blinds chewed up, windows scratched, window screens ripped, about 1/4 inch of dog fur and dust on every surface, a shed stuffed with trash, mattresses and tires in the back yard, broken appliances, and more. In what universe would this be considered 'fine'?

The heat pump went out during winter and they could not get it fixed right away so they brought out oil based heaters and got the heat pump replaced the following week which is impressive given it was the heart of winter. There was one issue with the toilet where the maintenance person came to fix it but didn't so I bought the parts and fixed it. They reimbursed me promptly for the parts. Yard care is provided with our lease and those people come religiously to take care of the yard like they come rain or shine. Preventative care - air filters, smoke detectors, etc. are cyclic and they provide ample time to work with us on entering the residence. Minor annoyance - annual inspection where they come in and film the rental. The good news is if they find anything broken they take care of it. We had a door seal that was iffy but they swapped it out anyways. Only grip is the rent will go up year after year. Irregardless of the housing market in the area. Like in our area 3bd 2ba go for 2,490.00 with more amenities. For reference: Our first year rent was $2,395.00; Second year $2,450.00; and, Third year $2,525.00. Is the $130 a month big deal - meh, just be forewarned the rent will go up. As long as, renters are aware this isn't a long-term rental company you'll be fine. I'm sure the property owners like the added revenue and I'm not sure why stability of occupancy isn't high on the list. Maybe Corvallis has to many migrants so it doesn't matter - who knows! Would I recommend them to friends and family - Only if they needed to stay a year or two. We will probably move next year because of repeat increases.
