    As a present tenant, let me say that I do love the home I am in. I can see that good care is given…read moreto their properties in between leases. On the phone and in person, the staff is polite and helpful. However, they are completely understaffed and behind in their maintenance. I am sure maintaining hundreds of properties is no easy task. They, as a business, should additionally employ at least three more full-time maintenance crew members. To my knowledge, there is only one full-time person. While it has been my experience with him that he does good work, there is no reason why any task should take five months to complete. Renting in Corvallis is already extremely difficult. In my experience, many Corvallis rental companies are proud slum-lords, happy to take the rent and give no services in return. At Home Properties, unfortunately, has shown me that they are in this group. The rusty water mentioned in other posts is a problem where I live as well. I realize older homes and buildings require large scale maintenance such as pipe replacement, electrical replacement, appliance replacement, mold prevention, window replacement and more. As a rental company they should be aware that this is what they signed up for. Rentals need to be taken care of, otherwise the units will no longer be suitable for renting out. It is my hope that At Home Properties should begin to care about the properties they own, and to make long-lasting improvements instead of quick and temporary fixes.

We had photos from before and after...we received the unit DIRTY and DISGUSTING. We left the unit absolutely clean and perfect! We submitted all photos (move in inspection and exit) which they didn't care enough to review against their final inspection report. I also contacted them regarding the "burnt out lightbulb" that I was happy to provide for them (it must have burnt out after we left) but they didn't even get back to me. The standard bulb they replaced cost $33!!!!! HOW?!?!!! What the literal heck?!?!! They should have paid US for our cleaning service! PLEASE! Families of college kids!! DO NOT rent from them!!! Absolutely the worst experience EVER!!! TERRIBLE service, communication, and TRUST. They are all just in it to take your money!!! I will shout it from every rooftop and tell every parent on every platform to STAY AWAY from this Corvallis, OR business.

Think the red flag here was "first come first serve" If you're not willing to meet potential customers even half way, your not operating a very fair company.

    We rented apartment 225 at the Cowboy Court in Sisters. We viewed the apartment before the unit had…read morebeen cleaned and were assured that it would be cleaned prior to us moving in. This was just a walk through to see if we wanted the unit. The unit was excessively dirty from the previous tenants. We were assured it would be cleaned, so we said yes and moved forward with our application. We jumped through all the hoops and we were given the keys. There is no management on property at this apartment complex. The front door was left unlocked and the keys were left inside for us. We were very excited to get the keys and started moving boxes over immediately. Then we noticed that the unit was still dirty, as if no one ever cleaned it. There was a smashed cockroach like bug in the linen closet that I noticed when we first viewed the apartment. So we thought okay we'll just clean it. We reached out to the property management and sent pictures of our cleanliness and maintenance concerns the night we got the keys. They offered to send the cleaning company back and we declined. Then the cleaning company reached out as well. First with a call that we didn't answer and then a text. We responded with pictures of how they left the unit after "cleaning" it the first time and said no thanks. The property management did give us a $221 credit for our pro rated rent in exchange for our time spent cleaning. Not nearly enough but we said okay. We went back to the apartment the next day and we filled out the paperwork that required us to detail every single issue in the apartment, otherwise we'd be charged for it. There were so many things to make note of. After 6 pages on a legal yellow pad we took a break. As we were going around the house making notes of everything, I remembered when we first viewed the unit there was a set of 4 tires in the outdoor storage on the balcony. We had to unlock the door to the outdoor storage unit, but sure enough those 4 tires were still inside. At this point, we called the property management and explained what was going on. While they did offer us a different unit it was not available on the second floor, and it was also not available immediately. I'm sure it would have been the same issue over there as well. We spoke to the owner himself, Paul, who was not very kind at all. I explained that no one rushed them into giving us the keys and he said "no one is saying that" but yet they still gave us a filthy uncleaned unit that had no maintenance issues fixed prior to us moving in. Every room in this apartment had major maintenance issues. The bathroom off the hallway had plaster and or paint spilled all over it. The shower in that bathroom had a high pitched whistle when you turned it on. In the hallway and entry way by the door it looked as if candle wax had been spilled on the wall and then just painted over. The master bedroom door was splitting in half at the seams. This is just to make a few issues, there were many more. This unit was by no means move in ready. The only good thing the property management did was send us back all our money because they knew they were in the wrong. Goodluck to future renters of apartment 225.

    Where do I begin? My boyfriend and I were couch surfing when…read moreone of our friends called us and said he had found a 3 bedroom house that was decently close to campus. We decided to check it out with him. When we toured the house there was an insane amount of rat feces in the kitchen as well as rat poison in the garage. There were cracks in the walls and holes that had been covered up with some shitty putty and then painted over with a color that did not match the walls at all. We were desperate so we said, "screw it" and decided to sign the lease. When I brought up the rat feces, they said they had no record of rats at the premises. Um, okay, but there ARE rats there. The feces is everywhere! They also had no idea that a washer and dryer were on the premises as well. They obviously did not do a walk through after the previous tenants left and were just letting prospective tenants see this shit hole. Also, the backyard was a complete wreck. There was a "compost pile" that blackberries were growing out of, everything was overgrown, and they told us it was OUR responsibility to take care of the jungle. So, because we were essentially homeless, we moved into this place. When my roommate tried to get on the lease, he had no rental references, so they kicked him out. Apparently, just living in the dorms isn't a rental reference to them. Next, during the terrible flooding that happened during this past winter, our heater (which was located UNDER the house in a crawl space no bigger than 5 feet wide and 6 feet deep), broke. We went without heat for over 2 months, IN THE DEAD OF WINTER. We put in MULTIPLE maintenance requests and called them daily to no avail. They said they had to get in touch with the home owners, who apparently lived in Germany, to get the insurance papers from them. I'm sorry, but aren't you a rental agency? Shouldn't you ALREADY have that insurance ON HAND? Nope. They offered us space heaters which are completely inefficient and are a fire hazard, but never said they would incur the cost of the electric bill. After the long months of waiting, two men showed up on my door step and said they were there to fix the heater. Kampfer did not warn me that repair men were coming, so I had to stay home all day and consequently miss all of my classes. Even after the men worked on the heater for 8 hours, they still weren't done, and had to come back the next day to finish it. I WILL say that the men were extremely nice, because they were not from Kampfer. After we moved out, we cleaned for 15 hours, scrubbing the walls, washing curtains, and scraping anything and everything. When they returned our security deposit, they said that we owed THEM money for not cleaning a place that was never cleaned to begin with! One thing I will mention though is Larry Kampfer is a very nice and sincere man. The women that work for him however have NEVER said a nice thing to me. They were ALWAYS rude and NEVER gave me a decent tone. Honestly, they were straight up bitches. BOTTOM LINE! DO NOT RENT FROM KAMPFER. THEY WILL SCREW YOU OVER AND TAKE YOUR MONEY. THEY DON'T CARE ABOUT MAKING YOU HAPPY AND GIVING YOU A HOME. THEY ARE JUST MONEY HUNGRY SCUM. Except for Larry Kampfer who is quite nice.

We were very unhappy after listing a home with Larry Kampfer, mainly because he allowed a buyer to occupy the home prior to the closing date, even after we warned him not to do so. We did not feel Mr. Kampfer had our interests in mind, only those of his buyer (he was the buyer's and selling agent in this case). He did not bother to address our concerns when they were brought to his attention.
